Future Nostalgia, Chapter 1 (Group Fic) - Lazuli

Summary: This is an 80’s AU songfic based on the latest Dua Lipa album “Future Nostalgia”. In this chapter, Michelle is struggling to open her new club and Bianca gets fired from her job. Destiny joins the two sisters back together.

A/N: Hieeeeeee! This is my first fic ever and I’m super happy to share it! English is not my first language, so I’m sorry if there are any spelling errors. I wanna thank @chaoticnachokitten for not only betaing, but also supporting my idea, u are the best! This one is not focused on any ships (just a little bit of Bitney), but the next chapters are going to focus on a different pairing each, based on the songs of Future Nostalgia. Also, I had to include Michelle in this ‘cause: Why not? I hope u all enjoy it and I’m always open to suggestions!!

Chapter One – FUTURE NOSTALGIA

1985. Michelle could almost smell the scent of the booze, hear the loud music and feel the heat from the bodies dancing on the crowded dance floor. The reason for all the extra hours working at the diner came true:She had just bought her own club. She could barely restrain herself with happiness feeling the tinkle of the keys between her fingers. After signing the contract with the previous owner, who had stared at her clothes with a hint of mockery, she finally had a place to call her own. A new home. She was not new to the feeling of home that New York’s night clubs offered her, and Michelle frequented them so much that she could leave a toothbrush at the restroom, if this wasn’t so disgusting. It was part of her routine, spending whole Saturday nights on the floor, having fun and making out with one-night stands. Those were the moments she felt free from the judgment she had received daily on her last job.

Quitting her job at the diner wasn’t that hard. In fact, it was delightful throwing her apron on the floor and finally telling her boss what he deserved to hear: That he was a motherfucking son of a bitch. During the 4 years Michelle had worked as a waitress, Earl had always made embarrassing statements about her clothes, body and had humiliated her in front of clients and colleagues. All because she had refused to go on a date with him, who tried to bribe her by offering money to open the club. In the name of Diana Ross, he was married, smelled like cheap beer and was old enough to be her grandpa! Earl had not accepted “no” as an answer, and Michelle’s response resulted in years of harassment because he was certain the woman needed the job and wouldn’t complain about his attitude.

This is the reason why night clubs were Michelle’s shelter, her true paradise on Earth. She knew the club universe like the back of her hand since she was 17 and escaped from home in the middle of the night with her big brother, Ru, so they could go out secretly and enjoy the nightlife in town. At a young age, she had understood that this was her destiny. Her parents were judgmental about her dream: night clubs were not places for a decent girl. They discouraged her by saying that this was not a real job, the adult world was way different, she would never own a club ‘cause she was a woman and bla bla bla… However, her brother always encouraged the idea and gave her a good amount of cash as a gift to help the club’s funding. She was lucky to have a brother like him.

The Visage brothers were Charles, who preferred to be called Ru, the black, gay and drag queen first-born who, to the desperation of his parents, was getting more recognition in the drag scene throughout the years. Ru was the son of Paul visage’s ex-wife, so when he got married for the second time, two totally-opposite girls were born: Michelle and Bianca. Michelle, the middle daughter, a Madonna wannabe who was following the path of doom and Bianca, the perfect youngest daughter. Bianca worked at a business company in NY and was very successful at her job, nothing unexpected: ever since she was a kid, she got the best grades and was a hard-working lady. She always wanted to make her parents proud of her, because they were too busy worried about her brothers, so Bianca was under pressure to be the redemption of the family. Michelle noticed how much this made her sister unhappy.

After long 8 years, Michelle was finally facing her brand-new source of wealth: the ‘Future Nostalgia Club”, home of the misfits, outrageous and crazy ones. Just like Alice in Wonderland, entering the club would be like falling on the rabbit’s hole to meet a world of magic, dance and desire.

Well, at least this was how Michelle was imagining it would be. She only needed to clean the club, buy all the stereos, light equipment and accessories for stage work, build a bar, reform the whole place, hire employees…Oh.

She needed a miracle.

“Okay, I’m all by myself, except for the family of spiders surrounding the ENTIRE PLACE. Shit. My Eden looks like an allergic rhinitis person’s Hell.“

After a lot of sneezes, Michelle tried to start cleaning the room, without success. Cleaning the club all alone would take her at least two whole days and she had no idea how she could get the rest of the tasks done. She was a waitress, not a party planner. The more she thought about it, the more stupid and regretful she felt about starting a business by herself, without any guidance, and buying a full abandoned space. Just to think that Ru trusted her so much that gave part of his cost savings to the club made Michelle doubt her capacity even more. Maybe her parents were right after all. Adult’s world is way different than the full-of-glitter universe of the clubs. She should’ve gone to college just like her sister. Her brother was economically stable doing drag because he was lucky. He was one in a million, something she would never be.

“What? Fired? You've got to be kidding me!”

“I’m sincerely sorry, Bianca. You’ll be laid off, because the company needs to reduce costs, so unfortunately, we have to set you free to find new paths!” said James, her superior.

“You say ‘set you free’ like I’m a fucking bird or something! I was nominated the best employee, two years in a row. There was never one single day that I slacked off on work, unlike those other tired queens I share the room with. Didn’t you tell me that I could get a promotion this month yet?”

“Yeah, I told you that… However, to have someone leading by my side… My superiors preferred to invest on a new face, a strong, determined and merciless person.”

“Am I not all of these things? You already told me I’m much more of a man than your homeboys!”

“I know, but… Bianca, I’m gonna be honest with you: Calling you a ‘man’ is way different than believing you have a shot to be the leader of this company. Yes, you were our best employee, but being a boss consists of so much more responsibility that, frankly, we don’t believe you can handle. You are too good to be constantly trying to prove your worth. Don’t you think it would be exhausting? Besides, this job requires a lot of extra hours, something that would reduce your time with family. C’mon, the superiors made a good decision letting you find other job opportunities which…suits better everyone’s fragilities.”

Fragility. The sound of this word hit her like a missile.

“Fine…Then, let me see if I understood what you said: Although I work even more than you do, I’ll not get a promotion because I am a woman. That’s it? Do you think I’m not ‘manly’ enough for the job?“

An awkward silence.

“I’m glad you understand, so now we can sign your termination contract in good terms! I have no doubts that you’ll find a new job opportunity soon, at a better place!”

Oh no, he better didn’t.

He barely had finished his sentence when a super-hot coffee cup that was in Bianca’s hand was thrown on the table, smudging all the papers and making some drops of coffee splash on James’ white shirt, leaving stains. Bianca didn’t think about her actions. She just did it. What could they do? Fire her? Check.

After leaving the room and putting all her stuff inside a box without giving one single look to anyone, Bianca walked to the elevator in a state of shock. She couldn’t believe what she had just heard from James. ‘Being a woman sucks’, she thought. She had spent her entire life trying to be perfect. Getting the best grades, doing well on SAT, studying at a college with a full scholarship, getting a degree. All this hard work just to be told by a piece of shit that she couldn’t be a boss. Bianca hadn’t refused every party invitation during college for that.

When the elevator reached downstairs, Bianca did her own walk of shame. Everybody in the hall stared at her, some of them looking away from her in fear, others curious about what happened to the usually scary Bianca Del Rio. She was known as a feared woman, with her quick mind, shady responses and killer looks. She didn’t have time for anyone’s bullshit. But right now, she was feeling the weakest she had ever been, and she hated to appear weak in front of others.

“Be strong. Living in this world is hard as hell.”

She had grown up hearing that phrase. Being strong became her second skin that was attached to her body ever since she had understood that she would need it to survive. The heavy make-up applied to her face every day worked as a materialization of this mask, as if it would hide all of her real emotions.

Being strong was the shield to world’s adversities, but also the hideout of her secrets and self-doubts. Bianca knew that she could never be her true self. She was taught to be brave and successful. And people like her would never be successful if they studied Arts. Or if they’d finally admitted they were gay.

She got used to being strong, quick and working like a dog. But that was not enough. She was not enough. The truth about this reality crushed her so bad that she didn’t care about the rain that was falling on the streets, starting to soak her belongings inside the box and destroying her make-up. The vestiges of mascara started to leave black trails on her cheeks, that dropped from her eyes.

“Well, at least I can blame the rain now.” She knew this was a poor excuse.

As soon as she got home, after taking the bus and doing her best poker face during the entire way, Bianca threw her box on the apartment’s floor and, almost at the same time, heard the phone ringing. Leaving a trail of water drops as she walked, she reached the phone and instantly recognized the voice on the other side. ‘Oh great, it’s my sister!’, she thought and answered.

“Girl, you betta have a real good reason for talking to me right now, because I was asking myself how much alcohol it takes to stay drunk for a whole weekend!”

“Bianca!!! I need you to come to the club now! It’s an emergency! Wait, drunk? What’s your damage?”

“Oh, fuck it, I don’t really wanna talk about this. Why do I have to go to your dump? Have you already discovered it was a bad investment?”

“That’s exactly why I need you to come RIGHT. NOW. Please, Bianca. I promise that if you come, I’ll buy you as much alcohol as you want!”

“Such a terrible proposal. Promise?”

“Promise. Just come here, bitch! NOW!”

After being hung up on, Bianca took a deep breath, rolled her eyes, and made her way to the bathroom to clean up her face, so she wouldn’t look like she just had a breakdown before helping her sister. It was not like she had any better place to go.

“What. The. Fuck.”

“Good to see you too, my dear sister!”

Bianca tried her best to deflect from the cobwebs and step carefully in order not to ruin her shoes on the sticky stains on the carpet. The place was even worse than she had imagined in terms of cleaning, but she could see a potential nightclub. Maybe if she squinted a little bit.

“Is this the famous ‘Future Nostalgia’? Its looks more like ‘Future Flu’, but that’s fine!”

Michelle, sitting on the edge of a platform that used to be a small stage, stared at her sister with no emotion. They were always different from one another, but that day, Michelle noticed Bianca was out of her normal. Her classic executive clothes were soaked wet, and aside from this, something about her expression looked out of place. As if something had broken her shield.

“I’m such a dip. I should’ve made a better plan before buying this place. If I had looked for more places before buying the first rentable abandoned club, I wouldn’t have bought this…cemetery.”

“Hey, hey, hey! Get yourself together! You already bought it, so there’s no use to freak out now. Look, I know that it’s hard to see the club of your dreams, but with some repairs, employees and DEFINITELY SOME CLEANING, this space can look like new and mad awesome!”

“Alone??? How am I gonna do all of these things?? I don’t know if I can handle the management of an entire club! I know this was a bad idea, I shoulda done the same like you and…”

“And what? Gone to a college and been unhappy? Worked with something you hate? Or maybe spent the rest of your days making double effort to try to fit into a space that you know it’s not your shape, but still you squeeze and hurt yourself trying to fit in?”

Every word that came out of Bianca’s mouth was heavy and turned her thoughts into reality. The truth was that she always pretended. Bianca made a huge effort to hold her tears, but Michelle knew her for too long to not know that something was going on.

“What happened, Bianca?”

Bianca took a deep breath and said: “I was laid off. My superiors didn’t want me to be a boss, they considered me unable for the job because I’m a woman. Do you know how much it hurts? I spent so many years on that company, doing extra shifts all the time and pretending to be someone I’m not for nothing! These clothes, these shoes, this posture…This is not me.“

Michelle called her to come closer and Bianca sat next to her on the platform.

“I always felt you repressed who you really were. I remember when we were kids. You spent hours and hours joining pieces of fabric to create costumes for us to use in our plays for the audience of toys. And you always made everyone laugh when you were acting!”

“For sure, just the Barbies were a tough audience. You know, the excess of plastic in her faces made it difficult to express anything.”

Michelle laughed and put her hand against Bianca’s.

“I think this is the perfect moment for you to start over. You can finally show the beautiful clown that you are. Dirty-mouth, fast and a little bit shady, but beautiful. You may not see this now, but those idiots having fired you was the best thing that could’ve happened. They are not used to a female alpha. What would Madonna do?”

“Bitch, I thought I was gonna give a motivational speech here!”

The sisters laughed together.

“Maybe you should listen to yourself. If Madonna was on your place, what would she do?”

“She would be Madonna, fantabulous and radical, I’m just Michelle.”

“Girl, don’t wig out! Dear, you are Madonna. From Brooklyn, but still Madonna!” Bianca said. “C’mon, I wanna show you something.”

Bianca got up and took a 'Like a Virgin’ vinyl by Madonna out of her purse, which Michelle had borrowed her almost one year ago.

“Every time you forget who you are, look at this. It was already getting dusty at home; I should’ve returned it to you sooner, but maybe today was the right day to give it back to you.”

Michelle took her vinyl back and stared at it, admiring the cover. Then, she remembered.

“I saw a gramophone somewhere here. Do you know what I have in mind?”

“Oh, shit, I should’ve seen that coming!”

“Duh. You won’t escape from me!” said Michelle, already running to put the vinyl on the gramophone. The first chords of Material Girl started to resonate through the room.

“Take a broom and lip sync with me!”

The sisters started to clean and organize the space using brooms, dusters, mops and other cleaning supplies that Michelle had brought earlier, while lip syncing for their lives. They sang, danced and tried hard not to slip on the wet floor. A and B sides of the disc were played several times until dawn, when they finally finished the cleaning. The place already looked completely different. It had been a while since the last time they had shared a moment like this. Their last meetings were brief, at family reunions, like Thanksgiving and Christmas. Both of them were busy chasing their own dreams, but now life had got them together in the same path.

“You know what?” said Bianca, drying the sweat of her forehead with her hand.

“I wanna work with you. I’ll help you with anything you need related to management, organization and the hiring of new employees. I can use some money I’ve been saving for investments, because this is an investment, and a little bit of my unemployment insurance ‘cause, sincerely, fuck this shit. I don’t have anything better to do and I didn’t get my degree for nothing, am I right?”

“Are you sure? It would be excellent, but you’re not a party person. You always say that parties are too loud and don’t have enough seats so you can rest your old ass!” teased Michelle.

“And you are not as brill as me when it comes to business! How about we share what we know and become partners?”

“Deal.”

After the hard work, a shower and a certain number of drinks, Michelle’s and Bianca’s bodies were in a state of drunkenness that made them feel like they could run an entire marathon, so in order to release all that energy, they left the bar and decided to take a walk on the pier. Bianca was wearing some of Michelle’s clothes: a striped black and white shirt, a navy-blue pleated skirt that finished a little above her knees, a huge jeans coat, all of this complemented with white boots with cotton knee gaiters. It wasn’t exactly Bianca’s fashion, but she liked a little bit of a change.

That didn’t stop her from making jokes about it.

“Yeah, I now kinda understand all the fuss about skirts: they make it pretty fresh down there!”

“You may not admit it, but I know you gagged on this look! How about it become a habit?”

“Gag me with a spoon!”

They walked together until they arrived at a part of the pier that was frequented by a lot of teenagers and young adults that got together to dance, flirt and smoke pot in the darkest corners. A little bit ahead of them, there was a group of people gathered in a circle, enjoying the music played by the DJ, using her simple equipment in one of the corners of the pier. She had pale skin, full light blonde hair, wore a pair of black headphones that matched the rest of her look and had an expression on her face that left doubts if she was just sleepy or super high.

Inside the circle, surrounded by people going crazy for her dance steps, there was a young girl with dark skin, long and smooth legs, and long straight black hair that moved according to her body. She walked like she was on the Fashion Week’s runway and caught all the attention with her intense stares as she moved.

Right after, another dancer entered on the circle, doing a bridge, lifting of the floor gracefully. She had light skin, blonde hair, a Chanel haircut and wore dark red lipstick. She was dancing along with the other girl doing splits, handstands and other moves that looked impossible to execute, with such a technique like a true gymnast.

While Michelle was totally into the dancers, that started to battle with other two boys, another thing caught Bianca’s eyes. The young lady was a little farther away from the group, dancing to her own rhythm of the remix played by the DJ. She had white skin a little tanned and blonde perfect curls pinned on the top of her head with a bow. She wore colorful bracelets, a blue crop top with a mid-skirt that spun with her movements. Bianca was completely hypnotized by the girl.

When the music stopped and the dancers finished the vogue battle, Bianca was brought back to reality by the sound of the applauses. Michelle looked at her with excitement.

“I need these girls in my club! They would be perfect! This is exactly what we need, performers would bring so much people to the parties. It would be hella amazing if they were our employees!”

“So, what are we still doing here? Let’s go there and talk to them!”

Michelle and Bianca walked towards the group of girls. The two dancers were gathered in a corner, chatting happily while the DJ, who seemed to be part of the group as well, was lazily rolling a cigarette between her fingers. As soon as they came closer, Bianca noticed the mysterious blonde was also there, laughing with the girls, and started to look as normal as possible.

Michelle called them and started the introduction.

“Hey, ladies! You totally nailed it; the dancing was amazing! I’m Michelle and this is my sister, Bianca. This was the first time we stopped to watch the vogue battles on the pier!”

Bianca locked eyes with the blonde, who smiled at her, but quickly looked away.

“Thank you, girl! I am Naomi, like Campbell, this is Katya, our Russian gymnast who we pretend is really Russian to give an exotic touch to our group…” both girls extended their hands to greet Bianca and Michelle.

“…and that one sleeping while rolling a joint is Pearl, our DJ friend!’

Waking up from her 10 second sleep, Pearl straightened her back and simply said: “Sup.”

Katya laughs loudly and says: “Such a character! Oh, and last but not least, this is Courtney, my true foreign friend who came to see us dancing today!”

“Hello! I’m from Brisbane, Australia. I’m here in NY studying Performing Arts in a student exchange program.” Courtney said, nicely, her accent perceptible.

“That looks great! So good to see the young ones so dedicated to studies!”

Bianca felt the weight of 84 years on her back after this commentary and regretted saying it immediately, although she made her new crush giggle.

Michelle went straight to the point.

“Well, girls, we actually came here to make a proposal: We both are going to inaugurate a new night club downtown, and we need performers, so we thought you’d be perfect! What do you think?”

A pause. Then Naomi answered.

“Look, I saw this thing happen a bunch of times, with friends of ours. You are not the first ones and won’t be the last to come here, making promises to the dancers, but it’s always the same scheme. I think it’s cute for you guys to come here and flatter us, but I saw a lot of these contracts that ended up badly for other girls, so the answer is no.”

Bianca tried to show more reliability.

“I understand. We are two strangers, coming here and trying to make a deal, but we also don’t really know you, so this is equally risky for us. Me and Michelle live in New York since always, we grew up here. I am an administrator and Michelle used to work on the diner at 7th street, she’s a club frequenter.“

Pearl spoke, pointing to Michelle while blowing the smoke from the cigarette.

“Yeah, you are not a stranger to me…I think I saw you at one of the parties I played at once…but I’m always so tired that I’m not sure…”

“That’s not really surprising, Sleeping Beauty!” mocked Katya.

Michelle proceeded.

“I think we can have a conversation, try to know each other better, and come to a deal that helps both parts. With that talent, you could attract even more public to the parties and would be paid to do what you already do at the pier, but at a safer and more well-structured place!”

“Well, the offer is tempting, but we love dancing here. The pier is where our community exists, where we took our first steps and learned everything. We follow our schedules, our rules, without a boss full of orders on us. Also, I don’t appreciate the idea of someone coming here, taking our culture and making money out of it, you know?” Naomi said in a defensive tone.

Bianca argued.

“We truly don’t want to take advantage of what you girls do. Your work is pure art, and it’s a result from hard work. I believe we can open a new door for you to show what you do. Downtown is full of people, and sometimes the clubs are visited by businessmen and headhunters looking for new talents. If you work with us, you can make an extra money, meet new people and be seen. I believe we can help each other. We’re all women fighting for our place in this world.”

Naomi and Katya looked at each other, thoughtful.

“What about the money?” asked Katya.

“We can negotiate payments, schedules, and the performances will be totally yours, full freedom to create,” Michelle said. “We also need a DJ! I think it’s fair enough having a woman in charge of music as well!”

“Like, I thought I was already in” said Pearl, confused and a little distracted from the conversation.

“Pearl, we’re still thinking about it, there’s nothing decided here, you stoner! Now, pass this joint over here!” said Katya, getting the weed cigarette from Pearl’s hands.

Courtney said, bravely: “Do you girls need a bartender? I used to work mixing and serving drinks at my city, to help paying college! And I kinda need a job right now…”

“Totally! You would be very useful!” said Bianca, one more time regretting her lack of discretion.

All of them stayed quiet for a little, reflecting on the proposal, until Naomi broke the silence.

“What about a meeting on Monday, 9am at Joe’s Cafe? We can discuss about it after a rest and having our stomachs filled. Until there, we’ll think about the offer. I believe we can support each other, if it’s really worth it.”

“Awesome! I mean, deal.” Michelle corrected herself as an attempt to sound professional. “Monday it is.”

“Deal! Now, if you excuse us, I need to go there and flirt with that cute jock who has been staring at me since the dance battle. The move 'contort like the girl from Poltergeist’ never fails!”

Katya waved and ran towards the man, followed by Naomi and Pearl, who shook hands with the sisters.

Just Courtney stayed behind, and right after waving to Michelle, she came closer to Bianca’s ear and said, quietly: “I think Katya was not the only one being observed tonight. And I really liked it.”

With that, Courtney left, running to reach the other girls.

Michelle looked to Bianca without understanding what had just happened until she saw her sister red like a shrimp, and started to laugh loudly, followed by curses and more laughs from Bianca. Together, the two started to leave the pier, clumsy and happy, towards Michelle’s apartment. The day had both started and finished in total opposite ways, reviving the hope that good things may be coming. They’d need to work a lot, but the end of this night was just the beginning of a new era in the sister’s lives.

Everything is Red - Chapter 3: Riverrun Motel

Summary:

“Cyrus Goodman and TJ Kippen weren’t desperate by any means, they just happened to find comfort in old, run-down motels where people wouldn’t dare come looking for them. There was no particular reason for this - or so they would tell you. Faded motels just had a certain charm about them, Cyrus would say with one of his naturally bright smiles.”

The fall of 2006 finds TJ and Cyrus on the run from the law, seeking the highs associated with risk wherever they can and maybe even learning a thing or two about love and the inevitability of fate.

"How much for this piece of work?" TJ asked, lowering his sunglasses to look at the dark blue car before him. The attendant glanced over at the car, noting the excessive dents and shoddy repainting, but the still decently working engine, and sighed.

"Like, a thousand bucks?"

TJ looked over at Cyrus who was holding the bag. He turned back to the attendant. "And if we exchange it for our car?"

The attendant shrugged unenthusiastically. "Still like a three hundred and fifty balance."

TJ turned back with a nod and Cyrus came forward, holding out the balance amount in cash. The attendant looked between the two men, and then down at the money, raising his eyebrows.

"Been a while since someone handed only cash for this amount," He said.

TJ just scoffed. "Just take the fucking money and give me the keys."

"Okay, okay dude. Chill out," He said, holding out the keys and taking the money, heading back into the shack where the office was. “And can I ask who’s buying it?”

Cyrus just smirked, climbing into the car. “Wouldn’t you like to know?”

TJ turned back, smiling at Cyrus, and within 10 minutes, they were cruising down the highway, the sun high in the sky but the wind still cool. Cyrus opened the window, resting his head against the door, the wind hitting his face as he closed his eyes, enjoying the feeling. TJ removed his sunglasses, looking at Cyrus with a smile as he drove ahead.

"Where to now, babe?" TJ asked, as Cyrus pulled out the road map he had.

"How about," Cyrus said as he glanced over the map, before pointing at a place. "Riverrun Motel, 100 miles away."

TJ nodded, looking ahead as Cyrus gave him directions for where to go. They reached the motel within 3 hours, a decent place, as decent as roadside motels get. By that, the paint on the walls was still mostly there, despite a few cracks here and there. And the poles didn’t seem too rusted. The man at the front desk barely threw them a second glance.

“How many rooms?” he asked, not even looking up.

“Just one,” Cyrus started, before looking up at the TV screen behind him and stopping short.

“How come?” the man asked, peering from below the brim of his cap.

TJ looked expectantly at Cyrus to continue, but Cyrus just stared at the screen. So TJ cleared his throat. “Um, just, low on funds right?”

Cyrus wasn’t just staring into the blank space. The channel was tuned into the news. And the news was of the store they had 'visited' last night.

Seeing the news reports, banners and video interviews of the supervisor, Cyrus could feel his heart start to pick up in rate. He kept his eyes on the screen, letting TJ handle the conversation for that day. He saw some police mill about the background, catching sight of one of the officers.

They looked incredibly familiar? But there was no way he could have known them.

The supervisor was trying to describe him and TJ, but 'two young men, one brown haired and one blonde' was luckily not the most substantial of police descriptions. But that didn't mean Cyrus was calm. His palms were starting to get sweaty while TJ grabbed the keys from the owner, whose only acknowledgement of their existence as they left was a nod, as he continued to play with his Rubik's cube.

As the two climbed up the stairs to their room, Cyrus couldn't help but keep turning back to look over his shoulder, irrational paranoia wrapping its hands around his neck. TJ noticed Cyrus’ jittery air, narrowing his eyes as he squeezed his hand. Cyrus smiled at him, but it didn’t really reach his eyes.

When they reached their room, TJ dropped their bag on the counter, collapsing onto the bed, groaning as he hid his head in the pillow. Cyrus shook his head, smiling, as he pulled out his camera and clicked a picture of TJ, who had turned around at the sound of the click. He just stared at Cyrus deadpanned, who was trying to control his smile.

TJ sighed, sitting up. “Last run was good, dude probably just wanted to sleep.”

Cyrus just hummed, the mention of the supervisor sending him back into thought. TJ raised an eyebrow, getting up. He walked up to Cyrus, grabbing him by the wrist. “Hey, are you okay?”

“We need new masks,” Cyrus said suddenly, cutting TJ off. TJ laughed slightly, moving back a bit.

“What? No, we don’t. These ones are fine.”

“But we’ve been seen in them. If we get new ones, we won’t be traced back to the last one,” Cyrus said, trying to reason it out with TJ. In truth, he knew that it was probably a ridiculous suggestion, but something in him was screaming at him that if they didn’t change the masks something bad would happen.

TJ furrowed his eyebrows, letting go of Cyrus’ hand. “Cy, they are black ski masks. Literally the most generic mask out there. Trust me, it wouldn’t make a difference.”

“To me it would,” Cyrus said, his voice rising a bit. “I, I just,” he muttered, pinching the bridge of his nose. “I just can’t help but feel like if we don’t change them, something bad will happen.”

“Cyrus, nothing will happen, you’re just being paranoid,” TJ huffed, the exhaustion of the past couple days starting to get to him. He ran his hand through his hair, messing it up as he lay down on the bed.

“I am not being paranoid,” Cyrus said quietly, TJ shifting his head up to look at him. “You and I both know the cops are on our trail, and any mistake, however small, can really cost us.”

“Yeah, a ‘mistake’ can cost us. Not changing our masks from place to place isn’t a mistake, Cyrus,” TJ said, annoyance bleeding through his words. “It also wouldn’t be a good use of our resources.” He sat up, looking at Cyrus, a headache starting to make its presence known. “Now, can we just drop this? Please?”

“Oh I’m sorry for just being cautious,” Cyrus said, narrowing his eyes.

“You’re not being cautious, you’re being ridiculous,” TJ said, groaning into his hand. “The world isn’t gonna end if we don’t change our masks.”

“The world may not end, but we may get recognised. The cops may catch onto us. You don’t know what could happen.”

“It’s masks, Cyrus. Masks. The cops couldn’t do anything with them even if God came down and told them it belonged to us. ‘Cuz they don’t know who we are!”

“That could change just like that!” Cyrus said loudly, snapping his fingers. “What if the supervisor got a glimpse at us? At what we looked like? What if someone saw us along the way? What if the guy from the second-hand car dealership puts two and two together and send the cops after us?” Cyrus said, each sentence getting progressively louder, moving closer and closer to TJ. “Can you say for certain that any of that will not happen?”

TJ just stared back at Cyrus, trying to squelch his annoyance and growing anger. Cyrus took his silence as enough of an answer, scoffing as he turned away from TJ.

“I just think you’re being a little too worried about things we have no control over,” TJ said quietly, trying to keep the annoyance out of his voice but his words still coming out a bit harsh. “And for all your questions, Cyrus,” TJ said, getting up off the bed. “Can you say for certain that they happened? That all those things will line up neatly? Because, if I remember the news interview correctly, the guy doesn’t even really remember what happened. So him remembering our faces from a nanosecond glimpse seems a bit far fetched, don’t you think?”

“So, I’m being ridiculous, paranoid, annoying, is that it?” Cyrus hissed, turning to look TJ in the eye.

“Don’t put words in my mouth,” TJ said quietly, his headache increasing, the closed room and dim lighting not helping the situation.

“Actually, if I remember correctly, you just called me paranoid and ridiculous, so I’m just quoting you.”

“Why is it that whenever we stop in a motel, you always end up picking a fight?”

“I’m not the one doing or saying stupid shit!” Cyrus yelled, pinching the bridge of his nose.

TJ just groaned, turning away from Cyrus. “I’m not doing this right now,” he said quietly, grabbing a hoodie from their bag and walking to the door.

“Hey, where the fuck are you going?” Cyrus asked, grabbing TJ’s wrist, but he pulled away.

“Out,” TJ said, walking out of the room and slamming the door in the process. Cyrus scoffed, opening the door and yelling after TJ.

“Slamming the door and walking away? Yeah, pretty fucking mature!” he called out, before turning around and slamming the door again, kicking it after it shut.

Stupid stupid stupid. Cyrus pushed his hair back, groaning into his hands as he landed on the bed. He just couldn’t understand why TJ was being so dismissive. Yeah, maybe Cyrus was being too on edge, but it wasn’t like TJ helped. He just pushed aside Cyrus’ feelings, just like that.

Cyrus turned over on his side, squeezing his eyes shut. Cyrus thought ruefully about how true that statement was. Even at Oceanside, Cyrus had snapped at TJ first. Admittedly, he had deserved it, but it was still he who had delivered the first blow. And Cyrus didn’t even have to try and dig up the memory to know that it was he who threw the first barb.

Cyrus turned over onto his side, this realisation sending him down a line of thought he really wasn’t willing to follow. Maybe it’s just because they have been cooped up together for upwards of 5 years now, he tried to reason, feeling tears pricking at his eyes. It’s bound to drive people crazy, being stuck together with only each other for so long. They’re bound to snap at each other. People say that it happened to Bonnie and Clyde too!

The resemblance was uncanny.

Cyrus squeezed his eyes shut, forcing his brain to go quiet. Maybe, if he slept for a while, TJ would be back and they could just talk about it like adults.

God, he hoped he’d be back when he opened his eyes.

Cyrus groaned, pushing himself off the bed, forcing himself to walk around the room. He had woken up more than an hour ago after having slept for three hours, and still no TJ. It was now getting close to 4 pm in the evening, and Cyrus was really starting to worry. He picked at the skin on his thumb as he paced about the room, wondering whether he should risk leaving the room to go find TJ. But his paranoia had too strong of a hold on him to put one foot out the door without TJ.

Why did he have to go and pick an argument, Cyrus thought to himself ruefully, as he walked over to the table where he had left the camera. He also brought the essentials bag to the bed, opening it up and hunting through it, eventually pulling out a large envelope. All over some stupid masks. And his stupid stupid worry and anxiety. And now he was alone, and TJ was gone. For good probably. Emptying the contents, a collection of photographs cascaded from within the envelope, falling onto the bed and forming a sort of collage.

He always did this when things were too overwhelming, too anxious. He pulled out all the pictures he had taken, going through them one by one to ground himself, to pull himself down from where his mind floated away. But this would be the first time he would be doing it without TJ. The thought that TJ had left him for good came back to, grabbing and squeezing his heart. But Cyrus coaxed and pried the hand off, with sniffs and controlled breathing. Cyrus took a deep breath and picked up the camera, scrolling through the most recent pictures. He smiled sadly looking at the picture of TJ lying on the bed, taken just before everything had exploded. Cyrus sighed, scrolling back further.

The sunrise from that morning, TJ making food in the last motel, a rare picture of Cyrus taken by TJ in the middle of the night as Cyrus was asleep, TJ driving against the sunset, their hands. Cyrus flicked through them one by one, his heart both growing warm and breaking more and more. As the pictures on the camera ran out, Cyrus placed it on the bed and picked up the physical pictures.

These were much older, some even dating back to the end of high school. When they left Shadyside for good.

When they became who they were now.

The streetlight lit up Cyrus’ room in a golden glow as he turned over onto his side. Try as he did, sleep eluded him. For good reason. TJ may have walked away from that house alive that night, but the other guy didn’t, and no matter how well evidence is hid and changed, and how well their neighbourhood’s environment protected them, anything was possible.

Cyrus bolted up from the bed and got up as quietly as possible, shrugging on a hoodie and his shoes as he crept out of his window. He wasn’t worried about his mother hearing him, remembering seeing her passed out figure on the living room couch, bottles everywhere. He crawled out, making his way down the street to where TJ’s house was. He held his arms close, rubbing the sleeves, the cold making its presence known. He made his way deftly up the drainpipe, seeing the light pour out of TJ’s window into the dark.

TJ was lying in bed, turning the page of a book he was mildly invested in, when he was startled by a rapping sound coming from his window. He pushed his glasses up to the bridge of his nose, peering through the foggy glass, and jumped up as soon as he made out Cyrus’ figure in the hazy light. He unlatched the window, and Cyrus pulled himself into the room, as TJ ran his fingers through his hair.

“I’m really sorry, I just,” Cyrus started, but TJ didn’t let him finish, pulling him close and holding him, as Cyrus let out a breath.

“Couldn’t sleep, could you?” TJ whispered, and Cyrus nodded into his shoulder. “Come on,” he said, lying down on his bed, Cyrus following him. He wrapped his arm around TJ’s waist, laying a hand on his chest. TJ pulled Cyrus closer by the shoulders, resting his head on his.

“They came to our class today,” Cyrus said softly.

“The cops?” TJ asked. Cyrus nodded slowly.

“Cuz Lester was our age, and Dylan one year older, right? Plus, some kids told him that they had seen him around school the day before he,” Cyrus said, stopping himself before he could say “died”.

TJ hummed, indicating he was listening to Cyrus. He looked calm, but Cyrus could feel his heart rate pick up. They were both equally scared, tripping over eggshells around their friends. They thought that the cops wouldn’t be completely bothered, but 2 murders within a week was too much, even for a town like Shadyside, a town that lived up to its name in more than one way.

“You know,” TJ said softly, and Cyrus lifted his head up to look at him. “High school ends in like two weeks.”

“Yeah, so?” Cyrus asked, confused. TJ sat up, making Cyrus move from where he was lying down.

“And both of us are 18 now.”

“Are you suggesting?” Cyrus asked, raising an eyebrow, an amused smile playing on his lips.

“We could do it,” TJ said, a smile growing on his face. “I could take the car, we grab a few things, and we leave. Live in motels for a few days, and I could get a job at a gas station,” TJ said, getting up and pacing. “Yeah, it’ll be rough for some time. But we’ll have each other.”

“TJ as much as I love the idea of you and me running away together,” Cyrus started, getting up and walking towards TJ. “I don’t know how possible it is.”

“It could be, Cy! We just need to make it work.”

“You can’t take your car without your dad finding out and killing you for it, maybe literally,” Cyrus said, cupping TJ’s cheeks. “And besides, we don’t have any money to survive.”

“We’ll take some money,” TJ said, his words verging on desperate.

Cyrus shook his head. “This isn’t just money for the odd slushy, TJ. This is real shit.”

TJ looked down. Cyrus put a hand under his chin, holding it up so TJ looked at him.

“Hey,” he said softly. “You may be onto something here. But if we are gonna do this, we need to be smart.”

TJ quirked his eyebrows. “Wait. You wanna do this? For real?”

Cyrus smiled, looking around him. “As much as Shadyside is where I’m from, it isn’t good for us here. Especially with all the cops.”

“Then let’s do this together,” TJ said, pulling Cyrus in for a kiss, holding him as tight as he could.

Within a couple days, Cyrus and TJ had discreetly packed away things they wanted to take with them wherever they were. High school ended, and with it came the parties, the drinking, the sobs and the farewells. The buzz of excitement and nostalgic distraction was exactly what TJ and Cyrus needed to get away without much notice.

It happened on an early Wednesday morning. The most plain and uneventful day of the week. Cyrus snuck out of his house for one last time that day. As he opened the window of his room, he couldn’t stop himself from looking at his room, a pang of sadness hitting him and settling in his stomach. He checked his bag for his clothes, watch, a camera he had bought the day before, a notebook and a wad of cash he had consistently taken out of his mother’s purse.

Speaking of his mother…

Cyrus dropped his bag onto the floor, slowly opening the door of his room and headed down to the living room where he had heard his mother in the late hours of the night. He rounded the corner, taking a peek at the couch, where he could make out her figure. He didn’t feel remorse for leaving, but something in him broke at the thought of leaving with no warning. However neglectful she was, she was still his mother. Eventually, Cyrus walked into her room, retrieving a blanket which he lay on her, before walking out of the house for good.

TJ was waiting down the street in his dad’s old beat up Ford. As he walked out, bag slung on his shoulder, Cyrus couldn’t help but embrace the adrenaline now thrilling through his veins. He threw his bag into the back seat, and slid into the passenger seat. TJ smiled at him, leaning in for a kiss, before handing him a map.

“Take it away, Goodman. You’re in charge.”

Cyrus had stopped at a picture, holding it up as he smiled tearfully. It wasn’t even very good, just a blurry picture of TJ driving along the highway. TJ was reaching out, trying to move the camera away from his face, but Cyrus had still managed to take a picture. It was not special at first glance. But it was the first picture Cyrus had taken with that camera, an hour or so after they had left the outskirts of Shadyside. The paper was yellowing at the corners, crease lines obvious down the middle from being shoved in an envelope for so long. But Cyrus cradled the picture to his chest, letting some tears fall.

A sudden knocking at the door startled Cyrus out of his thoughts. He hastily wiped away the tears and set the picture down, heading over to the door. Taking a deep breath, he opened the door and gasped.

“TJ.”

“I went to get some food for us, I figured you’d wanna eat in given everythi-oof,” TJ started, holding up a paper bag with some containers in it, but before he could complete his sentence, Cyrus pulled him into the room and tackled him in a bone-crushing hug. It knocked him back a bit, but he was able to set down the bag and hug Cyrus back, running his hands through his hair.

“I was so scared you’d left for good,” Cyrus said shakily, burying his head in TJ’s shoulder. “I slept for a bit and you still weren’t back, and I thought you were finally done with me, and you just left, and oh my god I’m so sorry for snapping at you and for starting arguments every time,” Cyrus began rambling. TJ pulled away, holding Cyrus’ head up so he looked him in the eye.

“Hey no, Cyrus I would never leave you, okay? I love you,” TJ said reassuringly, leaning in to press a comforting kiss to Cyrus’ forehead. Cyrus sighed, the tension leaving his shoulders.

“I love you too, TJ,” he whispered in response, bumping his nose against TJ’s.

“And, I’m sorry too. For calling you ridiculous and paranoid. You had every right to be worried, and I just brushed it off like it was nothing. We can buy new masks if it makes you feel better.”

Cyrus shook his head, smiling softly. “It’s okay. To be fair, I was being paranoid.”

TJ laughed slightly, but his face dropped a bit. “I’m sorry for saying you start arguments all the time. Truth be told, I am the one messing up a lot so…”

TJ pushed Cyrus’ hair back, leaning his forehead against Cyrus’.

“I think it’s just the fact we’ve been only with each other for so long,” Cyrus offered, and TJ nodded in agreement.

“Not that I’d have it any other way. Arguments or not, I don’t mind being only with you,” TJ said softly. Cyrus softly cupped TJ’s cheeks, looking him in the eye.

“You’re all I really have, TJ. I just got scared of losing you.”

TJ smiled softly, leaning in to kiss Cyrus softly, a stray tear running down his cheek. “You’re all I have too, Underdog. And don’t worry - you won’t lose me.”

Ultimately, reality producers and editors have a lot of control over what happens on the show, just by the sheer fact that they've put the people together in certain situations, and they're controlling what footage gets aired and what doesn't. They can also use a device known as frankenbiting to edit together conversation excerpts or sound bites to create a whole new dialogue or conversation. Frankenbiting and a savvy editor can essentially create alliances, crushes, fights and relationships. Just formalities with cashiers or a good morning at the office. This bizarre saga isn’t over, and it will likely have repercussions that will be discussed for years to come.

While many of you probably didn’t expect to learn so much about the inner working of the stock market thanks to the suddenly surging stock price of a video game company left for dead, this is hardly the first time that the stock market and video games have crashed at a strange crossroads. After all, 1989’s Wall Street Kid for the NES practically existed to teach young gamers about the stock market.

Yes, there was a stock market video game released for the NES, and let me assure you now that it is somehow far more bizarre than you’re already imagining.

Developed by technology company SOFEL, Wall Street Kid is essentially the spiritual successor to the company’s previous release, Casino Kid. Of course, while that game taught kids how to gamble, Wall Street Kid taught kids how to gamble, but with stocks.

As a tool designed to teach kids about the stock market, Wall Street Kid is lacking. The basic gameplay sees you navigate a series of menus that show you your available funds, current stock prices, advice from industry insiders, and a few helpful hints about the stock market. There’s very little actual gameplay to speak of beyond choosing which stocks to buy and sell each day while occasionally spending your money and making the most of your limited downtime.

The game tries to spice things up by throwing you price curveballs based on what you’ve already bought and sold (thus fulfilling its obligation of being a sometimes unnecessarily difficult NES game), but as long as you stick to a basic “buy low, sell high” strategy and diversify your investments a little, you should be fine.

If Wall Street Kid were nothing but its menu-based gameplay, then I’d honestly be struggling to find a reason to talk about it now even during this unique time. However, the things that make Wall Street Kid so weird and memorable are found in the surprising amount of effort that developer SOFEL put into everything besides the gameplay.

It starts with the story. Yes, Wall Street Kid has a story, and it begins when Larry the lawyer informs you that your distant uncle Benedict has just passed away (thus fulfilling the “dead relative” part of any great RPG origin story). Seconds after delivering this potentially devastating news with a smirk on his mug, he tells you that as his only surviving relative, you now have the chance to inherit over “$600 billion in assets.”

Hold up. How was that the number the developers came up with? According to an inflation calculator, $600 billion in 1989 is roughly equivalent to over $1.25 trillion today. In 1989, the richest person in the world (John Werner Kluge) had an estimated net worth of “only” $5.6 billion. What was your uncle doing? Was he actually the GDP of Taiwan in a coat? How is it even possible that a small army of people wasn’t looking for ways to turn his corpse into a gravy train the moment that he hit the floor as a result of what I’m going to assume were suspicious circumstances or the aftermath of a party on cocaine island?

Remarkably, that absurd figure isn’t the strangest part of this conversation. The lawyer goes on to tell you that in order to inherit the money, you must “prove yourself” by taking $500,000 and using it to turn a profit in the stock market. More than that, though, you’re told you must “uphold the Benedict standard of living” by “pampering your sweetheart” and “moving into a decent $1 million house.” You’ll have one month to buy the house, but ultimately, your goal is to buy a castle worth “several million dollars” that your uncle’s grandfather seemingly lost years ago when he immigrated to America. He then concludes the conversation by telling you to have “a great April Fool’s Day” before informing you that this is “no April Fool’s joke.”

While I have nothing but respect for a man who begins a conversation with “Your uncle is dead” and ends it with an offhanded “happy April Fool’s day,” I have several questions about this premise that the game doesn’t answer.

First off, while I understand that they’re going for your basic Brewster’s Millions premise, that comparison doesn’t really hold up. In Brewster’s Millions, the lead character was supposed to spend a large amount of money in a short time as both a cruel challenge and as part of a lesson about how money alone doesn’t buy happiness. Here, though, the “challenge” is to make money off the stock market starting with a $500,000 loan which, despite the assurances of trust fund babies everywhere, doesn’t seem to be that difficult. If this game wanted to recreate the real challenges of playing the market, it would have started us off with student loans, a resume full of transitional jobs, and lingering anxiety that you’d honestly feel stranger without at this point.

I also have to address those real estate prices. I can only assume that developer SOFEL was trying to use large numbers in order to catch children’s attention because the implication that a $1 million house is “decent” (in 1989 as well, mind you) is a real slap in the face to this broke millennial whose chances of owning a home apparently go down with every avocado sold. While we’re on the subject, how does a man worth $600 billion not find a way to buy a family castle worth several million? For that matter, how far did his grandfather fall to go from a castle in Europe to needing to immigrate to America? That certainly doesn’t sound like he was upholding the Benedict standard.

We also have to address the premise of that “standard” you’re expected to live up to, as whether or not you’re a bad enough stock dude to buy elaborate things turns out to be the driving force of the game. Along with needing to make payments on your loans, you’re constantly asked to spend money on various items for yourself and for your girlfriend. Mostly, though, you’ll need to spend money on your girlfriend, who I honestly believe you also somehow inherited as part of this deal. In any case, young Prisila is constantly asking you for more things, starting with a $1,000 puppy. All the while, there’s the lingering threat that you will lose her love if you fail to purchase her all the things she wants.

This is one of the strange ways that the game tries to teach you about work/life balance. Along with needing to maintain a happy relationship, Wall Street Kid also asks you to participate in activities such as exercise, day trips, and shopping sprees in order to maintain your mental health. Failing to invest your time properly is as good as failing to invest your money properly, as both will lead to you ultimately failing.

That’s a lovely sentiment, but it’s contradicted by the fact that money presides over every single element of the game. Did you decide to go to the carnival today? You’re immediately confronted with the hours you lost that could have been spent playing the market. Did you fail to purchase the right gift for your girlfriend (whose full name, by the way, is “Prisila The Pricey Prima Donna”)? You’ve ruined your relationship. Fail to buy a house in month one, a yacht in month two, and a castle in month three? Hit the road, you absolute loser.

While I admit there is something tragically accurate about the idea of money interfering with many aspects of modern life, a guy telling me about the traps of greed while shouting from the top of a pile of money is a bit hard to hear properly Then again, I probably should be impressed he pulled himself to the top of that pile using nothing but his bootstraps and a large pile of money.

Also, I’m pretty sure that “Wall Street Kid” is a full-on stock scammer. Not only can you consult “Connie The Arrogant Advisor” (don’t get me started on this game’s names) for hot stock tips that often sound like a shining example of insider trading, but our “hero” is carrying a briefcase on the game’s cover that reads “Top Secret.” Is our man literally stealing classified info like the villains in Trading Places?

It all begs the question: “What is this guy going to do with $600 billion that he hasn’t been able to accomplish with a $500,000 loan?” He’s got a wife, a yacht, a home, a castle, and every commercial commodity you could imagine. What is the point of any of this?

The sad answer to that question may lie on the game’s cover which features the words “Use It or Lose It!” It’s the tragic slogan of a game that’s real message isn’t about security, happiness, or even a few of the finer things in life, but constantly moving money for the sake of the action well past the point when you’ve been able to consider what it is that you’d do with it even if you have it. It’s a truly fitting motto for a game that is so obsessed with moving the carrot every time you’re about to reach it that once you’ve caught and eaten the carrot, a mirage of it will continue to exist just outside of your reach.

Wall Street Kid probably won’t make you a stock market master, but this absolutely bizarre addition to the NES library does a fine job of showing the unbelievable greed and overwhelming odds that typically ensure that the ones who get the most out of it are the ones that had the most to start with. All the while, you’re meant to root for the man whose biggest problem in life is having to settle for the $500 puppy.

We were just coming out of the trough of the recession so it didnt take a rocket scientist to do well in real estate because most of the money made in real estate happens when theres a significant distress in the market. Without distress in the market, its hard to buy properties at prices that will provide you enough return for the time involved. Now that we are approaching the late stages of the cycle, this is where the risk/reward equation is skewed more towards risk and its very easy to lose a buck. Construction costs are increasing. New units of housing are coming online, rents are softening, and interest rates are rising. Now is a great time to study real estate and build your real estate investing network. This isnt a time to rush into the market to purchase something youll later regret. Financial Housekeeping Before we get started with real estate, you have to make sure youre covering the basics. Assuming your company matches your 401(k) contributions, you should max out those accounts and invest in a target retirement index fund. An employee match is pretty much a risk-free rate of return that you wont be able to beat anywhere else. Then you should set up a Roth IRA, assuming you qualify. Next comes savings. As cliche as the advice sounds, its imperative that you live beneath your means by maxing out your savings. Adequate savings provide you the financial security to walk away from any situation or real estate deal if you feel youre not being treated fairly. Without being able to walk away from bad situations, your life will be filled with constant stress. At the minimum, you need to save months worth of living expenses in the bank so that if you lose your job you can stay afloat during these tough times. You also need enough insurance to provide your loved ones with support in case something tragic happens to you. We all think were invincible, but theres always that risk something terrible can happen to you. Your company should provide you with the option to enroll in various accidental death, short and long-term disability, and long-term healthcare coverages. Make sure you pay for your disability coverage because if your employer pays for the coverage, you will face a large tax bill. If you havent applied for these insurances, please consider doing so. Then you need to get your estate in order. Ive seen many families suffer from a lack of proper estate planning. You need to set up a trust so that its made clear what your directives are when you unable to act on your own behalf. If youre incapacitated, who will make healthcare decisions on your behalf? Who should be responsible for maintaining your assets? In the tragic event of your passing, where should your assets go? All of these questions need to be answered now, and you should speak to a trusted attorney. Finally, you need to prevent yourself from getting caught in conspicuous consumption trap of buying things you dont need in order to impress others. Its very easy in Silicon Valley to fall into this trap because so many people are doing amazing things such as traveling the world or buying luxury cars and huge homes. You need to focus on your long-term goals and not get sucked into other peoples dreams. If you follow these guidelines, you will be on part of the way there to a healthy retirement. High Net Worth But No or Low Cash Flow The reason why I said part of the way there is because Ive come across many tech employees that have stock portfolios worth millions of dollars, but they dont have a single asset thats producing cash flow. They are net worth rich, yet cash flow poor. The only way for them to benefit from these assets is to sell them, but once they are cashed out and spent, its gone forever. I met hundreds of paper millionaires during the Valleys first tech crash, and unfortunately, they never diversified their holdings to other forms of assets to take advantage of their new-found wealth. Of course, you can buy stocks that pay dividends, but based on what happened with the GE and Budweiser, dividends arent guaranteed. Dividend payouts depend upon more variables than real estate, which increases the odds of companies not paying them out. For stock dividends, you have to hope the companys business model allows them to earn large returns on capital to pay a dividend, hope the companys products stay relevant in the future, hope a competitor doesnt steal market share, and hope the management team is competent. For real estate, you need to buy a good property located in a desirable location for a decent price in order to attract the right tenants for the property to cash flow. This has fewer variables, which decreases your risk exposure, but of course doesnt guarantee cash flow. The Benefits of Working in Tech Being that you work in tech, you likely have a steady paycheck, a generous 401(k) program, and resources to easily qualify for a mortgage. This is an advantage that most investors lack, and you must use this to the best of your ability. While full-time real estate professionals need to buy and sell properties in a frothy market to pay their bills, you have a good job that allows you to wait until a frothy market cools off and then swoop in when the real estate cycle hits a trough. While real estate is currently in vogue, many people are feeling the pressure to deploy capital as if money is going out of style. Control that impulse! The real estate cycle has shifted from a buyers market (roughly 2009 to 201) to a sellers market (2016 or so onwards). In this market, the returns arent as high as they used to be, and Im seeing people do silly things in the market such as taking out home lines of equity or loans on their stock portfolio to buy low yielding real estate investments. Im seeing syndication pro formas with assumptions that the economy will grow forever, which isnt how the business cycle works. At this point in the market, money is cheap, and deals are being bought at a premium, which is a bad sign for investors because the risk/reward equation is now skewed towards more risk for each marginal unit of reward. When the cycle slows down, then you will see money becoming harder to obtain and home values retreating, which makes it easier to find sound investments. At that point, you are in the drivers seat and you will have an opportunity to buy real estate at discounted price. How Do You Know When the Market is Cooling Off? When you can find a property that meets your strict criteria. Each person has their own criteria that fits their return goals, and you need to create your own. But as a baseline, after all expenses (mortgage, taxes, insurance, operating costs, long-term capital improvement reserves, etc.), you should at the least hit a cap rate of 6% based on historical returns and assuming the propertys price is in line with comparable properties. Im not saying thats a cap rate I aim for, but if youre shooting for anything lower, you are exposing yourself to overpaying for an asset. Every Investor Hates Sitting on CashUntil They Need it I regularly take calls from investors who feel anxious for having large amounts of capital sitting on the sidelines. These investors are already fully invested in the stock market and might have a few real estate investments. When I hear these stories, I think of the lessons I learned from Warren Buffets annual shareholder letters. I want to highlight two excerpts from his annual shareholders letter. Our aversion to leverage has dampened our returns over the years. But Charlie and I sleep well. Both of us believe it is insane to risk what you have and need in order to obtain what you dont need. Despite our recent drought of acquisitions, Charlie and I believe that from time to time Berkshire will have opportunities to make very large purchases. In the meantime, we will stick with our simple guideline: The less the prudence with which others conduct their affairs, the greater the prudence with which we must conduct our own. Preach! When markets are booming, we hold on to cash while feeling great shame. So we must get rid of it as soon as possible because everyone else is making so much money. Yes, losing a small percentage of purchasing power due to inflation hurts, but being knocked out of the game by losing all of your money is even worse. The name of the game is to stay in the game long enough so you can purchase assets that fit your criteria. No one can forecast when the corrections will happen, but you need to be in a position to act when they appear. Look at your cash as an oxygen canister needed for climbing Everest. At the base of the mountain, everyone has oxygen canisters, and some people carry less because its a burden to lug those heavy things along. Some expect everything to go smoothly due to excellent forecasts and expertise of their guides, so they decide to carry just enough to get them up and down the mountain within 60 days. Others know things can get rough, so they will bear the burden of carrying an extra oxygen canister in case things dont go as planned (source: life). But when in youre in the mountains death zone at 26,000 feet, things change. The weather forecasts are off, and now youre suffering from a freak blizzard that extends your trip by another 10 days. You can barely breath due to the high altitude. Previously, that extra oxygen tank was looked at as a burden, but now its worth its weight in gold. Youll thank your lucky stars you have an extra one. Am I saying hold all cash? No, but when youre already heavily invested and new opportunities dont meet your investment criteria, think twice before dropping your extra oxygen tank. Preparing Your Emotions Currently, everyone I speak to wants to invest in real estate. Some people think if they dont buy something now, they will never ever be able to do so in the future. That sentiment concerns me and causes me to be even more conservative than others. He deployed an immense amount of capital picking up stocks and pushed me towards investing in real estate. He kept telling me that in order to make a great return, you need to have confidence in the long-term future of the market so you can think clearly while other people are losing their heads. What you need to do now is reflect on the last market crash and how you handled yourself. Did you lose your cool? Did you sell off? Did hide your money under a mattress? Or did you start deploying the excess capital you had to pick up assets at a discount? If you did lose your cool, what will you do now to prevent yourself from missing out on a great opportunity? Staying in the Game Many of you are super eager to get started, and thats great! But you have to understand real estate is a multi-decade endeavornot a one-year sprint. The real gains from real estate appear when years of rent increases, appreciation, and currency inflation, which allows us to use weaker future dollars to pay down debt that was denominated in current more expensive dollars, combine. As time goes on your properties loan-to-value ratio will decrease allowing you to pay off your loans completely and free up more cash flow or roll them into larger properties. But in order to be successful, you have to develop staying power to ride out of the ebbs and flows of the market. Many investors have been shaken out of real estate investing due to not expecting the market to go down and paying too high of a price for real estate. Some have short time horizons of five years or less, which increases the volatility of returns and increases the odds of you selling your property in the midst of a downturn. The truth is that if most investors were able to hold on to their cash-flowing properties purchased before the 2006 peak until the present, they would be back to break even. But unfortunately, most investors didnt buy cash-flowing properties with enough margin of safety or had holding periods that were too short. Understanding Conflicting Incentives Real estate agents, syndicators, wholesalers, and other real estate professionals who make money off of transactions have short-term incentives that can go against your long-term goals. This isnt a ding against these real estate professionals. I know many of these professionals, and the ones I associate with do their best to balance their interests and their fiduciaries interest. I dont begrudge them for trying to make a living, but you have to understand they only get paid when money changes hands, so they have the incentive to pressure you into an investment that doesnt make sense. You will also find other investors trying to sell their poorly performing properties at the peak of the cycle to offload their duds to newbie investors. Just because an investor owned a property doesnt mean its the right property for you. Make sure to do your due diligence. A Note on Due Diligence Real estate is a cutthroat business, and you will come across many unscrupulous actors. If you get a referral, whether from BiggerPockets or outside of BiggerPockets, dont assume its a good referral. Do your homework.Always ask people who are trying to steer you into an investment or working with a particular person, Are you receiving a commission from this deal? And if so, are you a licensed real estate professional? If they answer yes to the former, they should be a licensed real estate agent. If they arent, back away because if the deal goes south, you dont have the benefit of the department of real estate backing you up. Winning the Battle and Losing the War Think of the times outside of sports where you have competed for something and were happy with the results. Maybe you fought hard for a promotion by isolating your peers. Perhaps you lowered your commissions in order to beat another real estate agent to a deal. Or maybe you overpaid for a piece of property in order to close the deal. All of these scenarios result in a win in the short-term at the expense of losing the long-term battle. This is known as a Pyrrhic victory. The most important thing in real estate is buying a property at a profitable price. If you screw this up, the rest doesnt really matter. Competing for bad deals lowers your return on real estate, causes undue stress, and leads to poor decisions. Its as if you are fighting for the lowest return on your time and money. If you dont remember anything else I said here, remember this: There will always be another deal. Having the ability to walk away from a deal (or anything else in life) is the most important power to have in real estate. Most investors cant do this, and they will suffer the consequences. Because you have a job, you have the power to walk away from deals when the real estate market gets out of hand. The Difference Between Linear Growth and Exponential GrowthImage via: Tor Bair When newbies get started, its easy for them to get discouraged because real estate is not as easy as purchasing stock. They look at real estate as a linear game, meaning for each unit of time input, they should receive an equal amount of cash output. WRONG! Real estate is more of an exponential game. When you first start off, you will see little or no return in your efforts. It took me about a year of research and hard work before I made my first investment, and that was when the market was buyer friendly. In this market, it could take much longer. That being said, since Ive made my investments in real estate, there are months when Im not doing much work in real estate, yet the returns from my initial input of time are exponentially increasing in the forms of output of cash flow, appreciation, and new opportunities to set up partnerships with other investors. While others are living off the cash flow from their properties, we have jobs that pay our bills so we can reinvest our cash flow into other properties to take advantage of the power of compounding interest. So dont get frustrated, take it slow, and consistently spend time studying real estate. Dont focus on the output. Focus on what youre learning and how youre growing personally. Comparing Yourself to Others Will Only Hurt You Never compare your real estate success to others because we all have unique life circumstances. Hearing the first BiggerPockets Podcast episodes about people buying houses in the depths of the recession for a pack of smokes or a jug of moonshine definitely can be disheartening when current prices are in the stratosphere. Dont freak out. Real estate goes through cycles. You need to focus on your own immediate goalsand dont compare yourself to others. Comparing your real estate endeavors to others is a great way to make poor financial decisions. Be wary of hindsight bias. You really would have to try hard not make money in real estate between 2010 and 2013. Some people take absolute credit for their success and are willing to sell bootcamp tickets to cash in on their luck. But due to survivorship bias, we arent hearing the stories from the people who used the same strategies before the financial crisis. The reason why we dont hear from them is bankrupt people dont like to share their stories of failure. They sort of disappear and are ignored. People would much rather chase the gurus who spin their stories of success and wisdom. So when you see someone who did well during this last period of time, realize that a certain aspect of it could be sheer luck, and if so, dont be so eager to attribute it to their sage wisdom. This is a great time for you to build your real estate investing network, learn about real estate investing, and save your money. This is also a time to be cautious when it pertains to deploying capital in real estate. Sure, you might be able to find an opportunity here and there, but you have to take it slow. What Types of Real Estate Investing Should You NOT Do?Fix & Flip or Any Major Rehab Project This strategy is out due to the major time requirement, the knowhow involved in managing such a project, and the increasing cost of construction labor due to a shortage in contractors. Not to mention, if you miss appraisal or your expenses balloon, youre going to have a bad time. Right now, BRRRR is in fashion, but once properties start missing their appraisals, you will see why that method can be so risky and was part of the reason people failed catastrophically in 2006. Tax Liens and Note Investing These investments are doable, but you miss out on rent growth and appreciation. Im assuming youre aiming for rent growth and appreciation. In some cases, the borrower is unable to pay back the loan and you might be able to scoop up the property, but the foreclosure process can take forever and there are no guarantees other parties wont try to bid up the house price via a shill. Most importantly, you have a full-time job and you dont have the time to head over to the courthouse and bid on failing properties. Also, we never count on appreciation when building our financial models, but if we dont have appreciation, it hurts our ability to raise rents down the road because appreciation is a quantitative measure of the desirability of an area and a persons willingness to pay premium prices to live there. Development Projects No. Development projects have a million ways to implode for first-time investors and you really need to know someone you trust can walk you through all the intricacies of development. My family did make money off of our own projects, but that was after years of experience in investing in real estate, building experience in construction, and developing relationships with the city. We had great success, but we also had our butts handed to us on a deal. For newbies, I suggest staying away until you truly understand development. 3 Types of Real Estate Investing You Should Consider Being that you have an awesome career to focus on and family responsibilities, you need to use an investment strategy that fits within those time constraints. I recommended tech employees start with the following are three strategies when they begin investing in real estate. Buy & Hold Within an Hour-to-Two-Hour Drive From Your Residence This is hard for most of us to do in the Bay Area, but in an ideal world, you would be able to easily drive to your property to check on it and make sure your property manager is doing their job. If you decide to pull the trigger on an investment, buy something conservative. It should be a single family house or a small 2-unit duplex. If you dont have experience managing tenants, you shouldnt set yourself up for failure by making your first investment a property that has 3+ units. Ease yourself into it by starting with a duplex. Most importantly, invest in a neighborhood thats no lower than a B-class area, which means low crime, with blue and white-collar workers, within the path of economic development. Out-of-State Buy & Hold With a Property Manager Many employeesare doing this right now. They are buying properties out-of-state and using a property manager to manage them. I suggest you find one primary market to invest in and then do your market research on the state to learn about demographic trends, job trends, government climate for business, earning potential of residents, etc. Then pick a city and neighborhood to research crime rates, schools, location relative to job centers, and the citys general plan for development in the area. For the love of all that is good and science, when youre starting, dont invest in a neighborhood lower than a B. The lower you go, the more crime and the more landlord hassles you will have to deal with (more on that for another post). And most importantly, get yourself on a plane to see the area in person. Nothing beats visiting an area before investing there. Syndication Basically, youre a silent partner in a deal for a large apartment complex or commercial building thats already constructed. For these deals, you need to be an accredited investor or a sophisticated investor. Syndication is similar to buying a stock without having the benefits of liquidity. When you buy a stock, hopefully you read the 10-K to understand the companys business model, opportunities, management, and risks involved in buying the property. Once youve read it, then you make a decision to invest or not. From there, youre basically a silent partner, and hopefully the company does well so you receive a gain on equity or a dividend. For a syndication, instead of reading a 10-K you receive an Offering Memorandum, which is essentially a 10-K but for investing in a large multifamily property, retail building, storage facility, or development deal (development is the riskiest). After reading the terms, if you like the deal, you can write a check to the syndicator for an equity or debt position in the deal. If the deal goes well, you receive regular rent distributions, and once the holding period is over, you receive your principal and appreciation. You can find syndication deals via RealtyShares, Fundrise, and Realty Mogul. Wait, Why Didnt You Mention REITs? Yes, REITs are freely traded on markets and you can get in and out whenever you want, but they have an added level of volatility so they arent for the faint of heart, and when you see those daily price fluctuations, it can compel you to cash out too soon. The problem I have with REITs is its hard to get specific exposure to a desired area, and its hard to see the specific assets and returns in the fund. For instance, Im exposed to Sacramento for my buy and hold, but lets say I want direct exposure to Texas, specifically South Austin near a recent development. Its hard to find an REIT that is micro-targeted. Also, you dont have that much control over the actions of management or exposure to them, so you better hope the team knows what they are doing. That being said, REITs can be great investments; its just up to you if you want to go that route. Spreading Yourself Too Thin Ive known quite a few investors who have scattered their buy and hold rental portfolios over numerous states in the hopes of higher return. While they have the energy and time to do this, they forget that even returns have a law of diminishing returns. Scattering your portfolio creates an added level of complexity for your investments, which can lead to poor decision making. As you grow older, keeping track of the economies, policies, and tax regimes of multiple states can be more trouble than its worth. Assuming this is your buy and hold real estate, I recommend investors go deep in one market before spreading themselves too thin between multiple markets. As you begin to develop a better understanding of your primary market, you can spot opportunities and deploy capital faster than rookie investors. Eventually youll develop rich networks you can tap into to provide your business with the strength it needs to succeed. A Blended Approach to Real Estate Investing You should own buy and hold real estate indefinitely because you have a much longer holding period than standard partnerships or syndications. But you should have exposure to syndications, REITS, and other real estate partnerships to broaden your exposure. Using the latter forms of real estate investing, you receive the benefit from exposure to other markets, while leaning on professional management to protect you from the potential pitfalls of entering markets youre unfamiliar with. Of course, you need to do your due diligence! The only problem with partnerships and syndications is that eventually they end, and youll have a chunk of cash youll need to reinvest. But by having a healthy buy and hold portfolio, youll still have exposure to the market while youre looking for a place to reinvest your capital. Well thats it for now. Let me know what you think. My car insurance company recently cancelled my policy due to unpaid direct debit. Here is what happened. Hi, I'm 17 in a week & will be starting my driving lessons. I have my theory booked for a few days after & aim to pass in around 6 weeks, depending on the waiting list for the test, having 3-4 lessons a week. It’s a damn mess and I have some theories on why.

I’ve been doing design work in the finance space for a long time. This wasn’t something I set out to do, it just kind of happened. My first finance gig was for firstUSA–I made banner ads. Not a glamorous job, but occasionally we got a fun one. I did get to make banner ads for the Austin Powers VISA card.

I can’t find the banner ads to prove it, but here’s an image of one of the card designs. Insanity: it was the 90s. After this trial by fire, I worked for other financial institutions: CapitalOne, MBNA, Bank of America and maybe a few more. I lost track and thank goodness this wasn’t the only type of work I did.

Over the last few years, I’ve been on the brand side and e-commerce is a big part of a brand’s survival in this new age of Amazon. To try and keep pace there are many ways to collect funds. Credit cards are the standard, but there’s PayPal, VISA Checkout, AMEX Express Checkout, Amazon Pay, Apple Pay, Bitcoin, Etherium, Litecoin, Venmo, Alipay, Android Pay and and six new methods have probably been launched since I started writing this. They all have a similar goal: to get the user’s funds in exchange for goods or services. Each has benefits and a downside and most have horrible (UI) buttons that are mandated by the payment issuers.

If you design a checkout screen the way the payment issuers request you end up with something like this on the left. It’s not the most cohesive look and each payment option is competing for attention, including the (green) ‘Buy Now’ button. How does the user decide which is best for them?

Some of these are worse than others and one or two aren’t horrible, just awkward. So, let’s break it down…

Credit Cards

The old standard. All credit cards have what are known as ‘acceptance marks’. These are what you see on the sticker on the door of your favorite business in the real physical world. These little gems have been transformed into little buttons for e-commerce and because the old credit card companies were slow to react to this new world, they never really mandated any rules on these marks for digital. You’ll see all kinds around the web and there are often stylized versions. I’m sure this kills the brand folks at VISA, Mastercard, American Express and Discover but they were too late to the game.

Here are some examples from Amazon, Zappos, Rakuten, Simplify Commerce and Apple. Each one has the basics, but the style, shape, and size are different. The design teams have customized these to their site’s needs.

PayPal

I was a huge fan of PayPal early on. They were renegades before they got bought by eBay. They were the first widely used digital payment option and then they got stale and slow.

The buttons for PayPal are a damn mess–there’s no way around it. There are three distinct sets of official PayPal buttons at this time.

The good news is that it looks like PayPal is finally updating their un-responsive buttons with this last option. The problem is that this recent version has many limitations, the biggest of which is that bottom tagline under the button. It’s not something you can turn off (easily). If, and this is a big IF, PayPal improves on this recent responsive button tool and gives designers more flexibility then maybe we can use this in the future.

VISA Checkout

VISA has spent a ton of money marketing their digital product and the experience isn’t awful but it’s not any better than PayPal really. It still takes you outside the store and then drops you back in. The bigger issue with VISA Checkout is that the (UI) buttons are clearly designed by someone who has never worked on a checkout flow. Branding and visibility are the most important elements–everything else be damned. This double button shape doesn’t align easily with other elements on a page and it’s huge as well. When you stack it vertically with other buttons you end up with strange vertical spacing. Forget trying to use this one in a row.

The acceptance marks are actually pretty decent and have many options to choose from. These are at least workable.

My guess is that VISA paid a big agency a ton of money to work on that goofy button. They’ve now invested who knows how much in it, so it’s here to stay. That is, until a new Chief Design Officer comes in and changes the executive’s minds with their new vision. The documentation is → here if you care to learn more.

Apple Pay

Apple, running the usual Apple playbook, wasn’t the first to the party of digital payments. But, once again, they slide in and do an amazing job hitting all of the notes the other players miss. The Apple Pay (two words) buttons are fully responsive and come in three simple styles. The acceptance mark is clean and small. Apple has two major advantages. First, iPhone penetration is huge and it’s an economically strong audience. Second, the UX of Apple Pay is amazing. You click Apple Pay, the payment sheet pops up and you confirm with a finger print. Done. No leaving the site, no distractions, just pay and move on with life.

Masterpass

Masterpass is very similar to VISA Checkout. They are kind of a mess and your first clue is that the UI guidelines are a PDF and not a code tool. Again, I think a big agency sold them on this and now they are stuck. It’s not as ugly as VISA’s but it’s no beauty either. It’s a standard shape at least.

AMEX Express Checkout

Once again we have a half-assed attempt at UI. AMEX won’t even let you see their UI guide without an account. I’ve been unable to secure one despite multiple attempts. You can try and learn more → here. The button is a monstrosity with a faux shadow and no responsive features. Is it a button, inside of a button, inside of a street sign? Is this the UI version of inception?

Amazon Pay

Amazon is running the e-commerce world ragged with their constant evolution. With 43% of all online sales, they have the process of collecting money down to a science. The look and feel of Amazon Pay is evolving and the documentation already looks out of date. What’s odd is that these new ones are not responsive. It almost seems like they wanted what VISA and masterpass have–ugly buttons with big branding. Gradients are hot, right?

Android Pay

Google tends to do things right and Android Pay is no different. They’ve crafted a clean set of buttons that fall in line with their material design philosophy. Of course, these are responsive. You can check out the documentation → here.

How did we get here and what’s coming

This mess was created by designers who were given bad direction from brands who are ignoring the end user. There are a lot of conflicting priorities, investments and bad design that have hamstrung designers trying to build a decent experience for checkout.

Bitcoin and other new payment forms are coming online all the time. I can’t predict which ones will get traction and which won’t. The users will determine what they want and we’ll deal.

How to make it better

Before you run into a dark corner and cry about how these buttons will never work in your beautiful design, take a deep breath. You don’t have to use what the payment brands provide. All of them (even Apple) will grant you some flexibility with how these buttons appear. If you need capsules that all look the same, try it.

Keep in mind, you will need approval from all issuers before you go live: they’ll review your designs, but don’t be afraid of trying something non-standard. Trust your gut and design what’s right for your audience.

Do bear in mind that there is a large amount of cash being spent to make these recognizable. I’m not suggesting you ignore the branding entirely: balance is the key, as usual, in good design.

Two examples. First is Adidas, they’ve got custom PayPal and Apple Pay buttons. These are not what either issuer suggests, but they’ve respectfully modified the buttons to match their UI and it all looks great. The other image is something I’m working on, where we’ve modified PayPal and Visa Checkout to match the Apple Pay button shape. This was done to create consistency among these ‘acceptance marks’ and minimize the chaos. This design was also approved by the payment issuers (but isn’t live yet). It can be done.
