Cebu Landmasters reports 28% first 9 month growth
Solidifies market leadership in VisMin
● CLI reported a 28% increase in consolidated net income, reaching P3 billion by end-September. ● Double-digit revenue growth across all business segments led to an 18% rise in gross revenue to P12.93 billion ● Colliers International's most recent study reaffirms CLI's market leadership in VisMin with the highest market share at 23% in net take-up.
Leading developer in VisMin Cebu Landmasters Inc. (CLI) continued to deliver robust growth in its consolidated net income for the first nine months of the year, posting a 28% rise to hit P3 billion in end-September from the P2.4 billion recorded in the same period last year.
CLI’s net income attributable to the parent company also posted a solid 9% increase to reach P2.4 billion from P2.2 billion in the previous year.

Cebu Landmasters unveiled the fourth tower of Casa Mira Towers Palawan early this year with the first three towers already fully sold out less than a year after launch. Casa Mira, CLI’s flagship economic brand, accounted for 52% of total sales in the first nine months of the year, underscoring continued strong demand for housing in the economic market.
Impressive double-digit revenue growth was recorded across all of CLI’s business segments, pushing the listed firm’s gross income to rise by 18% to P12.93 billion from P10.96 billion.
"We are very pleased with our performance this year, achieving double-digit profit expansions in the last three quarters despite the headwinds of inflation and higher interest rates in the country. This underscores CLI's commitment to providing value to shareholders and affirms the sustainability of our growth trajectory,” CLI chairman and CEO Jose Soberano III said.
Across segments, CLI’s real estate unit continued to be the primary driver of the company's revenue. The sector posted a remarkable 17% increase, propelled by ongoing construction progress and higher units that qualify revenue recognition.
CLI's sales also surged 25% to reach P17 billion in the first nine months of the year. Casa Mira, CLI’s flagship economic brand, accounted for 52% of total sales, underscoring continued strong demand for housing in the economic market. The listed company successfully launched 3,664 units valued at P14.87 billion as of end-September, contributing to an exceptional 93% sell-out status for all projects in various stages of development.

CLI’s hotel portfolio revenue surged 78% during the period, fueled by both higher room rates and increased occupancy. This is expected to grow further with the grand opening of Citadines Bacolod City in the next months.
The listed company’s other verticals also experienced notable growth. CLI’s hotel portfolio revenue surged 78% during the period, fueled by both higher room rates and increased occupancy. Its leasing business saw a 43% increase in revenue, driven by a 71% rise in occupancy rates. This was attributed to upcoming handovers in strategic locations like Davao Global Township and 38 Park Avenue, along with other prime commercial spaces nearing completion.  
Throughout the year, the company spent a total of P10.4 billion in capital expenditures, mostly allocated to project development. A notable investment was the acquisition of a 21-hectare land in the city of General Santos, planned to be developed as economic and mid-market communities.
Meanwhile, Colliers International's recent real estate market study affirms CLI's continued market leadership in VisMin. As the foremost developer, the listed company holds the highest market share at 23% in net take-up.

Looking forward, CLI has entered into a partnership with NTTUDA, a major Japanese developer known globally for commercial properties, including office buildings, residences, and mixed-use developments. This is the listed company’s first foreign joint venture partnership and is geared towards the development of premium-grade residential towers in the heart of Cebu City.
“While we are thrilled with what has been a milestone year in which we celebrate our 20th anniversary, we look forward to reaching new heights with more developments and key partnerships on the horizon,” Soberano said.

CLI plans to launch two to three additional projects this year, including Casa Mira Homes Butuan, which is projected to generate P 2 billion in sales. Three new hotels are also scheduled to open in the next few months: The Pad Co-Living in Banilad High Street, lyf Cebu City in Base Line Center and Citadines Bacolod City. Additionally, an expansion project is in the works for the highly successful Calle 104, which achieved remarkable sales in a short span of time.
CLI is also finalizing its first-ever site in Luzon, located in Naga City.

Since 2005, when Cahilog began his career in the AM band, he has been the only hard-hitting, no-nonsense radio commentator, followed by an FM station by mid-April 2011 (with the likes of DYGB-FM 91.7mhz's Power91FM, DYRL-FM 90.5mhz: Like Radio Dumaguete and DYSQ-FM 105.7mhz's Radyo Bisdak: Siquijor). The rest is historical except for one local radio station on Radyo Bandera. How Did It All Start?
We both work in the government.
In the same agency.
In the same Bureau.
In the same project.
She, however, is in Baguio, while I am in Cebu.
We both started our career and stint in the agency in 2018. We were Job Order (JO) workers then. And we got our regular positions all at the same time in 2021. I am an IT Officer. She is an Engineer.
But discovering all these information just came in late, as we've known each other as acquaintances since time immemorial. Perhaps we've known each other by name, but for all those events that happened involving us, we never came into hi-hello terms.
We were, in other words, strangers but colleagues.
Then, October 2022 happened. The Global Blockchain Summit in Bataan happened.
As Luzon focals, they were asked to attend the event. I, as someone coming from the Visayas, was not originally invited but our boss in the region insisted that I should come with him, as a matter of sitting down and planning with an organization that is in charge for an event that we would be co-hosting the month that followed.
During that time, I was really alone, or felt really alone. Although thanks to Japs, from the Central Office, who was mingling with me when vacant, but most of the time, as one of the organizers, he had to leave to fulfill his duties.
As the only one coming from VisMin, I felt really isolated. My boss was also together with his fellow regional directors near the stage of the venue, so I was left (and had to be left) behind.
During the Governor's Night held at The Bunker in Balanga, I was calmly sitting in one of the tables when a group of strong independent women approached my table and, to their surprise that it was me, greeted me, "Sir Mango! Ikaw pala yan!"
Really felt they saw a celebrity that came into form. Just kidding.
We had a lot of chitchats, introductions of each other, but one person really caught my attention.
She was simple, silent, unbothered. When I saw her, I felt that I already knew her. There I confirmed her name, which I've been reading unconsciously during our meetings.
She is Strawberry.
One of our conversations was, "Meron nang flight Cebu-Baguio, kanina lang."
Indeed, this fresh news came earlier that day, where PAL will already service flights between Mactan Cebu International Airport and Loakan Airport.
I didn't think of it at first, but was that a sign for the universe to connect us? Really, on that very same night where we first conversed was that very same day where a Cebu-Baguio flight was birthed?
Further, I was eavesdropping the table's conversation and it seemed they were talking about engineering. She then said to one of her colleagues, that her ex took the same engineering major.
Aha. Ex. I have a chance.
Later that evening, when everyone seemed to be bored, the group decided to find a bar where we could sip some drinks. This is the first time we walked together, although in a group.
We found ourselves coming back to the hotel as all stores and bars seemed close, but one thing was for sure, I couldn't take my eyes off her. I wasn't feeling anything romantically, really, but my sight would always be on her especially when she was left walking behind.
This was the very first time I handed her Mango Balls from Cebu.
Another day passed and one afternoon we were given a free trip to Las Casas Filipinas De Acuzar. It was very romantic, and okay, scary at the same time.
Together with my boss and another boss from Zamboanga, we were given a free tour with a tour guide, and to be honest, I didn't like the fact that we were separated as groups. I just wanted to catch a glimpse of her.
Was she my crush already? I wasn't really sure.
But she really caught my attention.
Moreso when the last dinner with the Mayor/Vice-Mayor happened in the same venue of The Bunker, we were seated beside each other. (Side note: I came to the venue earlier and I was really waiting for their group to arrive and I'd been transferring table to table just to catch them). And I would notice she would always tap me to ask some questions or converse over some matters.
Her taps, touches, perhaps triggered my love language: physical touch.
The day that followed was quite painful. Because I wanted to see her and bid goodbye, wow feeling close, but our schedule just didn't match.
I left Bataan/Luzon with quite a heavy heart, wanting to meet her again. Although my feelings at the time were uncertain, my urge to seeing her just came in more intense the days following.

The death toll from Typhoon Odette (Rai) in Bohol has climbed to 63, Governor Arthur Yap said on Sunday, December 19, as he appealed for hundreds of generators to help the province deal with a critical shortage in drinking water.
The Bohol governor also asked the Philippine Ports Authority (PPA) to open its facilities to help local government units (LGUs) get access to power and communications.

I will continually update this. If you are a survivor of Odette or in contact with people who are, please feel free to message me. You may talk to me in Bisaya. I will translate for you.
BLOG INFO: This is a blog dedicated to spreading information about VisMin (Visayas and Mindanao), two regions in the Philippines that are currently suffering from the aftermath of Super Typhoon Odette (known internationally as Super Typhoon Rai). Rai ravaged VisMin starting December 16, 2021. Rai also affected some parts of Luzon, but the worst damage was in VisMin.
WHO RUNS THIS? I am a young woman. I’m Bisaya, but currently do not live in Visayas, so I was not present for the typhoon itself. However, many of my family members are currently struggling due to Rai. I am fluent in Bisaya and will translate posts from survivors that I find, written in the language.
ADDITIONAL INFO: Bisaya is the native or second language of most people from VisMin, so they’ve been asking for help in Bisaya. The language barrier is one of the major reasons that their posts may not reach even local news outlets (the national language in the Philippines is Tagalog). 
Apart from the language barrier, the poverty levels in Visayas mean that most victims of Rai have no electricity, drinkable water, food, clean clothes, phone data, or Internet right now. They’re having a tough time and they can hardly communicate. Please help them.
