Don't Let This Challenge Derail Your 2024

This is a time of year that I love - many agents are feeling full of promise and inspiration toward making changes in their business! I am also very excited about what is coming up for our industry this 2024 and beyond. We have a strong year ahead of us that is full of changes that many of us have never seen before. You need to be ready!

Whatever your resolutions this year - making more money, taking time off, getting your systems up-and-running, creating a buyer package - there is one critical component that I hope you are including in your business today: education.

This year, education is going to be an important part of what separates successful agents from agents who are left behind and miss the huge opportunities that will be shaking our markets.

Agents are very skilled at putting out fires: transaction fires, urgent buyer fires, listing drama fires. While many of you provide heroic and timely service to take care of your clients, you are neglecting putting time towards your own personal improvement. It's easy to fall flat when all of your time and energy has been spent putting out fires, but this 2024 will mark a period of changes in our industry. These changes mean investing time to expand and update your expertise.

For example, here in Washington State we are seeing a big change to how single-family residential property can be used. House Bill 1110, which passed last year, is already triggering big changes to municipal comprehensive plans through-out the state, allowing townhomes, duplexes, and multi-family units to be built in certain SFR zoned areas. It's a complex issue and agents who understand how this impacts property value and transaction management have a huge opportunity ahead of them.

Another change seen here in Washington State and elsewhere are new laws like HB1337, which allow much broader placement of accessory dwelling units (ADU) to encourage density and expand available housing. This is very exciting news for agents and property owners through-out our state!

And more are on the way. Just this month the Washington State House overwhelmingly passed HB1245, which will allow property owners to split lots. There are caveats of course, including that new lots must be no smaller than 2,000 square feet and not result in changes to existing affordable housing, among other details. When it goes to the Senate floor, we hope for its passage.

How legislation like these bills are changing the landscape of the market and creating opportunities for agents is just one topic of many at my upcoming State of the Market event, next week on the 24th. If you are looking for an easy opportunity to immediately elevate your knowledge and expertise, this is the best chance you may have this year and since it is an online event, you can participate from anywhere.

"But Denise!" I hear some of you say, "I am so busy juggling business. I don't have time to take out of my day to deal with these issues. I'll figure it out when it happens."

I understand the challenges that business brings. As a top-producing agent I know these challenges all-too-well. However, I also know that becoming a market expert was one of the most important things I could have done. The time I have spent developing expertise has paid me back thousandfold.

When I first set out on my plan to become a top-producing agent I saw my plans derailed by the unpredictability of the business again and again. One month turned into six and before I knew it, half the year had slipped by and nothing had really changed. My business hadn't grown and my quality of life was worse than ever. I knew that if I wanted my business to grow, if I wanted more quality of life, I had to find the time to grow my knowledge of the market and my trade.

If I wanted my business to change, I needed to change. I needed a chance to be able to impress potential clients with my knowledge, not, "Let me get back to you on that." I needed to extend that knowledge through my marketing and connect with clients that were dealing with issues right now. And right now, there are a growing number of clients out there dealing with these issues and more.

I took a close look at how I was spending my time and made a commitment to grow my skills as an agent. After examining my tasks, I realized I was doing several things that were not bringing me closer to my goals. I was having long lunches with clients, touring properties that were too far away and that I had no buyer for, helping fellow agents market their properties. Admirable maybe, but ultimately not activity that was building my own business. I was procrastinating by filling my time doing work-tasks that made me feel like I was working, but that were not bringing in results.

Don't fall into this trap! If you are struggling to invest in your business knowledge and skills this year, look for inefficiencies in your schedule. That might be wasting time on the internet, spending time in the office with agents who aren't out working, touring buyers who haven't been prequalified, or something else. Set new rules in your business that give you the opportunity to invest in yourself!

What are some advice you give to a young communist?

Hit the gym.

Delete time-waster social media (Facebook, Instagram, etc.) - organize face-to-face with real people. A bit of political discourse online is fine.

Arm yourself. Get guns, and learn how to shoot them. Don't get museum items because "Mosins are cool" or some nonsense, get whatever combat-worthy AR and sidearm is a military standard in your geographic region, depending on where you are that's probably something like an M16, G36, AK-12, or AK-47.

Organize with trustworthy individuals. In case of civil war or anti-socialist genocide, you need people you can rely on (and the reactionaries WILL eventually come for people like us in the West, capitalists never give up without a fight).

Organize a meeting point where you will meet your comrades in case of conflict.

Get good military-grade or better marching/combat boots and always have a full bug-out bag ready. Long-lasting rations for at least a few days, water filter/purification equipment, first aid kit, sleeping equipment, heat blanket, tinder and mechanical lighter, tarp, basic tools like knife, are, rope, etc. (try and stay below 10kg weight without water, add as much water as you can comfortably carry). Do regular training marches with your simulated backpack (10km with 10kg of weight minimum).

Study how to organize at work and build a mutual aid network. Help found unions.

Focus hard on education. The better educated you are the better.

Society is not ready for revolution, yet. So, get a great career that makes money. Yes, participating in capitalism is good, actually. Become as rich and powerful as possible. Make use of all the tools capitalism gives you. Preferably find a collectively owned business but don't be shy about participating in capitalism. Use the power and money you gain along the way to fund and support revolutionaries.

Always remember: It is not your personal responsibility to change the world or jeopardize your own wellbeing by acting according to ideals nobody else shares. As long as you don't personally stand in the way of revolution, your priority should be bettering your own life. Societal change can only be achieved at a societal level, personal responsibility is a liberal myth. Lead the best life you can while promoting socialism.

I know that some of this sounds like paranoid prepper bs and LARPing and will continue to feel like LARPing the entire time until the revolution starts but if you are a revolutionary communist you need to be ready... this is part of any revolution.

Know these "funny" videos where right-wingers stand in a line and make Nazi salutes then "train" by doing 10 push-ups before falling over wheezing, then trying to march in a line completely out of tune with each other while some skinny guy with a swastika tattooed on his face is swinging an SS flag? Yeah, those idiotic-looking guys are more organized more disciplined, and more committed than the overwhelming majority of self-proclaimed Marxist-Leninists in the West.

The others were busy and it left you with a choice, Dazai Osamu. He's just there, in his desk, playing with his paper airplane. He was making Kunikida irritated, so you chose him. And did you regret it? Absolutely.

“Who knew, dear name would choose me?” he said with a smirk on his face. You decided just to ignore his bluffs, and continue to walk side by side. He started to poke your cheeks while walking beside eachother. this little shit You became slightly annoyed by his antics, and continue to stay ignorant. But it sure didn't stopped him to continually tease you.

You stretched your arms upwards against the air and let out a sigh. You were finally free from the work you had, even though.. you continued getting tease by the bandage waster bastard. my ideal morning routine

making this for accountability bc i really 1) don't like waking up to do schoolwork and 2) should stop using my phone first thing in the morning, even just to check notifications bc i always get sucked into social media and it's such a time waster.

Either turn off my alarm (that would be the only time I use my phone) or wake up when I wake up (do try to use the alarm to gradually wake up earlier tho...)

Stretch bc I'm a stiff old woman

Drink water

Journal in good lighting (either open the blinds or leave the room) bc I really need to order my thoughts and consciously set a more positive and encouraging frame of mind at the start of the day

Exercise if I feel like it 💪

NMTDaily: And So It Begins

- Beatrice’s first vlog! What an opening line, I love it lol. I remembered the hand wave on “hello, people of the Internet” having a wider arc across the screen than it actually does, funny enough! Glad I didn’t specify the wide wave when I referenced this line in MARRIED, the fic I posted on the 25th.

- “I’m not too old for Halloween”, girl after my own heart!

- Always thought it was interesting that Bea’s mother is American. I wonder how/why they decided that. It’s the kind of super specific detail that makes Bea feel so real, because who would make that up? It’s also interesting that it means Bea and Ben’s families are both somewhat international. Another parallel for them, another thing they have in common.

- I bet the Aunties’ wedding was the cutest thing ever, imagine Hero and Leo standing up with them! That’s probably the last time all of the Dukes were together before the story starts.

- I’m surprised Bea’s parents moved because her dad got a promotion. I would have assumed her mom did, because we get the impression of her as the high-powered businesswoman. But good for Bea’s dad. Is it canon that he’s a university professor? (Promotion = tenure?) Or did I make that up for fanfic and/or confuse him with Ben’s parents being professors in canon? Listening for that. Maybe Bea’s dad was actually also a business person all along and that’s how her parents met. Who knows.

- Bea says Australia like I say Indiana, lol (no hate to anyone from Indiana though! Just another of those inborn rivalries with the neighbor, like the Oz/NZ one.)

- “A great science program” I forgot Bea was a science person!

- I always loved the set decoration in this room, I remember it’s Hero’s room, and it’s so artsy and cozy and pretty. Love the wall art.

- “Leo and I are in charge of the house for the next six months” Excuse me, does this series really only take place over six months? Well, it ends in the first week of November, so that’s seven full months. I think it felt like it lasted a whole year when it was airing though. Time slowed down during a certain arc for sure.

- “in-joke with myself!” Classic. I kind of love that the text on screen saying “good one Beatrice” is Bea talking to herself again in-world, but out-of-world it’s kind of the Candle Wasters talking, interacting both with their own main character and with the audience. Meta.

- “Sorry my life is so boring” are like, THE famous last words for an LIW protagonist. Honey, you got a big storm coming!

- I was always so incredibly impressed with Beatrice’s independence, her comfort with leaving her parents and essentially being on her own before she even finished high school. I was alone in a college dorm hours away from home when I first watched this, second semester of freshman year if I’m not mistaken, and I could barely believe I’d managed it. I couldn’t imagine doing that any earlier than I had. I thought she was so brave and cool. I think Bea actually shows more hesitation and nervousness than I realized she did in this episode, both because she’s not used to vlogging yet and because being in a new place is nerve-wracking, but I still think she’s so brave.

- It’s so interesting that in a reversal of the play, it’s our Beatrice who comes from away to Messina to start the story, instead of Benedick and the other men returning from war. Of course, we’ll see how the boys’ arrival on the scene is modernized soon enough!

- Harriett does such a great job making you care about Bea and like her right from the start. You just want to keep listening to her talk. I can’t wait to do just that over the next seven months.

Ron Speirs x British girl headcannons Just had the most overwhelming urge to write some head cannons for this scenario as I knew I’d never finish a full fic, but I’d love to read one 😫

this was heavily inspired by ww2 soldiers reuniting with their loves after the war, some not for decades after- my heart can’t take this. Sorry for the break I’ve been super busy, but hopefully will get back to posting asap!!

Ok so let’s say this girl lives in Aldbourne, England. Maybe she’s around 18/19/20? Still pretty young and living at home, could be working in a shop or in the laundrette, maybe she’s training to be a nurse?

Ron, with the rest of the men were stationed in England, in the same village, so she’d mingle with all of the soldier pretty much immediately. They’d all find her beautiful, but Ron- the minute he set eyes on her he fell in love.

I feel like they’d catch each others eyes from afar, maybe the girl is shy? She’d give him a small smile and her eyes would follow him around, completely entranced by the handsome man.

he’d be in his uniform, and I feel like it would be a sunny afternoon, maybe fairly warm? She might be with her friends or family, but he doesn’t notice, his jaw tenses and he swears his heart fails when she smiles at him.

Ron knows there’s be competition if he doesn’t approach her fast- so it’s almost immediate that he introduces herself, and this is Ron pre-war so he’s less intimidating?

maybe this girl still finds him scary asf cos he is beauty is intimidating.

he’d probably panic and shake her hand? But unlike a lot of the men he’s respectful, still fairly forwards, but he isn’t oozing desperation.

his eyes are glimmering, you know the church scene? He looks so pretty and smart omg.

as I said pre war Ron, I think would be a lot more chatty? He’d take her on walks and it would end up being her dragging him to places she grew up around.

Both their intentions are very clear, and with the threat of war looming Ron has no time for time wasting. Probably would kiss her pretty quickly, would hold both her cheeks like she’s the most precious thing in the world.

ron blushes whenever she kisses him.

Their love is so pure and so intense, whenever they get a moment together they can’t get enough of one another.

He’s protective, keeps an arm around her waist or her arm wrapped around his. She’s not as aware of the persona he has to upkeep so she does get a little playful, maybe wraps her finger around his belt loop.

ron gets confused by this? Also gets confused by the accents surrounding him- maybe when she introduces him to her family he can’t understand a word anybody is saying ?

oh my god the thought of war looming and them having to leave one another is gut wrenching. It makes Ron want to be sick.

When the date does come Ron has to keep himself together during their goodbye, she on the other hand is sobbing against his uniform, neither one of them can bare the idea.

Like I said, Ron isn’t a time waster so promises marriage to her? Like he has a full ring and everything, promises a proper proposal when he’s home?

probably stole the ring let’s be honest.

Write to one another continuously, she worries horrendously and the only thing Ron finds really getting in the way of his secure mindset is her.

He feels soft thinking about her, sad, distracted. He can’t bare it, he’d definitely pour his heart out in all his letters. Would not let any single man in his or any company see these letters or pictures she’s given him, that side of him is reserved for him only.

whenever they return to England for a little while, Ron would be so so happy to reunite with his girl. He’d hug her so tightly and take her away to somewhere the two of them can be alone.

I don’t think either of them would believe in not having sex before marriage, Ron makes love sooo passionately and she literally can’t get enough of the man.

he becomes a little quieter after each time he returns home, she’s worried he’s lost interest, but really the burden of war is heavy on his mind.

so gut wrenching for them both whenever he has to ship out again, and there’s the realisation that the likelihood of him returning to England won’t happen again. That’s soul destroying omfg.

here’s the heartbreaking part, she wants to stay in England to be with her family, but he desperately wants to return to America. They agree to disagree and the letters slowly burn out and become less frequent as the war ends.

He’d go home feeling so lost and burnt out from the war, he continues working working and working to occupy his mind from the girl he’d fallen so deeply in love with.

Ron is absolutely heartbroken. Nobody comes close to her, and the same goes for her, but this heartbreak mixed with the intense grief after the war is so overwhelming. Again, he just has to get on with it.

for years he’d consider writing her, but he’d be scared of rejection- she could be remarried?! Who knew. I think she’d feel the same? She’s so busy with nursing during and after the war, she thinks Ron has most definitely found another pretty European broad and their chances is long gone.

let’s say 5 years down the line? She makes the big move to America with her family, to start a new life after the war, they go chasing the American dream to rid the sadness of loss and grief the family had.

Ron would be on the forefront of her mind, and you best believe she has a weird inkling that they’d bump into one another out there. (Maybe she doesn’t realise how big America is lmao).

anyway, this definitely and sadly doesn’t happen. But she still has his home address, she’s got his telephone number, everything. So a letter gets sent, two weeks later she’s still not heard anything back. Then three weeks pass, a month, two months.

a letter comes when she’s least expecting it. And it’s from Ron. She’s in total shock, he would be in total shock. Ofc, he’s actually nearby? He’s stationed in New York, and he was now working in the military still, in the Korean War.

You best believe Ron is inviting her around to where he’s living. Before the visit he’s a pacing mess, he’s anxious, nervous, excited?! Hell, he’s even scared. A lot had happened in the 5 years between them knowing each other, what if it was awkward?

some how, it’s not. It’s a little tense, but the excitement and the way they pull each other into their arms is tear jerking.

they’d both kinda stare in shock. Ron would have wide eyes and I think she’d just burst into a mixture of a huge smile followed by an emotional breakdown as they simultaneously collapse into each others arms.

Ron truly through he’d lost her, so to have her in his arms once again is soooo insanely overwhelming.

Has to take a seat, but they can’t keep their hands off each other omg.

ron would feel like he wanted to beg and plead for her to stay with him in America, so when she assured him that she’s not going anywhere- he feels like he could literally cry.

Ron doesn’t cry a lot, barely ever, so I think he’d have a couple of tears in his eyes and he gets too choked up to speak- but I don’t think he’d outwardly cry in front of her.

Probs would have trouble getting used to each others accents again.

Feels like a dream come true, they were separated by a whole ocean before, so I don’t think Ron would want her going very far from him ever ever ever again.

let me just tell you now, this man is a sucker for a British accent- so take that how you please ;)
