Kitchen and Bath Remodeling
It is important that you look for kitchen remodeling ideas before you get started on a project. You will want to know that you are doing what is right in your home, and that your kitchen will turn out looking amazing. And in order for you to know both of those things, you are going to have to do your research and to get everything ready to go beforehand. You should look at all of the inspiration that you can find, and then you should put together a list of the features that you would like to see in your kitchen.
Consider the appliances that you would like to have put in. Are stainless steel appliances a must, or would you rather go with something different? What color counter tops would you like to see put in there? Are you someone who loves tile flooring, or would you rather go with something else? There are so many decisions for you to make for your kitchen, and every one of them is important. From the bigger choices to the smaller ones, such as what kinds of knobs you would like to have on your cabinets, you are going to need to know that you are making all of the right choices.Take a look at as many different kitchens as you can. Look online and put together a collection of photos that you find inspiration from. Do whatever it takes to gather some inspiration for yourself, and then get started figuring out what you really love. Another good thing for you to do beyond looking at photos of other kitchens is to talk with your friends and family members. See what they like most in their own kitchens, and what they wish that they had. By talking with others  like Signature Kitchen and Bath | Arizona's Premier Kitchen and Bath Remodeling Company , you will be able to make some good decisions for your kitchen.
A kitchen remodel is such a big deal, and you are going to want to go into this feeling fully prepared for all that you will be doing. You will want to know what you will be doing for everything that needs to take place, so that the kitchen can turn out looking just as good as you want it to. You will want to figure out all of the details before you have someone come in to work on things for you, so that everything can get done as quickly as possible. There are many advantages to figuring everything out ahead of time.
Tumblr media
Wouldn't you be in kitchen and bath heaven if your family and visitors saw your newest home remodeling idea and offered a rather loud oohs and aahs shoutout? Of course you would. Well, its not beyond the reality of any homeowner if you put your mind to it and draw a wheelbarrow full of inspiration from locations and other cultures around the world. In this day and age, any homeowner is surely aware that the bathrooms and kitchen areas are the most visited places in any home. The kitchen is the hangout place and the bathroom needs no introduction to any person with a dab of common sense. Okay, now that you are in step with the fact that the case has been made about the kitchen being the so called "heart" of the home for more reasons than one, let's set aside the obvious suspects in the kitchen that most folks attack first when it comes to a kitchen remodeling. You know items like shelves, cupboards, knobs, colors, tile, flooring and so on.
All that said what most people fail to consider in a remodel is the one place that, for the most part, gets no respect - the SINK! Ergo, that brings up another serious question which is: "what do you know or need to know about the kitchen sink?" Well, to begin with, the sink is where most people prepare foods, clean their hands, for sure scrub dishes and other "hard to clean" objects. Also, for some homeowners, your sink can be the one item that needs updating in any kitchen remodeling project. Especially if you haven't installed a new sink in your kitchen since George Bush was president, here is how you can really improve and refresh your kitchen and start getting some oohs and aahs.
Oh, another thing to keep in mind is when it comes to style, a traditional sink is still the most popular for a family. On the other hand, if the kids have left the scene leaving just the older adults, you might want to consider a more contemporary style sink. So, here is the good and not so good about new kitchen sinks:
* The top-mount sink is the easiest to install but cleaning can often be a challenge.
* The under-mount sink is great and cleans easily, but a pain to take out and replace.
* If you wash a lot of large dishes and pots the single-bowl works, but uses a lot of water.
* A double-bowl gets most of the applause (one bowl to wash and one for drying) but it takes more water, too.
* Don't forget your kitchen "butcher block." It not only adds charm to your kitchen but they are actually quite functional. Plus they clean easily just using a dab of water and soap.
A Bathroom Remodel Takes The Center Stage!
The kitchen may be the spot where most friends and families congregate, but the bathroom is a necessity. Kids and dad may be able to survive with just one bath, but the lady or ladies of the house, prefer at the very minimum, two bathrooms. Two or more bathrooms are also an excellent sales pitch when selling your home. The usual suspects in most homes would be a small bathroom near a hallway that kids and visitors use, and the master bathroom is for the older adults. However, when planning a small bathroom remodel the question before the house of common sense is where to put everything that's needed; especially the sink and toilet. Most thoughts of homeowners is they have two options. A pedestal sink or a more European design where the sink and cabinet attaches to the wall. You won't have any trouble finding what you want because manufacturers design these sink and cabinet combinations especially for smaller bathrooms.
Tumblr media
The pedestal sink can be attractive plus free up space. On the other hand these type of sinks eat up a lot of space and loose a lot of storage options. Of course, you could always shop around at some unique stores in town where you can buy some small baskets or build some clever shelves or cabinets in the bathroom to help eliminate the space conundrum. Another option and popular style for small bathrooms is adding a vanity. These days vanity cabinets are available in marble, granite and even custom wood designs that don't cost an arm and leg. One other place to find more space in a small bathroom is, of course, the bathroom wall; yikes - bet you never thought of that, huh!
Continuing on the subject of small bathrooms, in your remodeling process, would be the bathtub and door. Ergo, maybe it's time to dump the tub and simply make the shower area look like in arrived from outer space. Look, folks, the fact is most kids don't take baths and neither will any visitors. Unless it's in the master bathrooms, a small bathroom tub is a total waste of space. Let your contractor frame and tile the shower area (think: walls) and while the contractor is at it, have them build a shelf or small bench in the shower. Oh, don't forget some new lighting. A recessed light over the shower and a "three-bulb" light fixture to hang over your new vanity.
A Master Bath For 2015 And Beyond!
If you're a homeowner interested in the latest trends this section of kitchen & Bath remodeling will be right up your alley. The remedy of a master bath in your home will allow you to understand what the "top trends" are and by incorporating them into your own ideas, you can quickly increase your home's comfort, style and best of all, the value of your home. Speaking of value, several years ago a realtor in a major city wrote an article on why some home's never sell for months on end, while other homes are swept into the "sold" category in less than a month or two. The article targeted two things in your home: kitchen and bathrooms. It was said that in an "open house" the chances of a woman visiting the home was 95 percent; a man registered the remaining five percent. Also, if the home registers a plus from a street view, she will enter the home for a look. Guess where the first place she will investigate is located? Yep, the kitchen. The second place will be the bathroom(s). While making her quick inspection of those two places, if she likes what she sees, you have a sale working in your favor. If the bathrooms and kitchen area and appliances are dated from the 1950's, she will be gone in less than five minutes.
Most folks who own a home want modern designs in the bathrooms and kitchen areas if they can afford it. A cold or calculated master bath should not be on your agenda, but the remedy doesn't need to be expensive if you give it some thought. Renovated master baths are currently not only a hot item, they're in demand. And if your remodel approach is on the right path, a renovated master bath can provide one of the highest rates of return on investment. It has also been suggested that just a midrange remodel job recoups upwards of over 71 percent during a resale. One of the latest trends in a master bath is making it into a "spa-like" retreat with modern technology like allowing programmable water features and designing with organic textures like bamboo, cotton and marble. Yet, even after all these items that have been mentioned, one classic option is still trending: modern subway tiles. These tiles come in various colors like cobalt blue, slate gray and winter white. Caution: this type of master bath remodeling may have the users (msn or woman) tied up for hours; maybe longer if they bring a portable TV with them.

Surprise! Clever Decorative Lighting Really Helps!
Since the kitchen is many times a very busy place in a home, lighting in your remodeling chore can be crucial. But you should be careful in your lighting choices since some people use the kitchen to socialize with friends and loved ones, so you might want to consider both ambient and task lighting. For ambient lighting consider a chandelier. Simply hang it over the dining area or, if you have one, the kitchen island. Task lighting should be brighter, so using pendants and recessed lights over areas you use a lot like counter-tops, the sink and stove. With just a few additions and tips from a source you trust, you'll soon have that elegant kitchen you've been thinking of.
In the master bath nothing will open up a space like new lighting. It's true that most old homes left a lot to be desired when it comes to lighting. For those of you who can remember, most all old homes never had a built-in light in the shower. Yes, we know that when your Uncle Fred finds out you plan to shine a light over the shower space, he might be quick to tell you he never had one. Yet, shining a light over that space can actually add depth to the bathroom and give the illusion it looks larger. Whether it's the master bath or that small bathroom down the hall, when it comes to lighting, you should also consider the wall color and tile selection; especially in a small bathroom. Classic subway tiles or ones that are oriented horizontally will work particularly in the shower.
Finally, when considering a total kitchen and bath remodeling job it might be worth your while to plan to do your homework before starting your project. You should also take pictures of your bathroom(s) and kitchen just the way they look when you leave for your appointment. Here is a checklist of what to do first BEFORE talking with any contractor:
* Be realistic about your budget. Two years ago the average cost of a bath remodel was about $18,500; kitchens were priced higher.
* Go online and check websites as well as magazines for designs and ideas. If you live in a city with showrooms and large retail outlets spend some time looking and pricing.
* Talk with any neighbors, family members or friends who have recently completed a remodel on their bathrooms and/or kitchen. Also, inquire on what contractor they used and if their project was finished on time, delayed and how the contractor handled any requested changes you needed.
* Get at least three "written" estimates that clearly define your project and ask what materials will be used.
* Make sure the contractor is accessible when needed.
* This question is important! Make sure the contractor you choose has the appropriate licenses and is properly bonded and insured - and make them prove it. Bathroom remodeling work often requires electrical and plumbing work which are two of the most often regulated trades. You certainly don't want your home to burn down or flood because a worker didn't know what he was doing.
* Always get multiple bids then check or ask for references.
Note: The following information is about as close as possible but should be considered. For most all bathroom remodeling jobs, you can expect to pay a little over 10 percent or more of the total project amount as a deposit. However, never pay more than one third of the total cost as a down payment, and never, ever pay the deposit in CASH! Use a check or credit card. You should also be aware that when dealing with bathroom remodeling, some contractors will frequently find "hidden" problems that need to be addressed before the contractor can move forward. If you have a family member or friend who knows anything about this particular problem, ask them to take a look to verify what the contractor is talking about. This could add an additional 10 percent to 20 percent to the project budget. Under these circumstances, there is not a whole lot you, the homeowner, can do about it since these headaches will surely pop up now and then - like it or not.
In closing this kitchen and bathroom remodeling project article, any homeowner who has never experienced a project of this size should take into consideration what they can expect in terms of stress and having to move to a local motel along with family members and pets or moving in with mom and dad until the project is completed. The inconvenience time put on your family will certainly change any daily and evening routine everyone was used to; especially the bathrooms. You should also make plans for storing your own personal stuff and also know where the contractor will be storing his material. If you have a double garage, you can help the matter by parking cars on the street or at some neighbor's driveway and let the contractor use the garage facility for storage. If both the kitchen and bathrooms remodeling are started at the same time, you certainly won't be able to cook, use any bathroom facilities or sleep. So once you find out how long this imposition could possibly last, you can make plans in advance to east the strain and stress, and make things a bit more comfortable for all concerned. It might also be wise to know what the working hours of the construction crew are and if they will have a Portable Potty parked in the driveway. Most working crews begin in the early hours and end when the day is done.

Villans
#astrearants #kinda
Trigger warning for strong language (you’d think that a law student would write a rant without foul language, but really, if it doesn’t provoke some thoughts it isn’t honest)
Look, don’t get me wrong. I love The Joker and his ‘do it because it’s funny’ way of thinking. But the fact is, not many villans can pull that off. That’s why The Joker wanna-bes are boring, lack substance and are overused.
Pierce Brown writes really amazing “villans”. I put it between quotes (or whatever this “ is called), because the world isn’t split between the bad guys and the good guys.
Octavia au Lune ruled like her father before her and his father before him. She burned Rhea to mentain control over her Empire. She brainwashed Reds into believing that The Sons of Ares are destroying Earth and they have to terraform the Planets as quickly as possible, while treating them as slaves. Under her rule, like others before hers, the Board of Quality Control destroyed life after life without a care, Violets were pumped full of drugs in circuses, Pinks were used and abused and sterillized, Obsidians were gladiators who killed for Gold entertainment if they escaped the ice. Even Golds were made to kill each other at the Institute. You read Red Rising, you know the story. She even killed her own daughter and her husband so she made sure they never tried to overthrow her. But Octavia loved her grandson. And her Furies. She loved Luna and would have gave her throne to Adrius to save it from nuclear war. Octavia believed that all that she does must be done. There is the only way to live in peace. It’s a fucked up philosophy, but she nuked Rhea so the civil war won’t start. One moon against an entire galaxy. The choice was tough, but clear in my books.
Roque was never really loved by his family. He wasn’t powerful like Darrow or Tactus or Cassius. His skills were more of the strategic sort. He was an artist at war and outside of it. He loved too deeply, too easily. A person’s loyalties are as follows: themselves, their family, their Color, The Sovereign, The Society. (Also the last three can be morphed into one easily under Octavia’s rule). Although Roque was loved by his friends, he sold them out, because he couldn’t accept Darrow’s views. For him, Octavia’s views were all he knew. It was right. Gold was made to rule. His loved ones died because of Darrow’s beliefs, so they were wrong. He killed himself at the end as any Gold would do in his place. Better die than lose. He was a Gold until the very end. But he wasn’t evil. He simply believed in the wrong things.
Adrius au Augustus was the result of perpetual abuse from his father combined with the lack of love he felt due to isolation and childhood trauma caused by his mother’s death. Mustang would have been like that if she hadn’t had the Telemanuses. They saved her from herself in a way/ They showered her with love and understanding and told her stories about heroes who protected the weak. Adrius lived in Claudius’s shadow. His father didn’t love him because he wasn’t Claudius. So he killed him so Nero would have no choice, but to love him. Didn’t work. He tried to win the Institute by all means so his father would be proud. Didn’t work. He tried anything to gain the title of Nero au Augustus’s heir and son. Even killed the potential candidates (Leto). Didn’t work. The last drop was Nero loving a Red as his own blood. He killed him, beause if he can’t have Nero’s love, no one will have it, especially a Red. If people won’t love him, they shall fear him.
The Ash Lord, Julia au Bellona, the Rath-Valii, the Falthe and all their allies . They all believe that Gold must rule, not shepard.  And it is a way of thinking. Wrong if you ask me.
In Iron Gold we see diffrent points of view that now shape the Republic. Darrow is tired. Can’t stand the war, the commands of his 'superiors’ who sit their bums in a chair and scream bloody murder without actually doing something. He wants to live in peace, but no one lets him, not even his conciousness. He has to honor his duty, but people are dying at the hands of the Syndicate, the Red Hand, radiation, famine, so on and so forth. And really, I understand people’s frustrations with Darrow, but if you really believe that Magnus au Grimmus and Julia au Bellona really want peace with the Republic, you need to re-read Red Rising. They believe in Gold must rule, everyone must obey, but on Octavia’s level, which means slavary, bloodshed, corruption etc. Do you really think Julia would forsake her revenge for peace? Do you think Magnus would forgive the death of his daughters? Aja was massacrated, Moira was carbonized. Dancer can’t forgive Golds and wants 10 Reds in the Senate for every Gold, but he wants to make peace with the Ass Lord. The irony doesn’t escape me.
Back on track. Lyria is a Gamma. Of course she feels it was better in the mines. Her people always won the LaurelTide. But no one deserves to be forsaken in a refugee camp, their family massacrated, their hopes crushed. And Lambda are bitches at this point. Her fury is perfectly understandable. Her experience shows us how in theters The Republic really is.
In Ephraim’s case, though, I can only say that grief doesn’t give a flying fuck about how many years have been. But his grief doesn’t justify wanting all the Golds, the Whites, the Coppers dead. It won’t bring Trigg back, it would destabilize the society and it will provoke fear. If there is something salvageable in him, I’d say that he isn’t really a bad man. He makes the wrong choices.
Imagine if Darrow never let go of his grief for Eo. If he never fell in love again (against all odds no less), if he never met Sevro or Fitchner or any of his friends? He would either have been like Ephraim, either he would have been like Titus.
Lysander on the other hand isn’t exactly bad or evil either. He walks a fine line between what has been and what it is now. He can’t find his place in this new world the Reaper helped build and he can’t let go of the world he grew up in. The thing is Octavia killed his parents (Lorn believed they were killed because her daughter wanted her head. History repeats itself if you let it.) But the way Octavia raised him shaped him. Cassius was a guiding hand, but at his core Lysander was raised to be Peerless Scarred. To him, Mustang is an Usurper, The Empire was better than The Republic, Cassius betrayed his Sovereign. But he isn’t like Octavia. He is more like Romulus. Romulus and the Moon Lords believe in Iron Golds. They prefer the stoicism, unlike the Core who became infested with Pixies because of decadence. They all raise Peerless Scarreds and they are Peerless Scarreds. They train to be like that, beause it’s the highest honor for their Color, unless you are Iron Gold, which is doubtful, because that is practically God Level. The thing is these guys do everything with mesure. They eat only 80% of the food on the plate to show that they liked the food, but it didn’t overwhelm their senses, they have no servants or holoCan or holoNet until they are old enough to earn them. They don’t treat their servants in an excesivily bad manner, unless necessary, because as Octavia might have found out at some point, there is only so much you can take from people until they have nothing to lose and then they will turn against you.
The thing is Lorn saw Darrow as his son. And we might think that Lorn would have never accepted Darrow if he found out the truth. But Lorn has surprised us now and then. When he admitted that he should have let Tactus alive, because he would have become a better man for Darrow. Darrow is much more than Lorn could have ever guessed. He has seen a lot in a 100 years, but Darrow's power of getting people together and leading them with love was beyond his experience. I think Lorn would have at least understood Darrow.
Getting back on track, Lysander’s lack of parents shows. He makes idols and role models out of the people because he can’t figure out life on his own. And although Romulus’s phylosophy (even Darrow and Mustang liked some of it) is way better than Octavia’s, I think the little dude will find out on his own skin how life is really like. And it’s nothing Iron Golden about it.
Magnus au Grimmus and Julia au Bellona have their reasons to do what they do. They are both personal and duty bound. They lost their families, so their principles are all that is left. Gold shall rule upon all at whatever cost.
Pierce Brown’s world isn’t black and white. It complex and multi-dimesional. You can’t just hate with every fiber of your being, because in the end people aren’t either good or evil. It’s about perspective. In some eyes Darrow, Sevro, Mustang and the others are the villans who destroyed people’s lives. But that’s the beauty of this author’s works.
Ok, end of rant.

A series: Selling wine in New Zealand – Part 1
Featured on WineFolio.com. A series of interviews and articles with a theme of buying and selling wine here in NZ. Part 1: The Auctioneer. Interview: Reece Warren, The Wine Auction Room
An obvious first question – how do you end up in a business auctioning wine? I’ve been around wine for all my life – I consider myself very lucky. My parents owned restaurants and nightclubs when I was growing up, so I guess I was exposed to wine at a very early age. But in was the ‘70s and wine in New Zealand wasn’t that flash. I have worked for a number of companies throughout New Zealand, and I’ve done a number of different things in the wine industry; from driving a truck for Negociants – that was my “in”.
I’ve grown grapes – in Waitaki, but no longer have the vineyard, which is, I suppose, a blessing. Apparently I have the reputation of being the only person to make money out of growing grapes in the Waitaki – because I sold at the right time! Glad I’ve done it, but I’ve moved on.
I’ve been in the auction thing for a few years now. I was the Head of Dept at Webb’s; and then Webbs became Mossgreen Webb’s; I also ran the wine department for Mossgreen in Australia.
Unfortunately Mossgreen went bust, and when the receivers came in the Heads of Dept were the first to go… but I loved what I had been doing, so my wife and I thought “why don’t we do this ourselves?”
So we have my wife and I, and one full-time employee. We streamlined everything we were doing at Webb’s, and made it a one-man business for the first two years. And now we have my ex-colleague Steve on board as well, and we work really well together.
One of the reasons I wanted to get into the auction game years ago was whilst sitting my WSET Diploma, there was myself, an Australian guy and another girl from New Zealand; and we would go to auctions they had at Christie’s and Sotheby’s. It used to cost about £15 to get the catalogue and then go to the odd tasting. And for us, broke students in London – we’d go there to taste as much wine as we could and to learn about it – take the opportunity to try as many things as possible.
How does the auction work – there are people investing in wine, I know; but do you get a bit of “oh, we found all this wine in Gran’s cupboard, is it worth anything”? There is a bit of that. We turn down a lot of stuff as well. And it’s one thing we’re very conscious of. One of the things about doing this – and we say it in our material – is that ‘we love wine too!’ We want to make it as easy as possible to buy good wine, from whether it’s an online auction or a live auction – because we are our customers. We buy wine for ourselves as well.
Do people have an idea of what they want for it, or is that your expertise that comes into play there? It’s a bit of both. A lot of people have no idea. There are some great stories.
I had a woman a while ago who called and asked “do you auction single bottles of wine?” And I say ‘yes, but it depends on what they are and how they’ve been stored – first tell me ‘how has it been stored’?’ She said she’d had a case of wine, got one bottle left, and it’s been sitting in a clay tubes, in a stone garage, in Christchurch. So I said ‘not perfect, however, better than some of the things I look at – what’s the wine?’ She said “Rousseau” so my ears prick up! ‘anything else on the label?’ She said “Chambertin”. So I said ‘OK, does it have 1-er Cru written on the label’ She said “No, it’s got Grand Cru”. I said ‘Can you send me a photo of the bottle – the label and the bottle standing up’ (as I want to see the ullage). When I saw the image, the wine looked in fantastic nick, and I said to her ‘you’ve got quite a bottle of wine there’ She said, “I’ve got one bottle left and I was going to drink it with my daughter, but then she thought it might be quite expensive.” I said, ‘well, yes it is – conservatively I’d put an estimate of $1600 on that, and look to achieve between that and 2500 dollars – and she almost fell over’
I can’t check every cellar that we get wine from.. however there’s a lot of questions you can ask people to find out if they know what they’re talking about. We do turn down a lot. We have a thing that we say in the auctions – ‘Buying old wine is not for everyone’. You can get some great highs, and we do everything we can to make sure that the provenance of the wine is good, that it’s been stored in the correct way
There must be some wines though, where you take them, and you must wonder, rather than know, if they’re going to be OK? I don’t suppose you can offer a guarantee, can you? No, we can’t. We do price things accordingly. People who come to our auctions aren’t following ME – they are following the wines I put on offer. Hopefully the other things we offer – like provenance, like weeding wines outstands us above our competitors. Whilst this is a business by wine lovers for wine lovers, it is a business; there’s only going to be one time where you try to pull the wool over someone’s eyes – they won’t come back and they’ll tell other people.
The majority of what we sell is Reds. There are wines that are followed by a lot of people – for quite a while the 2013 Coleraine, it was getting really big money – now, we’re just getting reserve on it. We’ve had ’98 Coleraine going for $300 a bottle, and I remember I bought a case from Webb’s many many years ago, and I think I would have paid $40 a bottle.
Wines with residual sugar are not popular at the moment – your Ports, Sauternes and so on, but we do a bit of champagne. Dom Perignon is by far the biggest prestige champagne that we sell. We do Krug, Cristal – we had Salon – got passed in – they set their own reserve, higher than I would have set. There are some people who want to set their own reserves. But one of the things that people fail to remember is that with the internet, you can find whatever you want; and with six bottles or less coming into the country – there’s no duty.
If someone brought you a sealed wooden box, do you open it? Interesting you should ask that, because that’s something I never used to do. However, I’ve recently been on a preliminary course in Hong Kong with Margaret Downey from Winefraud.com, and she was a big person in the case of Rudy Kurniawan. I’ve now enrolled to do the full course with them, so I will be an ‘official wine authenticator’ and that ties in very well with our business. We have a bit of that in New Zealand, but there’s a lot of guys who’ve never come forward. They have been caught out and don’t want the publicity.
Is there a wine you’d love to get hold of – that you think ‘one day I’ll find one of those’? Chateau Y’quem. I’ve got a few vintages in the cellar. The ’67 is apparently spectacular – never tried a ’67. The ’76 – that great year all through Europe.
Or Burgundy. I love Burgundy. It’s such a minefield for most people.
One of my first wine jobs here in New Zealand, was with Negociants. With Robert Hall-Smith, the owner, we were at a restaurant in the Adelaide Hills around 1988, and he pulled out a ’62 Ducru Beaucaillou. That for me, was one of the reasons I wanted to get into wine – to have those moments in life where you taste something and it’s like nothing you’ve ever had before.. Just, wow.
Being a New Zealand auction house, do get more interest in New Zealand wine? Beyond your obvious ones like Dry River, Felton Road, Coleraine? People come along to an auction looking for a bargain. In the last auction we had, I paid $30 a bottle for them – some Fromm Pinot Noir 2000. Things like that – the wines you don’t expect, that will surprise you. Like, recently, a few bottles of Muddy Water 2000 Pinot – just, wow. Those are the things.
Plans for the future? We are planning to extend our business, authenticating wine will be a part of it, but also we are in the process of building temperature and humidity-controlled cellars for storage. We believe we will have the best – 100% redundancy – so we have two refrigeration machines working alternately, so people can store wines in the correct conditions.
And investments? When you see an old box of Grange – untouched.. someone has bought that as an investment surely? Bordeaux is very good. Have a look at the price of Grange as it is on release now – at $1000 a bottle. And we get between $400-650 a bottle, excluding fees. Penfolds have done a great job of convincing people that Grange is a great investment wine. The people who are doing best out of Grange, in my mind, are Penfolds. Unless you’ve had something for an incredibly long time, you’re not going to make money on it. You make your money when you buy. If you haven’t bought well, or you’ve bought off the shelf – it will be a long time before you recover that money. My own wine cellar is an investment in a good time! It’s there to enjoy.
It’s been a very male-orientated industry, but we’re getting a lot more girls buying now than previously. And a larger number working in the New Zealand wine industry – a lot of female winemakers. But a lot of wine we get consigned are from guys in their 60s and 70s with these huge cellars of thousands of bottles, that they realize they’re never going to drink.
In New Zealand we very much put wine on a pedestal. Wine is an everyday thing in a lot of people’s lives. So people go ‘wine’s expensive, it’s a rich man’s game’. There are a lot of expensive wines out there, but a lot that aren’t – that people can consume on an everyday basis. Trends I see is people drinking less, but drinking better.

WHAT WE LOOK FOR STARTUPS
I'd forgotten. There were a few other patterns, but these were the biggest surprise for me. And that gave us flexibility. Would the transplanted startups survive? Imagine what it would take. Would the city be described as hip and tolerant, or as reflecting traditional values? If you look at the responses, the common theme is that starting a startup is—that a startup operating out of a small agricultural town wouldn't benefit from moving to a startup hub a place is, the highs are also very high. Although the finiteness of the number of good ideas is not the usual one, which applies even when you know which basket is best. Whereas mere determination, without flexibility, is a greedy algorithm that may get you nothing more than a mediocre local maximum: When someone is determined, there's still a danger that they'll follow a long, hard path that ultimately leads nowhere.
Google. And in this context, low-cost investors to undercut the rest. One of the many things we do at Y Combinator said, Once you take several million dollars of my money, the investors get a great deal of control. There's something that needs to happen first.1 And it would get easier over time, because the more startups there are, the more we'll see multiple companies doing the same thing. They want enough money that a they don't have to do whatever seems best at each point. Presumably their cars fit together more precisely than ours for the same reason Chicago investors are more conservative than Silicon Valley investors are noticeably more aggressive than Boston ones.
But openness to new ideas has to be tuned just right.2 Presumably their cars fit together more precisely than ours for the same reason their joinery always has. The emotional ups and downs were more extreme than they were prepared for. I didn't realize how much of a role luck plays and how much is outside of our control. If they have a hard time paying a bunch of young guys millions of dollars, if possible. You don't have to persecute nerds, the very word taste sounds slightly ridiculous to American ears. And finally, if a good investor has committed to fund you if you choose them. It's the basis of everything.3 They probably assumed we were on the same VC gravy train they were. By the time the Boston VC grasped what was happening, the deal was already gone. It's practically a mantra at YC. And I think I can prove I'm right.
They don't understand startups as well. When we want to make a car better, we stick tail fins on it, or make it longer, or make the windows smaller, depending on the current fashion.4 After the last talk I gave, one of the most surprising things I saw was the willingness of people to help us. The sixth largest center for oil, or finance, or publishing? As big a deal as the Industrial Revolution? It's unpleasant work, but it will only get harder, because change is accelerating. You can't benefit from a high valuation is a great thing. In fact, for most people, would be if you could get a 30% better deal elsewhere?
Thanks to Trevor Blackwell, Jessica Livingston, Michael Mandel, Robert Morris, and Fred Wilson for reading drafts of this. Or we can improve it, which usually means encrusting it with gratuitous ornament. So the only way out. With a property management company, you can rely on your intuitions as you ordinarily would, and b look at the problem from this direction. Founders who fail quickly tend to blame themselves. We don't especially prize design or craftsmanship; they just get a larger, more conspicuous version of the standard house. I written about yet?5 Where did they get their ideas?
But they only build a couple office buildings or suburban streets at a time, and you have to do lots of different things. This is a very slippery slope, greased with some of the most powerful forces that can work on founders' minds, and excessive dilution in series A rounds for as much equity as founders want to sell, they take the meeting. But I bet that particular firm will end up ahead. Google was better at search.6 One founder said the thing that surprised him most was The degree to which persistence alone was able to dissolve obstacles: If you spend all your time talking to executives at cell phone companies, trying to arrange deals. This is also true of starting a startup was the value of community. Most people implicitly believe something like this about their opinions. Then you don't depend on any one feature or deal or anything to bring you success.
And yet even when they know what corp dev people like to turn the tables on you. Complaining that VCs were like this. Then you'd really be in good shape. If your first version is so impressive that trolls don't make fun of it, you should leave business models for later, just as pop songs are designed to sound ok on crappy car radios; if you say anything mistaken, fix it immediately; ask friends which sentence you'll regret most; go back and tone down harsh remarks; publish stuff online, because an audience makes you write more, and thus generate more ideas; print out drafts instead of just looking at them on the screen; use simple, germanic words; learn to distinguish surprises from digressions; learn to distinguish surprises from digressions; learn to distinguish surprises from digressions; learn to distinguish surprises from digressions; learn to recognize the approach of an ending, and when one appears, grab it. That's one source of ideas, but not the best.7 Unfortunately, though public acquirers are structurally identical to pooled-risk company management companies.8 It would be up to them to pick, because every good startup would approach them first. So it was literally IPO or bust. The best case, for most people the latter is merely the optimal case of the former. But was it the most interesting work I could imagine doing? My advice is generally pessimistic. If you get to the next step, whatever that is.9
It is, in some ways. In a couple years he may not sound so chipper. But was it the most interesting work I could imagine doing? This conference was in London, and most founders of successful ones do. Suppose to be on the safe side it would cost a million dollars each to move, a lot of people. So the only way out. Fortunately, it can become a lot less stressful once you reach cruising altitude: I'd say 75% of the stress is gone now from when we first started. But I think the biggest danger for VCs, and also the biggest opportunity, is at the series A round.10 We would have sold. You can't benefit from a high valuation unless you can somehow achieve what those in the business call a liquidity event, founders should start companies that make money and live off the revenues. My advice is generally pessimistic. People just don't seem to get how different it is till they do it?

Sea Glass Ch 1
new soft fluffy seaside fic, amigos, enjoy! a cute lil slow burn featuring some shy-artist Dan
Summary:  Phil arrives on the Isle of Man to house-sit at his family's cabin while it's repaired and sold. Except the cabin's in far worse shape than expected, and Phil's got to find somewhere else to stay (Phil POV)
Ch 1/13: Onyx  (1.6k word count)
I have some really great memories of visiting the Isle of Man with my family as a child. Most of them do not include a sheet of icy rain battering me into the ground.
I twist my lips, annoyed, and pull my jacket closer. The taxi was supposed to arrive ten minutes ago - which, in all fairness, isn’t that long to wait. Unless you’re stood out in the rain. In single-digit temperatures. Without an umbrella. Oh thank god, there it is.
The car comes rolling up, and I drag myself inside as quickly as possible. The trip from the airport isn’t long, but the driver is taking his time on the slippery roads. I don’t blame him. Normally, I’d be a bit more social, but the rain has sapped all my energy and warmth; I can barely open my mouth without my teeth chattering.
The landscape outside the window passes in a blur of blue and black - I’m barely paying attention, still trying to rub some heat into my hands. I’m shocked when we pull up to the cabin - or, I notice, what’s left of it? The place is a dilapidated mess; it looks like even the roof’s caved in.
“S’cuse me, sir, hope y’won’t be planning on staying the night here,” the driver’s voice startles me from staring, and I open and close my mouth like a fish for a full thirty seconds before I can even think of what to say in response. I was supposed to live there for...well, however long it took to sell the place, what am I going to do now?
“I...uh...is there a hotel I could stay in for the night?” I know there’s a town nearby, but this side of the island isn’t as popular with tourists, as it’s mostly a fishing area.
“Yeah, the Main Street Inn,” the man confirms, turning the cab around and heading toward the town. It’s pretty late, so almost every shop is closed aside from what must be a twenty-four hour coffee place, and my eyes follow the warm light coming from the windows as we pass. In a few minutes, we pull up to a large, old-looking building - it reminds me of some kind of mansion, with pillars out front and an ornately-carved wooden design over the double door. I follow the pillars up to where they disappear under the roof before I realize the cab’s stopped, and the driver is looking back at me expectantly.
I pay, then lift my bag out into the rain and shuffle over the entrance awkwardly. Fortunately, the fancy porch provides a fair amount of protection from the weather, and I’m able to situate myself before pushing the front door open. Well, I try, but I end up pushing the wrong side, the one that’s locked. Once I’ve pushed the right door open, I step into a warm foyer; a middle-aged man perks up at the desk under the dual staircase, and I make my way over.
“Hi, uh, do you have a room available for the night?” I hope there are some vacancies, though I can’t imagine who’d want to be here this time of year.
“We do indeed! Just yourself?” The man asks, and I’m surprised at how chipper he seems despite the late hour. I nod, and he makes a quick note on his laptop before reaching under the desk and producing a key. “It’ll be eighty for the night, do you want to pay cash or leave a card?”
“Uh, let’s do a card,” I pull out my wallet, offering my card for him to swipe, and replace it when he hands it back.
“Great, we won’t charge til you check out tomorrow. You’ll be in room eleven, up the stairs and down the hall to the left.” He hands over the key, then, and I hoist my bag over my shoulder. The stairs barely creak under my feet as I climb, and the building as a whole looks to be very well-maintained.
I unlock the door to my room and push through without paying much attention, and the handle smacks into the small table behind the door. An unexpected rattling makes me jump, and the door shuts behind me. Oh crap, did I break something…? I inspect the table, which seems to be in good shape - looks like I just shook the bowl with all the stones in it. I admire the colors for a moment, a mix of blue and green, then a wave of exhaustion hits - probably due to the adrenaline leaving my system.
I strip off my soaked clothes, rummaging around in my bag for something dry and warm to change into, then place my glasses on the bedside table before collapsing into the bed. Really glad I wore those and not my contacts.
------------------------------------------
A soft, grayish light wakes me, and I realize I must’ve left the curtains open the night before. It’s not exceptionally early, but I pull the covers up over my head. I need coffee. And a place to stay. I groan, reaching out from under the duvet to grab my glasses. I’ve only got til Monday before the contractors will be out to assess the damage to the cabin - which is apparently way worse than my parents thought - and begin repairs, which means I have less than a week to find somewhere new to stay. And possibly a job, if I can’t find someplace cheap.
Fortunately, I’ve saved up a bit from work, but it won’t be enough to full-on rent a place indefinitely. And I don’t know anybody I can stay with, it’s been years since anyone in the family stayed here...I continue my brainstorming as I take a quick shower and get dressed, then grab my bag and head down to the foyer to check out.
An elderly woman has replaced the man I’d interacted with the night before, but she gives me a similarly lively smile as I approach the desk.
“Hello, I need to check out?” I place the key in front of her, and she takes it, checking the tag.
“Ah, you came in last night, right? Room eleven?” I nod, and she replaces the key under the desk. “Robert told me, said Jim had brought you out to the old cabin - can’t imagine why you’d be out there, middle of the night,” she pauses, hazel eyes peeking out from under hooded brows. Oh, she wants me to tell her. I almost chuckle - of course the small-town old woman needs to know all the gossip.
“That’s why I’m here, actually,” I start as she prints me a receipt. “That’s my family’s cabin, they’re trying to sell it, but it needs some repairs,” the woman shoots me a disbelieving look, and I laugh. “Right, they didn’t know it needed that many repairs. I was meant to stay there while they fixed it up, but I can’t really do that now.” I pause; she’s narrowed her eyes at me, and I can’t quite figure out why.
“I, uh, don’t suppose you know of anywhere I could stay? Not that this place isn’t lovely!” I rush to amend when her eyes squint even more. “I just can’t afford it, that’s all. So, anywhere I could rent for cheap, maybe?” The woman doesn’t speak, but steps out from behind the desk and makes her way across the foyer to a small office. Perhaps she knows a place. I wait for her to return. When she does, she’s holding a small sticky note with something written on it.
“My grandson, he’s probably about your age,” I take the note from her, which has an address. “Daniel. He lives on my property up north, not too far from your cabin. You’re welcome to stay there until the repairs have been done,” she returns to her place behind the desk and blinks at me.
“Uh, do you...want me to pay rent? Or anything? I can’t just stay free of charge,” I’m fumbling for words, trying to understand why this old lady just told me to stay at her grandson’s house, and didn’t ask for a thing in return.
“No rent, just keep the boy company. He doesn’t come into town much, and I worry about him. I’ll let him know you’re on your way.” I stare for a few moments longer, still confused by the whole situation, until she actually shoos me out the front door. “Food’s on you, though! You young men eat far too much to put on my tab.” She calls behind me.
The brisk wind is a slap to my face, and it brings me back to reality. This random old lady just offered me a place to stay, I could be walking right into the house of a serial killer or something! I shake my head, still trying to clear it, then set off toward the coffee shop I’d seen the night before.
It’s only a short walk away, and warm and cozy once I’m inside. They don’t have any fancy drinks, and I have a momentary crisis - how am I going to survive an indefinite amount of time without Starbucks? - before ordering a regular coffee.
Once it’s ready, I retreat to a table in the corner and pull out my laptop to do some research. There has to be somewhere else I can stay, right? Though I didn’t get any kind of negative vibe from the old woman, she’d been very quick to offer up the place, and at no cost? The whole thing sounds far too suspicious…

Customized Embroider Swimwear As Your Personal Business
Summer is just nearby, so you own an adornments machine, you can profit by designing your own swimsuits and seaside apparel!
Sunglasses, MP3 gamers, six packs and new sandals - it's summertime, and we'll soon be beachward certain. Equipped with sunscreen, inflatable bed mattress, beach towel, T-shirt cover-up, crossword puzzles and iPads, they'll be ready for a relaxing time in the sun. Who says they can't also generally be sporting the best in summer-fun embroidery?
Adding a Custom made Design
Starting this month, countless sun worshippers will head to the nation's beaches with regard to water-related recreation, and by the finish of next month, thousands of personal and community swimming pools is going to be open to swimmers, too. It can time, then, to costume these hordes of drinking water babies for the summer-long plan of beach and poolside activities.
Summer time apparel could be a lucrative product niche, whether or not you sell embroidered swimsuit, customized swimsuits, or bath towels, robes, and beach luggage. Above average mark-up and below-average storage space can add up to a lot of money, especially because swimwear is really a quick sell. At the time of buy, in fact , most swimwear purchasers are already in the mood to order swimsuit; they do not just impulse-shop swimwear when they are shopping for some other apparel items.
For merchants, the most inviting side from the swimwear story relates to all of the ways swimwear is used these days. No longer is a bathing suit destined only for the beach; whenever paired with shorts or a cover skirt, the swimsuit turns into a suitable substitute for a standard top-and the outfit can go anyplace.
What began as greatest accessorizing has reached an extremely blurry line, as go swimming attire is slowly changed into mainstream, non-swim apparel. So that as swimwear steps outside the range of beach and pool-appropriate clothing, other types of garments tend to be coming into the circle. These days, the garments worn with bathing suits like cover-ups, T-shirts, pants, caps and even sandals-are just like significant a part of the increasing category of poolside apparel.
This is actually the most exciting news for embelleshment companies and screenprinters, since the opportunity to coordinate swimsuits along with accessory items practically begs for embroidery.
In the clothing marketplace, swimwear is the exclusion to nearly every fashion guideline. Colors and styles deemed unacceptable or outdated are in some way acceptable for swimwear. Like look at the continued popularity of fluorescents colors in this apparel section. Retail price per sq . inch of fabric is greater than for most other garments; the designer swimsuit can cost three hundred (as much as a completely lined, linen jacket, though it uses about one 10th the fabric).
Why are individuals willing to disregard the rules with regards to swimwear? What is it about swimsuits that makes them so amazing?
Perhaps more than any other attire item, a swimsuit is actually a personal, intimate garment -- even more revealing than underwear, which is intended for private eye only. Instead, the swimwear wearer bares her spirit to the world as the girl bares vast amounts of pores and skin in public. For some people, the surprise potential of near complete exposure is daringly envigorating; for others, wearing a bikini is merely an acceptable way to uncover a truer, inner personal.
Swimwear comes in all shapes and sizes, made to fit every imaginable flavor and need. Sure, some fits are modestly proportioned to maintain body parts in check, but additionally, there are riskier, racier styles which flirt with the line of respectability.
Just as styles vary, techniques the reasons people wear tankinis. One guy may need an easy piece of fabric to nicely cover his body whilst swimming laps, but the following person may want a more exposing suit that's attractive to other sunbathers. And because each go well with has its own personality and particular function, a person needs several swimsuit to complement his various moods and functional requirements.
Active and Passive Swimsuit
What's the difference?
Most bikinis can be termed "active" or even "passive, " depending on if the wearer can partake in energetic (speed or distance going swimming, diving, water skiing ) or perhaps passive (sunbathing, wading, very hot tubbing) pursuits. For women, strength components that designate any suit for active sailing lessons etc include wide shoulder straps, wide coverage in the chest, upper leg and buttocks areas, full-suit and/or crotch lining as well as sturdy snap or belt closures. On the other hand, a match designed for passive activities might have these stylistic points: light-weight or near-sheer fabric, detachable straps, French-cut leg gaps, a low-cut back or maybe plunging neckline and ornamental baubles or three dimensional artwork.
Men's swimwear doesn't have exactly the same depth of variety present in women's, yet men additionally make swimsuit decisions based on the active/passive principle. For instance , the critical issue associated with snap waistband vs . string closure is dictated through sport; while most men put on drawstring styles for leisure swimming, surfers prefer a safely snapped waistband; a imply wave can render some sort of surfer suit less in case his waistband is elasticized.
Fit, Style, or Building?
Fit (the way a new suit fits the body) is the most important factor to bralilian bikinis buyers. Consumers are always thinking about what's popular and elaborate 'in, ' but only when it fits.
Size is essential to swimwear customers, particularly women. Style and general attractiveness is a secondary concern, and quality of building runs a close third. Final on the list, believe it or not, is brand recognition. With fashion outfits, it may not necessarily the case, although with swimwear, consumers would a lot rather wear a no-name suit that looks great than a designer suit that will looks terrible.
People wish to look their best when putting on swimwear. Many of the styles these days are designed for older women who are usually tired of wearing "old lady" swimsuits. These ladies really are a lot younger-minded, they don't really feel as old as they are. It is the "same attitude, different body" concept. Although a fortyish woman may want the same bathing suit as a twenty-something, the fit has to be designed differently to pay for her physical differences.
Neons and Prints
Although the suit, construction and style of a swimwear are primary considerations, colour is what attracts a customer to a suit in the first place. 'A person is drawn, nearly magnetically, to something together with color-especially bright, happy colours.
Neon colors are still within the swimwear scene - the actual brighter, the better. Neon-colored swimsuits will probably be around for a few much more seasons. And not only are fluorescents items popular, they're widespread.
Prints and patterns, actually are the swimwear buzzwords come early july; virtually every swimsuit manufacturer is providing plenty of prints to satisfy buyer demand for excitement and journey.
Trendy patterns, including pet prints and geometric styles, have been faring well using consumers. While animal images usually come in earthy dark, brown, camel and gray shades, abstract "splatter and splash" patterns feature bold shades, some neon hues as well as foil printing.
Mix and Match
The most recent swimwear philosophy "mix and also match" is part of the cause prints have become so popular recently. Customers can piece together bikini coordinates, pairing solids having prints, mixing complementary designs or creating a customized color-blocked look. The "build your personal bikini" concept evolved simply because women were dissatisfied along with swimwear size presentations. A female who needs a size ten top isn't necessarily a dimension 10 on the bottom.
Numerous bikini purveyors have jumped on to the bandwagon of providing mix-and-match styles, not only since it makes sense, but also because it can good for business.
The biggest disadvantage about mix-and-match swimwear is the fact that to make it work, a merchant must stock each design in every size, color along with print available. It works nicely for a larger retailer which has the capital to invest in an extensive stock. It's not a great concept regarding small boutiques, unless the particular supplier will accommodate person orders.
For embroiderers, but swimwear separates present an excellent opportunity for embellishment. The many designs that combine prints in addition to solids can be embroidered together with simple stock designs, key pad lettering or coordinating styles and prints to connect the components together in a total look.
Beyond Swimsuits
Adornments has always helped develop a fashionable ensemble wardrobe, which is exactly what today's consumers would like in swimwear. Because the matched look is popular, producers are now offering apparel as well as accessories in fabrics and also prints that match their conventional swimwear lines.
Cover-ups, extra-large shirts, shorts, leggings, paréo, caps, totes, sandals, tresses accessories and even jewelry are generally priced individually, yet they may be rarely sold one at a time. Individuals want a total swimwear closet, and that means not just a go well with, but the clothes worn before & after swimming.
While ensemble add-ons may have originally been utilized to sell specific swimsuits, a possibility necessarily that way anymore. Cover-ups, sarongs and hooded outdoor jackets that coordinate with slimming bathing suits are designed to extend a user's wardrobe, not limit this. You can pair a designed cover-up with a matching bathing suit or a solid suit within anyone of the colors inside the print. That way, if you have 4 different suits and 2 cover-ups, you can have as many as 8 different looks.
As the associated with swimwear (and what matches the swimwear category) modifications, manufacturers are quick to get on the trends. Several bathing suits can serve as crossover garments. Like when paired with pants along with a blazer, a standard tank turns into a camisole and a bikini best becomes a bandeau. A good part of today's μαγιό, too, may double as exercise equipment for aerobics, weightlifting along with modern dance classes.
Bralilian bikinis, it seems, is an ever changing clothes segment; what is popular in addition to appropriate today may be detested tomorrow; what is unthinkable as well as unimaginable this summer may be the primary concept next year.

As the associated with swimwear (and what matches the ملابس سباحة category) modifications, manufacturers are quick to get on the trends. Several bathing suits can serve as crossover garments. Like when paired with pants along with a blazer, a standard tank turns into a camisole and a bikini best becomes a bandeau. A good part of today's swimwear, too, may double as exercise equipment for aerobics, weightlifting along with modern dance classes.
Bralilian bikinis, it seems, is an ever changing clothes segment; what is popular in addition to appropriate today may be detested tomorrow; what is unthinkable as well as unimaginable this summer may be the primary concept next year.

So that as Badebekleidung steps outside the range of beach and pool-appropriate clothing, other types of garments tend to be coming into the circle.

Should Young Professionals Rent or Buy?
Should young professionals rent or buy?
Navigating your way through the property market can be difficult. Especially amongst the stamp duty changes, the reality of the housing crisis and the ever growing list of up and coming neighbourhoods. But for the likes of young professionals, there’s the added debate of renting vs buying.
The internet is full of articles on the topic, written by people firmly sat on either side of the argument. In fact, we’ve even published two blogs on the topic in the past. One of which explored the mother lode of anxiety experienced by millennials, where the housing crisis was to blame. Another details why many young professionals aren’t buying anymore.
So, we decided to talk to some professionals. We conducted our own research* and asked, “Should Young Professionals Rent or Buy?”
Here’s what we found out.
Andrew Turner, CEO of Commercial Trust Limited Commercial Trust Limited is a specialist UK broker, who deals with three types of loans: buy-to-let mortgages, commercial mortgages and bridging loans.
When it comes to what is wiser, rental or purchase, in this current housing ‘crisis’, I believe it really comes down to the individual’s financial planning and personal future considerations. The housing market is suffering from a shortage of properties and increasingly higher property prices. However, I believe that buying is still a stronger proposal for young professionals, providing they have no immediate plans to move on. You are buying into your future in that location and although affordability will ultimately be the deciding factor, there are still many properties out there that are reasonably priced for first time buyers.
Lyn Alden, founder of Lyn Alden Investment Strategy Lyn provides market research to individual investors and financial professionals.  Her work has been featured on The Street, Federal News Radio, Business Insider, and US News and World Report.
For a typical professional that starts a job in their 20’s, research shows that there’s a more than 4 in 5 chance that they will leave that job within five years.  The average worker now changes jobs over 10 times in the course of a career, which is significantly more frequently than in the past and affects people of all ages.
People interested in buying a home in their 20’s or 30’s should seriously consider how a job change might affect their situation.  Especially outside of certain cities, a job change in an advanced field may require relocation.  For that reason, renting is wiser until you’re confident that you’ll be in the area for a while, and even then, it’s not always the right choice.
One thing to keep in mind is that a home is an investment and should be compared to other investments if you’re considering buying one for that purpose.  Putting a down payment onto a home in exchange for lower monthly housing costs and the possibility of appreciation is one way to build wealth gradually, but continuing to rent and putting that same down payment into other investments like equities can result in similar returns over long periods of time.
Timothy G. Wiedman, D.B.A., PHR, SHRM-CP, Associate Prof. of Management & Human Resources In addition to earning two graduate degrees, Timothy has also completed a certification in Financial Planning at Old Dominion University and taught a university course on Personal Finance.
As the cost of rental units continues to rise in many areas of the country while mortgage interest rates remain affordable by historical standards, we often hear that “it’s cheaper to buy than to rent these days.”  And while (in many locations) that statement may often be correct, potential first-time buyers should definitely consider the following aspects of becoming a new home-owner.
The Mortgage Deposit Required.According to a September, 2015 article in The Guardian, the median price of an existing home throughout much of the UK (excluding pricey London) was roughly £160,000. And most mortgage lenders generally require a 10% deposit, which works out to £16,000 for an average, median-priced home. So even if a home in a less-expensive area can be located, the deposit will still be a major consideration.  In fact, on its website, PricedOut.org.uk states that it can take 12 years for many folks to save enough for that deposit, and they also estimate that 3.5 million taxpayers are effectively priced out of the home-buying market because of unaffordable prices.
Upfront Fees. While these fees can reflect a wide variety of variables, they include items such as solicitors’ fees, valuation reports, Stamp Duties, etc.  These costs must be estimated and saved for in addition to the mortgage deposit.
Settling In. Your new home may look absolutely wonderful to you when you make your initial buying decision.  But is it actually “move-in” ready?  After I took possession of my last home, before even moving in, I replaced all of the carpeting, put in a new kitchen floor, and repainted most of the interior.  A few months later, I put on a new roof (after the old one began leaking — the home inspector had told me that the roof was on its last legs, so I wasn’t really surprised).  Shortly thereafter, I put vinyl siding over the old wood shingles, installed new gutters, downspouts and soffits, and capped the exterior window trim.  Later that year, most of the interior window treatments were replaced, as were the kitchen and bathroom counter tops.  Then came a new mahogany front door (with a frosted oval of leaded glass).  Get the picture?  (And I haven’t even mentioned replacing the 26-year-old furnace a year after that.)  If you’d formerly lived in an apartment complex that had a professional maintenance staff, much of this will be an expensive new experience!
Never-Ending Chores. If you don’t own a lawn mower, weed-whacker, hedge trimmer, various lawn & garden implements, a couple of ladders, a 50-foot garden hose, and possibly a leaf blower (depending on where you settle), you’ll start spending some of your “free time” at Argos spending money and making new friends.  And you’ll also gradually learn about minor plumbing and electrical repairs — and who to call when you can’t fix it yourself.  Maintaining a home is a never-ending series of chores.  Some folks enjoy the challenge, but others do not!
How Long Will You Stay? If you’re likely to move after just a few years, buying may not make sense.  Check the recent annual appreciation rate of homes in your area.  Then consider the fact that in the early years of a mortgage, you’re mostly paying interest — your equity stake doesn’t go up much at all.  Further, you’ll also incur moving costs if you relocate.  Will your home’s appreciation cover those items?  In some locations, it might after just a few years; but think about it up front if there’s some likelihood of a job-transfer in the fairly immediate future.  (Sometimes an apartment lease may have an “escape clause” if you get transferred; and even if your lease doesn’t include this provision, many employers will cover the cost of any penalties that you might have to pay your landlord for an early termination of your lease if they ask you to move to another company location.  Early in my business career, I was transferred several times.  I was strictly a renter back then, and that made each transfer-related move a lot easier.)
If you’re still convinced that buying is cheaper than renting (and can afford everything mentioned above), take the leap.  Over time, most homes appreciate; so, in the end, it’s generally not as expensive as it sounds.  Further you have to live somewhere; and unless you stay with mom and dad, it won’t be free.  I’ve bought and sold several homes and always came out ahead of the game — but I didn’t get rich either!
Andrew Gardiner, CEO and Founder of Property Moose Property Moose is an online property crowdfunding platform that allows individuals to invest in property from just £10.
Ultimately, I believe it comes down to the individual’s circumstances. Buying may seem out of the question unless you have a large amount of capital to begin with, hold expert knowledge of the market and have the energy to manage the property. It’s this exact issue which Property Moose tries to solve. We’ve attempted to simplify, revolutionise and democratise the property market. Through the power of property crowdfunding, all you need is £10 to become a home owner and earn rental income. We hire local expert agents who manage the properties so that you can be a landlord without any of the usual chores. In addition, considering the lower entry point, you could spread your capital across many of our investment opportunities, thereby building a diverse portfolio. Like traditional property investment, your capital is at risk if you invest, however, we select our property’s very carefully in attempt to minimize this risk, though property prices can go up as well as down.
