The ten best modernist buildings in North America are "sculptures that you can live in"
Nonprofit organisation USModernist documents, promotes and preserves North America's modernist architecture. Here, director George Smart names his ten favourites including an airport terminal by Eero Saarinen and a beach house by John Lautner.
Based in Raleigh-Durham, North Carolina, USModernist has been working since 2007 to document modernist buildings, some of which are under threat, across the continent.

"Just like stock car racing or sushi, modernist architecture is not for everybody," Smart told Dezeen.
"There are some people that just don't like it, and that's fine," he explained. "The important thing is that, because there are so few of them, that we recognise that many of these houses are really sculptures that you can live in".
"We wouldn't take a piece of art and go tear it to pieces. Similarly, we want to try to keep these houses, which are like works of art, from being destroyed."
Smart noticed a particular uptick in threats to modernist buildings in the 2000s, which prompted him to found USModernist. Now the organisation has documented upwards of 8,000 buildings.
"Modernist architecture is very optimistic," he said. "It tends to point us towards a future that's going to be better and happier."
"Most people who don't like modernist houses have never spent the night in one, they just don't get the vibe that is brought about by designing a house differently," he continued.
"I think people who know and love these houses and buy them just adore the feeling that their house gives them."
USModernist also has a huge, free-to-access digital library of 20th-century architecture magazines as educating the wider public about the importance of these buildings is central to USModernist's goals.
"We want to avoid what I call the Priscilla Presley syndrome," said Smart. "Priscilla, wife of Elvis, who took a perfectly wonderful John Lautner modernist house, and turned it into this Italianate villa, when what she should have done is just gone out and bought an Italianate villa."

Frey II in Palm Springs, California, by Albert Frey
"This last, final home of Albert Frey is the perfect small weekend getaway with one of the best views in California (above and top). It is also an incredibly efficient use of space and was built around a giant rock, which sits in the living room.
"On a more reverent note, there are people, including myself and the architecture curators at the Palm Springs Art Museum, who consider this 1964 house to be the high temple of desert architecture, as it is the epitome of a building integrated into the earth around it."
Catalano House in Raleigh, North Carolina, by Eduardo Catalano
"Argentinian professor Eduardo Catalano created one of the first hyperbolic paraboloid residences in 1954, which instantly became an international sensation.
"The house was tragically destroyed in 2001 after years of neglect. This loss inspired the creation of what became USModernist. Bold, dramatic and fun to live in, it continues to amaze us, even 20 years after its demise."
TWA Flight Centre at JFK Airport by Eero Saarinen
"The recent renovation, restoration and addition to Eero Saarinen's TWA Flight Centre at JFK Airport is one of America's finest restoration projects. The Port Authority of New York and New Jersey get huge credit for not tearing the building down in the past 30 years.
"Instead, they kept it in mothballs until the right developer could come along. And the right developer did. The main terminal, plus the two new hotel wings, make for a perfect overnight stay – but the real secret is the 50,000-square-foot underground conference facility designed by Lubrano Ciaverra, which has barely been covered by the media. It's the only major conference facility at the airport."
Frank Sinatra's Twin Palms House in Palm Springs, California, by E Stewart Williams
"In 1947 Frank Sinatra commissioned the first of a couple of Palm Springs houses, this one by E Stewart Williams. It put Williams on the map as an up-and-coming architect.
"It was famous for a rollicking fight that Frank had with his then-wife Ava Gardner; you can still see cracks in the bathroom from when she threw a bottle at him. Where most living rooms had a phonograph and radio console, this one has professional audio recording capability built-in.
"I think it's an urban legend that the pool is shaped like a piano, it's just a coincidence. The house is open for Modernism Week every year, for tours and parties (where you'll find us); the rest of the year, you can rent it."
Holy Comforter Lutheran Church in Belmont, North Carolina, by Odell Associates
"This tiny 1959 church is way off the beaten path, about a half-hour from Charlotte in Belmont. Less known than others on this list, it was designed by Odell Associates but the real genius came from the project architect Charles Lyman Bates.
"His geometric stained-glass panels throughout the interior create a modernist spirituality in a way that still feels entirely original. The feeling I got, walking in, was a spiritual combination of religion and progress; the space is imbued with deeply gorgeous light. It's like God has a really swanky new house."
Via 57 West in New York City by Bjarke Ingels Group (BIG)
"All I want for Christmas is an apartment in this building, which sets the tone for a new era of modernism in New York City. Bjarke Ingels is this century's Frank Lloyd Wright and I'm going on record with that statement.
"It's fun to see the building from the air on Google as well as from the water if you're on an architectural walking or boat tour (often sponsored by AIA New York Chapter); it's a departure from any other building on Manhattan's skyline. On a personal note, please find me if you have a lead on getting in!"
Ralph Atkinson House in Monterrey, California, by Gregory Ain
"The LA architect Gregory Ain was on the FBI's watchlist for decades because he dared to advocate on behalf of integrated housing in 1950's California. He and partner James Homer Garrott, an African American architect, designed this house in Monterrey in 1959 when they had an office in Silver Lake.
"On a tall and steep cliff over the Pacific, it is not an exaggeration to say that this home is one of the most beautiful, spectacularly sited houses in America.
"We often try to track these houses and to learn about their owners; this one was last sold in 2020 to a mysterious buyer, who has stayed anonymous with the help of a lot of lawyers and accountants. But if you're ever in the area, it is everyone's dream Instagram post."
Casa Marbrisas in Acapulco, Mexico, by John Lautner
"Lautner in Mexico. John Lautner is the architect of record, the project architect is Elena Arahuete. Together they designed one of the most amazing residences in Mexico. Or anywhere, for that matter.
"It's an incredible fusion of sky and sea and water, even though it's high up on a cliff overlooking the ocean. Not open to visitors, the house has been featured in several Lautner documentaries."
Desert House 1 in Palm Springs, California, by Jim Jennings
"This is a desert example of complete efficiency, a one-bedroom, one-bath house that perfectly bookends Frey's home of 45 year's earlier.
"Once inside the walls, you are part of completely relaxing, simple, minimal space, at the same moment inside and outside, very private, cloistered. I'd call it monastic."
Victor and Elizabeth Hunt House in Malibu, California, by Craig Elwood
"Designer Craig Elwood had a red Ferrari and was a master of promotion in mid-century Los Angeles. Derided by the architecture profession, of which he was formally not a member, he rose to fame via three homes that were included in the iconic Case Study Houses published by Arts and Architecture magazine.
"The Victor and Elizabeth Hunt House in Malibu was immaculately restored in 2020 by Ellwood-whisperer Barton Jahncke, who specializes in Ellwood restorations, for its loving new owners and noted preservationists, Diane Bald and Michael Budman."

I Want Crazy (A Hunter Hayes Fanfic)- Chapter 3- Meeting

"Sav" Amelia called from downstairs jolting her awake. Savannah didn't realize that she fell asleep. 2 hours had already passed. "The truck should be here in about 20 minutes!" Savannah sighed. She thought about checking out the rest of the house to pass the time. She walked down the hall into her mother's room. It was empty except for the basic furniture in place. Attached to her master suite was her own private bathroom. The other three rooms on the floor shared the second bathroom on the upper level, but luckily for Savannah, she wasn't going to have to share it. She continued her own personal tour by making her descent down the stairs. She breezed past the foyer and headed into the living room. It was a pleasant size, not as big as back home, nevertheless, it would do. Next the kitchen. Savannah was actually very fond of the kitchen. As opposed to many New Yorker's, Savannah and her mom actually loved to cook dinners. They didn't need to hire their own personal chef for that. The kitchen was grand. She now realized why her mom had decided on this place. She knew that this would be the place they both spent the most time in. Back home, no matter what was going on with school or her friends, Savannah could always count on cooking dinner with her mom almost every weeknight. They both also loved to bake.
The other place Savannah would be nightly was her balcony, so she was glad that there was at least a wrap around porch. It wouldn't give her the same view as being up higher on the second story looking out onto the city, but the view here was endless nature that could be seen all around. She could picture watching the summer sunsets. The outside of the house still wasn't as pleasant as she would have liked but Savannah was already opening her heart to a new home. The dining room seemed unimportant as did the rest of the house, after she saw the magnificent kitchen. After all, she did have all year to explore the depths of this house. "Mom, can you run- Holy shit, what the heck are you wearing!" Savannah screamed at the sight of her mom in jean shorts and a button up short sleeve red shirt.
"Calm down Savannah. I told you things were going to be different. You should have taken up my offer to buy suitable clothes before we left" Amelia said looking at herself in the mirror approvingly. "Yeah right mom, I wouldn't be caught dead shopping at a store wherever you get those," she pointed out. "We'll these are my working clothes. So if you're happy ruining your designer clothes I bought you, then so be it. But I am also not buying you any new clothes to replace the ruined ones. Now what were you going to ask?" Amelia questioned. "Ughh" Savannah paused trying to regain her thoughts from before she was distracted with her mom's fashion disaster. "Oh yeah, can you go to the store real quick and pick up some food?" "Colton is on his way. But, don't get too used to him being around. He's going to leave and head back to Manhattan for the rest of the year."
"Umm excuse me mom?!?" Savannah screamed. "We're going to die! Die I tell you. First the clothes and now Colton. How are we going to get around?" Savannah questioned, actually stunned. "We're going to be just fine sweetie. Now the truck is here. So come help me unload it." Savannah walked back outside to the musty smell of the countryside. "Why can't the truck people do it? That's what they're here for. You seriously expect me to pick up those boxes. As if. I don't want to break a nail." "Savannah Grace Belmont you better get-" "Your butt out here and help unload these boxes," Savannah mimicked her mom's voice. "I was just kidding. Calm down." "Sorry, it's just, I want everything to be perfect." "For what?" Savannah asked.
"I don't know. I just... I don't know when I'll run into your dad and I don't want to be stressed out about the house. I just want to be able to be relaxed and be able to bring him over if the opportunity presents itself" Amelia said. "Oh I see," Savannah snickered knowing what her mom really meant. Savannah climbed in the back of the truck and started pulling out boxes she could lift. Of course the truck driver helped with the really heavy boxes. And they didn't pack any furniture, so at least that would help reduce the workload. She located the ones with her name on it and put them aside. They finally unloaded the last of the boxes from the truck, but the work was just beginning. The heavy boxes found themselves stacked in the foyer and the rest were just sitting in the driveway. Now they had to actually take them inside. That was where the truck driver's services ended. He hopped in his truck and pulled out of the driveway. All the walking around was killing Savannah's feet. She decided that as soon as she found her shoe box, she was changing out of the heels she was wearing and into something more suitable. And her dress for that matter. She walked over to her pile and picked up a large box. She couldn't even see in front of herself so she was going to have to trust herself not to fall. She started to stumble and the box wobbled in her hands. Before she knew it someone had taken the box from her. "What do you think you're doing?" she asked, realizing it wasn't her mother when she heard a male voice laughing. "What's so funny?" she asked, still not able to see who it was. It finally clicked. It was probably Hunter, whoever that was. "Nothing" he replied quickly trying to hide his laughter. "Okay well if you think that's so funny, have fun carrying the box up the stairs" Savannah replied now laughing back. "Well are you going to give me directions?" he asked. Savannah agreed and grabbed a smaller, less heavy box and followed him into the house telling him where to go. She still didn't get a good look at his face. But, obviously he was on the shorter side, considering he too couldn't be seen over the box while he was holding it. He was wearing greyish-black skinny jeans and a white tee-shirt with a baseball cap to top it all off. It definitely wasn't what she was expecting. She was picturing a Channing Tatum sort of Celebrity. But, she still hadn't actually seen him yet.
"Here is good" she said as they entered her room. They both set down the boxes they were carrying. And now was the moment of truth. She looked up to see a rather handsome guy standing there. Sure, he was no Channing Tatum but, he wasn't bad looking either. Not what she pictured at all. His blonde hair seemed to sit perfectly on his head in a messy sort of way. He smiled at her. He had a great smile. One she wasn't going to forget. His blue eyes were looking straight into her brown ones. He looked more like he was supposed to be a member of the boy band One Direction, not a country singer. He was way more modern than an old fashion cowboy which was what she was picturing. "Thanks. You must be Hunter, I'm Savannah but, I go by Sav. Your mom came by earlier and said she would send you over," She said. Savannah started to blush knowing she sounded stupid. Then again what did she care? Sure, there was a good looking guy standing in her room, who was apparently famous but that didn't change anything. She didn't want to get attached to someone, since she was only going to be here a year and was on a specific mission. She thought to herself, 'I did not come here to fall in love and have some fling that would be over as soon as I moved back to the city.' "Nice to meet you Savannah, I mean Sav." He said, taking her hand in a firm but friendly handshake. Hunter thought Savannah was beautiful, just like most people did. It wasn't even possible to find anyone who would say she had an ugly bone in her body. But, that didn't change the fact that he saw her as a rich girl who was probably stuck up and cared more about her clothes and looks than anything else. Hunter wasn't looking to be sucked into the "elite" world and he wasn't really even looking for a girlfriend. Plus, he could count Savannah out. Sure she was dressed in nice designer clothes, but he already tried the whole dating thing with someone who seemed to be a lot like Savannah. And let's just say, that didn't work out.

A 1973 house with four bedrooms and two and a half bathrooms designed by the architect Peter Q. Bohlin
This wood-and-glass house is built on the fieldstone foundation of an old barn in a village that is 10 miles north of Scranton, Pa., and two and a half hours northwest of New York City. It sits on 26 rolling acres surrounded by mature trees and the poetic remains of farm outbuildings. Mr. Bohlin, who may be best known for Apple’s minimalist stores, designed the home and a 1990 addition.
Size: 5,108 square feet

Indoors: The building, with its gray-stained wood siding and large, square windows (often framed in cherry red inside the home), is long but not linear. Sawtooth columns of glass edge the brick-paved foyer. On one side is a living room with a fieldstone chimney that soars to the double-height ceiling. On the other side is a formal dining room with a long built-in credenza and verdant views.
The adjacent eat-in kitchen has white cabinets and appliances, butcher-block countertops and linoleum floors. Passing through the kitchen, you reach the skylighted addition that the owners use as a study. Beams taken from an arbor that was dismantled to create the addition are interlaced below the ceiling, and a second fieldstone fireplace occupies the end of the space.
Upstairs, the master bedroom overlooks the living room. It is edged by a waist-high zigzag wall with built-in storage, and has wide, treetop views. The master suite includes a walk-in closet and a bathroom faced in slabs of Vermont slate.
A sitting room that overlooks the foyer has interior shutters that can be closed for privacy. This floor also has three guest bedrooms that share a bathroom.
Outdoor space: Partially covered stone patios are in front and back. A long arbor extends from the attached two-car garage. (Grapevines were once planted there, but did not take.)

This home is in the Belmont Shore neighborhood, below East Second Street, a shopping district with boutiques and restaurants densely lining streets with a tree-studded median. The beach is four blocks away.

Indoors: The current owners, who bought the house in 2002 and did some renovations soon after, have used it as a single-family dwelling, but it was designed for two families. The layouts are identical, with each floor opening into a large living room that flows into a dining area and takes a right into a square kitchen with an adjacent laundry room. A short hallway leads from the dining area to a pair of small bedrooms that share a bathroom with a combined tub and shower. Most of the floors are the original oak; the kitchen has linoleum floors and tile walls and countertops.

The second-floor kitchen includes a Wolf range. You’ll find a bright-green bedroom below and an acid-yellow bathroom above. Outdoor space: French doors in the lower living room open to a covered front porch. The units share a rear patio, and each has access to a one-car garage. The lot is 0.07 acres.

This house is in the South Tracy-South Black Avenue Historic District, three blocks from the heart of Main Street. It was built for a businessman and his family who used it as a town home in winter, relocating to their rural ranch in summer. The most recent renovations were completed in 2017.
Size: 2,310 square feet

Indoors: The main level has 11-foot ceilings and solid white-oak floorboards with hemlock baseboard trim. New windows and doors fill the original frames, and custom wrought-iron spindles match the existing metalwork on the staircase.
The modernized interior includes a living room with a gas fireplace that flows into a kitchen with stainless-steel appliances and granite countertops. A separate formal dining room has a bay window.

The other half sold were built professionally. “Often,” writes Messy Nessy, “local builders and carpentry companies purchased homes from Sears to build as model homes and market their services to potential customers.” These houses could have a significant effect on the character of a neighborhood. Not only could potential buyers see firsthand, and participate in, the construction. They could order the same or a similar model, customize it, and even—as the company tells us in its own short history of the “Sears Modern Home”—design their own homes and “submit the blueprints to Sears, which would then ship off the appropriate precut and fitted materials.” Sears sounds modest about its impact. The company writes it was not “an innovative home designer” but instead “a very able follower of popular home designs but with the added advantage of modifying houses and hardware according to buyer tastes.” But Sears houses aren’t beloved for their architectural sexiness, but for their sturdiness and variety, as well as their impact on “the emotional lives of rural folk,” as Messy Nessy puts it. “The Sears mail-order catalogues were sitting on kitchen countertops inside millions of American homes, allowing potential homeowners to both visualize their new home and purchase it as easily as they might have bought a new toaster.” Building a house required a little more investment than plugging in a toaster, and required a 75-page instruction book, but that’s another part of why Sears house hunters are such a dedicated bunch, awestruck at each still-standing model they’re able to photograph and match up with its catalog illustrations and floor plans. This was the largest and most expensive model the company offered, “a three-story, eight room neo-Georgian with a two-story columned portico, porte-cochere, and sleeping porches.” (Mint juleps and servants’ quarters not included.) Sears eventually offered three build qualities, Honor Bilt, Standard Built, and Simplex Sectional. At the lowest end of the price and build spectrum, the company notes, “Simplex houses were frequently only a couple of rooms and were ideal for summer cottages.” Many of its low-end and early models did not include bathrooms, and the company sold outhouses separately. But due to innovative construction methods, even the least expensive houses held up well. Because the company lost most of the records after its kit house business folded, it can be difficult to identify a Sears house. Ten need-to-know modernist buildings in North and South America
From Frank Sinatra's house in Palm Springs to a cliffside home in Acapulco, here are 10 beautiful pieces of modernist architecture that non-profit USModernist is fighting to preserve.
USModernist director George Smart has picked 10 of his favourite examples of mid-century architecture across North and South America.
"Just like stock car racing or sushi, modernist architecture is not for everybody," Smart told Dezeen.
"There are some people that just don't like it, and that's fine. The important thing is that, because there are so few of them, that we recognise that many of these houses are really sculptures that you can live in," he explained.
"We wouldn't take a piece of art and go tear it to pieces. Similarly, we want to try to keep these houses, which are like works of art, from being destroyed."
Based in Raleigh-Durham, North Carolina, USModernist has been working since 2007 to document modernist homes and buildings across the continent. Its staff and community of modernism fans comb through the archives of notable modernist architects and track down their built works to photograph and document them.
USModernist also has a huge, free-to-access digital library of 20th-century architecture magazines. Educating the wider public about the importance of these buildings is central to USModernist's goals.
"We want to avoid what I call the Priscilla Presley syndrome," said Smart. "Priscilla, wife of Elvis, who took a perfectly wonderful John Lautner modernist house, and turned it into this Italianate villa, when what she should have done is just gone out and bought an Italianate villa."
Smart noticed a particular uptick in threats to modernist buildings in the 2000s, which prompted him to found USModernist. Now the organisation has documented upwards of 8,000 buildings.
"Modernist architecture is very optimistic. It tends to point us towards a future that's going to be better and happier," Smart says on the appeal of the style.
"Most people who don't like modernist houses have never spent the night in one, they just don't get the vibe that is brought about by designing a house differently," he explained.
"I think people who know and love these houses and buy them just adore the feeling that their house gives them."

Madrid, Spain
This micro apartment in Madrid takes advantage of its 13 foot ceilings with a vertical space that goes beyond the 226 square foot floor plan. Design firm MYCC created a stacked design in order to provide levels for a living area, work space and sleeping, all accessed by a wall-mounted ladder.
