As always I am much less well versed in policy solutions to chronic homelessness than I am options to tackle general housing affordability and they are in important ways different issues. But my extremely uninformed opinion is always if someone's life improved because you gave them a place to live when they didn't have one and you also did [second thing] I would like a very very good explanation for what exactly the second thing contributed or what barriers to the first thing the second thing resolved.

Natsu’s arms wrapped lazily around Lucy’s waist as his forehead rested on her shoulder. He had seemingly completely tuned out the conversation going on around him as the rest of the team discussed future job prospects. When they’d asked what sort of jobs he wanted to take, he simply replied, whatever lets me kick and pays Lucy’s rent—a sentiment she appreciated but knew would go completely forgotten the moment he let loose and set fire to some poor, unassuming building. His vague guidelines left the rest of them free to pick and pitch their own options to the rest of the group before he busied himself nuzzling his nose into Lucy’s side.
Natsu had always been handsy. He’d always liked to touch her, even when his timing was truly and deeply inappropriate. While it had once bothered Lucy to no end, when they finally stepped from the "friends" stage into the "something more" stage, she had grown to enjoy his little affections. His skin was always so warm against hers, and his touch soothed her in a way she couldn’t even begin to describe. It always brought such comfort to feel his arm around her shoulder or his hand on her waist. She’d be remiss to complain about it and lose out on the love she felt in Natsu’s affections, so when he snuggled up to her in the guild hall, she simply let him be as she quietly revelled in the affection.
"This one’s for 150,000 jewel—wipe out a couple monsters in Mount Hakobe," Gray said, sliding a piece of paper across the table for the rest of the group to examine. "Should be easy enough."
Erza picked up the leaflet and examined the fine print.
"This sounds like a fair option," she mused. "What do you think, Lucy?"
"Split four ways doesn’t cover my rent," she sheepishly replied.
"Five ways!" Happy chimed in, much to Lucy’s chagrin.
Before Lucy could sink her teeth into the sniggering exceed, Erza interrupted with her pick.
"I picked up a retrieval job—280,000 jewel to clear out a cave of monsters and reclaim a set of gemstones in there," she explained. "High risk, but high reward."
Lucy hummed in soft affirmation, her eyes sparkling at the prospect of such a high reward. Before she could get too carried away, she glanced over at her partner, hanging onto her side.
"What do you think, Natsu?"
Natsu, who had clearly not heard a word come out of Erza’s mouth, simply grunted in response. He seemed much more occupied grazing his lips over the exposed skin of her shoulder. Lucy felt a light blush dust her cheeks when she became aware of what he was doing. Just because she was used to his affections didn’t mean she would ever stop being flustered by them. But seeing as he was doing no harm beyond making her a little flustered, she let him be and tried to draw her attention back to the rest of the table.
"What’d you pick out?" Gray asked, trying to ignore their teammate’s lack of social awareness.
"Well, I- um-" she stuttered out, trying to maintain composure as she became hyper-aware of the sear of his lips on her skin. "This one’s a few towns over, but-" Her breath hitched as she felt him trailing slowly up her skin.
He paused for a moment, seemingly finding purchase in the dip between her shoulder and neck, and Lucy found herself able to relax now that he had stopped his upward trail.
"They’re looking for a group to help them with, ah-!"
She was cut off when she felt Natsu press a light kiss to her shoulder, which made her jolt in surprise. Gray and Erza both regarded them with strange looks that Lucy simply tried to ignore as she gently swatted Natsu away from her. He begrudgingly shifted his attention away and rested his chin on her shoulder.
"Sorry… I, um- what was I…?"
Her hands shook slightly as she glanced back down at the piece of paper that she had torn off the request board. The words were beginning to blur together, and suddenly she felt hot. Sucking in a breath, Lucy glanced up at her teammates faces and saw them looking back with expectant gazes. Natsu wasn’t even doing anything anymore, but the absolute mortification of him doing something like that in public had fully settled in. Determined not to make a scene, however, Lucy tried to quickly move on.
"It’s- um… monsters, or, er- no! Bandits, I think…"
She still couldn’t quite make out the words on the paper, so she simply had to rely on her memory from when she read it the first time—which was slowly beginning to grow hazy on her.
"Do you guys need a room or something?" Gray said, his uncomfortable gaze flicking between her and Natsu, attached to her side.
"No!" Lucy cried out in embarrassment, capturing the attention of the group at the table next to them, to which she offered a sheepish and apologetic smile. "No, we’re- I’m fine."
He looked sceptical, but Lucy was not about to let Natsu’s inappropriate affections come between her and making rent on time this month.
"There’s been a group of bandits targeting a small town, and-" She swallowed thickly as she felt Natsu’s warm breath on the back of her neck. "And they’re looking for a group of wizards who can help th-! Natsu!"
What little composure left in her body was swiftly drained away as she felt her partner press his lips to her neck with no regard for the circumstances or surroundings. Instinctively, Lucy smacked Natsu’s arm in an attempt to swat him away, no longer trying to maintain any subtlety when it became clear that he had none. She could hear his cackling as she buried her face in shame, hiding her cherry-red cheeks from the rest of the team in her mortification.
"If you two need some time alone, we can always reconvene later," Erza awkwardly suggested, averting her gaze from the duo and their one-sided public display of affection.
"No!" Lucy all but shouted. "N-no! We’ll just take the job you picked. Is that okay with everyone?" She asked, her words coming out fast and leaving no time for reply. "Great! I’ll let Mira know!"
With that, Lucy grabbed the flyer off of the table and stormed off in Mira’s direction, gaze down so far that she was practically only seeing her feet in an attempt to maintain any shred of dignity.
She simply supposed that the loss of dignity was the price she paid for a relationship with one Natsu Dragneel.

When Mohamad Khalil Aldroubi heard that his landlord would be increasing the rent by up to 5.5 per cent starting last May, he started knocking on his neighbours’ doors. 
Aldroubi’s family has lived at an apartment complex at 71 Thorncliffe Park Dr., Toronto, since 2015. He has five kids. Like him, other tenants at other apartment complexes at 71, 75, and 79 Thorncliffe Park were already struggling to manage previous rate hikes. 
Ontario’s rent control guidelines set by the Landlord Tenant Board (LTB) cap yearly rent rate increases in line with inflation, which is 2.5 per cent year-over-year for 2023 and 2024 respectively. But landlords can apply to the LTB for Above Guideline Increases (AGIs) for reasons such as construction and maintenance expenses.
Aldroubi and his neighbours say this AGI is unjustifiable. 
“We met in the lobby multiple times. We started very little, a shy group. Then we built trust between each other,” Aldroubi said. [...]

"Ontario's delay-ridden Landlord and Tenant Board (LTB) is prioritizing applications from landlords asking for above guideline rent increases until the end of the year, according to a memo obtained by CBC Toronto. 
An LTB spokesperson confirmed the plan to focus on above guideline rent increases (AGIs) and previously adjourned matters because they make up a large proportion of the board's aging caseload. 
"Focusing on these applications will help ensure that the oldest applications get scheduled and heard as a priority, as the LTB continues to find solutions to address service delays," said Janet Deline, in a statement.
Stakeholders on both sides of the landlord-tenant relationship are criticizing the move. They told CBC Toronto prioritizing AGIs puts the interests of corporate landlords ahead of tenants already facing sky high rents, and small landlords in debt from unpaid rent because of months-long delays at the LTB.
'It makes corporations richer,' tenant says
"You're pushing through stuff for corporations, instead of pushing through stuff for people," said Sharlene Henry, a tenant in Toronto's Weston neighbourhood.

observations on the future of social media in regards to P2P and Blockchains and decentralized protocols in general ie nostr/iris, bluesky etc, what it means in Threads, Tumblr and Twitter/X's case and what it means to us as users
prefacing this with I'm just a person with access to google and a hefty amount of curiosity and a layman's understanding of the subjects so I will most likely be wrong about a couple things but I just wanted to write this to get a discussion going in a public space about what these social medias mean for the future of the internet and what I think their goals are and also to just get my thoughts in order
P2P in the simplest of terms is how torrenting works, it is peer 2 peer sharing of information ie computer 2 computer, so for example if you download something sent to you by a person from google drive its person > google servers > you, however if you torrent somethings its person > you (well in actuality its Multiple people> you and that's what seeding is but I am keeping it simple for my own sake) So in my quest to find a way to p2p stream things directly from a computer to another computer not on the same network on github, I've found that a huge amount of research has been done in general on P2P implementation beyond just media sharing in the last couple of years
and subsequently I fell down a rabbit hole of P2P social media, so what that means is imagine a social media without a middle man or a direct company. Twitter right now works as such, person tweets > passes through twitter servers > you access their tweet as shown to you through the twitter servers this mode of information sharing requires physical servers to store this data on, most companies don't own their own servers but instead rent them, usually from amazon or google, and twitter is the same, in fact almost everything on the internet is hosted through amazon servers and they have intense monopoly worldwide (x) (x)
this is partially how countries can exert their laws on these social media companies
P2P makes all of this obsolete, reduces the overhead cost of servers and takes them out of the equation, the sharing of information will be pingponged through multiple computers instead of passed through one large middle man that can be prosecuted and contacted for hosting/platforming this data. personally I am very excited about the development of P2P technology however, this form of decentralized social media isn't new people have been experimenting with it since 2012 and the early internet ran on p2p (IRC), but the biggest difference now is that people have combined it with blockchains (bitcoin) (W3C ie Web.3 consortium pretentious name I know) and this brings me to the current Big Fish battle that is happening right now between IRIS(NOSTR)/Blusky and Threads, Twitter
So starting with IRIS, most people have probably not heard of IRIS but what IRIS is, is a p2p social media running on a protocol called NOSTR, ELI5 protocols are just Ways of doing things/sharing information/guidelines, ie emails are just a protocol called SMTP (simple mail transfer protocol) that companies can build things around ex: gmail, runs on SMTP protocol I stumbled on the ex CEO of twitter Jack Dorsey on IRIS and a couple things struck me first scrolling through the site and his account. first even though Jack Dorsey is on the board of directors for bluesky and helped in its development he more so wants NOSTR protocol and IRIS to succeed and seems to be pushing them more heavily even on his twitter secondly the little dollar amount tied to every post he makes,

this literary banger is apparently worth a dollar and a half in "Zap Coins" this leads me to speculate on the future of bluesky because to me it seems like IRIS is being used as a testing ground for bluesky, bluesky currently DOESNT have bitcoin tied to its posts like nostr does but it does have the groundworks laid in in its protocol! I offhandedly mentioned previously that social medias are combining P2P and blockchain this time around and thats exactly what is happening in IRIS and what bluesky seems to be working towards, now what does this mean in IRIS's case? well from my understanding is that creating accounts on IRIS is exactly like creating a crypto wallet, in that your account will have its own unique generated hash encrypted number and every post you make is like making a transaction in the blockchain ie it has its own hash attached to it hence every post you make has a monetary value pros > makes you hard to find, posts are decentralized and spread over multiple computers worldwide and encrypted >can make as many accounts as you want no need for verification you just need to remember the unique hash attached to them >no servers hosting your information governments and companies have less control cons (to me anyways lol) >monetized posts >the power balance gets shifted from companies and goverments to ISP's and their abilities to connect you to other computers worldwide >nothing can ever actually be deleted its all recorded, you can orphan posts from your account I think? but they will still be findable
what does this mean in Blue sky's case?
Well starting with the differences, Bluesky is NOT p2p it is running on its own self made "decentralized" protocol called ATP (@ protocol) it is very theoretical and doesn't have any actual implementation anywhere as opposed to NOSTR and other protocols that twitter and tumblr run on I read through it and looked up some things but I genuinely don't understand how its supposed to be decentralized especially with how it seems to be implemented in actuality, so currently bluesky has frequent outages and is slow to use, if it were decentralized these things shouldn't be affecting everyone? so from my understanding it says that everyone has their own server PDS (personal direct server) that will host their posts and that it all PDS will be connected via a crawler which will siphon that information to an app, which I GUESS is decentralized but what does PDS mean in this case? signing up to bluesky is most definitely not hosting your own server with your own posts, you are putting these posts on a server somewhere, but who is it owned by? I read some articles saying that bluesky is starting out by hosting their own servers for you in that case they've just invented twitter 2 but with more flexibility in regards to third party implementation anyways rant aside, the similarities, while iris isnt the same as bluesky, bluesky's philosophy seems to be in a similar vain to iris and blue sky is following iris' steps closely, while iris isn't owned by one single entity, blue sky board of directors want to make some cash money and I assume thats why they didnt fully lean into p2p
like I mentioned before Blue Sky's protocol has the capabilities for bitcoin integration baked into it (x) I dont know if they will try to monetize the posts in the same way directly in bluesky as is done in IRIS but the ATP is very flexible and what that means is that they can create a different monetary based app that you don't even need to sign up for you'd just use your bluesky credentials and you'd have a crypto wallet tied to your blue sky account because your ID isn't tied to just blue sky, its tied to anything running the ATP protocol
sound familiar? this is what Elon musk is trying to do with Twitter rn and this is basically where he got the idea, he wants to make twitter the one stop shop app for everything, but this isn't a fantasy unattainable idea this is coming directly from the protocols IRIS and Bluesky use, and I will not be surprised if in the near future we see him attempt to integrate bitcoin into twitter
Twitter, Threads and Tumblr (triple T haha 3T if you will) are all going to try and compete with Bluesky and Iris because ~money~, but they are doing so with.... *drum rolls* Mastedon! the dark horse or more accurately the protocol that Mastedon uses which is called ActivityPUB, Activitypub is older than both NOSTR and ATP and has a history of a wide range of implementation, however if you've ever used Mastodon you'd know its very limited in its capabilities when it comes to social media

This is basically I theorize/speculate is one of the reasons tumblr changed its looks, they are trying to standardize social media between all 3 of them and basically build bridges between each other so as to combat IRIS and BlueSky This is not to say they will become like Mastedon however, in fact between Threads which has a huge amount of money to throw at inventing things and polishing the Activepub protocol and Automattic which owns tumblr and has owned wordpress for even longer who have a familiarity with blogging platforms and multi integration across multiple platforms I think they can be strong competitors
dont ask me what twitter is doing, I am not even certain it will integrate activitypub 100% I just think thats the easiest and fastest way to try and achieve elon's goals and threads and tumblr are combining
so what does it mean exactly when these sites say they will use ActivityPub?
it just means that they are trying to build bridges between each other, that is very vague and obscure of course because idk how they will go about it, the most basic way is post sharing between sites will change and become easier but its not limited to just that, IDK if they will even change the sites themselves instead of just building addons but tumblr's aesthetic change makes me think that they will
more importantly what does this mean for us Users?
well if you've read this far, I just want to emphasize that this isn't something to doom about, while I don't support crypto 100% I think the next wave of social media is headed in a good direction in that people are Finally focusing on decentralizations, social media that isn't under the thumb of one company or hosted on one single server (tumblr servers for example ALLEGEDLY were hosted on one amazon server without backup x) we are finally moving in a direction that is more open as I listed in the pros section above when it comes to IRIS I personally think those ones are worth the cons, however I want people to understand when they are joining bluesky, threads etc the conversation isn't about what these websites are good at NOW, you are NOT joining a twitter copy, all the social medias are gearing up to move away into a new era of internet, it may look the same but under the hood their goals are different, as far as I can tell every social media's goals are focused on 3 things currently >decentralization (lowering their costs in moderation, hosting etc) >getting money, alot of money as fast as possible (crypto integration, selling your data) >beating their competition and surviving as the big fish (protocols are duking it out iris/bluesky vs the world)
like I said at the start of this post I am just a layman with a keyboard, these are just observations I've made, and I could be wrong about multiple things here! but either way, curious about where we are headed

While monied industry groups merely affect the posture of grassroots action and woke language while advancing high level political and legal crusades, small landlords like Lincoln Eccles, uniquely affected both by the pandemic’s economic precarity and its emergency regulations, have taken to the streets and Twitter, where they trumpet slogans like “landlords are people too,” “justice for mom’n’pop housing providers,” and “small landlord lives matter.” Some have even rebranded themselves as “indentured landlords,” “carelords,” and “community-based landlords.” When the New York City Council mulled a bill to target discrimination against formerly incarcerated tenants, a state committee member and shareholder of a Bronx gated community, spun it as “The End of Black Landlords.”
This narrative—and the cash machine behind it—has proven effective in swaying politicians, blunting tenant progress. It was reportedly influential in stopping Good Cause Eviction for the fifth straight year. Discussing the bill, a central Brooklyn assembly member representing a district of nearly three quarters Black renters argued that regulating rent increases would actually lead to “Black grandmas out on the street.” New York Mayor Eric Adams, himself a landlord, said in February that it’s important to “remember that small property owner—who came from the Caribbean [and] was able to buy a ten-unit house—how their increases are going up, what they’re going through.” When pressed by a Holocaust survivor tenant about city-wide rent increases on stabilized units approved by the Rent Guidelines Board, the members of which he appoints, Adams accused her talking to him like a “plantation owner.”
This pernicious rhetoric has succeeded not only at moving liberals but at arming conservatives, offering them the guise of populism while muddying the waters of debate. It has allowed the real estate establishment to cannily exploit the contradictory commitment of Democrats to both wealth-building through private property and, nominally, social justice.
For landlords, the language of victimization, which both identity politics and right-wing grievance draw upon, proves a potent force, tying together a relatively economically and politically diverse movement. It is the central engine of real estate’s outrage machine. No matter how absurd some manifestations of the social justice-minded mom-and-pop trope are, they’re the face of a deadly serious campaign—one close to snuffing out rent control entirely.
The narrative of the “woke” mom-and-pop landlord has since been taken up across the country. During public hearings about a new rent control program in St. Paul, an opponent—on Zoom from a beach vacation, naturally—characterized the policy as a form of redlining. Small landlords seeking to roll back rent control in Portland, Maine, adopted progressive language to do so, with ​​some arguing that their willingness to rent to asylum seekers, those on federal housing vouchers, and other marginalized communities demonstrates notable liberal bonafides. In Seattle, opposition to a local measure was led by a mom-and-pop group called Seattle Grassroots Landpeople. A Democratic city councilwoman in Minneapolis who led the charge to scrap consideration of a rent control program derided tenant advocates as “wealthy beer drinking pants rolled up white men” who need to “get out of mommy’s basement.” In a landlord forum, she described her role as “getting ready, putting my lipstick on, curling my hair and selling our message. [Landlords] are the experts at giving me what I’m selling.”
Outside of New York, this dynamic has played out most notably in California. The successful fight against Los Angeles’s pandemic eviction moratorium was led in part by the ​​Coalition of Small Rental Property Owners, “a California-based advocacy group that mostly represents black and Latinx landlords.” This past February, one small landlord launched a hunger strike to push for the end of Alameda County’s eviction moratorium, calling himself and other immigrant landlords “victims of government abuse.” The moratorium was ended by April.
Across the country, small landlords wielding social justice language are on the march, but their efforts could prove unnecessary. At the time of writing, the Supreme Court is mulling whether or not to hear any combination of five separate challenges to New York’s rent control law. Rent control has previously been upheld by the court, but with a ultra-conservative majority unbothered by established precedent, there’s ample reason to think they may take the case on—and undermine, if not outright abolish, rent control. Amid a national housing crisis in which rent prices are up just over 30 percent from 2019, the average American tenant is rent-burdened, eviction filings are 50 percent higher than the pre-pandemic average in some cities, and homelessness has reached record highs, the few restrictions on rent hikes that exist could be made unconstitutional overnight. The effects would be catastrophic, especially on renters of color.

Just over a million of the city’s apartments are rent-regulated. But who regulates those rents, and how?
The answer is the Rent Guidelines Board (RGB), a group of nine people — all appointed by the mayor — who annually evaluate where rent levels should land.
They take a final vote on how much rent will go up for rent-regulated apartments in late spring or early summer every year, typically in June. That’s when you may see headlines about a rent hike — or a rent freeze, in the case of three of the eight years of Mayor Bill de Blasio, not only during the pandemic.
Right now, the board is about to take its preliminary vote, then hear testimony (dependably raucous) from the public before its final decision. As the city’s affordability crisis worsens, the always-fraught process is set to be as tense as ever in 2023. New board appointees chosen by Mayor Eric Adams will decide how high landlords can raise rent for just under three out of every 10 apartments in the city.

Industry Q: This might be a bit of an awakened question and feel free not to answer, but what would you consider to be the average compensation for the work you do? Does it depend on the project, or whether or not it’s a TV show or an animated movie?
No worries! Wages are a topic we should talk more about just so that we can normalize having the conversation and artists can advocate for themselves for appropriate pay. As preface, I will say that for American animation there is The Animation Guild, also known as TAG, that has a whole PDF (which can be found here) in detailing wages for different types of jobs in animation. Any working animation artist in the US (freelance, non-union or union production) should use this PDF as a guide for fair wages when you are contracted for projects. If outside the US, you'll have to research accordingly to what common wages are for your area. And with that, let's answer your question! What would you consider to be the average compensation for the work you do? Does it depend on the project? The simple answer: Yes! It really does depend on the project.
There are so many factors that can really change the amount of compensation you are getting paid. Is the project non-union? If so, then that studio doesn't abide by the rules and wages set by TAG. You then have to calculate how much time you are going to spend and equate that to your compensation (which is why it's important to use the TAG wages PDF as a guideline). If it is a union production, the studio are legally obligated to abide by those wages (though that won't stop studios from low-balling artists whenever they can). Being educated about proper wages will help you as an artist in the long run so that you aren't getting jipped for putting a lot of time and effort into your work But a lot of it depends on the project, if it's union or not, if it's full time or freelance, the amount of experience you have or even the budget of the production and whether or not they actually do have the funds to afford your skills. Not to mention, different animation jobs have different pays. I'm currently a board artist and I can comfortably pay my rent (which is ~$2800 a month due to inflation and lack of rent control in Southern California). So I think you can gauge how much I make weekly if I can comfortably pay my rent (even though that price does not equate to the space I live in sadly).
But as an animator, I get paid way less compared to my boarding job and would not be able to afford my bills. And there's a whole lot of reasons why that is but that's a topic for another day. Point is, depending on your job your wage can be drastically different from another job. That's why as you go higher up in the job levels (directors and such) your pay also increases (but they still gotta take taxes out you know). Then we have the caveat of working internationally and some countries don't have a union like America. For example, my first ever animation job in a Japanese anime was 2800¥ per shot (at the time the Yen was much closer to USD, so there was a few dollar difference). But I only had 10 shots to animate so 2800¥ x 10 = 280,000¥ (roughly $280 USD for 10 shots). Granted, that's a normal rate if the studio is given a decent budget. Now, all the animes I work on are somewhere between the 3000¥ - 4000¥ per shot but with the significant drop in the Yen there's almost more than a $15 conversion difference I have to take into account now. I could always negotiate a higher pay but right now I'm considered a "first year" animator in anime so until I gain more experience I can't quite ask for higher pay just yet. Speaking of which, that's another thing you could do when you are approached by a client for work. Negotiating higher pay (especially if you have the experience to back it up) isn't a bad thing to do. You work hard to do your job, you deserve to get paid accordingly. That's why it's important to know what you should be getting paid so that productions don't try to low-ball you. Making art is hard work after all. All in all, there are just so many factors that can determine what I get compensated for my work. So, I kind of have to approach each project as it's own unique thing. Does it depend if it’s a TV show or an animated movie? The answer: Yes, actually.
Just to clarify, feature film animation productions have way larger budgets than TV animation productions.
My pay rate as board artist for TV animated productions is less than what a feature film board artist makes. And that's because feature films have more money invested into them therefore they can afford not only higher wages but also longer production schedules. It takes a year and some change to produce a season of an animated TV show while feature films can get 2+ years (hell there have been features in production for 10 years or more). The smaller your budget, the more your schedule and wages will get affected.
So yeah, your compensation also is dependent on whether or not you're working on a TV series or feature film. I know some industry peers who prefer to work in feature because of the pay and don't wanna have to pick up multiple freelance gigs just to be comfortable. Personally, I enjoy TV animation the most but if I could get feature pay for TV work that would be really really nice. But I don't haha. All in all, what I get paid changes depending on the project but for the most part I like to use the TAG wages PDF as a guideline for when I'm approached for projects. And if it's non-union work (American or international), I do extensive research to make sure I'm not being lowballed for my hard work. I hope that answered your questions!!

No, what I have is actually something different, called a rent stabilized apartment. Unless you're living with a parent or grandparent who has a rent controlled apartment you're SOL, and at this point in NYC there's only approx 16k left of those types; there's about 1 million stabilized. I believe once it's no longer a rent controlled apartment, it becomes a rent stabilized one.
What this means is when I moved into my apartment, my rent was set at a very specific amount. My rent can only go up in a renewed lease by what is decided by the Rent Guidelines Board. As I recall when I renew, if I do a one year lease my rent can only go up by 3%. They are legally barred from charging me more.
(Which in light of the horror show that is unregulated/market value apartment rent increase I am so goddamn grateful I found my place. I still cannot believe of the places were it's a fucking 200% increase...)
Rent stabilized apartments are still pretty damn hard to find; again, only about a million, and NYC's population is over eight million. Pretty much once you've moved in it's near impossible for someone to be forced out, and it's much more likely it'll be a matter of you deciding t move elsewhere. Like for a management company to be able to refuse to let you renew, you have to super fuck up, unless they're trying to pull some rather immoral shit (which you do see with slum lords; my management company is very much not thankfully). Otherwise by law they're required to let you renew.
