You know what I never see explored?

"Not on MY watch!" Superfan Dash Baxter. The young, limnal, quarterback built like a tank and willing to hit like one.

Because let's be real here. Imagine that scenario: Dash, heading to practice with his Bros. His best friends. The team. When? Oh shit! It's PHANTOM! Best day EVER right?

Except it's NOT.

Somethings wrong. He's not as graceful as he usually is. There is no clever comebacks. He looks beat up, man. What HAPPENED? Everyone looks confused when Dash looks around. But before he can call up to him?

Phantom is Shot Out Of The SKY.

Hits the football field HARD. The entire team is already running. Full sprint. It's those fucking GIW. Already driving onto the field and tearing it up. Jumping out, weapons primed.

Phantom's not... oh god, he's not getting up.

He looks hurt. Really hurt. Those bastards are closing in.

Dash's team? Has his back. They're also fans. Friends of his. Not a single one hesitates. They put their BACKS into it and welcome these sick fucks to Tackle Practice. With a follow up of "Taste Your Own Teeth". Amity special, coach would be proud.

But Dash... fuck, he can't wail on these guys AND protect Phantom at the same time. Kwan tells him to go. Throws him his keys. His car is least shit. Dash owes him SO many pizzas for this. First pick on movies for LIFE, man.

It hurts to leave his team behind. His best friend. But Dash has to GO. He can already hear the Fentons closing in. He grabs Phantom, his HERO, and runs for his life.

Barely manages to peel out of there in time. Floors it. Calls Paulina, obviously. She and Star are doing a spa day thing. She picks up because she KNOWS he wouldn't bother her if it wasn't serious. And-!

Oh...

Oh fuck.

In the rear view mirror. The Fentons and GIW just screeched onto the road behind him. Closing distance FAST. What does he do? Paulina he can't... he WON'T hand Phantom over!

And of course she understands. For God's sake, she in LOVE with the guy. He's never heard her sound so scared and furious. They'll get phantom over her twice dead body. She and Star are making some sort of noises, chanting, and...?

Giant Amazons with swords? GHOST Amazons. Suddenly in the road, jumping over his car to attack the cars behind him. Paulina what the FUCK?? She been talking to her Abuela, APPARENTLY. Who's friends aunt's "roomate" was particularly good at communicating with the dead. So OBVIOUSLY Paulina got her to send notes and studied them in secret.

Gotta be able to speak to you future husband's family in their native language. You win brownie points. Gives her a step up. "Not the point"? It's kind of a point! Giant warrior women! Who-?

Paulina made friends while practicing.

Of course she did. Why is he even REMOTELY surprised she chose the giant terrifying Amazons to be beasties with? He's know her for years. He should know better by now.

.....he feels small asking. Hates that his voice shakes. But... but what do they DO, 'Lina?

What he hates even more is the little shake in his childhood friends voice, even though she's trying to sound certain and strong. What they Do? What they DO is Dash drives his ass the her house, gets in her BETTER car, which she is going to load up, and they leave Amity.

She has LOADS of money. All sorts of jewelry. They're very last season. Frankly, she.. she can't WAIT to pawn them if they have too. They just have to drive. Get Phantom as far away from those freaks as possible. Get help.

And? It could go so many ways from there? Paulina LOVES Phantom. How will she reconcile that with her views on Fenton? How will Dash? Seperated from their roles as "the popular ones" and "the crazy people's son". Knowing that... that Danny likes her TOO.

But she's been AWFUL to him. She said so much. DID so much.

Do the even? LIKE each other? Or just the IDEA of each other? The person they made up in their heads.

They're afraid, tired, on the run. But free from school, the expectations of others, the baked in histories of a small town. Who ARE they as people? Do they like each other? COULD they?

I want to believe that Paulina really means it. That no one is at their best in middle and high school. They say and do stupid, mean, shallow shit. Because the world presses and presses and tells them it's all they are worth. Because they don't know who they ARE yet. Because she is a child. Not yet eighteen.

And Danny isn't perfect either. He saw a pretty, pretty face and got distracted by it. Didn't see how HARD she works. How smart she is. How ambitious and brilliant at reading people.

Are they trying to get to an Embassy? To Paulina's extended Family to the south, who would most certainly take them in, and would gladly fight gods for them? Or is this a crossover? Are they going towards other Heros? Older ones?

Is Paulina planning to pull a Lois Lane and Cause Problems On Purpose? Is Dash HAUNTED by "oh fuck, Wes was right." And now knows he's gonna have just... just WALK UP TO THEM. Broad ass daylight. Like "hello, I clearly know your secret identity! Please don't kill me!"?

Whatever the plan? Danny is in the back row of Paulina's once nice, now beat to hell car, bleeding irresistibly damaging acidic ecto-blood all over the seats. Wrapped up like a mummy. Texting Tucker.

The live tweets from Amity are... An Event. A Spectacle for the ages. His parents KNOW now, have speed run their grief STRAIGHT to RAGE, directed that rage at the GIW, and gone to WAR. Once a Fenton, always a Fenton. Jazz was right. "Anti-ghost" sentience testing once a week DID pay off.

Was it a pain in the ass? Absolutely. But results don't lie. He clearly passed. Is clearly sentient, emotional, and their son. All in hard numbers they ran themselves. Will it stop them attack FULL ghosts? Jazz has no idea. But it sure did convince them to put the GIW in a hole and fill it with concrete.

Danny's getting reports of "you SHOT MY BABY!" Being shouted in public. Sam has decided to channel her frustration at being unable to help him into Full Goth Dramatic Shit Stirring. Non-waterproof mascara, disheveled hair. Clutching a picture of him. Dramatic howling and weeping in the arms of her parents.

Apparently now that he's presumed DEAD, the Mansons ALWAYS loved him. Like a SON to them. A sweet, innocent child. Their daughters friend! The GIW are monsters and child killers, they decry.

And the Red Huntress is... Oh, yikes. Yeah he should call her. Val is one more bad thing happening from her villian origin story. At least she... PROBABLY... has killed anyone yet. Note to self: when Danny can actually move torso again, buy Valerie soothing anti-stress...everything. All the things. She responds to stress by punching. Deliver from safe, non-punchable distance.

All in all? My Dash? Needs more Dash! Give the popular kids a chance to prove they aren't just cardboard cut outs! That they can grow beyond the roles high-school and society has pushed them into! Give them some trauma! Why only Danny? Spread the psychic damage!

Analyzing an Investment's Pajama Money Rate

Investors love their formulas - cap rates, gross rent multipliers, cash-on-cash return - but don't let a bunch of fancy terms intimidate you. The basics you need to know when getting started in real estate investing are really appreciation and cash flow, or what I call a Pajama Money Rate. At the end of the day, you need to know how your asset is growing in value and you need to know how much cash it produces every month.

The reason I like really drilling it down and keeping it simple is I see investors dismiss an entire investment because of a cap rate that has been presented (cap rate simply is the net operating income divided by the purchase price). But perhaps that number warrants additional investigation. What about how the investor is going to be paying for it? What if the investor can improve the property and get a little more rent? What if those expenses can be brought down? For me, relying on a formula to label an investment doesn't provide me the real information I need to analyze whether the investment will fit my own needs.

Instead, I apply my own Pajama Money Rate formula which analyzes appreciation and cash flow. Pajama Money is money that accumulates within your investments without you having to physically go out and earn it. I like to say that Pajama Money is generated while I am in my pajamas or lounging and I can instead send all my little dollar bills out with their suits and briefcases to make money for me.

Here is how it works:

Appreciation

Appreciation is the amount my investment has or is predicted to grow in value. What is great about appreciation is that I can use leverage to gain even more value. For example, let's say I have $100,000 to invest. I can invest in the stock market, I can buy an investment property for $200,000, or I can buy an investment property for $400,000. What is strategically the best option if I want the highest gain? Assuming that all assets appreciate at 5% per year, here is what I can expect:

Of course, we haven't accounted for expenses yet, as both of the property examples would include a monthly mortgage payment, but do you see how much more potential appreciation there is on the higher-valued property? In the stock market, after 10 years, that initial $100,000 investment has only yielded $64,701, but the $400,000 property has yielded $258,804 (plus additional equity from paying down the mortgage). Let's take a closer look at how the relationship between equity and appreciation work on that $400,000 example property from above:

Assumes 30-year fixed rate mortgage at 6.5% (because it is an investment property)

From a Pajama Money Rate standpoint, this investment is earning $30,447.50 per year. How? Here is the formula:

(Equity Year 10 - Equity Year 1) / 10 years = Pajama Money Rate

Yes, I am still putting additional money into that each month too by way of my mortgage payment, so now let's take a look at how Cash Flow and Pajama Money Rate go together.

Cash Flow

Cash Flow is the amount of money you will spend each month for holding onto that investment or will receive in exchange for using your investment. If you are just holding it for appreciation (like a vacation home that isn't being used as a rental), then your cash flow would be a negative and would include all the monthly costs incurred from owning it - from the mortgage, property taxes, insurance, utilities, maintenance and repairs, and HOA fees (if applicable). In most cases, the goal would be to offset those monthly expenses with income (such as rent) and exceed the outgoing funds.

It is important to not only look at current cash flow, but future cash flow. Rents and expenses will increase over time, but if the investment is financed with a fixed-rate mortgage, the principal and interest payments will stay constant.

Using the same $400,000 property example we used earlier, let's take a look at how cash flow might look over time:

Assumes rental income increases 5% per year, expenses increase 3% per year. Assuming the property is managed by owner.

This particular investment doesn't start out with very much cash flow, but look at what happens after just a few years! That is also Pajama Money!

Analysis

Depending on an investor's individual goals, this property may or may not be a good fit. For example, what if the investor really wants monthly cash flow now and doesn't care so much about appreciation? That would warrant a different kind of property. There are plenty of places around the country that receive high rents in proportion to property values. However, this might require the services of a property manager which will increase expenses. Let's see how that strategy pencils, purchasing a $175,000 property which receives $2,000 in rent upon purchase:

In this example, the monthly cash flow starts out stronger, but because the property value starts at a lower amount than the previous example, it doesn't increase as much - all very important to know for Pajama Money Analysis.

Don't be intimidated by a bunch of investor talk. Take a look at how appreciation and cash flow work together on an investment property now and in the future to determine if it meets your Pajama Money needs.

Stardew Valley Employment Headcanons

I've been thinking a lot about how many folks in the Valley don't work. In some ways, it feels realistic. A small town that is clearly dying until the Farmer comes along struggles with unemployment rates. It could be related to high taxes (*side-eyes* I'm looking at you, Lewis) and competitive megacorporations (like Joja) undermining the local economy. However, I'd like to do a little headcanon for the residents and their job situation.

Under spoilers, because TL;DR.

Abigail - after graduating with a degree in art history, Abigail starts working out in her mother's fitness group. She starts swimming at the spa. And she starts a workout regiment with Alex. Of course, this leads her to finally join the Adventure Guild full-time, protecting the Valley and exploring the depths of the mines. She still jams from time to time with Sam and Seb. I also like to think she leads a local Scouts troop.

Alex - this man deserves to have an amazing job as a pro gridball player. However, while he waits, he could coach a local kids team at the Community Center. I can also see him work part-time stocking shelves at Pierre's General Store. Maybe he lifeguards at the Ginger Island Beach during the busy season or drives deliveries out to Sandy in the desert for Pierre. Or he could work with Robin. Mmm... this man, chopping wood... fantasies. He still sells ice cream in the summertime maybe on the weekends or at festival days (because come on, Pierre needs a little competition and I love the idea of pineapple ice cream at the luau and stardrop sorbet at the moonlit jelly fest). I also see him doing odd jobs around the valley until he gets more stable work at Pierre's or Robin's. Need someone to fix your leaky roof? Alex is your man! (Because Evelyn mentions George can't do it anymore).

Elliott - I still like the idea of Elliott's secret wealth and he escaped his family to become a writer. However, maybe he regularly submits poems and sonnets via various contests online under a pseudonym, and does a few freelance articles (maybe on small towns, fishing, romance, etc.). This man deserves to publish a masterpiece and make it on a bestseller list, then gets an agent, and of course, publishes a series. He still does readings in the Valley at the library and the Saloon because he always wants to remember his humble roots and the people who cheered him on when he was a nobody in the business.

Emily - She absolutely needs to start a side-business as the town tailor. It's kind-of already in the lore, but I could see her starting up an online business (maybe with the help of Seb) on an Etsy-esque site. Also, I can see her helping out on the farm for a little something extra when she's not working at the Saloon. Maybe tending to the flowers, watering plants when the Farmer is in the Mines or off on the island or in the desert for the day. She mentions she would like to do this, but Gus apparently frowns on a side job. Hmm... well, I can see this girl eventually leaving her job at the Saloon to pursue her sewing passion full-time. She totally hosts a yoga class in the winter at the Community Center.

Harvey - He is already a well-respected town doctor, but the man is so stressed that he is hardly ever in the Clinic (at least not without mods). I propose Harvey hires some extra help, an associate, maybe another nurse, and a receptionist to assist, especially if patients from surrounding towns (like he mentions) start visiting (i.e. expansions). And he teaches first aid classes at the Community Center.

Haley - Like Leah, she needs an art exhibit to showcase her photography. Unlike the other villagers, I don't see her staying in the Valley, eventually pursuing the work of a freelance photographer and traveling the world (like her absentee parents). She does make an annual trip back for the Flower Dance, her favorite festival. I have pursued Haley the least in game so I'm struggling to come up with more ideas here.

Leah - Speaking of Leah, she transforms the Valley into a premier art destination. She can teach art classes at the renovated Community Center. She teams up with Seb and Sam (and drags Elliott along for the ride, and the writing) to produce an avant-garde film about the art all around us in small towns. I also think she grows her own herbs and sells them at Pierre's, festivals, and the Farmer's Markets (as she gives me green witch vibes). Maybe she partners with Caroline (or the Wizard) to create some herbal potions and creams. And of course, she's still at it with woodworking, though these days she works on commission for those types of projects.

Sam - This man deserves to be a rock star. And I think he'd make a great solo artist. However, if his guitarist dreams don't pan out, he has options. In the vanilla game, he starts working with Gunther at the museum after JojaMart closes. It's a strange choice, but... I figure, maybe he minored in anthropology in college. He would absolutely give amazing tours of the museum, full of exuberant commentary, perfect for kids field trip days too. And I think he plays gigs in Zuzu City and at the Saloon regularly, and maybe even out at Sophia's winery (Stardew Valley Expanded).

Maru - Nursing just doesn't really seem to fit this woman of multiple interests. She finally pursues her passion of robotics and goes to work in a proper lab in a nearby City (doesn't have to be Zuzu - my headcanon is Pine-Mesa City or Grampleton from Stardew Valley Expanded). I think she makes regular trips to the Planetarium too. I could see her visiting the Valley on long weekends, and maybe taking the local kids club on a night-time stargazing event in the summer.

Sebastian - Please give this man a proper window in his basement, Robin! Okay, if he doesn't marry the Farmer, Seb moves out anyway and goes to live in the City for a while, to find investors for his indie game studio. In the meantime, he continues to do freelance programming work. And then, one day, he makes a breakthrough game that revolutionizes the industry. After making A LOT of money, he invests in a SAVE-THE-FROGS campaign, hires multiple developers and other staff, and starts working on his next big game. But he still makes time to jam with Sam and Abi from time to time, and of course, take long rides on his motorcycle.

Penny - This poor woman needs some love. Penny pursues her higher education and officially receives her teaching license. She is hired by the local school district so she can do more than just tutor. She can finally afford her own little apartment. She starts a kids club in the Community Center, and creates a summer reading program at the Stardew Library. And I like to think she takes a monthly trip to Zuzu City to shop in a big bookstore for fresh reading material when she has some down time.

Shane - Oh this guy is definitely a mess. If you don't "romance" him in game, he doesn't really turn his life around, and even if he does, it doesn't really point to recovery as it should, imo (without the help of mods). This man hates his job, and yet he feels stuck. I propose the following. After he recovers in therapy, completes rehab, and genuinely quits drinking (forever), and of course, loses his job at Joja (suck it, Morris!), Shane starts working at Marnie's shop and contracts out as a farmhand all around the Valley. Then he can be a proper godfather to Jas, and provide some actual service at the Ranch (when Marnie's off doing who knows what with you know who...)

I have thoughts for the other Villagers in the Valley too, but I'll save those for a different post.
