2020 Yılında Konut Sektörü Yükselişe Geçecek

Son yıllarda ekonomide yaşanan dalgalanmaları değerlendiren uzmanlar 2020 yılının konut sektörü için altın yıl olacağını söylüyor. PropertyTR Genel Müdürü Yusuf Boz, 2020 yılında yabancı konut satışları başta olmak üzere tüm konut satışlarında artış beklediklerini dile getirdi.  Yabancı Konut Satışında Son Durum  Türkiye'de, 2003-2017 yılları arasında OECD verilerine göre yılda ortalama yüzde 5,8 büyüme yaşandı. Bu dönemde 193 milyar dolar doğrudan yatırım yapıldı. Gayri safi yurt içi hasıla 2013'de zirve yaparken, 2018 yılından itibaren ibre tersine döndü. Her ne kadar ekonomide işler yolunda gitmese de, son 15 yılda Türkiye'de en büyük yatırım inşaat sektöründe yapıldı. PropertyTR Genel Müdürü Yusuf Boz, yabancı konut satışlarını değerlendirerek Mart/2019 ayı itibariyle yabancılara gayrimenkul satış paritesini üst düzeye çıkardıklarını dile getirdi.   Yabancı mülk sayısı 2019 yılında 316 bin 52'ye ulaşarak rekor kırdı. Iraklılar yabancı konut satışında ilk sırada yer aldı. Türkiye genelinde 105.046 adet konut satışının yapıldığını belirten Yusuf Boz, bunun 3.129’unun yabancılara satıldığını belirterek bunun büyük bir rakam olduğunu dile getirdi.  Konut Sektöründe Beklenti Hangi Yönde?  PropertyTR Genel Müdürü Yusuf Boz, Temmuz ayı itibarı ile gayrimenkul satış sayısının 1 milyon 99 bin 430 rakamına ulaştığını belirtti. Konuyla ilgili değerlendirme yapan Boz, konut kredisindeki faiz indiriminin 2019 yılı içinde ipotekli konut satışlarını arttıracağını dile getirdi. Konut satışlarında tüketici ve güven endeksinin önemli olduğunu belirterek; "Ağustos'ta tüketici güven endeksinin Temmuz ayına göre yüzde 3.1 oranında artarak 58,3 rakamına ulaştı. İnşaat sektörü güven endeksi ise 52,4 iken iken Ağustos ayında yüzde 6 artarak 55,5 oldu." diye konuya açıklık getirdi.  Önümüzdeki günlerde yerli ve yabancı konut satışlarındaki beklentilerini sıralayan PropertyTR Genel Müdürü Yusuf Boz, açıklamalarına şöyle devam etti:  "2019 yılının ilk 5 ayında mortgage sektörü yüzde 3 küçüldü. Ekonomik olumsuzluklar nedeni ile inşaat sektöründe kriz yaşandı ve emlak satışları durma noktasına geldi. 31 Mart seçimleri sonrası ekonomideki negatif gidişatın inşaat sektörüne olan olumsuz etkileri devam etti. Türkiye genelinde konut satışları Temmuzda Haziran ayına göre yüzde 48,6 oranında azaldı. İpotekli konut satışları bir önceki yılın aynı ayına göre yüzde 84,6 azaldı. Buna karşın yabancıya konut satış oranı bir önceki yıllara göre yüzde 71.3 arttı. Daralmayı aşma sürecinde yabancıya konut satışları çok önemli hale geldi.  Yabancılar ve Gurbetçiler Türkiye'de Yatırım Yapmaya Devam Ediyor  Türkiye genelinde son dönemlerde konut satışlarının düştüğü bir gerçek. Yabancıya konut satışındaki artış ise 2020 yılında da umut vadediyor. Yabancıların ve gurbetçilerin Türkiye'de konuta yatırım yapmaya devam ettiğini belirten Yusuf Boz, yabancıya konut satışındaki artışları şöyle değerlendirdi:  "Finansman kaynaklarının banka olduğu düşünüldüğünde, kredi faizlerinin yerli yatırımcı için çok ta cazip olmadığı bir gerçek. 2017 yılında konut piyasasındaki büyüme ivmesi gerilemeye başlamıştı. Buna rağmen konut satışları devam etti. 2019 yılında da benzer bir durum görüyoruz. Aradaki fark sadece sınırlı oranda artışların görüldüğü bölgelerin daha fazla olması. İvme kaybının 2017 yılından sonra Haziran 2018-Haziran 2019 arası konut satışı Türkiye genelinde yüzde 23 azaldı. Aslında biz bu durumu PropertyTR olarak gerilemeden çok hareketsizlik olarak görüyoruz. Bunun nedeni de yüksek faiz oranlarının yarattığı güvensizlik.  Kredi faiz oranları yanında dövizin yükselmesi ve konut fiyatlarındaki beklenen düşüşün yaşanmaması yabancı gayrimenkul satışlarını etkiledi. Mart/2019'da yabancı gayrimenkul satışlarında İstanbul ilk sırada yeralıyor. PropertyTR, İstanbul'da yabancı konut satışında lider bir firmadır. Antalya, Ankara ve Bursa İstanbul'u takip ediyor. İstanbul’da yabancılara konut satışı 1.520 iken, Antalya'da 626, Ankara'da 173 olarak gerçekleşti. Bizler PropertyTR olarak 2020 yılında inşaat sektörü ve özellikle yabancıya konut satışları için altın yıl olacağını düşünüyoruz."  Konut Satışları Artacak mı?  Merkez Bankası'nın faiz indirimine gitmesinden sonra kamu bankaları da kredi faiz oranlarını düşürdü. Ortalama yüzde 0,99’dan başlayan faiz oranları ile konut kredisi alınabiliyor. Uzmanlar kredi faiz oranlarındaki bu düşüşün gayrimenkul satışlarını hareketlendireceğini söylüyor. Ödemelerin kolaylaşması yatırım yapmak için bir fırsat olarak görülmeye başlandı. Düşük faiz oranları ve uygun taksitlerle yatırım yapmak için iyi bir zaman olduğunu belirten uzmanlar bu fırsatın mutlaka değerlendirilmesi gerektiğini vurguluyor. Read the full article

CITIZEN’S FAVORITE The City Hospitals, which President Recep Tayyip Erdogan called "the biggest dream", was the target of the opposition in the presidential election campaign. Unlike the Presidential candidates who promised to shut down the city hospitals that will get the most qualified and latest technology in the world, citizens showed great interest in this area. In 2017, the city hospital opened in Mersin, then in Yozgat, Isparta, Adana and lastly in Kayseri, the occupancy rates in city hospitals were over 80 percent. City hospitals are equipped with high-tech medical devices, as well as private bathroom and toilets, accompanying rooms, refrigerators, television sets in each room for two people. They also aim to provide better services than private hospitals with all comforts such as golfing vehicles and helicopters for the transportation of patients. 6 MILLION TREATMENT In the current 4 hospitals, 6 million patients have applied for a remote examination in a short period of 1.5 years. In hospitals with an average of 20 percent of emergency surveillance rates, 225,000 patients received inpatient treatment. 72 thousand patients in city hospitals have reached the healing as an operation. What early polls will mean for the market?
The pioneer of the Patriot Movement Party (MHP), Devlet Bahçeli joined President Erdoğan in his call for a new presidential system and united with the AK Party in the run-up to the November 2019 polls. Bahçeli suddenly called for early polls catching markets napping.

Property and Real Estate Investment Trust Association (GYODER) Chairman Feyzullah Yetgin said Turkey has a great potential in the real estate sales to foreigners but it could not be adequately assessed. Emphasizing that they are working in this field and that they are involved in some initiatives, Mr. Yetgin stated that "Foreign investors are able to get residence permit and even citizenship right after purchasing 1 million dollars of real estate after the law of reciprocity related to sale of foreign investors."
