This week I want to talk about what is changing in housing here in Washington State, with two new housing bills that Governor Jay Inslee signed-into law this past May, 2023.

The first one I want to talk about is HB1110. For those of you who don't know about it, please look it up. This legislation was designed to increase middle-housing opportunities in areas that were traditionally zoned single-family residential (SFR). That means that there are huge changes that have happened regarding what can be done with land that was originally zoned to only have one home on it. This legislation is changing how agents:
Price Property: Finding comparative properties and knowing how to price property that can support middle-housing development just got a whole lot more interesting.
Market Property: No longer are we just focused on the home. Suddenly, the property potential could be a huge game-changer to how you market a listing.
Research Property: If middle-housing development is an option, you need to know how this will benefit home sellers and how to communicate this opportunity to them.
If you are selling a single-family home now and that property or home has the ability to have additional units or product put onto it, could that property now be worth more money? These are the kinds of things that you will need to know.

The other house bill that was signed into law is HB1337. This bill was specifically designed to expand housing options by easing the barriers to construction. This is a huge one. Here, you have single-family residence properties that can now support ADU/DADU buildings and additions. This is going to affect not just property value, but will affect neighbors, the selling and buying of property, and more.
Both of these house bills are changing everything that agents think they know about valuing property and I highly recommend that you become familiar with both of these bills, because you are going to be hearing a lot more about them.
I've been following these bills since they were first presented, the conversations around them as they have been debated, amended, and evolved. These bills weren't just introduced and then passed. They have seen extensive review, conversation, and input. The bottom-line is that at the highest levels of government in the State of Washington, they are aware that there is simply not enough housing. Affordable housing continues to be a major challenge in many markets and that is one of the reasons these bills were created. We must have that middle market for housing and the changes to the barriers for construction will be a big part of the long-term solution that these bills help provide.

How To Play The Revolution
So: I do not like the idea of TTRPGs making formal mechanics designed to incentivise ethical play.
But, to be honest, I do not like the idea of any single game pushing any particular formal mechanics about ethical play at all.
So here I am, trying to think through the reasons why, and proposing a solution. (Sort of. A procedure, really.)

1.
Some genres of game resist ethical play. A grand strategy game dehumanises people into census data. The fun of a shooter is violence. This is truest in videogames, but applies to tabletop games also.
Games can question their own ethics, to an extent. Terra Nil is an anti-city-builder. But it is a management game at heart, so may elide critiques of "efficiency = virtue".
Not all games should try to design for ethical play. I believe games that incentivise "bad" behaviour have a lot to teach us about those behaviours, if you approach them with eyes open.

The systems that currently govern our real lives are terrible: oligarchy, profit motive; patriarchy, nation-states, ethno-centrisms. They fuel our problems: class and sectarian strife, destruction of climate and people, spiritual desertification.
They are so total that the aspiration to ethical behaviour is subsumed by their logics. See: social enterprise; corpos and occupying forces flying rainbow flags; etc.
Nowadays, when I hear "ethical", I don't hear "we remember to be decent". I hear "we must work to be better". Good ethics is radical transformation.

If a videogame shooter crosses a line for you, your only real response is to stop playing. This is true for other mechanically-bounded games, like CCGs or boardgames.
In TTRPGs, players have the innate capability to act as their own referees. (even in GM-ed games adjudications are / should be by consensus.) If you don't like certain aspects of a game, you could avoid it---but also you could change it.
Only in TTRPGs can you ditch basic rules of the game and keep playing.

So:
D&D's rules are an engine for accumulation: more levels, more power, more stuff, more numbers going up.
If you build a subsystem in D&D for egalitarian action, but have to quantify it in ways legible to the game's other mechanical parts---what does that mean? Is your radical aspiration feeding into / providing cover for the game's underlying logics of accumulation?
At the very least it feels unsatisfactory---"non-representative of what critique / revolution entails as a rupture," to quote Marcia, in conversations we've been having around this subject, over on Discord.
How do we imagine and represent rupture, to the extent that the word "revolution" evokes?
My proposal: we rupture the game.

How To Play The Revolution
Over the course of play, your player-characters have decided to begin a revolution:
An armed struggle against an invader; overturning a feudal hierarchy; a community-wide decision to abandon the silver standard.
So:
Toss out your rule book and sheets.
And then:
Keep playing.
You already know who your characters are: how they prefer to act; what they are capable of; how well they might do at certain tasks; what their context is. You and your group are quite capable of improv-ing what happens next.
Of course, this might be unsatisfactory; you are here to play a TTRPG, after all. Structures are fun. Therefore:
Decide what the rules of your game will be, going forward.
Which rules you want to keep. Which you want to discard. Jury-rig different bits from different games. Shoe-horn a tarot deck into a map-making game---play that. Be as comprehensive or as freeform as you like. Patchwork and house-rule the mechanics of your new reality.
The god designer will not lead you to the revolution. You broke the tyranny of their design. You will lead yourself. You, as a group, together. The revolution is DIY.

Notes:
This is mostly a thought experiment into a personal obsession. I am genuinely tempted to write a ruleset just so I can stick the above bit into it as a codified procedure.
I am tickled to imagine how the way this works may mirror the ways revolutions have played out in history.
A group might already have alternative ruleset in mind, that they want to replace the old ruleset with wholesale. A vanguard for their preferred system.
Things could happen piecemeal, progressively. Abandon fiat currency and a game's equipment price list. Adopt pacifism and replace the combat system with an alternative resolution mechanic. As contradictions pile up, do you continue, or revert?
Discover that the shift is too uncomfortable, too unpredictable, and default back to more familiar rules. The old order reacting, reasserting itself.

I keep returning to this damn idea, of players crossing thresholds between rulesets through the course of play. The Revolution is a rupture of ethical reality like Faerie or the Zone is a rupture in geography.
But writing all this down is primarily spurred by this post from Sofinho talking about his game PARIAH and the idea that "switching games/systems mid-session" is an opportunity to explore different lives and ethics:
Granted this is not an original conceit (I'm not claiming to have done anything not already explored by Plato or Zhuangzi) but I think it's a fun possibility to present to your players: dropping into a parallel nightmare realm where their characters can lead different lives and chase different goals.

Jay Dragon tells me she is already exploring this idea in a new game, Seven Part Pact:
"the game mechanics are downright oppressive but also present the capacity to sunder them utterly, so the only way to behave ethically is to reject the rules of the game and build something new."
VINDICATION! If other designers are also thinking along these lines this means the idea isn't dumb and I'm not alone!

The other day my girlfriend and I got to talking about our strategies for self talk especially re: hobbies and sports.
She was talking about how she has read study after study about the effects of positive talk. if you have a group engaging in negative self talk, one engaging in neutral or solutions-focused ralk, and one engaging in flatly positive self talk, and set them to complete a challenging task -- say, a climbing problem -- the positive talkers will come out leaps and bounds ahead. As a result she has adapted the Bob the Builder theme song into her rock climbing anthem, and she softly sings it to herself on difficult or frightening problems.
Meanwhile, I've been getting into fantasy lit again. As you might know, fantasy heroes occasionally encounter awful mind-warping psychic baddies, who always have some brain attack in their arsenal that tells the hero to give up! you're worthless! you could never win anyway! with the motivation behind the psychic attack being that actually, the heroes are a HUGE threat to the bad guys and will probably thwart all their plans, and that if they could shrug off the mind assault they would absolutely body the bad guy in a fair, non-psychic fight. So whenever I start to beat myself up I internally pretend I'm a Force for Good or like, an anime protagonist so I grit my teeth and go "No... you will not Corrupt me, Demon! I am destined to become the one to defeat you!!" and imagine the unkind words burning away and shrieking like, AIEEEE NOOO.
Anyway, all this to say that the end result of us both having Succeeded at Therapy is that when we run into a really difficult climbing problem she ends up breathy-singing Bob the Builder while I sit broodily on the mat with my brow furrowed doing my best impression of an anime protagonist with beads of sweat dripping down his temples from the psychic exhaustion. Yes, it works. No, we haven't made many friends at the climbing gym.

𝗘𝗩𝗘𝗥𝗬 𝗖𝗛𝗔𝗥𝗔𝗖𝗧𝗘𝗥 in The Maze Runner is named after an important historical figure. Thomas is Thomas Edison, Newt is Isaac Newton, etc…
Everyone acts like these characters got their names randomly, but it's so obvious to me that their names directly correlate to their purpose in the story.
Thomas Edison was an inventor who created unique solutions to problems that had stumped other scientists for ages…Thomas was able to creatively solve the Maze after the Gladers struggled on it for three years. Isaac Newton was smart as hell, and he made discoveries that laid the foundation for many other scientific discoveries. Sound familiar? Newt laid the foundation for the Glade by holding a massive amount of info and ideas. Winston Churchill spent his life trying to gain world peace…much like how Winston tried to make both sides happy and bridge the gap when Gally took over.
With this information in mind, let's take a look at Gally and his namesake, Galileo Galilei. Often called the father of modern science, Galileo made over fifty revolutionary discoveries about science, influencing tons of scientists, namely Isaac Newton and Albert Einstein. Galileo discovered the moons of Jupiter, the rings of Saturn, the phases of Venus, and the craters and mountains on the moon. He also proved the earlier theory of Nicolaus Copernicus that the Earth was revolving around the sun. He invented an early microscope. He developed the mathematical ideas on the motion of objects on an inclined plane, the acceleration of free-falling bodies, and the movement of a pendulum. Basically, he was a really cool dude.
Gally was one of the most knowledgeable and foundational people of the Glade, made clear by his position as a Keeper and his obvious love for stability. He wasn't afraid to share his opinion (much like Galileo) and consistently contributed important information and solutions to the Glade. Also, to be a Builder, you have to have at least a basic understanding of physics. Gally obviously understood basic physics concepts, because all of the buildings in the Glade are sturdy and standing. Similarly, math is very important to be a Builder, so as Keeper of the Builders, he obviously had an understanding of mathematics. Basically, Gally is smart. Like his namesake.
But the similarities don't end there. When Galileo tried to bring forth his evidence of the Copernician doctrine that the Earth revolves around the sun, he was labeled a heretic by the church and ex-communicated, and placed under house arrest for the rest of his life. Yeah, for stating his opinions, he was forced out of what should have been a safe place, ostracized, and had to die alone. Similar to Gally, don't you think? Sure, he shouldn't have antagonized Thomas without explaining why, but the truth still remains that he had trauma and Thomas was a trigger. He thought he was helping by pointing out Thomas's role in his memories, and then instead of at least listening, his friends of the past three years immediately sided with the boy they'd known for three days, ostracizing him from the only safe place and family he'd ever known. He was also left to die alone by these friends, much like Galileo.
Yeah, as much as I hate to say it, James Dashner knew what he was doing here, and Gally and Galileo both need to find better friends.

A broad coalition of groups in Atlanta has launched a referendum to give voters a chance to say whether they want the controversial police and fire department training center known as “Cop City” built in a forest south-east of the city.
The effort requires organizers to collect about 70,000 signatures from Atlanta registered voters in 60 days. Then the question of the city canceling its agreement with the Atlanta Police Foundation to build the $90m center can be added to municipal election ballots in November.
The push comes after an estimated thousand people who showed up at City Hall on 5 June proved insufficient to stop Atlanta’s city council from approving about $67m for Cop City. Meanwhile, machines have already begun clear-cutting trees on the project’s 171-acre footprint in South River Forest.
The referendum faces what one organizer called “an atmosphere of repression” – including two activists being charged with felonies last week while putting up fliers, bringing total arrests since December to 50.
The largest group of arrests, on 5 March in a public park in the forest near where the project is planned, was followed by local government closing the park, in effect shutting off tree-sitting protests by “forest defenders” that had gone on for more than a year.
“We’re at the stage where they’ve pushed people out of the forest, they’ve arrested people … they’ve fenced off the forest, they’ve even begun clear-cutting,” said Kamau Franklin, founder of local group Community Movement Builders. “We’re at the stage where the most direct, legal mechanism to stop this project is by referendum.” [...]
...the movement opposing the project has drawn a wide range of people locally, nationally and internationally who oppose police militarization, urban forest destruction amid climate change and environmental racism. Most residents in neighborhoods surrounding the forest are Black.
Most of the organizations driving the referendum are also Black-led, including the regional chapter of Working Families Power, Black Voters Matter and the NAACP. Officials from the Georgia governor, Brian Kemp, down to the mayor have consistently referred to opposition against the center as the work of white “outsiders”.
“That narrative is false,” said Britney Whaley, regional director of Working Families Power. “This has been national, but it’s also been community-grown for a few years now.”
Ashley Dixon, an Atlanta-area organizer, has led canvassing efforts to inform neighborhoods around South River Forest about the center for nearly a year. Her team has spoken to more than a thousand people. About 80% opposed the project once they knew about it, she said.
The only academic poll on the issue to date, from Atlanta’s Emory University, showed slightly more Black respondents opposed the project than supported it, with the opposite being true for whites. Atlanta’s population is 48% Black.
The idea for the referendum came from one that succeeded in stopping a spaceport from being built in coastal Georgia, said Will Harlan, founder of Forest Keeper, a national forest conservation organization. “To me, Cop City is the most important issue in conservation in the south-east,” Harlan said. “A referendum is the smartest, most democratic solution … [and] a way to find resolution and closure.”
Although the 2022 spaceport referendum affected a county of only 55,000 people, similarities between the two controversies point to the role voters can play when other efforts fall short.
In that case, local officials “dug their heels in” and stopped responding to press requests or providing transparent information to the public, said Megan Desrosiers, who led the referendum. In the case of Cop City, the Atlanta Police Foundation has stopped answering press requests for at least a year, and the city of Atlanta was recently discovered to be understating the project’s cost to taxpayers by about $36m.
The project is planned on land the city owns that is located in neighboring DeKalb county. Because of Atlanta’s ownership, only Atlanta voters can participate in the referendum. [...]
Organizers of the Cop City referendum pointed to the state’s heavy-handed approach to protesters as a primary concern. There have been 42 domestic terrorism charges to date. A bail and legal defense fund’s members were also arrested and the state added fundraising to its criminal description of the training center’s opposition.
In that context, it took about a dozen attempts at finding a legally required fiscal sponsor for the referendum, which may need as much as $3.5m to reach success, said spokesperson Paul Glaze.
Cliff Albright, co-founder of Black Voters Matter – one of two organizations that agreed to take the sponsorship role – said the recent Atlanta Solidarity Fund arrests were done “to send a message, in hopes it would have a chilling effect. We’re not naive about what the threats are – but we believe our community cares about this issue.”

There have been weirder things going on with Grian in the past, Tango had thought, the hermits have very much gotten used to weird. And so, he really couldn’t have bothered with the glowing rift that had opened up underneath the base of floating rocks. What? It was just a glorified nether portal, really! No need to think about it.
He was very much regretting that sentiment as thirteen faces belonging to complete strangers stared back at him.
Well, eleven strangers, actually. There was also a girl that resembled Gem, wearing a golden tiara instead of a rich rack of antlers. She busied herself with dusting off her long gown from the dirt in the cave, something that made her revolutionary counterpart eye her suspiciously.
On the other side, a more disheveled version of False sat pressed against the stone walls, eyes flickering with paranoia over each of the hermits. They had decided to leave her be for now - she looked like she could use some space.
The cave had become a loud and busy place quickly, the sounds of rockets going off ringing in both his ears. Somewhere to his right, Tango could hear a strongly accented voice chatting up Pearl excitedly, who looked a little lost at the proposal that she was supposed to be a goddess.
The actual god, who took up a sizable amount of the space with his 11 foot frame, used his booming voice to announce to everybody that some sheriff was actually just a toy. Behind him, Tango spotted Grian peeling a goblin away from Grumbot, as he made himself a little too familiar with the machinery. 
The real chaos came from the hermits themselves, however, who scurried from place to place as they tried to organize a solution to this situation. Ren had attempted to take command at first, but it became clear quickly that nobody was listening to him. It even seemed that more people agreed with Scar’s suggestion to just hotguy their way out of this problem.
Either way, the first thing they managed to establish was that the portal was a one-way trip. No matter what had been tried so far, it refused to open again and let their guests go back to their home dimension.
And so, all that they could do was provide them with a place to stay, for the time being.
“So?”
It was Impulse who landed next to Tango, most likely having noticed how he was standing around a little uselessly.
“Gah! I know what you’re thinking, I’ll help, I was just trying to get an overview, you know?”
Impulse laughed.
“I wasn’t reprimanding you, my dude. Just checking in, have you been asked to house anybody yet? There is a list going around making sure everybody is taken care of.”
Tango raised his eyebrows as he looked around the room once more. Sure enough - there was a girl in a big witch hat staring intensely at a slip of paper that was held in front of her by Cleo.
“Can’t say I have,” he answered. “Don’t imagine anybody would want to live in the citadel, anyway.”
“Well, they might need to get over themselves there. Not all hermits have space to offer, nor are they ecstatic about rooming with a stranger,” Impulse sighed.
Tango took a second to think about it.
"Alright, put me on there with the note that they better like it chilly."
It turned out Impulse had been right, about half an hour later. Despite there being plenty of overzealous builders declaring that they could raise new buildings out of the ground in no time, when it came to places to stay at right now, there really was just enough.
Meaning that every single spot would need to be filled. And judging by the discussion that was loudly occurring in a circle of both guests and hermits, Tango could guess which choice was the least popular. He sneaked himself a place in the group.
"No! I already said I'll live there! What's some ice castle to the sheriff?," Tango just arrived in time enough to hear a guy dressed in cowboy gear declare. He had taken off his hat, revealing messy blond hair, and was fidgeting with it in his hands. His angry glare was directed at a man with brown facial hair standing opposite him - Pix, as Tango had learned - who rested his face on his hands in frustration.
“Jimmy, we talked about this. Your mesa is the hottest place on the server, you won't be used to it at all. I’ll do it.”
Tango immediately recognized Pix’s words to be true. The sheriff's skin was tanned and rugged, with warmth radiating off his cheeks that he must have brought with him from home. Or maybe he was just that invested in the argument, even if it seemed a little silly.
“I can take it! Who do I think I am, a weak man?”
Yup, invested was a kind word for it. His deep brown eyes carried a sense of pride in them that was very fragile, if his snarky way of defending himself was anything to go by. Nevertheless, his chest was as puffed as can be, and his arms were crossed in a way that…
…In a way that was incredibly familiar. Tango felt a weird ache in his stomach, suddenly. He chose to ignore it.
“You guys can’t keep underestimating me. Do I have to remind you that I’m-”
“That you’re the sheriff, yeah yeah, we got it”, the tall god, who was sitting cross legged on the floor, interrupted with an eye roll. “How about you go and be a good little toy now and let Pix live out his Elsa fantasies, okayy?”
Jimmy took in a gulp of air to start another rebuttal, but he didn’t get far.
“It’s fine! He can live with me,” Tango yelled instead.
Several heads turned towards him in a second.
Ah. He really did not know why he said that.
“I mean, really it isn’t that cold and…”
As he tried to backpedal and come up with a reasonable excuse he glanced up sheepishly, only to catch Jimmy’s eyes staring straight at him.
And there was that ache again. It’s just that this time, he saw so much more in those eyes than misplaced pride. He couldn’t dare to name it.
It was Pix who interrupted that moment with an awkward cough.
“Well, if you are both sure?”
Jimmy tore himself away as if he had been burned, only offering a quick nod.
“Yeah, lemme, um,” Tango tried to get back some control. “Lemme show you where you can stay?”
He was followed wordlessly, until they made their way out of the cave away from the people, and then wordlessly some more. There were needles and pins desperate to escape out of his fingertips, but he couldn’t bring himself to start the conversation. 
At some point, Jimmy had quickened his pace and overtaken Tango, startling him by standing directly in front of him. He came to a halt. The sheriff’s gaze weighed heavy on his skin, a goosebump following each inch that was carefully observed, read like the most fascinating poem.
Tango didn’t like it, he decided. He didn’t know anything about poetry.
But then Jimmy smiled at him, hesitant and crooked, and he could feel the strings that had been tying him to the ground, that he had not understood since they had appeared, slowly become loose. Or maybe they just pulled into a different direction now, the direction in front of him.
“Hey, I’m sorry, but have we met?”
Jimmy sounded earnest, more so than Tango had ever heard anyone sound. He almost choked on his own answer. 
“...No, I don’t believe we have.”
He couldn’t even begin to explain the clump in his throat that was telling him it was a lie.

I had this thought a couple days ago that there is a lot of things sqq would have mastered by living in an alternate pidw, archery and painting and music and horse riding and hair care and all sorts, but most importantly - wife plot/gay idiots hunt demons plot starters. A lot of fanfic and heist movies and adult 'coming of ages' and all sorts LOVE crossdressing as a trope, and I I do love me a good oblivious gender queer sqq!
He has 100% had to infiltrate a brothel or club or gathering or acted as demon bait at some point in his long life, and with his already lean and pretty figure, his own appearance perfectionist tendencies for the role of sqq, and his husband's refusal to let him out the house looking anything less than stunning, he's put a good effort and practice into it. Nanda parbat (or the other places he studied) is also well versed in disguise as a job. Canonically he uses stage makeup to create other identities, most famously matches malone. SO! By all logic batman would be EXCELLENT at disguising as a woman!
Also in this au I headcanon that cultivators are rarely super muscled, with agility and flexibility also being very important. Think more swimmers and barbarian and lumberjack builds - the muscle isn't for show at all, but some can lift more than the body builders twice their size! Unfortunately for sqq, system demands an imposing presence, and so he fills the bats suit out with fake padding and extra armour and tech. He tucks his long hair in the cowl. It helps emphasise the difference between Bruce Wayne and Batman, and the first time Jason saw him undress after patrol he thought batman was peeling his own skin off lol.
And what that means is he is completely unbothered when a pair of women are needed to infiltrate a club to gather information, and wonder woman is the only one free. She gamely volunteers to go herself, but is vetoed on grounds of safety and efficiency. So then the solution is Martian manhunter but he's off world.
So batman volunteers.
He's met with confusion and disbelief, and for good reason?? He's huge! Buff! Deep voice! Aloof! Batman is a very manly man!
But no, he can do it, are you doubting that he can't? It's fine.
Diana is very excited. Also very curious. Sure, there are amazonians bigger than him, but he is very much a guy and they're not going to a place known for inclusivity.
But despite their misgivings they set a time and place.
And as they're talking, waiting for batman to arrive, a bombshell of a woman walks past. Long dark hair, boobs peeking out of a window, glittery earrings, six inch heels, long and painted nails, big puffy jacket, trousers that flare at the knees, the whole works.
She walks past them again a minute later, and stops. Greets them with a low and sultry voice.
It's batman. Wtf.
Sqq rather thinks he's done a good job with the outfit. The trousers hide his calves, fake boobs are so much more realistic in the modern era, he took his voice changer out. Makeup changes his whole face. He's got contacts and brush through hair due so he doesn't look like Bruce Waynes sister. His voice probably sounds a bit funny but it's close enough! It'll pass!
The group of veteran heroes are choking on their tongues. Diana is delighted.
It's still early days for the league, they're still feeling each other out, seeing if they can trust each other with matters outside of heroism.
For Clark, it's the first of many existential crises.

Parking Matters

As urban and suburban areas across the country struggle to add more density to their city centers, the issue of parking is going to become a weightier topic and one that you as a real estate professional need to be aware of.
Some cities have done a great job of developing with walkability in mind. Cities like New York and San Francisco have robust transit systems that get people moving around the city. So, what if your city doesn't have that system in place? What if they have only recently had that system in place and people haven't yet adopted the mindset that a car really isn't required to get around? What if the transit system isn't as robust as it needs to be yet to give people that security?
There are a number of areas that are facing growing pains which may get worse instead of better in the coming years, where density will increase before the number of cars decrease.
Washington State: An Evolving Example of Density
For example, Washington State has a lofty goal of adding 1.1 million homes over the next 20 years. Very important House Bills were passed this year (1110 and 1337) to help spur on construction by way of multi-family housing and ADUs (accessory dwelling units). Both of these bills include some version of minimizing or eliminating on-site parking requirements for properties that are close in proximity to transit.
Bill 1337, for example, generally says that two accessory dwelling units will be permitted on single family residential lots in addition to the primary residence. If that lot is within half a mile of a rapid-transit line, including bus lines, then there are no additional on-site parking requirements. The logic here is that if there is easy proximity to a bus, then someone would be more-comfortable either getting rid of their vehicle or not buying one in the first place.
The challenge is that anyone who has been driving their own vehicles for a while, has the habit of jumping into their car and to go wherever they want. It will be tough to convince these folks to get rid of their cars unless they have a dramatic lifestyle shift – like moving from the suburbs to downtown Seattle. However, as transit improves, it will be easier for people to opt into a system of transportation by transit only. Eventually, cars in denser areas will become less necessary and there will be fewer of them.
This is not going to happen overnight. Neighborhoods will have more cars to park as their density increases. However, this may also be a necessary evil to get people to rethink their dependence on cars.

Multi-Family Developments
Let's talk about another aspect of parking – new multi-family developments. Did you know that, according to Statista, an asphalt-on-ground parking spot costs approximately $122.50 per square foot in Seattle? Although there are no hard-and-fast dimension rules, according to AsphaltIndustrial.com a very standard parking spot size is 18 feet long by 8.5 feet in width. Here is the math on that – a standard parking spot takes up 153 square feet and costs $18,742.50 on average to build in Seattle. If a developer is building a 50 unit building and requires one parking spot per unit, that parking is going to cost a builder almost a million dollars just in parking, and that is 7,650 square feet that is going to house cars, not people.
I know what you are thinking – a parking garage is a more-efficient use of space, so why not just build up? Great point, but the cost of a “basement” garage spot in Seattle is $205 a square foot – almost double. In fact, some put the cost to build a spot in an underground structure closer to $80,000 per space. Home Builder Impact
At a time when our builders need to be focused on the best and most-efficient way to add housing that is affordable, the requirement to include parking creates an undue burden on our builders and developers. Not every development is the same, and builders and developers should be able to assess the market need for parking and build accordingly also taking into account off-site parking opportunities.
For example, let's say a developer was building a new residential building in a busy downtown area with a limited footprint. The developer is planning on putting 36 units in the building. And let's say the current requirement is 70 parking spots (1 spot per bedroom with a mix of 1-3 bedroom units being built). However, in this example case, the development is within a mile of the local college, on a rapid-transit bus line, and most of the target demographic doesn't own a vehicle. Should the builder be required to devote 10,710 square feet of building space (the equivalent of 10 additional units on average in the building) for parking? Remember, that would also add approximately $2 million to the project (using the Statista Seattle dollars) – a cost that would then be passed down to the consumer and drive housing prices up.
What if instead, the developer could determine that only 20% of those spots were really needed which could be reserved for a monthly fee so the costs only pass to the people who need the spots, not everyone? Further, let's imagine there is a parking garage nearby that can take the overflow or people can choose to not have a vehicle readily-accessible. Further, what if this developer invests in a rentable bike or scooter solution as an alternative to the bus? There are plenty of solutions that can help mobilize residents without the cost and space requirements of parking.

Home Buyer Impact and You
As real estate professionals, if you have a buyer with one of more cars and they are considering buying in an urban or suburban area, this is an important conversation to have. How essential is on-site parking to them? How close to transit do they want to be? What kind of transit do they need to be close to? Do they need a secure place to park a bike or a scooter?
Parking and transit are just two of the aspects of what is needed to create more walkable neighborhoods. Easy-access rentable bikes and scooters, bike lanes, small grocery stores, and restaurants are also important. Parks and trails are also components of walkable cities as are other pedestrian-centric improvements such as crosswalks, wide sidewalks, traffic quieting mechanisms, and trees.
The conversation around parking and transit will continues to evolve. As you discuss these issues with your clients you may also want to brush up on what a dedicated parking spot may cost or the value this adds to a property that includes it. Value depends on a number of factors:
Are the parking facilities covered or uncovered?
If covered, is it a garage or a carport?
Is the spot in a shared garage (such as a space in a condo building's garage)?
Does the property simply have a parking strip or driveway along the side of the house?
Is an EV charger included?
The values of these facilities and amenities vary widely from area to area with the value beginning at around $10,000 for an established urban neighborhood. According to the New York Times, a single parking spot in that city can be valued at over $250,000! In fact, some property owners without cars who own a parking spot in New York City can realize rent of $500 per month or more when they rent their spaces out to car-burdened residents.
Change is Here to Stay
If you are selling real estate in the middle of Nebraska or the wilds of Alaska, this article probably isn't doing anything for you. However, much of the United States is entering or already deep into a period of shifting urban and suburban design. For those of us practicing in an area that is making a concerted effort to provide more housing for its population, parking is going to be a part of that conversation.
This means you need to be part of that conversation in terms of understanding what your city and county is discussing for parking requirements for new construction, how that impacts surrounding neighborhoods, what additional density is planned for different neighborhoods and how parking plays into that, and finally having discussions with your clients about their parking needs and the value of their on-site parking assets.
I encourage you to do your reading and understand the relationship between parking and housing costs in new developments. Learn what your local building association is saying about parking requirements and help them get their voices heard by your city and county councils.

(everything i’m talking about is only referring to the movies bc i haven’t read the books in a while and can’t remember enough from them to add to this)
the fandom has already decided that he was just a scared child and he was doing what he thought was right after Thomas broke the rules. All this is valid and many people like his redemption arc in the death cure but i think that not enough people recognise how nice he was before thomas ran into the maze and how deep his actions were in his character.
like of course the first time gally and thomas cross paths is when gally pushed thomas (a little aggressively) out of the way of the maze. this gives us a insight to the character. it’s the first time that gally is shown on scene and makes hime seem like some aggressive, cocky (“we gotta stop meeting like this, greenie”) guy but he must of been watching thomas from the side. He probably saw thomas walking towards the entrance of the maze from where ever he was and reacted to that. either greenies in the past have tried to go near the entrance and gally being one of the stronger builders has been on look out making sure people don’t go in the maze, or the person who is showing the greenie around has stopped them and gally realised that chuck wouldn’t be able to stop thomas from going into the maze. either way gally was watching them and making sure that the greenie wouldn’t die on the first day which already shows that he does care for the group.
another thing is that when thomas said that gally was an asshole, newt replyed saying that he saved his life. this shows that gally is either an aggressive person by nature and the other gladers know that, or people in the glade are all aggressive and anyone would have pushed thomas out of the way tk save him.
when gally asks thomas to fight him i have two different thoughts on it. either gally wanted to fight him just bc he wants to win, or he’s giving the new greenie a chance to be known. i’m going to be honest gally didn’t look like he was giving his all in the fight especially comparing it to how far he pushed thomas back at the entrance to the maze. so maybe he asks the new greenie if they want to fight and goes soft on them to give them a chance to beat him and gain the respect of some of the other gladers.
he also tried to make thomas mad by talking tk him and getting under his skin. either he was just being cocky or he wanted the new greenie to win so he made him more angry.
anouther thing is after the fight after thomas remembers his name gally shakes his hand and says “we’ll done… Thomas”. using his name and not shank or greenie shows that gally has respect for thomas, even though a few minute prior he was winding thomas up by calling him names.
After the griever screams, gally reasures thomas that he is safe with them and that nothing can get through the walls. this is also very caring and not something someone who is arrogant would say.
These are just off the top of my head, but i think that gally in the death cure isn’t a ‘redemption’ arc but actually just how gally is all the time. When new greenies come up in the box he looks out for them and make sure that they now that they are safe, even if he does it in a seemingly unkind way. the only reason he swapped up with thomas is bc he thought thomas was the threat and he was trying to protect the group and society that him and the other boys worked so hard to build. but before thomas was proven to be a ‘threat’ gally was kind enough to look out for him.
i just feel like people mix up gally as being a mean person at the start and then changing tk being a kind person, when he actually was a kind person the whole way(in his own way), he just felt threatened so he turned to violence as the solution.

BOOK REVIEW - Brick by Brick: How We Build a World Without Prisons by Cradle Community

This is a difficult book to write about.
It difficult because I'm writing about topics I've barely learned about. Brick by Brick is by Cradle Community, a collective of organisers whose goal is to educate about prison abolition and transformative justice. And whilst the book is emotionally affecting and presents clear arguments, it really only feels like a first step to understanding and implementing a system of justice free of prisons.
Which it's meant to be! Brick by Brick presents the arguments for prison abolition, and it does it in a wholly effective way, using emotional stories to tug at the heartstrings and giving you the vocabulary and talking points to argue against the status quo. But it doesn't have the data to back it up. Without hard evidence, it's a lot of anecdotal evidence designed to appeal to the reader's emotions.
It presents a lot of facts which are, on the face of it, difficult to argue with: that prisons are places of isolation and punishment which rarely, if ever, give those inside the tools to reform and reintegrate, at best using them as a source of cheap labour. This doesn't touch on the legacy of imperialism inherent in the British prison system, or the close ties between immigration and the justice system, or that police who commit crimes are often protected by their colleagues closing ranks and thus don't see the justice that they purport to uphold. This is all discussed within the first half of the book, along with myriad other ways in which the criminal justice system fails the people it is supposed to protect, and fails the people it incarcerates too. Frankly, I think my first issue with the book is that it spends a lot of time saying why prisons are bad. I understand - it gives us talking points for every facet of the argument, from the racial (the lengthy history people of colour's disproportionate persecution at the hands of the justice system, compared to relatively lighter or even non-existent sentences for white people) to the environmental (that prisons are often built on waste ground which is not safe for those living or working there, and little thought is put into them by the builders of proper ventilation, clean water, or prisoner health in general). But it also doesn't help the problem feel any more surmountable - prisons are not permanent structures, much though they feel that way, but they feel as permanent as capitalism and the two-party system.
The latter half of the book - parts 3 to 5 - are all about how we look at and begin to build a world without prisons. It should come as no surprise that it's all fairly similar: the ultimate solution is community-building and grassroots organisation, acting together to fight the construction of new prisons, to provide security of food and shelter for people, and to protest against the state violence the puts people in prison in the first place. It's such a simple step, and an admirable one, but it's one I struggle with as a person who has difficulty speaking to new people and making friends (perhaps I'll pick up a book about it). And - to heap another criticism upon the pile - the community initiatives Brick by Brick highlights are, for the most part, based in London or the South of England, with little focus on the North or initiatives in the wider UK (with one environmental group highlighted in Scotland). It's understandable to some extent - many of these prisons and justice systems have headquarters centralised in London - but it's also disheartening as someone who lives in the north that there is little focus on activism and solidarity outside of the Capital.
But as far as prison abolition goes, Brick by Brick is a good start. Whilst I wouldn't recommend it in a vacuum, with other resources and some research to find local anti-prison initiatives it's a solid starting point which provides a breadth of talking points to get you arguing for abolition. I'd recommend it for it's "suggested reading" page, which provides enough resources on transformative justice to back up the anecdotes in the book. Overall, whilst I might be down on it for being more propagandistic than evidence-based, as I'd hoped, as an introductory text it's a good place to begin, and it gives you enough material to look for activist groups and read up further on transformative justice in your own time.

I mean, it just makes sense that the group that has more people is going to do more work. Unless they're barred from it, there will just be more doing the work, so long as they are the bigger group.
The last thing I want is for a minority of the population to be doing the vast majority of the cleanup work that's piled up all because of the folks who oppressed that minority into being a minority in the first place, when there are so many of us who don't know what to do, anyway, but know that our current ways are shit and evil, and something needs to be done about that. The last thing I want is for all Indigenous people to be environmental scientists, whether or not they want to be, or instead be artists, doctors, builders... For a few people to be doing all of the heavy lifting, just... no.
We've got a few Indigenous people who know what's up, but they're only a few; and a bunch of white people, who know shit is wrong, but also don't know our ass from a hole in the ground. The solution is obvious to me: practically and morally speaking, we need to do the heavy lifting, according to the guidance and counsel of Indigenous elders.
