Finally put down my new rug for the living room, moved the previous rug that was left behind by the last tenant to the dining room which fits PERFECTLY, and now putting together my dining room table and TV stand. Then just need to finally order a new bedroom set (sleeping on an air mattress has been SO fun the last month 😑)
My home is really coming along nicely and I absolutely cannot wait till it’s all complete.

It's time to WAKE UP and start asking those in your community how they're going to work to stop build-to-rent communities from becoming a mainstream housing option. This isn’t just an American housing issue either. It's become a problem in Canada, the UK, Ireland, and even Australia. Home developers are no longer looking to invest in building for sale home communities. No, corporations are investigating in housing properties to build with the intent to rent. Forever.
These developments aren't new homes for sale. They're not even rent to own communities. No, they're brand new houses/condos that are being built for the sole purpose of helping corporations make a profit now that commercial real estate has become such an unpredictable market.
Americans are already familiar with the apartment living build-to-rent model that has consumed so much of the housing market that it's just natural. For my European friends, they're shocked to hear just how many apartment buildings are built for the sole purpose of being a permanent rental building. Month to month rent that has already increased nearly 50% in just 5 years.
Don't sit on this issue. Don't buy into the grand scheme that economists put out there that this will help the housing crisis because it won't. All it will do is cripple a consumer's buying power more than it already has been since the pandemic.
Housing 👏 is 👏 not👏 for👏 corporate 👏 gain.

yeah sex is great but have you ever unflooded your street by removing leaves from the storm drains using the litter-grabber tool you bought from lowe's two weeks ago for that exact purpose?
#every year my street floods in the autumn when it rains heavily. usually multiple times. every year!!!#i hate it it's so stressful. and of course the cars keep driving down it even though it's unsafe. a lot don't even slow down#and they throw up these huge walls of water with their passage#the street becomes totally unusable for pedestrians wheelchair users bikers strollers etc.#it's just the worst. and every year i'm like oh i should get a thingy so i can do something about it#and i never do in time. but this year. THIS year. watch out world#i cleaned out the drains preventively a few times in the past couple weeks but today is the first day of somewhat heavy wind and rain#so i went out this evening and two of the four drains were completely clogged :( but i got out my tool & as soon as i cleared a little spac#a whirlpool formed and sucked all the water into it! with this amazing noise. it was fantastic#then i cleared away the rest of the leaves cuz that tiny spot would get covered up very quickly otherwise#i came back by an hour later and they're still looking great <3 i'm basking in the afterglow#it is funny how much easier a homeowner could do this than me. those people have yard debris cans#they have space for shovels. god. a shovel. my kingdom for a shovel#i'm just piling the leaves on the curb one handful at a time and then leaving them there (out of the way of everyone of course)#because i have nowhere else to put them and no way to transfer them farther distances#but it's mostly just apartments near this intersection so we gotta do it for ourselves#anyway i'm probably gonna have to do it again tomorrow because there are a lot of dead leaves out there right now#but man! i've never been able to do anything about this before except call the city and wait for them to send someone. this feels so good

okay so i know that home ownership is a pipe dream for a lot of us with how things are right now, but if you ever end up with one via buying or inheriting, please allow my formerly-morgage-customer-service ass help you, my US friends, with something:
for the love of fuck, if you're setting up mortgage autopay, try to do it through your mortgage company, NOT your bank. i am dead fucking serious.
your mortgage payment is made of four parts: Payment, Interest, Taxes, and Insurance (or PITI for short). Payment and Interest are static from the inception of your mortgage unless you refi, but TAXES AND INSURANCE CAN CHANGE. every year, your state evaluates how much in property taxes you should be paying. ('when' varies by state, you can find tables online for which month your state does the eval). this typically means that your monthly mortgage payment changes by, like, a few bucks, typically. but this creates a problem.
say you pay $100 a month for your house (somehow). you have autopay set up through your bank, not your mortgage lender. one day, your state's eval says your payment is now $101. your bank autopays $100. the Big Mortgage Computer sees that your payment is only partially paid and considers it incomplete. you are now one month delinquent, because your bank's static autopay was unaware of the payment change. you are now open to getting hit with a late fee, and your credit score can be affected after 30 days. this shit *sucks*.
i cannot tell you how many calls i got from people who were upset that their bills were constantly saying unpaid (iirc it'll try to complete your payment for the prior month in full before paying for the current month), and i had to explain that 1. payments are technically due on the 1st but there's a legal grace window until the 15th (that's a whole other thing), but 2. their autopay just didn't keep up with a TI change, and that i could help them resolve the issue over the phone and they could adjust their autopay or, even better, do autopay through us so we can auto-adjust it. and hell, if a payment failed because of a system error on *our* side, it would automatically be forgiven, which can't always be assured if the bank fucked up.
bonus tip: if you do ever talk to mortgage personnel on the phone and you keep polite (and god, i know it can be hard when shit is stressful, but we're people too and we did not cause your issue), try asking if late fees can be waived. i can't remember my former company's rules, but i actually had the ability to send it up to my supervisor to request at least one late fee be removed, and 99% of the time it was because of issues like this.
anyway my memory for my previous jobs is kinda hazy, but if anyone has basic questions about mortgages or cruises, i can try to help, lmao. stay safe out there babes

dissertation proposal defense: summer 2023
I intended for it to be this spring semester 2023, but unfortunately I'm going to be participating in a multi-week partial hospitalization program for mental health (it's outpatient but every single day for hours!) and between that and the paper due in May I just don't have the time to fully dedicate to the proposal
my husband and I also just bought a real fixer of a fixer-upper which has been WILD but also REALLY taking my brain away from my work
