SWFL September Housing Update

The latest real estate statistics for the Naples area showed 914 properties sold for just over $756 Million during September! Once again, the limited inventory impacted the number of closed sales for the month. Both single family homes and condos saw slight declines in Bonita Springs, Estero and Fort Myers. Also notable was the percentage of cash transactions during the month. Approximately 42 percent of all transactions were cash in September, which was the same as August and remained lower than July which was 65 percent.

Estero, Bonita Springs keep lowest property tax rates in Lee County. Estero Village Council voted to lower its property tax rate from $193.15 for a home valued at $250,000 to a payment of $192.50 — a 65 cent drop. The village has not raised taxes in seven years. Bonita Springs held its rate steady for the ninth year in a row at $204.33 for a $250,000 home.

December Housing Update for Lee County

The Southwest Florida December housing update for Lee County showed a significant jump in closed sales activity for both single family homes and condos for the month. Closed sales of single family homes increased 35 percent and condos increased 34.8 percent. Pending sales for both single family homes and condos also showed significant increases over the same time list year.

As a result of the increased closed and pending sales, the number of homes for sale continues to fall and it remains a seller’s market. Home prices continue to trend upwards due to the lack of inventory in Bonita Springs, Estero and Fort Myers.

So, if you are considering selling, you are in the driver’s seat. Now would be an an excellent time to connect with a real estate professional to learn about your home’s value in today’s market.
