There is not much for sale close to Kensington Palace but one 2-bed apartment, no garden is going for £3m (approx $3.7 million). Nott Cott is a detached property with a garden so it would sell for quite a few million more than that. To rent a two-bed property in the W8 postcode starts well over £4000 per month, I reckon £6k per month MINIMUM to rent Nott Cott. Let's say 90-100 000 dollars to rent Nott Cott per annum.
Presumably that is small change for the Sussex Squad? Otherwise they would surely agree with us that Harry and Meghan's lack of gratitude and tone deafness is beyond the pale.
I love the part where Nott Cott was good enough for a future King and his pregnant wife, but not for Harry and Meghan.

Recycled Oil Usage in Mining Explosives Emulsion
PT Kaltim Prime Coal, which operates one of the world’s largest openpit mine  is working with AECI Mining Explosives to explore the use of used oil for explosives emulsions to achieve two main objectives;
1. To reduce the costs of manufacturing emulsions
2. To reduce the volume of waste used oil
Disposal of waste oil is a challenging task especialy in mines, and incorrect disposal can lead to ground water contamination.
KCP mines 450 million + BCM of overburden material per annum. In 2021,according to Mining Weekly, 453 miilion BCM of overburden was mined, consuming 85 000 t of bulk explosives to produce 56.4 million tons of coal. 8 million + of used oil was generated from the year 2010 - 2021, with a part of this oil used for ANFO while the remaining oil was shipped to licensed waste processors.
Explosives alongside fuel represent a significant costs in mining, in fact they are the two of the main operation costs for most mining companies. KPC with AECI is using used oil to replace up to 100% of diesel in emulsion while meeting local standards and without reducing the bulk explosives performance. This oil is recovered from engineering workshops, separated from foreign contaminants. This saved the company on 2.3 million litres yearly average from 2011 - 2021.
AECI Mining Chemicals has developed new technologies that can be applied when waste oil is used in blasting. An appropriate emulsifier is designed to work a particular type, quality and amount of waste oil available.

5 Highest Paying Jobs You Can Get With A High School Qualification
Tumblr media
(adsbygoogle = window.adsbygoogle || []).push();
Truth is, many parents simply cannot afford to send their children to university even with a bursary, since there is just no money. Often they would need them to enter the workforce immediately to help put food on the table. It’s an unfortunate and harsh reality.
Let’s take a look at five jobs toward the top of this list, and what PayScale data indicate you can expect to earn in one of these positions.
These jobs pay well but require no qualification.
1. Developers, especially Java, C#, iOS, Android, and PHP:
Demand for good developers is high and salaries are good. And you don’t need a degree. In fact, while a diploma will come in handy, you can learn online or teach yourself. Salaries for experienced and talented developers hit R1,2M per year.
2. Digital marketing positions:
With a certificate from a digital training college, a good head on your shoulders and the right personality, you could get your foot in the door at a digital marketing company. With experience you could earn up to R720,000 per annum.
3. Flight attendant:
You could be earning the big bucks if you work for top airlines like Emirates (although this requires relocation to the Middle East), since the money earned is in dollars and not taxed, but if you’re looking to stay in SA, you can still earn up to R420 000 a year. To become a flight attendant, you can do a short course at places like Damelin.
4. Waitress:
If you work in the right restaurant (busy and expensive) and you’re prepared to do in-house training and work 60 to 70 hours per week, you could bring in around R30 000 – R40 000 per month in salary plus tips.
5. Real estate agent:
Apparently with this job, you could make anything from R100 000 – R500 000 per annum. To become a qualified estate agent you would need to start as an “intern agent” at any real estate agency under the supervision of a qualified agent or principal for a full 12 months during which time you are required to keep a logbook. Once your 12 months have been completed you will be allowed to complete the NQF 4 course which you can do online.

Exorbitant Rent, Agents and Agreement Fees: An Act of Wickedness.
Tumblr media Tumblr media
Image by Reuters/Temilade Adelaja Among all the things humans need to survive, shelter takes prominence after food. It is a common belief that when you have a roof over your head half of your problem is solved hence the desire of every hard working man to acquire a house they can call home either big, small, round or square. The shape, design, location, interior and exterior does not matter to many as long as it can be called a home while to some it is a thing of importance, after all what is the point of having it if it is not a thing of pride to show the world i have arrived. Like many places around the world, getting an apartment to rent in the 21st century does not come easy, but in Nigeria especially Lagos it is a nightmare as some individuals called "Agent" have made it a mission to make life miserable for apartment seekers with their crazy, dehumanizing, heart wrenching, wicked exorbitant fee called "Agent and Agreement Fee." Some of these agents are jobless or retired individuals who stumbled on the job and see it as an opportunity to make free money. FREE MONEY??? Yes! It is free money because these agents contributed absolutely nothing to the process of building the house nor do they invest a dime in the construction expenses but they have successfully made themselves the gatekeeper who dictate the amount to charge for the rent of the apartment because the higher the rent the higher the agent and agreement charges. After the deal is completed they vanish into the thing air and leave you to deal with whatever arising issues with the landlord or landlady. I must admit that there are educated agents who studied surveyors and other related courses and graduated with honors and are doing the job with ethics and highly professional conduct. On the flip side, some of those who are using this agent's job to demonize people are also educated. I cannot help but wonder why landlords or landladies cannot handle the process of renting the house to people without going through an agent. Nonetheless, going through an agent does not guarantee that you will get the best tenant nor does it guarantee the possibility of getting the tenant a house with an honorable landlord in the city. I often hope that one day technology would help put an end to this menace or bring about some regulatory measure to the system of renting houses but it is unfortunate that most tech geniuses who have ventured into this industry have not succeeded in eradicating it. Rather, they are in bed with the same agents, and those who try to do things differently are there to compete in the business for the most expensive areas in Lagos and other parts of Nigeria. Which begs the question, what is then the hope of a common man who can only afford a rent of 150,000, 250,000 to 350,000 per annum.
Tumblr media
Self-contained single room apartment image situated somewhere in Lagos, Nigeria, was received anonymously apparently cost N400,000 per annum. Imagine the above self-contained single room apartment in the image above apparently cost 400,000 Naira per annum rent excluding the agent and agreement fee. According to the anonymous tip. The agent in charge of the building proposed asking price is 600,000 Naira per annum rent without agent and agreement. This room will only contain a small bed and nothing more. Before you say maybe the location is Lekki, no! It is not Lekki, the location is somewhere on the mainland area of Lagos state. Even if it was Lekki, wouldn't it be an act of pure evil to think of giving for rent such a mini space that is not even up to a studio apartment size at an asking price of 600, 000 Naira? What is wrong with us in this country? Some apartments are not worth what may be considered a standard rate, yet some agents will plan to make their unachievable life fortune from it. Guess what? These agents themselves cannot agree to pay such extortionate rent and fees even if they can afford it. Yet, they would do it to their fellow humans. The government is bad, politicians are embezzlers is a song we sing, even our toddlers sing it better with their adorable faces but hilarious dance, but none of us remember that we aid and abate the politicians immoralities to destroy ourselves with our notorious act of wickedness clothed with fine linen of selfishness and bigotry. This is a call to the appropriate authorities to look into this sector for balance. This daylight extortion disguised as a legitimate and honest means of income has to stop. Enough is enough! Most vehicle owners in Malaysia will tell you that buying a car is a cakewalk compared to maintaining it. If you’re planning on getting your first or next automobile soon, knowing which vehicle brands and models carry the most affordable maintenance costs can help you save a lot of money.
What To Note
Before we delve into our top picks of cars with low servicing costs, there are a few things you should be aware of. Per the Malaysian Institute of Road Safety Research (MIROS), Malaysians travel an average distance of 28 000 KM annually. But, for this article, we’ll use a distance of 100 000 KM traveled over a median span of five (5) years. This way, the servicing estimates will be easier to understand. Secondly, we didn’t include auto parts like brake pads, tires, or other unexpected maintenance in our car servicing costs review. Lastly, we didn’t include any cars from Mazda in this review. It is because they offer free servicing for the first five (5) years after purchase, covering labor, lubricants, and spare parts. So, you’re good on that front. Here’s what you’ve been waiting for!
1. Isuzu D-Max 1.9L 4×4 AT – RM 660 Per Annum
This pickup is a widely known and loved automobile. While it mightn’t be as heavy-duty as some of its contemporaries, it does have the advantage of being built with high-quality parts and craftsmanship that ensures it lasts for years. That’s also why your annual servicing costs rarely exceed RM 660. It also has a decent road tax, so it’s a very appealing vehicle overall.
2. Honda HR-V – RM 221 Per Annum
Boasting a tested and trusted powertrain and build quality, there’s no way the Honda HR-V wouldn’t make our list. One thing we found particularly impressive with this automobile is that the cost of maintaining it is even lower than that of the Proton X50! Thanks to this, you get a stylish and compact SUV with this purchase and the assurance that your car will be roadworthy for years to come.
3. Perodua Axia – RM 381 Per Annum
This automobile has a lot going for it. The first is that it has a super fuel-efficient engine under the hood. Secondly, it has a road tax of only RM 20 per annum, one of the cheapest in the country! Lastly, all it’ll cost you to keep this vehicle in great shape all year round is RM 381. As such, it’s a good get any day!
4. Honda Accord – RM 467 Per Annum
As this car has only a tiny 1.5-liter turbocharged engine, what you’ll have to pay in road tax is negligible. And while it’s pretty durable, you only need to spend RM 467 annually to keep it in good shape makes it an even better deal!
Conclusion
Ultimately, even if you won’t be going for any of the vehicles on this list, consider the maintenance cost when making your final purchase. Don’t forget that good auto insurance is very important too!

ongeveer 1752.

Art. 1215. Novation, compensation, confusion or remission of the debt, made by any of the solidary creditors or with any of the solidary debtors, shall extinguish the obligation, without prejudice to the provisions of Article 1219. The creditor who may have executed any of these acts, as well as he who collects the debt, shall be liable to the others for the share in the obligation corresponding to them.
Novation, compensation, confusion and remission are ways to extinguish the obligation.
Novation is substitution of a new contract in place of an old one.
Confusion is the combination or mixture of two things; the process of comingling.
Remission is cancellation or release from penalty.
If a solidary creditor performs or commits one of these he is responsible for the payment of the share of his co-solidary creditors. Same thing for a solidary debtor who compensate the obligation to the creditor in full, he is entitled to collect from his co-debtor the amount of their share to the obligation.

Rosa, acting through her attorney-in-fact, Manuel Pirretas, sold the store to Guillermo Bosque and Jose Ruiz for P55,000.00, payable in four installments of P15,000.00 upon execution of the contract, P10,000.00 one year after the date of execution, P10,000.00 for the 2nd year and P15,000.00 on the 3rd year. Interest rate is set to be 7% per annum. France and Goulette obligated themselves as solidary sureties for Bosque. First installment was paid in order. Manuel, the attorney-in-fact, went to a prolonged visit to Spain, and in consideration of that trip, he made a document purporting to be a partial substitution of agency, to Figueras Hermanos, a mercantile entity so that "they may be able to effect the collection of money as may be due to the plaintiff by reason of the sale of the bookstore" When the time to collect the 2nd year installment became due, Bosque was unable to comply. After several negotiations with Alfredo Rocha, representative of Figueras Hermanos, an agreement was reached – Figueras will accept P5, 800.00 plus three promissory notes payable each month from December 1920 to April 1921. The notes were not paid promptly by Bosque but the balance due to them was paid in full on December 24, 1921. About this time the owners of La Flor de Cataluña appear to have converted it into a limited partnership under the style of Guillermo Garcia Bosque, S. en C.;" and presently a corporation was formed to take over the business under the name "Bota Printing Company, Inc.". The partnership appears to have conveyed all its assets to this corporation for the purported consideration of P15, 000.00. Meanwhile the seven notes representing the unpaid balance of the second installment and interest were failing due without being paid. A certain M. T. Figueras later enters into an agreement with Bosque, stating as follows: (a) Guillermo was indebted to Rosa in the amount of P32, 000 for which R. G. France and F. H. Goulette are bound as joint and several sureties, and that the partnership mentioned had transferred all its assets to the Bota Printing Company, Inc., of which George Andrews was a principal stockholder; (b) France and Goulette shall be relieved from all liability on their contract as sureties and that in lieu of Guillermo, France and Goulette, the Bota Printing Company, Inc., as debtor to the extent of P20, 000, which indebtedness was expressly assumed by it, and George Andrews as debtor to the extent of P12, 000, will undertake to pay Rosa. Rosa is now alleging that Figueras had no authority to execute the contract containing the release of Guillermo et al from their liability, and that she had not ratified the same. Guillermo et al argue otherwise, using the agreement as a novation releasing him from personal liability.
ISSUE:
Whether the plaintiff is bound to the agreement by Figueras.
HELD:
NO. The court first looks at the partial substitution of agency made by Manuel Pirretas, conferring on Figueras Hermanos or the person or persons exercising legal representation of FH all of the powers that had been conferred on Pirretas by the plaintiff in the original power of attorney. It was argued that the original power of attorney included a wide range of powers (including the general power of Pirretas to sell the business upon conditions fixed by Pirretas, as well as the power of substitution to collect balance due to Rosa). However, the Court has also said that the substitution agreement between Pirretas and FH were explicit – the sole purpose of the substitution was only to “collect the balance of the selling price of the Printing Establishment and Bookstore above-mentioned, which has been sold to Messrs. Bosque and Pomar”. Nothing can be construed to authorize Figueras to discharge debtors or novate the contract. On the other hand, the substitution agreement is very much explicit in limiting the powers of Figueras. Furthermore, it was the mercantile entity Figueras Hermanos (or its legal representatives) who were given the capacity to exercise the substituted power. M. T. Figueras intervenes as purported attorney in fact without anything whatever to show that he is in fact the legal representative of Figueras Hermanos or that he is there acting in such capacity. The act of substitution conferred no authority whatever on M. T. Figueras as an individual. The argument of Bosque that Rosa had ratified the novation of the contract through acceptance of the amount was also disregarded by the Court, stating that the Bota Printing Company became a primary debtor for Guillermo et al. Rosa could therefore accept the payment of the debt despite Rosa’s refusal to be bound by the supposed novation of the contract of debt of Guillermo. France and Goulette, the appellant sureties, contended they were discharged by the agreement between the principal debtor and Figueras Hermanos, as attorney in fact for the plaintiff, whereby the period for the payment of the second installment was extended, without the assent of the sureties, and new promissory notes for unpaid balance were executed in the manner already mentioned. Such execution undoubtedly constituted an extension of time as to the obligation included therein, such as would release a surety, even though of the solidary type, under article 1851 of the Civil Code. Nevertheless, this court held that the said extension and novation related only to the second installment of the original obligation and interest accrued up to that time. Furthermore, the total amount of these notes was afterwards paid in full, and they are not now the subject of controversy. It results that the extension thus effected could not discharge the sureties from their liability as to other installments upon which alone they have been sued in this action. Finally, it is contended by the appellant sureties that they were discharged by a fraud practiced upon them by the plaintiff in failing to require the debtor to execute a mortgage upon the printing establishment to secure the debt which is the subject of this suit. With this insistence we are unable to agree, for the reason that the proof does not show, in our opinion, that the creditor, on her attorney in fact, was a party to any such agreement. On the other hand it is to be collected from the evidence that the suggestion that a mortgage would be executed on the plant to secure the purchase price and that this mortgage would operate for the protection of the sureties came from the principal and not from any representative of the plaintiff. As a result of our examination of the case we find no error in the record prejudicial to any of the appellants, and the judgment appealed from will be affirmed.
