New Homes compared to Historic Homes?
Living in Pittsburgh it’s nice to have that choice however at the same time one has to really think of the pros and cons to that answer. Historic homes usually have more yard, less storage inside, beautiful and irreplaceable features, if not updated could be costly to update. New Homes have smaller yards, more storage inside, tendency to look like each other, energy efficient, but will not need updating. It comes down to where do you want to put your money in to preserving the past or looking into the future. Do you like to live in uniqueness of the historic homes or modern up-to-date new home? Luckily, in Pittsburgh you have that choice and selection to make!

Selling a home can be incredibly stressful for many reasons: you’re not wanting to sell but must, ready to move on with your life and don’t want to deal with the selling, or just don’t know how to set it up to sell. First, if you don’t need to sell but feel you have no choice check your alternatives such as an investor or see if your bank/mortgage company will work with you. Secondly, if you are ready to move on but just don’t want to deal with selling the home you can still go with an investor that way you don’t have to worry about cleaning, repairs or even paying commissions plus you can sell it and move on. Real estate agents will take over the home, make sure it is staged and cleaned up but all that will cost but you and you may be able to get a higher price for your home but will take longer to sell. If you want to sell your home, try to maximize your income, and minimize your outcome by first making sure the outside is presentable and has good curb appeal. As a potential buyer enters your home make sure it’s clean and presentable, no dishes in the kitchen, no dust bunnies, no children’s toys spread throughout, toothpaste and hairbrushes put away. Remove any personal photos or keepsakes, you want them to see them in the house not you. Do slight upgrades, for example fresh coat of paint, clean the carpets, change door handles or cabinet handles to give them an updated look. You want the home to be cheery and bright. Also declutter, pack things you’re not using, for example if it’s summer pack your winter items. You want the home to appear neat, organized, and roomy. So, eliminate any nick-nack’s, excessive clothing in the closets (buyer’s will look in cabinets and closets), in the cabinetry and all. The biggest thing – hide anything pet related – hamster to dogs. You don’t want buyers to know a pet lives there. This could deter a good number of potential buyers due to the “pet smell” they assume is there. Finally, price your home reasonably within the market. If you over-price your home no one will even bother, if you slightly underprice your home, you encourage buyers and could get multiple offers. In today’s economy with not enough homes on the market underpricing by 10% will give you the edge and possibly get more than what you thought.

We live in a very affordable and desirable city, Pittsburgh! The good news is the median home prices are up by 23% yet the number of homes for sale are down by 36% according to Forbes. But either way Pittsburgh is still on a slow and steady course to continue with favorable growth! So, between the slow and steady pace of our real estate, we still have great shopping areas, excellent restaurants, and of course our awesome outdoors with Monongahela, Ohio, and Allegheny Rivers.

An agent arranges the buying and/or selling of a real estate transaction for clients. Agents also makes a profit by requiring a percentage of the sale/purchase of the home.
Real estate investors do not need a license, plus they make money on the investment as well as the want to buy homes fast. Real estate agents need a license, makes money on commissions when a home is bought/sold which is done on a slower process.
Again, pending your time frame, financial situation, your home, and overall situation would depend on which would work best for you an agent or an investor.

Contemplating on selling your home? Industry analysts predict selling your home in the months of April – July are the peak months to sell versus the winter months. Not to say, you would not be able to sell your home during the winter months but for the best price on your home, now is the time to sell. In fact, this year is seeing the lowest inventory in homes for home buyers. According to Realtor.com, the number of homes for sale nationwide dropped -52% from March 2020 to March 2021. Basically, that is 534,000 fewer homes for sale in March than the previous year. Basically, this is great news for sellers with low mortgage rates, not enough homes on the market for homes buyers, so seller’s will be able to get top dollar for their home. However, like all good things this won’t last long!

Yes, we all know that 2020 was a challenging year and yes, the pandemic did disrupt home sales in the spring of 2020 however shockingly the market quickly made an impressive rebound. Real estate experts reported that the surge in home sales toward the end of 2020 made up for the spring market losses.
As, we head into 2021, it is slim pickings for Home Buyers. YES! Inventory has been incredibly low for the perspective home buyers. It is estimated that inventory is down nearly 30% in the early months of 2021 compared to previous years. With it being slim pickings for home buyers it is best when you are looking for a home to have a pre-approval with you, so you know when you find the home you can put the offer in without worrying about the paperwork. Expand your search. You may not be able to stick in a specific neighborhood but in the neighborhood next to it. So be open. Finally, you may have to give up all that you want in a home.
