Risks Of Investing In Triple Net Lease Properties

Triple Net Lease properties offer many benefits, however along with those benefits there come certain risks.It’s true that this type of investment provides constant income and little to no management obligations, but it also carries its own risks.
Here are some potential risks Triple Net Lease properties might have.
●     Not All Credits Are The Same- In a case when the credit rating of the tenant falls, the price of the property will also fall. 
The credit rating falls into three categories: Standard and Poor’s, Moody’s and Fitch; BBB and higher (investment grade). But even with an investment grade credit rating, the property is not risk free. 
When you are Investing in Triple Net Lease properties, you are investing in physical assets and also in the tenant who occupies the property. That’s why tenants with investment grade credit rating are less likely to fail and not pay rent. Unstable tenant represent risk in a NNN lease.
●     The Importance Of Due Diligence - Investors need to do their due diligence before they lease a space to a tenant. They need to find out the past history of the property to achieve long-term success. For example, some drug stores with aging demographics may be regarded as an in-growing industry, while others have had troubles and changed ownership. It is quite understandable they will carry higher level of risk.
●     Prevailing Rental Rates -  Rental rates above the market value may be considered as a disadvantage, but if a tenant vacates, the space will be occupied at the current market rate. If the lease rate is far above the market rate, consider the tenant’s credit and the remaining lease term. Properties that have a tenant with strong credit and a long remaining term are more desirable than those with marginal credit rating and a short remaining term.
●      Leased Or Not -  NNN properties which have only one tenant receive rent from only that tenant. So, the property is either fully leased or not leased at all. Some properties often have troubles in filling in vacant space.

What Are The Several Types Of Net Leases?

Commercial Real Estate is a property leased only as a workspace, rather than a residence. These properties vary from retail stores, restaurants, to hotels, hospital buildings, shopping malls and so on.
Different Types of Net Leases:
●     Single Net Lease-the lessee pays a monthly fee, including property taxes.
●     Double Net Lease-the lessee pays a monthly fee, including property taxes and insurance.
●     Triple Net Lease-the lessee pays a monthly fee, including property taxes, insurance, and maintenance.
●     Gross Lease-the lessee pays only a  monthly fee, and the lessor pays property taxes, insurance, and maintenance.
Triple Net Lease is great because you won’t have to bother with all the paperwork and property maintenance.This type of a deal is excellent if you own a property that’s far from where you live.
But if you like the work around owning a property, Gross Lease may be the best for you.
