July's sales stats are certainly a story of contrasts with different neighbourhoods - sometimes side-by-side - having very different sales performance for the sake of a city block or two. As detached, single-family home sales are declining still, focusing on the condo market is more appropriate since it appears sales of these attached homes in multi-unit residential buildings continue to chug along. But still, it depends on the neighbourhood. The grass isn't always greener on the other side, but in Vancouver's case it's usually summer amber everywhere.

By July, when the average mortgage rate had risen to 5.21 per cent and the stress rate to 7.21 per cent, the income needed climbed to $226,500. In August, the mortgage rate was at 5.3 per cent, the stress rate at 7.3 per cent, but the income needed had dropped $12,550 to $213,950.

Property sales in West Vancouver declined over the summer. Some neighbourhoods with a high amount of inventory (like 78 houses) saw no sales, while others saw a few sales here and there. It's hard to draw conclusions except that consumer confidence is likely still rattled due to inflation, higher interest rates and a lack of sellers desperate enough to lower the price to make a sale.
But then again a West Vancouver waterfront mansion sold for $7 million over assessment ($2.5M under asking), so who knows.
