Budgeting for Taxes When Buying a Property in Spain

Buying a property in Spain is a fantastic opportunity to discover a change of pace and lifestyle, whether you’d like a weekend apartment in Barcelona, a holiday home in beautiful Valencia, or are planning an overseas retirement along the golden coastlines of San Sebastián.
As with all elements of an international acquisition, it is important for you to understand the property ownership rules throughout Spain and the taxation associated with owning a home, holiday property or rental apartment to ensure you budget accordingly.
Here we look at the various costs, tax liabilities and legalities you should be aware of before proceeding with your Spanish property purchase plans.
Rules for Foreign Nationals Buying a Property in Spain
Post-Brexit, purchasing a home in Spain is slightly more complex, but there are no sweeping restrictions. The main requirement is that you will need a Número de Identidad de Extranjero or NIE. This identification number enables foreign nationals to register for taxation or open a local bank account.
You will be issued a number if you register your residency through an Oficina de Extranjeros or immigration office. Expats can also apply for an NIE via their nearest consulate, embassy, or in person by attending a Spanish police station with their passport.
If you plan to spend more than 90 days per 180 days in Spain, you may also need to consider your visa category since this is the maximum stay permitted for third-country travellers without a valid permit or visa.
Options may include:
Applying for the Investor Visa, which grants residency to applicants purchasing a qualifying property for at least €500,000.
Long-stay visas – available for those relocating for work, studying in Spain, opening a business or moving to join Spanish relatives who hold residency or citizenship status.
Non-lucrative residence visas, which allow affluent expats to apply for a renewable residency permit when providing evidence of a minimum income.
Second homeowners may not require a visa if they are not planning to stay in Spain for over the 90-day threshold but will still need an NIE number to be allowed to proceed with a property purchase.
Average Spanish Property Purchase Prices
Spanish property prices differ considerably between high-demand cities such as Madrid, prestigious regions in Andalusia and Catalonia, and the balmy islands of the Balearics. However, as a rough average:
Homes in central metropolitan areas cost around €3,131 per square metre – 38.8% lower than the average for a comparable property in the UK.
Properties in more rural and suburban regions cost roughly €1,977 per square metre – 48.7% more affordable than the British average.
Combined with mortgage interest rates currently over 40% lower in Spain and general living costs of 21.2% beneath those in the UK, buying a Spanish home can be surprisingly affordable, particularly for expats purchasing a second or primary residence having previously lived in London and the southeast.
Taxes and Fees
Alongside the cost of your chosen property, you will need to budget for other outgoings:
Legal fees normally cost around 1% to 2% of the property value.
A local notary will charge a further 1% to 2.5% for services such as registering title deeds and paying title deed taxation charges.
Should you need to apply for financing, mortgage fees are an average of 1% of the purchase value.
Impuesto de Transmisiones Patrimoniales (ITP), the property transfer tax, is payable between 6% and 10% on existing homes. New builds and off-plan developments may be subject to IVA, the Spanish equivalent to VAT, at 10%.
Transfer taxes vary since the autonomous regions throughout Spain have discretion about the tax rates payable. Most purchases that attract an ITP liability need to be settled within 30 days of the completion of the sale, paid online, in person, or via your solicitor.
Tax Obligations for Foreign National Spanish Property Owners
Once your purchase has concluded, you should be conscious of ongoing tax liabilities, which may depend on your tax residency position. For example, if you own a holiday property in Spain but remain a UK taxpayer, you will need to declare any revenues earned through renting the property to HMRC.
Long-term residents will not usually be expected to declare their assets or income to the UK tax office since they will be categorised as Spanish taxpayers. However, there are further considerations around succession planning and inheritance tax.
Impuesto sobre Bienes Inmuebles (IBI) – Real Estate Tax
Each Spanish autonomous region charges a different IBI rate, which is calculated by the local town hall based on the home’s valor catastral (cadastral value). Rates currently vary from 0.4% to 1.1%. As an indication, the annual tax obligation is normally around €400 for an average-sized apartment and €2,000 for a large, detached villa.
Exacciones Municipales – Local Property Taxes
Local taxes are similar to council taxes in the UK and tend to be around €80 per year for an apartment, covering services the municipality provides, such as refuse collections and drainage.
Personal Income Tax
If you rent out a property in Spain for any period or have an empty property, you may be subject to income tax charges. Rental income is taxed on the progressive income tax scales, depending on the rates payable in your region.
An imputed income tax rate may also be payable for vacant homes that are not leased or rented. This tax is calculated based on between 1.1% and 2% of the home’s rateable value. Non-residents with a Spanish property pay the flat rate 24% income tax rate, also based on the same proportion of the catastral value.
Properties with a rateable value updated within the last decade are taxed at 1.1%, whereas those with an unchanged catastral rating are subject to the 2% assessed tax rate.
Spanish Wealth Tax
Spanish tax residents pay wealth tax calculated on their worldwide assets. Non-residents pay wealth tax against their assets or income in Spain, charged yearly against assets held on 31st December.
As with many of the taxes discussed, rates depend on the autonomous region where you live, with some regions offering the minimum tax-exempt asset value of €700,000 and a €300,000 tax exemption for all primary residential properties. Others have generous wealth tax allowances, with Andalusia and Madrid introducing 100% exemptions for residents.
Any taxpayer with wealth of over €2 million will need to file a wealth tax return, even if their taxable wealth falls beneath the exemption value.
Budgeting for Property Taxes on a Spanish Real Estate Acquisition
While we have detailed all of the main taxes levied against properties in Spain, it is important to note that total tax obligations will differ depending on the value of your home, where the property is based, the tax treatments imposed by the local municipality, and whether you are a resident taxpayer.
It is always advisable to speak with a suitably qualified wealth manager or financial adviser to evaluate how your Spanish property will be taxable and to consider further complexities, such as the impact on your estate and exposure to inheritance tax against the value of your Spanish home in the UK and overseas.

The Valencian Community (Valencian: Comunitat Valenciana; Spanish: Comunidad Valenciana) is an autonomous community of Spain. It is the fourth most populous autonomous community after Andalusia, Catalonia and Madrid with more than five million inhabitants. Its homonymous capital Valencia is the third largest city and metropolitan area in Spain. It is located along the Mediterranean coast on the east side of the Iberian peninsula. It borders with Catalonia to the north, Aragon and Castilla–La Mancha to the west, and Murcia to the south. The Valencian Community consists of three provinces which are Castellón, Valencia and Alicante.
According to Valencia's Statute of Autonomy, the Valencian people are a nationality. Their origins date back to the Aragonese reconquest of the Moorish Taifa of Valencia, which was taken by James I of Aragon in 1238 during the Reconquista. The newly founded Kingdom of Valencia was granted wide self-government under the Crown of Aragon. Valencia experienced its golden age in the 15th century, as it became the Crown's economic capital. Self-government continued after the unification of the Spanish Kingdom, but was eventually suspended in 1707 by Phillip V of Spain as a result of the Spanish War of Succession. Valencian nationalism resurged towards the end of the 19th century, which led to the modern conception of the Valencian Country. Self-government under the Generalitat Valenciana was finally reestablished in 1982 after Spanish transition to democracy.
Many Valencian people speak Valencian, the region's own co-official language, also known as Catalan in other regions. Valencian was repressed and persecuted during Franco's dictatorship (1939–1975) in favor of Spanish. Since it regained official status in 1982 in the Valencian Statute of Autonomy, Valencian has been implemented in public administration and the education system, leading to an exponential increase in knowledge of its formal standard. According to the general survey from 2015, Valencian is understood by almost the entire population living within the Valencian Community and is spoken by a wide majority, but almost half of the population cannot write it.As of 2020, the population of the Valencian Community comprised 10.63% of the Spanish population.

A great place to conclude your exploration of Marseille, is by relaxing on the terrace of La Caravelle, with a view of the Vieux Port, and the illuminated basilica of Notre Dame de la Garde. The bar also hosts jazz concerts 3 times a week.
Corrupt, dangerous and brutal to its poor – but is Marseille the future of France? The truth is Marseille is the one city, that possesses the dynamism the rest of France seems to have misplaced. Marseille-Provence International Airport is located about 30 km from Marseille. Buses, taxis, and a train connect in less than 30 minutes. Shuttle services from other European cities, have made more places available from Marseille. Airport buses go directly from the airport to the train station, (Gare de Marseille-Saint-Charles), and from train station to airport, every 15 minutes, for the cost of €10, (or €16 for a return ticket).

the greater orlando area spans a total of 4,012 square miles which makes it the third largest metropolitan area in florida and the seventh largest metropolitan area in the southeastern united states. with a population of 2.57 million people , orlando offers a diverse community where residents speak a number of languages and come from a number of different places around the world. 21% of the population was born someplace outside the united states, while only 45% of the population was born in florida (and less were born specifically in orlando). while many think of florida and think of the beautiful beaches, orlando is nestled into beautifully flat central florida and there is not a beach nearby. that is, unless you count typhoon lagoon or volcano bay. to get to the nearest beach, you must travel either an hour eastward to cocoa beach utilizing the 528 east, or an hour and forty-five minutes westward to clearwater beach utilizing I-4 west, fifty five minutes eastward to daytona beach utilizing I-4 east, or an hour eastward to new smyrna beach utilizing I-4 east. don't let the lack of a nearby beach disappoint you, however, because approximately forty percent of florida homes have a swimming pool ... and pool cultural is essentially a florida way of life (even though floridians bitch about cleaning the pool like it's their job). it is no secret that tourism is orlando's most powerful industry, with orlando being home to the walt disney world resort, and the universal orlando resort. there is also seaworld parks and entertainment, not to be forgotten ... and the fun spot with honorable mention. walt disney world resort employs approximately 70,000 cast members with universal orlando resort employing significantly less people at around 23,000 team members. as of 2019 it was reported that orlando had approximately 144,125 hotel rooms spread between 450 hotels and resorts. orlando boasts the second highest number of hotel rooms in the world. orlando has both the orlando international airport (MCO) and the sanford international airport (SFB) to shuttle people in and out of florida to destinations all across the united states, and the world. there are parts of orlando that give off that distinctly college town vibe, which makes sense considering there are five major institutions of higher education within the greater orlando area. they include: the university of central florida, valencia college, rollins college, seminole state college of florida, and full sail university. the cost of living in central florida is astronomically high, so a large percentage of orlando residents (40%, actually) report living in an apartment with one or more roommates. it is a constant competition in orlando to build the biggest, most luxurious apartment complex so that you can tack the words "luxury" or "resort style living" onto your community to lure people in. for those that don't live in an apartment, the greater orlando area does feature sprawling suburban areas with luxury gated neighborhoods, neatly pruned lawns, and continued attempts to truly be the most decadent and ostentatious. don't believe me? real estate search winderemere. there are a great many ways to entertain oneself in orlando. if the theme parks and the questionableness of international drive and 192 don't do it for you, you have two malls to entertain your time. the florida mall is located in the southern part of orlando, featuring your commonly recognized brand names such as hot topic, spencers, and one of the only remaining build a bears. for the more wealthy, there is the mall of millenia where the poorer residents can window shop at stores like kate spade, gucci, and burberry. you'll find a great many walmarts throughout orlando, but they are usually crammed full of tourists and orlando residents tend to avoid these places like the plague. essentially every walmart in orlando has a shrine to our lord and savior mickey mouse at the front of the store, where tourists can purchase discounted disney merchandise on the off chance they forgot to spend $25 on mickey ears for their great aunt susan. the millenials and college age students are most likely to spend all of their money at target, and there are dozens of them throughout orlando for you to squander your entire paycheck in the bullseye's discounts section. you'll find your whole foods and your trader joes for those who are health nuts, but there is no denying that the shining gem of orlando shopping ... is publix. it's a grocery store with locations dotting every few blocks, with familiar employees donning mint green vests every day to fuel orlando residents with the gloriousness that is chicken tender pub subs. can an employee at walmart tell you where you can find chilis in adobo sauce? probably not. but a team member at publix can. it's aisle three, mid aisle, second shelf. orlando has a large arts community, and an equally as big and active lgbtq+ community making orlando a truly diverse place to live. if you want to get out of orlando? never fear, it's only an hour and a halfs drive from orlando to tampa, and three and a half hours drive from orlando to miami. but perhaps the best part about living in orlando? the legend, the myth, the millers ale house zinger mountain melt. fuel for cast members and broke college students at the low, low cost of $13.99. so what are you waiting for? move to orlando, adopt a pet alligator, get a disney annual pass, and watch out for florida man ... he bites.
