The Middle Eastern nation of Qatar has a population consisting of a little more than 300,000 native Qataris, living in 11,586 square kilometers of mostly empty sand. Thus, Qatar might seem to be an unlikely fulcrum for reshaping Western politics and culture through policy debates, think tanks, universities and brand-name cultural institutions. Yet over the past decade, Qatar has implemented the single most sophisticated, sustained, successful effort by any foreign nation or interest group to shape Western policymaking–especially American opinion—in its favor.
The amount of money that Qatar has poured into local governments, universities, schools, educational organizations, think tanks, and media across America, and the number of instruments and initiatives, like the anti-Israel Boycott, Divestment, and Sanctions movement, that Qatar uses to influence American opinion, is nearly overwhelming. It is impossible to understand how Washington works today without understanding the nature and scope of Qatar’s campaign.
Qatar has already turned much of its energy wealth into an enviable investment portfolio with significant holdings throughout the United States. Its strategy of using sovereign wealth funds and other investment vehicles as political instruments, for example, makes old-fashioned influence plays like bundling $1,000 campaign contributions to political candidates or placing op-eds by retired foreign service officers in the Washington Post seem the equivalent of writing fundraising letters by hand. Last year alone, Qatar reported $2.8 billion in direct foreign investment in American companies, much of which was targeted at states like South Carolina, where Doha took a big space in the state’s aerospace and drone industry. South Carolina’s elected representatives exercise substantial influence on the congressional committees responsible for overseeing U.S. foreign relations and defense expenditures. South Carolina’s influential senior senator, Lindsey Graham, has called for a resolution to the crisis pitting Qatar against its neighbors Saudi Arabia and the United Arab Emirates, but has frequently proven to be an outspoken public critic of Qatar’s main target, Saudi crown prince and de facto ruler Mohammed bin Salman.
Only a small percentage of Qatar’s jaw-dropping expenditures in America go toward gaming the loyalties of politicians, though. In a broader sense, the kingdom’s influence-buying strategies are a textbook example of how to transform cash into “soft” power in an era in which once-independent American institutions like the prestige media have been replaced by much flatter and easily gamed tech platforms powered by partisan alignments funded by large sums of corporate and foreign cash. Qatar’s official efforts to lobby the U.S. government quadrupled between 2016-2017, from $4.2 million to $16.3 million, but that pales in comparison to the cost of the indirect investments in U.S. political culture. Over an eight-year period from 2009-2017, The Qatar Foundation gave $30.6 million to dozens of American K-12 and public high schools—a pittance compared to the more than one billion dollars the country gave to U.S. universities between 2011-2017, making it “the largest foreign funder by far,” of American academia according to the nonpartisan watchdog group,Project On Government Oversight (POGO). In fact, according to POGO Qatar was the “only country to give over $1 billion in the seven years covered by the Higher Education Act data” included in the group’s report—the next biggest foreign spender, England, was more than $200 million behind. A final example from a Congressional Research Service report updated in March of this year notes that in “January 2018 U.S.-Qatar Strategic Dialogue “recognized” QIA’s commitment of $45 billion in future investments in U.S. companies and real estate.”
In addition to being exponentially more expensive, Qatar’s soft-power strategies are also infinitely more sophisticated than their predecessors. To understand how the new influence system works, imagine a museum hall that has been emptied of all the artworks or antiquities that visitors once agreed were valuable. That empty space is the American public sphere, which was once populated by institutions whose financial independence and professional norms allowed them to reinforce each other in validating accounts of reality for large numbers of people.
Now that those institutions have adopted openly partisan alignments and toxic conspiracy theorizing as the source of their incomes, they are no longer capable of creating a reality that large numbers of people can agree on. The only way to obtain even fleeting agreement in such a decayed and mercenary system is to buy it, in multiple places at once–left, right, center, academia, think tanks, political players, law firms, prestige media brands, leading politicians–so that each piece of the shattered mirror seems to reflect a common agreed upon reality. The difficulty of that task, of course, is that the illusions thus created are both fleeting and expensive. Qatar provides a textbook example of how to play that game, for those whose pockets are deep enough.
“It’s a tiny place with very significant resources,” says Princeton scholar of the Middle East Bernard Haykel. “The Qataris want to protect themselves and make themselves indispensable. They do that in part by making Qatar a convening venue. For instance, if the United States wants to deal with the Taliban, they go through Doha.”
At the end of last month, Taliban and U.S. officials signed an agreement that would allow U.S. forces to withdraw finally from Afghanistan. The deal would conclude one of the most disastrous military engagements in U.S. history, while fulfilling one of President Donald Trump’s most significant 2016 campaign pledges to end pointless foreign wars. And the deal also counts as the latest feather in Doha’s cap—possible only, say Qatari officials and the country’s admirers, through a U.S. partnership with a country that sees itself as friend to all. And for critics of Qatar, that’s precisely the problem.
“Qatar is a profoundly menacing influence to core U.S. interests,” says a U.S. expert on Gulf affairs who asked for anonymity. “The issue is that they’re structurally promiscuous—they’re always trying to buy protection everywhere, that they give money to U.S. enemies—like the Muslim Brotherhood or Hezbollah or Hamas or the Nusra Front in Syria. The Qataris are supposed to be allies of the United States yet they’re funding and dealing with groups and countries that are inimical to American interests.”
To hear Saudi Arabia and the United Arab Emirates tell it, it’s because of Qatar’s support for those groups and countries that it imposed a blockade on its fellow Gulf Cooperation Council (GCC) state in June 2017. Riyadh and Abu Dhabi issued 13 demands that Doha was obliged to meet before the embargo would be lifted. Among other demands, the Saudis and Emiratis said Qatar had to shut down its world-famous satellite news station Al-Jazeera, stop supporting the Muslim Brotherhood and armed Islamist groups, pull away from Iran, and cease interference in the internal affairs of its neighbors, namely Saudi Arabia and the UAE. Another demand required Qatar to align its “military, political, social and economic policies with the other Gulf and Arab countries.”
From Doha’s perspective, the demands were tantamount to asking Qatar to forsake its sovereignty. But from Riyadh’s and Abu Dhabi’s point of view, their smaller neighbor’s policies represent a strategic threat, especially, say pro-Saudi and Emirati figures, Qatar’s relations with Islamists across the Muslim world, like the Taliban—as well as Hamas, Hezbollah, Iraqi-based Shia militias, and Sunni terror groups.
The conflict between the two GCC blocs has resulted in a massive influx of Gulf wealth into Washington as lobbyists, consultants, think-tank experts and journalists fill roster slots on the two competing sides. Former Florida Congresswoman Ileana Ros-Lehtinen is among the latest big Beltway names to register as a UAE lobbyist, while South Carolina Sen. Lindsey Graham’s former deputy chief of staff signed on with Qatar last summer.
There is nothing secret about the money that foreign powers spread around the U.S. capital, of course. Indeed, the purpose of spending money is to openly demonstrate power and influence. The point of taking money from foreign powers, aside from the money of course, is to align oneself with the power their money represents. None of the Americans I spoke to for this story was less than open, some boastful, about their working relationship with one or the other side of the GCC conflict.
As far as Donald Trump is concerned, the GCC Cold War is also good for America. The White House says publicly that it wants the two sides, all U.S. allies, to resolve their differences, but before Wall Street crashed their multi-billion-dollar fight fueled the U.S. work force. To compete for Trump’s favor, both sides of the GCC conflict spent lavishly, buying arms, military planes as well as civilian carriers, and investing in real estate and manufacturing throughout the country, from New York to Texas. The jobs created by Gulf spending was a significant part of why in April the United States enjoyed the lowest unemployment rate since 1969.
But are the massive waves of Gulf cash that are washing over Washington and the rest of the country actually good for America? The Gulf states, after all, abide by a very different set of values than Americans do, or did, in a secularized free-market Western democracy. And as rapidly as U.S. regional partners are modernizing under dynamic leadership like Saudi Arabia’s Crown Prince Mohammed bin Salman and Qatari Emir Tamim bin Hamad Al Thani, there is still a long way to go. The workforce Qatar has imported from the Asian subcontinent to build 2022 World Cup sites is described, with only slight exaggeration, as slave labor.
At times, it seems like American foreign policy decision-making, especially when related to the Middle East and the Muslim world, has itself become a proxy battle between the two opposing camps in the Gulf. Saudi Arabia is critical of Qatar’s relationship with terrorist groups but skip over its own past relationship with Hamas. Both Riyadh and Abu Dhabi reportedly tried to act as mediators with the Taliban.

Last February, not long before he reported to prison, former Trump attorney Michael Cohen testified that his boss had regularly inflated his personal assets when it served his purposes to do so, like to obtain loans, and deflated them when reporting lower numbers was to his benefit—like, for instance, in order to reduce his tax liability. Shortly thereafter, the House Oversight and Reform Committee subpoenaed Donald Trump’s longtime accounting firm, Mazars USA, for eight years of his financial records, a move the president did not respond well to, suing committee chairman Elijah Cummings and fighting tooth and nail to keep such information under lock and key. Last week a three-judge panel of the U.S. Court of Appeals upheld the subpoena, which Trump is likely to appeal again, possibly to the Supreme Court. And based on a new report by ProPublica, which highlights apparent tax fraud by the Trump Organization, you can understand why!
Documents obtained by reporter  Heather Vogell show major discrepancies in how the president’s companies reported expenses, profits, and occupancy rates for two buildings, making the properties appear more profitable to lenders and less profitable to tax authorities, just as Cohen testified. At 40 Wall Street, for example, the Trump Organization told Ladder Capital that the building was leased at 58.9% on December 31, 2012, and then shot up to 95% a few years later, knowing that lenders wanted to see rising occupancy levels, or “leasing momentum,” which was critical to obtaining a new $160 million loan with a lower interest rate. (Based on the figures the Trump Organization gave to them, Ladder’s underwriters predicted 40 Wall Street’s profits would more than double after 2015.) Yet, per ProPublica, as of 2018, the most recent year for which data is available, the building had never met profit expectations, lagging by more than 8%, which experts say is extremely unusual given the amount of due diligence underwriters are meant to do.
According to Kevin Riordan, a financing expert and real estate professor at Montclair State University, the rise in occupancy that the Trump Organization claimed was unusual, and what do you know? Documents submitted to tax officials showed no such surge. Instead the company told tax officials that the building was already 81% leased in 2012, the same figure it reported as of January 5, 2013. “There was a story crafted here,” Riordan said. “It’s contradicted by what we see in the tax filings.”
Also at 40 Wall Street, insurance costs for 2017—when Don Jr. and Eric had taken over the day-to-day business—were listed at $457,414 in loan records and $744,521 in tax documents, while Trump claimed to tax authorities in 2015 that he paid the actual owners of the building $1.65 million for the right to lease it out, despite telling the loan servicer the figure was $1.24 million. “It really feels like there’s two sets of books—it feels like a set of books for the tax guy and a set for the lender,” said Riordan. “It’s hard to argue numbers. That’s black and white.”
These discrepancies are “versions of fraud,” according to Berkeley professor of finance and real estate Nancy Wallace. “This kind of stuff is not okay.” And by not okay, she means potentially criminal. Per Vogell, New York City’s property tax forms clearly state that whoever signs them “affirms the truth of the statements made” and that “false filings are subject to all applicable civil and criminal penalties.”
Meanwhile, documents for the Trump International Hotel & Tower contain similar inconsistencies that, coincidentally, all worked out in Trump’s favor. The Trump Organization told tax officials it made roughly $822,000 renting space to commercial tenants at the building in 2017, but claimed to loan officials that the amount was $1.67 million. Examining eight years of data for the property, ProPublica found that the Trump Organization “reported gross income to tax authorities that was typically only about 81% of what it reported to the lender.” The business also seemed to leave out income it received for leasing the roof for TV antennas on its tax documents, leaving the line for that type of income blank on nine years of filings. And if you guessed such figures did appear on loan documents, as “major sources of income,” congratulations, you’ve cracked Trump’s (alleged!) scam.
While experts who spoke to ProPublica said there can sometimes be legal reasons for numbers to differ on tax and loan documents, they also said some of the discrepancies appeared to have no reasonable justification. “My gut reaction is it seems like there’s something amiss there,” said David Wilkes, a New York City tax lawyer who is chair of the National Association of Property Tax Attorneys.
The Trump Organization refused to respond on the record to the questions provided by ProPublica. A lawyer whose firm handles Trump’s property tax appeal filings for New York City said he was not authorized to discuss the documents. Ladder Capital declined to comment. A spokesperson for Mazars USA said it does not comment on its clients.

Even Ivanka Trump, the “princess royal” of the West Wing, is being sucked into the vortex of scandal that has encompassed her father’s administration. In the past week, her husband, Jared Kushner, lost his security clearance, lost his P.R. guard dog, was revealed as a top intelligence target for foreign spies, and was reported to have met with banking executives in the White House shortly before his family’s company received nearly half a billion dollars in loans. Donald Trump is said to be is “frustrated with Mr. Kushner, whom he now views as a liability” and “another problem to deal with,” and has suggested that both he and Ivanka move back to New York.
Ivanka, too, has her own set of problems. While the First Couple braced for an Intercept story that Kushner’s father had failed to secure a loan from the Qatari government just weeks before Kushner backed a blockade of Qatar, CNN dropped another  bombshell: United States counterintelligence officials are probing a Trump Organization real-estate deal in Canada in which Ivanka played a leading role.
The financing and negotiations surrounding the Trump International Hotel and Tower in Vancouver have come under F.B.I. scrutiny, according to current and former U.S. officials who spoke with CNN. It’s unclear why the F.B.I. is interested in the deal, which dates back to 2013, and in which Ivanka played a key role. But CNN reports that foreign buyers involved, as well as the timing of the $360 million project’s opening in February 2017, may have caught the agency’s attention. Like many Trump Organization deals, the New York-based company does not own the building but rather is paid licensing and marketing fees by the developer, the Holborn Group. Joo Kim Tiah, a member of one of Malaysia’s wealthiest families, runs the Canada-based development firm, and said in October 2015 that the First Daughter was closely involved: “Ivanka and myself approved everything, everything in this project,” he said during an interview.
Peter Mirijanian, a spokesman for Ivanka’s ethics counsel, dismissed the idea that there was anything untoward about the deal. “CNN is wrong that any hurdle, obstacle, concern, red flag, or problem has been raised with respect to Ms. Trump or her clearance application,” he said in a statement. He also denied that the investigation would impact Ivanka’s security clearance in any way: “Nothing in the new White House policy has changed Ms. Trump's ability to do the same work she has been doing since she joined the Administration.” Alan Garten, executive vice president and chief legal officer for the Trump Organization, similarly played down the report, saying that “the company’s role was and is limited to licensing its brand and managing the hotel. Accordingly, the company would have had no involvement in the financing of the project or the sale of units.”
Though it’s unclear whether special counsel Robert Mueller is interested in Ivanka’s involvement in the Vancouver deal, her husband’s contacts with foreign entities has certainly garnered his attention. Earlier this week, The Washington Post reported that at least four foreign governments have discussed how they can use the Kushner Cos.’s financial woes and entanglements as leverage over the president’s son-in-law, The New York Times reported that Kushner Cos. received roughly $500 million in financing from two U.S. firms after Jared met with executives from the companies at the White House. (Christine Taylor, a spokeswoman for Kushner Cos., said in a statement that the Times story represented an “attempt to make insinuating connections that do not exist to disparage the financial institutions and companies involved.”)
The cascade of negative headlines has complicated matters for the duo in the White House. Amid an internal struggle with Kelly, who was responsible for altering the White House security-clearance policy—a move some saw as a targeted attack on Kushner—some aides have reportedly “expressed frustration that Mr. Kushner and his wife . . . have remained at the White House, despite Mr. Trump at times saying they never should have come to the White House and should leave.” The president, meanwhile, is reportedly mulling options to sideline them. Per the Times, while he has outwardly encouraged Jared and Ivanka to remain in their West Wing posts, he has also “privately asked Mr. Kelly for his help in moving them out.”

REPORT: WHITE HOUSE OFFICIALS “ALARMED” BY TRUMP’S UKRAINE DEALINGS EVEN BEFORE ZELENSKY CALL
At least four national security officials registered their concerns with a White House lawyer both before and immediately after the July 25 phone call.

For however “perfect” as he believed it to be, President Donald Trump's now-infamous phone call with Ukrainian President Volodymyr Zelensky reportedly raised concerns among administration officials as soon as Trump hung up the phone. As the Washington Post reported  Thursday, however, that wasn't the first time aides had raised objections about how the president was dealing with Ukraine. According to the Post, at least four national security officials were so “alarmed” by Trump's apparent attempts to pressure Ukraine to investigate his political rivals that they “raised concerns” with National Security Council legal adviser John Eisenberg both before and immediately after Trump's July 25 phone call. The officials “were not a swamp, not a deep state,” a former senior official told the Post—but were simply White House officials “who got concerned about this because this is not the way they want to see the government run.”
Concerns over Trump's Ukrainian dealings both before and after the call were widespread even among Trump's top advisers, the Post reports, including former National Security Adviser John Bolton and then-acting deputy national security adviser Charles Kupperman. The alarm bells reportedly started going off after the abrupt ouster of former Ambassador to Ukraine Masha Yovanovitch, and the Post notes NSC officials “were alternately baffled and alarmed” by the behavior of Rudy Giuliani, who pressed for Yovanovitch's removal and very publicly declared his plan to press Ukraine to investigate Joe Biden and son Hunter Biden. (In addition to the Biden conspiracy, Trump also “became increasingly focused” on baseless right-wing conspiracy theories regarding Ukraine's supposed role in the 2016 election.) Worry among NSC officials escalated even further after U.S. ambassador to the European Union Gordon Sondland—who got his job after donating $1 million to Trump's inauguration—declared that Trump had put him in charge of relations with Kiev. During a meeting with Bolton, then-U.S. special envoy to Ukraine Kurt Volker, and Zelensky aides about corruption in Ukraine's energy sector, Sondland “blurted out that there were also ‘investigations that were dropped that need to be started up again,’” the Post reports. “Bolton went ballistic” after the meeting, one official told the Post, and senior NSC officials “huddled” about their Ukraine concerns in the ensuing days. The senior officials also looped in acting U.S. Ambassador Bill Taylor, whose ensuing explosive text messages with Sondland and Volker have since been publicly released.
For as concerned as officials already were about Trump's Ukraine behavior, their concerns “soared” once Trump spoke to Zelensky. In line with previous reports, including the whistle-blower report, the Post notes that Bolton and other senior officials were being contacted “within minutes” of the call's end by their subordinates expressing concern, and a rough transcript of the conversation was moved to a highly secure computer network meant for classified material “within hours.” “When people were listening to this in real time there were significant concerns about what was going on—alarm bells were kind of ringing,” one source told the Post. “People were trying to figure out what to do, how to get a grasp on the situation.” White House officials were reportedly seeking ways to officially report the conversation, the Post notes, which was made challenging by “the lack of a White House equivalent to the inspector general positions found at other agencies.” So they went to Eisenberg, who reportedly vowed to “follow-up.” It's not clear that Eisenberg actually took any action, though—and his lack of any clear response, the Post speculates, could have contributed to White House officials' decisions to share their concerns with the whistle-blower, a CIA employee who was first contacted by a White House official hours after Trump and Zelensky's phone call. (It is unclear whether any of the officials who spoke with Eisenberg are the same ones who spoke with the whistle-blower.)
The reports of how acute the alarm was over Trump's behavior within the White House ranks isn't great for the president as he continues to downplay the allegations and insist he was in the right—and come as damning reports concerning his and Giuliani's Ukraine scheming only continue to escalate. In addition to the fallout over Trump's phone call, new reports this week have raised concerns about how the administration handled the freezing and reinstatement of aid to Ukraine—which could suggest the existence of a “quid pro quo”—with the Washington Post reporting Thursday that political appointees intervened to freeze the aid over the objections of career staffers, who feared the move would be “improper.” The Associated Press, meanwhile, reported Thursday that Yovanovitch was fired after pushing back against Giuliani's rogue Ukraine operation, marking yet another bad story for the lawyer after his clients were arrested earlier Thursday.
While tensions are already running high in Trumpworld, the president and his allies also may soon face even more detrimental details coming to light, should Yovanovitch and Fiona Hill, Trump’s former top aide on Russia and Europe, testify as planned in the coming days. NBC News reports that Hill is expected to testify that Giuliani and Sondland circumvented the National Security Council to pursue their “shadow policy” on Ukraine, and her impending testimony has reportedly “stoked fear” in the White House given that she's not a Trump loyalist. If Hill, now a private citizen, is able to testify without the White House attempting to exert executive privilege over her testimony, it could also give Democrats the green light to seek testimony from other former White House officials, including Bolton—who's already been very clear that he's totally willing to trash talk his former employer.

TRUMP CRONY MICK MULVANEY EARNS HIS TURN IN THE BARREL
The perpetually “acting” White House chief of staff finds himself embroiled in the white-hot center of the Ukraine scandal.

onald Trump’s increasingly brazen attempts to pressure Volodymyr Zelensky into opening an investigation into Joe Biden have put a number of his cronies under the microscope. Rudy Giuliani, his personal lawyer, may have the most to lose, as prosecutors in New York scrutinize his work in Ukraine. Energy Secretary Rick Perry also appears in an unflattering light, as do diplomats Kurt Volker and Gordon Sondland, all of whom were apparently involved in the Trump-Giuliani scheme. More recently, the spotlight has turned to “Acting” Chief of Staff Mick Mulvaney, who is described in a new report as a lynchpin of Trump’s campaign to squeeze Zelensky.
According to the Washington Post, it was Mulvaney who coordinated Perry, Volker, and Sondland’s efforts to abscond with the Ukraine portfolio, moving the administration’s dealings with Kiev out of traditional foreign policy channels and onto more corrupt footing. Giuliani told the Post that he could not recall “any substantive conversation with Mick,” nor could he remember Mulvaney “approving, disapproving, getting involved, [or] having an interest” in the Ukraine imbroglio. But current and former United States officials have placed the acting chief of staff at the center of the scandal in Capitol Hill testimonies in recent days.
Fiona Hill, who had been Trump’s top Russia adviser, dropped Mulvaney’s name in her bombshell testimony on Monday. Speaking to House lawmakers, who are conducting an impeachment inquiry into the president, Hill  reportedly testified that then-national security adviser John Bolton had raised alarms about the pressure campaign on Ukraine, describing Giuliani as a “hand grenade” and instructing her to tell White House lawyers that he was “not part of whatever drug deal Sondland and Mulvaney are cooking up.” Hill also told congressional investigators that Sondland had described an “agreement” with Mulvaney to broker a White House meeting for Zelensky, who took office in May, if he authorized probes into the Bidens and the origins of the Russia inquiry.
George Kent, the deputy assistant secretary of state responsible for Ukraine, went even further in his testimony Tuesday, telling lawmakers that Mulvaney had told him to “lay low” and focus on other countries in his portfolio—giving control of the administration’s Ukraine policy to the so-called “three amigos” in what the top State department official took as a troubling sign that the White House was pursuing its own political agenda. Mulvaney told Kent to defer to Perry, Volker, and Sondland on matters related to Ukraine, Kent said in his testimony, and felt he was being sidelined “because what he was saying was not welcome” in the administration.
Perry, Sondland, and Volker have all come under intense scrutiny in the Ukraine scandal; explosive text messages released earlier this month show Volker, then-ambassador to Kiev, and Sondland, envoy to the European Union, suggesting that a White House visit for Zelensky and security aid for Ukraine was contingent on the probes Trump and Giuliani were seeking. Bill Taylor, Charge d'Affaires at the U.S. embassy in Ukraine, raised concerns about the apparent quid pro quo in exchanges with the other officials: “I think it’s crazy to withhold security for help with a political campaign,” he wrote to Sondland at one point. Volker abruptly resigned his post earlier this month, and Perry’s involvement in the scandal has threatened his job security as Energy secretary.
Could Mulvaney’s position as acting chief of staff become similarly tenuous? Already, the former congressman is facing questions about his misadventures with the “amigos”—Sondland, Volker, and Perry. He is also expected to be called before Congress to testify about the hold he placed on some $400 million in military aid for Ukraine, on Trump’s orders, days before the president’s July 25 phone call with Zelensky.
The White House has already begun an internal review of the matter,  reportedly encouraged by Mulvaney, that some insiders fear could be an effort to find a fall guy. But it’s also possible that Mulvaney, in his effort to please the president, could become a scapegoat himself.

I.M. Pei, world-renowned architect who revived the Louvre, has died at age 102
I.M. Pei, the versatile, globe-trotting architect who revived the Louvre with a giant glass pyramid and captured the spirit of rebellion at the multi-shaped Rock and Roll Hall of Fame, has died at age 102. Pei's death was confirmed Thursday to The Associated Press by Marc Diamond, a spokesman for the architect's New York firm, Pei Cobb Freed & Partners. One of Pei's sons, Li Chung Pei, announced that his father had died early Thursday in his Manhattan home.
Pei's works ranged from the trapezoidal addition to the National Gallery of Art in Washington, D.C., to the chiseled towers of the National Center of Atmospheric Research that blend in with the reddish mountains in Boulder, Colorado.
His buildings added elegance to landscapes worldwide with their powerful geometric shapes and grand spaces. Among them are the striking steel and glass Bank of China skyscraper in Hong Kong and the Fragrant Hill Hotel near Beijing.
His work spanned decades, starting in the late 1940s and continuing through the new millennium. Two of his last major projects, the Museum of Islamic Art, located on an artificial island just off the waterfront in Doha, Qatar, and the Macau Science Center, in China, opened in 2008 and 2009.
Pei painstakingly researched each project, studying its use and relating it to the environment. But he also was interested in architecture as art —  and the effect he could create.
"At one level my goal is simply to give people pleasure in being in a space and walking around it," he said. "But I also think architecture can reach a level where it influences people to want to do something more with their lives. That is the challenge that I find most interesting."
Deborah Berke, the dean of the Yale School of Architecture, told CBS News in a phone interview Thursday night "there was no doubt Pei was a genius."
Berke, who met Pei some time ago, described him as "elegant and a gracious gentleman" and pointed out the importance of his earlier work, including his legacy at the New College of Florida in Sarasota where he designed the original three clusters of dormitories in the 1960s.
"They were beautiful, regionally appropriate modern buildings," Berke said, "that illustrated early college life."
Pei, who as a schoolboy in Shanghai was inspired by its building boom in the 1930s, immigrated to the United States and studied architecture at the Massachusetts Institute of Technology and Harvard University. He advanced from his early work of designing office buildings, low-income housing and mixed-use complexes to a worldwide collection of museums, municipal buildings and hotels.
He fell into a modernist style blending elegance and technology, creating crisp, precise buildings.
His big break was in 1964, when he was chosen over many prestigious architects, such as Louis Kahn and Ludwig Mies van der Rohe, to design the John F. Kennedy Memorial Library in Boston.
At the time, Jacqueline Kennedy said all the candidates were excellent, "But Pei! He loves things to be beautiful." The two became friends.
A slight, unpretentious man, Pei developed a reputation as a skilled diplomat, persuading clients to spend the money for his grand-scale projects and working with a cast of engineers and developers.
Some of his designs were met with much controversy, such as the 71-foot faceted glass pyramid in the courtyard of the Louvre museum in Paris. French President Francois Mitterrand, who personally selected Pei to oversee the decaying, overcrowded museum's renovation, endured a barrage of criticism when he unveiled the plan in 1984.
Many of the French vehemently opposed such a change to their symbol of their culture, once a medieval fortress and then a national palace. Some resented that Pei, a foreigner, was in charge.
But Mitterrand and his supporters prevailed and the pyramid was finished in 1989. It serves as the Louvre's entrance, and a staircase leads visitors down to a vast, light-drenched lobby featuring ticket windows, shops, restaurants, an auditorium and escalators to other parts of the vast museum.
"All through the centuries, the Louvre has undergone violent change," Pei said. "The time had to be right. I was confident because this was the right time."
Another building designed by Pei's firm — the John Hancock Tower in Boston —  had a questionable future in the early 1970s when dozens of windows cracked and popped out, sending glass crashing to the sidewalks, during the time the building was under construction.
A flurry of lawsuits followed among the John Hancock Mutual Life Insurance Co., the glass manufacturer, and Pei's firm. A settlement was reached in 1981.
Berke called the Hancock Tower a "handsome building" that "surprisingly stood the test of time."
No challenge seemed to be too great for Pei, including the Rock and Roll Hall of Fame, which sits on the shore of Lake Erie in downtown Cleveland, Ohio. Pei, who admitted he was just catching up with the Beatles, researched the roots of rock 'n' roll and came up with an array of contrasting shapes for the museum. He topped it off with a transparent tent-like structure, which was "open —  like the music," he said.
In 1988, President Ronald Reagan honored him with a National Medal of Arts. He also won the prestigious Pritzker Architecture Prize, 1983, and the American Institute of Architects Gold Medal, 1979. President George H.W. Bush awarded him the Presidential Medal of Freedom in 1992.
Pei officially retired in 1990 but continued to work on projects. Two of his sons, Li Chung Pei and Chien Chung Pei, former members of their father's firm, formed Pei Partnership Architects in 1992. Their father's firm, previously I.M. Pei and Partners, was renamed Pei Cobb Freed & Partners.
The museum in Qatar that opened in 2008 was inspired by Islamic architectural history, especially the 9th century mosque of Ahmed ibn Tulun in the Egyptian capital of Cairo. It was established by the tiny, oil-rich nation to compete with rival Persian Gulf countries for international attention and investment.
Ieoh Ming Pei was born April 26, 1917, in Canton, China, the son of a banker. He later said, "I did not know what architecture really was in China. At that time, there was no difference between an architect, a construction man, or an engineer."
Pei came to the United States in 1935 with plans to study architecture, then return to practice in China. However, World War II and the revolution in China prevented him from coming back.
During the war, Pei worked for the National Defense Research Committee. As an "expert" in Japanese construction, his job was to determine the best way to burn down Japanese towns. "It was awful," he later said.
In 1948, New York City real estate developer William Zeckendorf hired Pei as his director of architecture. During this period, Pei worked on many large urban projects and gained experience in areas of building development, economics and construction.
Some of his early successes included the Mile High Center office building in Denver, the Kips Bay Plaza Apartments in Manhattan, and the Society Hill apartment complex in Philadelphia.
Pei established his own architectural firm in 1955, a year after he became a U.S. citizen. He remained based in New York City. Among the firm's accomplishments are the Jacob Javits Convention Center in New York City and the United States Holocaust Memorial Museum in Washington.
Pei's wife, Eileen, who he married in 1942, died in 2014. A son, T'ing Chung, died in 2003. Besides sons Chien Chung Pei and Li Chung Pei, he is survived by a daughter, Liane.

Diamond Schmitt in joint venture with KWC Architects has won a 2021 International Architecture Award® for its design of the Senate of Canada Building in Ottawa, Ontario, Canada. The award will be presented on Friday, September 10 by The Chicago Athenaeum: Museum of Architecture and Design and The European Centre for Architecture Art Design and Urban Studies, at an awards ceremony near the Acropolis in Athens, Greece. On the same day, the presenting partners will open a special exhibition, “The City and the World,” at The Contemporary Space Athens. Diamond Schmitt’s winning project will be featured in this exhibition.
The Senate of Canada Building received top honours in the Government Buildings category. It was among 130 projects chosen for the 2021 International Architecture Awards from the final shortlist of 450 projects presented to an international jury composed of distinguished architects, designers, critics and educators. Diamond Schmitt transformed one of Ottawa’s most important cultural and historic landmarks, the former Union train station, into a home for the Senate of Canada.

The project, completed in 2019, presented a challenging set of opportunities: restore the historic Beaux Arts train station; upgrade the facility into a modern, secure 21st-century building and give voice to a narrative of Canadian culture and identity through craft. In realizing these opportunities, the project embraces innovative and inclusive/collaborative approaches to craftsmanship and fabrication, invokes a contemporary approach to new interventions, and both complements and juxtaposes the character-defining elements of the original building.

The architectural precedents included the Gothic language of the existing Parliament Buildings and the Beaux-Arts Classicism of the existing train station. In reconciling all these factors new approaches to techniques, technologies, fabrication, craft, procurement and implementation were employed in realizing the final result. These innovations stretched from the deployment for the first time in North America of new technologies to save and consolidate the extraordinary plaster ceilings of the General Waiting Room and Concourse to the introduction of thin Kevlar bands to provide structural reinforcement to existing steel beams.

International Architecture Awards
The International Architecture Awards are the largest and most extensive global architecture awards program in the world, honouring new skyscrapers, commercial buildings, urban plans, private residences, and real estate projects that achieve a high standard of excellence in design, construction, planning and sustainability. Diamond Schmitt/KWC honoured with Civic Trust Award
The award recognizes projects that make an outstanding contribution to the quality and appearance of the built environment. “Award level schemes demonstrate excellence in architecture or design, whilst being sustainable, accessible and provide a positive civic contribution,” the program said in a statement. The Senate is one of only two projects from North America to win the award.
The Senate of Canada Building opened in 2019 as the interim home to the upper house of Parliament while Centre Block is refurbished. Ottawa’s landmark Beaux-Arts central train station (1912) has been restored, renewed and reimagined to accommodate the Senate with a modern architectural language that both complements and contrasts the celebrated features of the original building.
“A bold re-use of an old building which recognises the gravitas of the original can be repurposed for social and environmental benefit, with a strong identity and a real architectural clarity,” remarked the judges in their comments.

“The historic fabric is refurbished and revealed and stands in comfortable juxtaposition with modern interventions. A breath-taking restoration project with highly refined new build intervention which knits into the existing architecture with serious skill,” they added.
Formerly the Government Conference Centre, the building required a complete overhaul of major building systems as well as compliance with seismic codes, accessibility, and life safety upgrades. Two committee rooms have been inserted into the monumental and finely detailed General Waiting Room while the Concourse now houses the Senate chamber. Offices and public space are added to a building that had largely been off limits to the public for 50 years.

“This project provided a remarkable opportunity to investigate and engage in a range of design innovations to introduce a new program in a historic building and to and convey Canadian identity through contemporary interpretations of landscape and iconography,” said Martin Davidson, principal, Diamond Schmitt Architects.

The Senate of Canada Building Opens
February 28, 2019, Toronto – A historic landmark in Ottawa has opened in a new role as interim home to Canada’s upper house of Parliament.
The Senate of Canada Building beautifully restores and transforms the Beaux-Arts central train station (1912) with an architecture and craftsmanship that both complements and contrasts the celebrated features of the original building.

The design by Diamond Schmitt Architects and KWC Architects introduces a contemporary language of interventions and insertions within the monumental and finely detailed General Waiting Room and Concourse. The program also adds committee and meeting rooms, offices and public space to a building that has largely been off limits to the public for 50 years.
“This project provided a remarkable opportunity to investigate and engage in a range of design innovations to introduce a new program in a heritage building, to represent and raise the profile of the Senate’s role in Parliament, and to convey Canadian identity through contemporary interpretations of national symbols and iconography,” said Martin Davidson, principal, Diamond Schmitt Architects.
Working with the Dominion Sculptor of Canada and further employing digital technologies, a dialogue between traditional craft and contemporary fabrication techniques emerges to inform material selection and the design of myriad details.

The leaf pattern of ten native maple trees are hand-carved, scanned, then CNC-carved and appear in the wooden doors to committee rooms and the Senate Chamber. Perforated bronze panels frame committee rooms with large-scale photographic images of landscapes rendered as half-tone images. The most detailed design elements find expression in the Senate Chamber, the former station Concourse.
The building, which became the Government Conference Centre in 1973, required a complete overhaul of major building systems as well as compliance with seismic codes, accessibility, and life safety upgrades.
On the exterior, the long neglected blank east facade is now reimagined as a modern interpretation of the building’s stone-columned, Beaux-Arts facade.

The Senate will occupy the building for ten years during restoration of Centre Block on Parliament Hill, after which the building is designed to accommodate conference and office use. This transformation secures the future of a legendary building in the heart of the nation’s capital.

Hyatt Signs Regency Hotel in Kuala Lumpur, Malaysia

Hyatt has signed a management agreement with KL Midtown, a joint venture company by Hap Seng Consolidated Berhad (Hap Seng) and TTDI KL Metropolis Sdn. Bhd., to develop a new 450-room Hyatt Regency branded hotel in Kuala Lumpur, Malaysia. Set to be completed in 2024, the new hotel will mark the return of the Hyatt Regency brand to Kuala Lumpur. The previous Hyatt Regency, which was rebranded in 2005, was located just 5 minutes away from Subang Airport. David Udell, Hyatt’s Group President - Asia Pacific, said, “This will be our second collaboration with Hap Seng in Malaysia after our recently announced plans for the Hyatt Centric Kota Kinabalu. We are grateful for Hap Seng’s continued trust and are delighted to be part of these very exciting milestones and new experiences in Malaysia.” The Hyatt Regency Kuala Lumpur will be designed by internationally renowned architect Kengo Kuma.

Once completed, the hotel will offer four F&B concepts including two bars, a market café, and a Japanese  restaurant. It will also feature an outdoor swimming pool, a fitness center, and Regency Club – an exclusive lounge offering a relaxed environment to work, meet and socialize for club level guests.  For meetings and events, the hotel will have 21,528 square feet (2,000 square meters) of flexible space, including a 10,764 square foot (1,000 square meter) ballroom. The hotel will be situated just north of the Malaysia International Trade and Exhibition Centre (MITEC), the third largest MICE venue in Southeast Asia and the largest trade and exhibition center in Malaysia. MITEC is located just eight kilometers northwest of Kuala Lumpur’s city center, and 60 kilometers from Kuala Lumpur International Airport. “In addition to being a prominent hotel for us in Malaysia, the introduction of Hyatt Regency Kuala Lumpur will bring awareness to the Hyatt Regency brand in the wider region,” said Patrick Finn, Hyatt’s Senior Vice President Real Estate & Development - Asia Pacific. “The new hotel is part of our strategy to grow Hyatt’s brand presence in Malaysia, building upon the five hotels that currently operate in the region.” Note: The picture above is of a King Room at the Hyatt Regency Bangkok, as no rendering of the KL property was available at press time. DC Journalism Museum “Newseum” That Honored Terrorist Hamas and Hosted  al Jazeera America Has Closed

Honoring Islamic terrorists and hosting jihad television on site apparently was not profitable enough to stay in business.
The D.C. museum dedicated to journalism, the First Amendment and a free press will close at the end of the year.
The Newseum said in a statement that the museum will close Dec. 31, 2019. 
The privately-funded museum has struggled financially for years, the statement said.
The museum's primary funder and creator, the Freedom Forum, can't afford to continue operating the building, which stretches more than 400,000 square feet on coveted real estate near the National Mall. The museum charges up to $24.95 for adult admission and has competed with a host of free museums just blocks away. 
Johns Hopkins University purchased the building earlier this year. At that time, Jan Neuharth, the chair and chief executive of Freedom Forum, said the museum was looking for a new home in the D.C. area.
The Newseum didn't announce any plans to move its entire collection to a new site, but a spokesperson told News4 that they hope to find one.
"We hope to find a suitable location that can serve as the Newseum's next home but that process will take time," Sonya Gavankar said in an email.
The Freedom Forum said it will continue operating educational efforts online and through public programs. It's already started searching for short-term office space, Gavankar said.
For the past 11 years, visitors could see sections of the Berlin Wall, a memorial to journalists slain on the job and an exhibit on how news organizations covered 9/11. The Newseum currently has a special exhibit about "The Daily Show With Jon Stewart."
That should tell you about the state of journalism in America today.
It’s no surprise that Newseum has failed - just as the fake news media has failed.  As noted in this 2013 Creeping Sharia post:

Al Jazeera is not the only topic on which the Newseum has made troubling decisions lately. This spring, the Newseum included in its memorial to fallen journalists the names of two men killed in Gaza last year while working under the auspices of Al Aqsa Television, Mahmoud al-Kumi and Hussam Salama. Al Aqsa TV has been blacklisted by the U.S. Treasury since 2010 as “financed and controlled by Hamas.” Treasury noted that Al Aqsa “airs programs and music videos designed to recruit children to become Hamas armed fighters and suicide bombers upon reaching adulthood.”
When the Hamas names provoked protest, the Newseum erased them from its online roster of fallen journalists, but not from its in-house exhibit. They remain etched in the glass panels of the memorial, alongside such names as Daniel Pearl. Nearby is a quote from Hillary Clinton, “The men and women of this memorial are truly democracy’s heroes.”
Honoring dead Hamas terrorists is the kind of gesture that might please the emir of Qatar, who last October traveled to Gaza to honor the living leaders of Hamas by promising them $400 million in aid. But it seems a strange way of educating the public in the value of a free press. So does a statement, in reply to my questions, from Newseum spokesman Thompson: “Free speech includes the right to not answer questions.”

I.M. Pei, architect who designed Louvre Pyramid, dies at 102 NEW YORK — I.M. Pei (PAY), the versatile, globe-trotting architect who revived the Louvre with a giant glass pyramid and captured the spirit of rebellion at the multi-shaped Rock and Roll Hall of Fame, has died at age 102. Pei’s death was confirmed Thursday by Marc Diamond, a spokesman for the architect’s New York firm, Pei Cobb Freed & Partners. One of Pei’s sons, Li Chung Pei, told The New York Times his father had died overnight. Pei’s works ranged from the trapezoidal addition to the National Gallery of Art in Washington, D.C., to the chiseled towers of the National Center of Atmospheric Research that blend in with the reddish mountains in Boulder, Colorado. His buildings added elegance to landscapes worldwide with their powerful geometric shapes and grand spaces. Among them are the striking steel and glass Bank of China skyscraper in Hong Kong and the Fragrant Hill Hotel near Beijing.

“At one level my goal is simply to give people pleasure in being in a space and walking around it,” he said. “But I also think architecture can reach a level where it influences people to want to do something more with their lives. That is the challenge that I find most interesting.” His work spanned decades, starting in the late 1940s and continuing through the new millennium. Two of his last major projects, the Museum of Islamic Art, located on an artificial island just off the waterfront in Doha, Qatar, and the Macau Science Center, in China, opened in 2008 and 2009. Pei painstakingly researched each project, studying its use and relating it to the environment. But he also was interested in architecture as art — and the effect he could create. “At one level my goal is simply to give people pleasure in being in a space and walking around it,” he said. “But I also think architecture can reach a level where it influences people to want to do something more with their lives. That is the challenge that I find most interesting.” Pei, who as a schoolboy in Shanghai was inspired by its building boom in the 1930s, immigrated to the United States and studied architecture at the Massachusetts Institute of Technology and Harvard University. He advanced from his early work of designing office buildings, low-income housing and mixed-used complexes to a worldwide collection of museums, municipal buildings and hotels. He fell into a modernist style blending elegance and technology, creating crisp, precise buildings. His big break was in 1964, when he was chosen over many prestigious architects, such as Louis Kahn and Ludwig Mies van der Rohe, to design the John F. Kennedy Memorial Library in Boston. At the time, Jacqueline Kennedy said all the candidates were excellent, “But Pei! He loves things to be beautiful.” The two became friends. A slight, unpretentious man, Pei developed a reputation as a skilled diplomat, persuading clients to spend the money for his grand-scale projects and working with a cast of engineers and developers. Some of his designs were met with much controversy, such as the 71-foot (22-meter) faceted glass pyramid in the courtyard of the Louvre museum in Paris. French President Francois Mitterrand, who personally selected Pei to oversee the decaying, overcrowded museum’s renovation, endured a barrage of criticism when he unveiled the plan in 1984. Many of the French vehemently opposed such a change to their symbol of their culture, once a medieval fortress and then a national palace. Some resented that Pei, a foreigner, was in charge. But Mitterrand and his supporters prevailed and the pyramid was finished in 1989. It serves as the Louvre’s entrance, and a staircase leads visitors down to a vast, light-drenched lobby featuring ticket windows, shops, restaurants, an auditorium and escalators to other parts of the vast museum. “All through the centuries, the Louvre has undergone violent change,” Pei said. “The time had to be right. I was confident because this was the right time.”

Pei officially retired in 1990 but continued to work on projects. Two of his sons, Li Chung Pei and Chien Chung Pei, former members of their father’s firm, formed Pei Partnership Architects in 1992. Their father’s firm, previously I.M. Pei and Partners, was renamed Pei Cobb Freed & Partners. Another building designed by Pei’s firm — the John Hancock Tower in Boston — had a questionable future in the early 1970s when dozens of windows cracked and popped out, sending glass crashing to the sidewalks, during the time the building was under construction. A flurry of lawsuits followed among the John Hancock Mutual Life Insurance Co., the glass manufacturer, and Pei’s firm. A settlement was reached in 1981. No challenge seemed to be too great for Pei, including the Rock and Roll Hall of Fame, which sits on the shore of Lake Erie in downtown Cleveland, Ohio. Pei, who admitted he was just catching up with the Beatles, researched the roots of rock ‘n’ roll and came up with an array of contrasting shapes for the museum. He topped it off with a transparent tent-like structure, which was “open — like the music,” he said. In 1988, President Reagan honoured him with a National Medal of Arts. He also won the prestigious Pritzker Architecture Prize, 1983, and the American Institute of Architects Gold Medal, 1979. President George H.W. Bush awarded him the Presidential Medal of Freedom in 1992. Pei officially retired in 1990 but continued to work on projects. The museum in Qatar that opened in 2008 was inspired by Islamic architectural history, especially the 9th century mosque of Ahmed ibn Tulun in the Egyptian capital of Cairo. It was established by the tiny, oil-rich nation to compete with rival Persian Gulf countries for international attention and investment. Ieoh Ming Pei (YEE-oh ming) was born April 26, 1917, in Canton, China, the son of a banker. He later said, “I did not know what architecture really was in China. At that time, there was no difference between an architect, a construction man, or an engineer.” Pei came to the United States in 1935 with plans to study architecture, then return to practice in China. However, World War II and the revolution in China prevented him from coming back. During the war, Pei worked for the National Defence Research Committee. As an “expert” in Japanese construction, his job was to determine the best way to burn down Japanese towns. “It was awful,” he later said. In 1948, New York City real estate developer William Zeckendorf hired Pei as his director of architecture. During this period, Pei worked on many large urban projects and gained experience in areas of building development, economics and construction. Some of his early successes included the Mile High Center office building in Denver, the Kips Bay Plaza Apartments in Manhattan, and the Society Hill apartment complex in Philadelphia. Pei established his own architectural firm in 1955, a year after he became a U.S. citizen. He remained based in New York City. Among the firm’s accomplishments are the Jacob Javits Convention Center in New York City and the United States Holocaust Memorial Museum in Washington. Pei’s wife, Eileen, who he married in 1942, died in 2014. A son, T’ing Chung, died in 2003. Besides sons Chien Chung Pei and Li Chung Pei, he is survived by a daughter, Liane. The first phase of Jean Nouvel’s Aquarela, a striking residential complex in the Cumbaya neighborhood of Quito, Ecuador was unveiled. The project represents a new type of development for the city, essentially forming a new neighborhood and community around the architectural landmark. Developed with Uribe Schwarzkopf, the city’s leading architecture and building firm, the first phase of Aquarela includes a stunning suite of amenities and striking vistas that epitomize a new and growing urban identity of the city.

Aquarela’s master plan responds organically to the project’s environment and context, generating green spaces and terraces throughout, and using materials that reflect the natural topography of the surrounding valley. The stone exteriors of Aquarela create a facade that responds to the physical space where it is situated, with native plants from the region intertwining with the exterior facade. Aquarela is meant to appear as a monolith, in order to become part of the topography of the Cumbayá valley, and to organically create harmony between the building and the physical features of the valley rather than disrupt its contours.

With that in mind, the complex of towers has an interior courtyard that is designed to feel like a mountain pass with more than 1,000 square meters of vertical gardens, and it is through this area that many of the amenities are reachable. As residents begin to move into the first few towers, all communal amenities are complete, including an ice skating rink, bowling alley, music room, a mini golf course, multiple screening rooms, kids and teen rooms, game room, mini-soccer field, squash and outdoor tennis courts, an semi-Olympic sized pool, and jacuzzis with spa with a sauna and steam room.
Aquarela will also feature semi-private rooftop pools for each tower, a fitness room with spinning and yoga studios, a hair salon and barber shop, a pet spa, events rooms and lounge areas, as well as a business center and meeting rooms.

“The collaboration with Jean Nouvel Studio has been an extraordinary experience for Uribe Schwarzkopf, bringing cutting-edge international architecture to Ecuador. The design of the amenities and internal areas of the project has led our team to really innovate and go beyond the conventional,” noted Joseph Schwarzkopf of Uribe Schwarzkopf. “With 12,000 square meters of amenities, the residents of Aquarela have access to all the services of a private club without leaving their homes. This dramatically improves quality of life and contributes to a healthier, more sustainable city, but also saves time, the one asset we can’t buy or get back.”
The interiors, designed by Uribe Schwarzkopf, include lighting from major international designers, including Flos, Vivia, Marcet, and Faro Barcelona and furniture from Pedrali, Dedon, and Konkretus. These are arranged in synergy alongside design objects and artworks that reflect the local environment, history, and culture, such as a front desk constructed of salvaged wood from a lightning storm and game room furniture constructed by a legendary local billiard champion.

The project also follows an eco-efficiency matrix which dictates the conscious use of materials, construction systems, and technical design, which are developed to generate the least possible impact when it comes to the use of non renewable resources (electrical energy saving, use of potable water, collecting and reusing rainwater, water treatment, irrigation systems, etc), demonstrating commitment to environmental responsibility.

Jean Nouvel was the recipient of the prestigious Pritzker Prize in 2008. In France, he has received many prizes including the Gold Medal from the French Academy of Architecture, two “Équerres d’Argent” and the National Grand Prize for Architecture.
Jean Nouvel is currently developing several cultural projects in China. In November 2017, Jean Nouvel delivered the Louvre Abu Dhabi Museum, a landmark museum in the Gulf region. The Louvre Abu Dhabi has received unanimous international acclaim and has already welcomed a large number of visitors since its opening. In March 2019, he opened the National Museum of Qatar in Doha. “Everything in this museum works to make the visitor feel the desert and the sea. Kushners Unload 666 Fifth Ave. to Brookfield in 99-Year Lease
The Kushner family’s real estate company has secured a crucial investment in its over-leveraged New York skyscraper, reaching a deal to lease the building’s office space for 99 years to a Canadian asset manager.
The arrangement with Brookfield Asset Management Inc. may let Kushner Cos. -- run by the family of presidential son-in-law Jared Kushner -- salvage its biggest single investment, a marquee tower in midtown Manhattan known simply by its address, 666 Fifth Ave. Terms weren’t disclosed.
The Kushner family’s years-long hunt for a partner has at times drawn intense public scrutiny, as talks opened with overseas investors, then ultimately collapsed.
Rather than pay the rent on an annual basis for the so-called leasehold, Brookfield will give Kushner Cos. an upfront sum that will allow the company to pay off outstanding debt on the building, according to people with knowledge of the matter who asked not to be identified because the details are private.
The Toronto-based investor is prepared to inject up to $700 million in equity and will essentially take control of the building unencumbered with a 100 percent leasehold, the people said. A Brookfield representative declined to comment.
The deal provides relief to Kushner Cos., which bought the 41-story tower for a record-setting $1.8 billion in 2007, making a splashy entrance to the Manhattan real estate scene. The transaction was funded with more than $1.7 billion of loans, and rapidly ran into trouble when property markets cratered following the financial crisis. In 2011, Vornado Realty Trust took a 49.5 percent stake as part of a deal to rework the massive debt load and stave off foreclosure.

Kushner Cos. has sought other partners since at least 2015 to help it untangle the ill-timed bet. Potential investors have included Anbang Insurance Group and an investment vehicle controlled by a member of Qatar’s ruling al-Thani family. Both firms had considered an ambitious and expensive plan to knock the tower down and build another twice as tall in its place. But talks fell apart.
The building lost $25 million last year and has almost always been unprofitable. As a first step in its latest restructuring plan, Kushner Cos. said in June it would buy out Vornado. Vornado continues to own the retail portion of the property.
The cash infusion from Brookfield comes just in time, with a $1.2 billion mortgage on the property coming due in February.
Jared Kushner, who’s married to the daughter of President Donald Trump, stepped aside from managing his family’s company when he became a senior White House adviser. The search for partners has been led by Charles Kushner, Jared’s father.
Airier Offices
Brookfield said it was making the investment through one of its private funds, and its Brookfield Properties subsidiary will operate the building and launch a major redevelopment program and upgrade it.
The company intends to update the aging property with lighter and airier offices that would command higher rents, the people familiar with the matter said. The update would be similar to those Brookfield has made to properties including Manhattan’s old Daily News Building, they said, adding that the Kushner Cos. would not participate in gains from the work until Brookfield earns a return on its investment.
“Given Brookfield’s experience in successfully redeveloping and repositioning major office assets in New York and other cities around the world, we are well placed to capitalize on that opportunity,” Ric Clark, Brookfield Property Group’s chairman, said in a statement Friday.
The two companies have done deals before, investing in a New Jersey mall redevelopment and putting up loans to buy floors of the former New York Times building.
Brookfield’s Spree
It’s been a busy week for Brookfield and its affiliates. On Monday, the company agreed to acquire Forest City Realty Trust Inc. for $6.8 billion. That was followed by the $3.3 billion acquisition of Canadian furnace, water heater and air conditioner provider Enercare Inc. by the publicly-traded infrastructure arm of the company, Brookfield Infrastructure Partners.
Brookfield has also been seeking partners on some of its New York properties. On Aug. 1, the asset manager’s real estate arm said it sold a 28 percent stake in a group of its office and apartment properties in the city, giving it proceeds of about $1.4 billion.

Kobi Karp on design, his new office, his best advice and more

As a born multitasker, Kobi Karp seems most comfortable when he’s doing a couple things at once. When the architect recently sat down for an interview with The Real Deal at his office, clad in his typical uniform of a black button down shirt, black pants and black shoes, he had to pause the interview a few times, either to check in with the employees strolling by, to see if they need anything — they did — or to take urgent calls from his clients.
Karp, 57, oversees his architecture and design firm of roughly 80 employees alongside his wife, Nancy Karp. Their company, Kobi Karp Architecture & Interior Design Inc., is everywhere in South Florida, having designed recently completed projects such as the Four Seasons Residences and Hotel at The Surf Club (alongside Richard Meier), Palazzo Del Sol and Palazzo Della Luna on Fisher Island, Wynwood 25 and Panorama Tower. He’s designed thousands of buildings and homes over the course of his over 30-year career, including projects in Saudi Arabia, Honduras, Cambodia, Mexico, Grenada and Qatar.
The Israeli-born architect immigrated to the United States in 1974, moving with his family to Minneapolis and to Miami in 1988. Since then, he’s become a key figure in local development.
What’s the secret to his success? “I make money for developers,” he said. “What I am good at is coming up with ideas and solutions, which are unique and different from what everyone else has done before.” 
But Karp, for the most part, has a sporting attitude when it comes to his rivals in the market. Nancy Karp said he calls his competitors who were previously designing projects he takes on to get their blessing. It’s a courtesy that is not always given to him, as he has sued other architecture firms for copyright infringement. 
Below, Karp chats with TRD in an interview that was edited and condensed for clarity.

What is your creative process like? The creative process for me is to find the right solution at the site for the uses and the people that will be experiencing the spaces on an ongoing basis.
You’ve said it’s not the awards or reviews your buildings get that you care about. What do you care about? I saw a young couple who had just moved in [to a building I designed] and they said, ‘Oh, yeah, Kobi we live in your building.’ I kind of hold my breath to see what they are going to say.
They always like the buildings, even the buildings that have fights between the developer and contractor and 558 claims. They still like the building. They like the layouts. They like their space. They tell you, ‘I like my balcony, how it sits off the master and I can come out.’ They tell you the personal things, like, ‘I like my toilet facing the window so I can look out.’ Smart. And, that specifically was not my idea. It was actually that a toilet was facing in another direction, and the plumber said to me, “Come here, Kobi. I want to show you something,” and we turned that same toilet 90 degrees to face the window.
What’s the biggest challenge that you face when you are designing a building? The biggest challenge is the desire to provide more than the feasible budget can withhold.
What about sustainability? We need Mother Nature, Mother Earth. Arguably, that is the most important thing that we need on a daily basis, and when something small goes bad, it affects us all very deeply and very evenly, whether you are in Australia, China or California, or having a virus. It’s all part of the environment that we live in. 
You purchased the Miami Ad School, where you plan to move your office. How does this fit into your move for growth?  I think growth is a function of demand. This is about as big as we have been for about 10 years now. We have become more efficient due to technology improvement, and therefore our growth in production and revenue has been due to the improved technology and efficient design process of the 3D to the 2D, to the construction documents of the interior and exterior.
Is your wife involved in the business? She runs the business. And, therefore by definition, I work for her.
Does she keep you in line? It is hard to keep people in line unless they want to be in line, but I think that she is a counterbalance to me. I am more of an open-minded, design-oriented, free-flowing personality, which is important to be as a designer and as an architect. But, you need to have a counterbalance of accounting, administration, legal.
Do you think that is the secret to your success? I think that my wife happens to be a smart and strong individual, and that is a good balance to the architects and designers in this organization, who are more interested in not focusing on the daily mundane, rigid administration, accounting and legal part of the office.
I know that you are suing a new architecture firm for the second phase of Surf Club. Is that something you have had to do often? No comment.
What is the best piece of advice you have been given? The best piece of advice I received was, “There is a reason why you have two eyes and two nostrils and two ears yet only one mouth, Kobi.” Because I do like to talk. They say the more you hear and listen and breathe and think, therefore, the less you will talk or the less you will have to talk. I have learned that to be very, very, very true, and I apply that to my design. I listen more. I watch more. I breathe more. I think more. Then, I express my design in a very “keep it simple” precise way.

IHG Signs Deal with AWC for 1,200+ Rooms in Thailand; First Hotel in Chiang Mai

InterContinental Hotels Group has signed an agreement with Asset World Corporate (AWC), one of Thailand's leading integrated lifestyle real-estate groups, to manage more than 1,200 rooms across Thailand. Under the structure of the agreement, hotels in multiple destinations such as Chiang Mai, Bangkok and Hua Hin will be signed within three years. The first signing is the 306-room InterContinental Chiang Mai Mae Ping Hotel, a rebrand of the Imperial Mae Ping Hotel which opened in 1988 and is currently closed for extensive renovations. The hotel is expected to re-open in 2021 with work continuing until the hotel is fully operational in 2022.

Located in downtown Chiang Mai near the famous Chiang Mai Night Bazaar, Tha-Pae Gate, Warorot Market and other tourist attractions, the InterContinental Chiang Mai Mae Ping will have a variety of F&B outlets, over 3,600 sqm of outdoor and indoor convention, event and meeting space, and a Lanna Spa.
