Too Much Blues
Gotta be honest, no idea what this is. I wanted to write, I put on some music and did some jumping around Spotify, and now here this is. I’ve been writing for like three hours and it somehow got dark around me, idk when that happened. 
Not sure if this really qualifies as angst? It isn’t happy, but it isn’t like overwhelmingly sad for Eugene or Snafu either. Y’all will have to let me know I guess. 
Title is from the song by James Booker which I have linked there on his name because I recently discovered him, and he is absolutely wonderful, and deserves more people listening to his music. After you read this, give him a listen. He’s Freddie levels of amazing piano playing, and sings so strongly it transports you. I can’t believe I didn’t know of him until now, and I wish I had sooner.

The taste of blood on his tongue wasn’t unfamiliar, but it was unwelcome. 
The alley he was laying in wasn’t cold, thanks to the August heat, but it was wet. Rain poured, sluicing off of the rooftops as fast as it could fall from the clouds. 
He wouldn’t admit that this had been a bad idea though. Not yet. It would have to get a lot worse for that. 
Eugene had thought it was a bad idea from the start. 
“You can’t win the money we need by gambling. The math doesn’t pan out-” 
“I’m lucky,” Snafu had told him, accompanying it with a kiss. “I can win us a thousand dollars, easy. Give me the weekend in New Orleans, let me hit up the old haunts, and I’ll have it. I promise.” 
“At least let me go with you,” Eugene had begged as he had watched him pack. “For safety’s sake.” 
“I used to live there, Gene. The city isn’t any more unsafe than anywhere else anyway. Besides what else are we gonna do?” 
Eugene hadn’t had an answer for that, and neither did Snafu for that matter. It was purely bad luck and bad timing, that two of the cats had needed the vet, that Eugene had busted his arm trying to help repair part of the roof after a particularly bad hailstorm fucked it all the way up, that another storm had hit after that and done such damage that they had to hire someone to come fix it up instead of trying to do it themselves, that the break in Eugene’s arm wasn’t healing well and required more visits to the doctor than previously expected. 
The first thousand they’d raised by selling off things from the house, one by one, first to the pawn shop in town, then by driving out of town to the pawn shops of neighboring towns until they had enough. Their house was slightly more bare (and missing some furniture) but it was worth it. Neither of them wanted to beg help from Eugene’s parents, or Sid and Mary. Not their debts, not their problem, was the agreed upon mantra. 
But the pawn shops didn’t want any more of their things, and to pay off the thousand now would drain their accounts. 
And Snafu had always enjoyed gambling. 
It wasn’t that he hadn’t anticipated this. You could get jumped in any city in the country, for any reason, he figured. 
This time, however, he wasn’t sure what the reason was. He’d lost more than he’d won, and the few hundred he had on him was still all present and accounted for. They’d beaten him to a pulp, and run, and that was that.
“Just bad luck,” he mumbled as he stood and staggered out of the alley. 
People traipsed past him without a care, some drunk, others just deep in conversation with those they walked beside, or taking in the scenery. The city had never chewed them up and spat them back out like it had him. Maybe other cities had, and this was their safe place. 
It had been his, once. And he wanted to believe it still was. 
But it was difficult, bloody and bruised, the rain seemingly never-ending as he finally dropped to the curb and sat. And he was tired. It had been hours finding any game he could, in any place he could, trying to win as much as possible. No booze like he might have had normally, this was too important not to stay sharp. 
But even that hadn’t done it. It was nearly Sunday morning, and Eugene would be expecting him back by Sunday night. It didn’t seem enough time, not nearly enough time. 
“You need a rest,” the man who had stopped in front of him said it not as a question, but as a fact. He wore a sharp suit, and looked just as tired as Snafu. 
“Don’t we all?” 
The man nodded. “I know a restful place.” 
He let the man help him up, and tried not to slow him as they made their way down the road to the nearest bar. 
“Needs some cleaning up,” the man said to the bartender, who nodded and came out from behind the bar with a rag and a small first aid kit. 
“I can pay you,” Snafu said, even though it hurt to say. Any money gone was less to bring home to Eugene, and he already could barely bear how little he would be bringing. 
“Nah,” the man replied. “How about a story instead?” 
“What about?” 
“Anything,” the man replied, watching as the bartender cleaned the cuts on Snafu’s face. “Lotta rings on them, hm?” 
Snafu winced at the antiseptic, and nodded. “What little I got to see of them before...well.” 
“Got everything you had before they took you down?” 
“Yeah,” Snafu replied. “Thankfully.” 
“How long you been away?” 
Snafu sighed. “Too long, maybe. I live in Alabama now, with my hu-” 
It came so naturally to say back at home, where he knew he was mostly safe, but he bit his tongue now, and held his breath as he watched the man’s reaction. 
“Your husband,” the man finished. “Okay. And you came back to town because...” 
“We need money,” Snafu admitted. “I was gonna win it for us. Some cards, whatever else I could find, you know.” 
“Just see what’s going on for the night, what you start winning at,” the man agreed. “You win all you need?” 
Snafu scoffed, and nodded his thanks to the bartender as he finished up. “I wish. Six hundred and some I got, but I need a thousand. I’ve got the rest of tonight, and most of tomorrow to get the last four hundred.” 
“Son,” the man said. “It’s already four in the morning on Sunday. How much luck you think you’re gonna find before you have to head home?” 
“Not enough,” Snafu muttered. “I can’t go back to him with just this.” 
The man nodded. “How well can you play?” 
“Play what?”
“Piano. I can tell by your hands, those fingers.” 
Snafu shrugged. He had been given lessons as a child, but hadn’t made much effort to keep up with them the older he got. And war didn’t exactly lend itself well to piano practice, what with no drops of pianos on the islands in the Pacific. 
“I’ve got to run and play at church myself,” the man said. “But my grandmother is at home, too sick in bed to go. She wants nothing more than to hear some of the music I’d be playing. If you can do even a song or two, it would mean the world. And I’ll give you that last four hundred.” 
He smirked. “Four hundred dollars to play piano for someone I don’t know? Pull the other one.” 
“Not at all,” the man said. “I give you my word, and my name.” 
“Your name?” 
“Names are power,” the man replied. “Call me Jim. You?” 
“Snafu.” 
Jim grinned. “That ain’t your real name, but Jim ain’t my real name either, so fair enough. Come on then, and I’ll take you to her. Play for the next few hours, and the money is yours.” 
Jim led out of the bar with only a wave to the bartender, who seemed nonplussed by all of it, and called them a cab. It drove them from the Quarter to Metairie quickly, to a small white house with blue trim. 
Jim didn’t introduce him to the elderly woman who was tucked into the small twin bed in the living room, only said a few words to her, and gestured Snafu to the piano near it, then left. 
He settled onto the bench, and let his fingers rest uncertainly on the keys. 
“Can you play me something about losing?” the woman’s voice was soft, but scratched with the effort of being brought forth. 
“I know about losing,” Snafu murmured, and patted the wad of bills in his pocket before starting in on St. Jame’s Infirmary Blues. It was one of the few songs he could remember well, though it certainly didn’t fit the bill of a ‘church song.’ “Though you wanted something from your church though? That’s what Jim told me.” 
“Jim? Is that what he’s having you call him? Well, he is a sweetheart, but he doesn’t need to know what I have you play,” the woman replied. “I like this one.” 
It wasn’t a particularly long song, but he let his fingers play on the keys, adding into it, until she hummed discontentedly. 
“What else do you know?” 
“More blues?” Snafu winced. “Mostly remember what folks around here play, what I heard before I left, what I heard now walkin’ the streets. Think I could replicate some of it-” 
“Don’t talk it over till it falls apart,” the woman interrupted gently. “Just play. I trust you.” 
He searched his mind for the chords, the melodies, letting them fall into place, then playing about with them. He didn’t worry about perfectly matching what he could recall in his head; she hummed happily each time he did his own variations. 
There was a clock on the wall, but he paid it no mind, until Jim came back inside. 
He motioned for Snafu to continue playing, then stepped up to the bed, kneeling down to the woman. 
“Thank you,” he said softly. “She’s smiling. How she always wanted to go.” 
Snafu stopped short, and nearly tripped running out from behind the piano. “Is she-” 
“She kept telling us it would be today, and she’s not often wrong about anything,” Jim chuckled. “Thank you for your kindness, and your help. If I couldn’t be here, I’m glad you could be.” 
“You don’t know me,” Snafu couldn’t help but murmur. 
“You’re a son of the city, and I bet you had a grandmother sweet as mine that you once played for.” 
“Something like that,” Snafu said, and pushed the memories back down. 
“That’s enough. Don’t need to know everything about someone to be kind to them, to do the most basic human act of creating something to make them happy, to ease them in a time of suffering. And I knew you could and would do that for her.” 
Jim handed him a bundle of bills. “Count it if you like; I don’t blame you if you do. But it’s all there. Four hundred, plus an extra hundred in case you run into trouble on the way home.” 
Snafu took the bundle with shaking hands. “Thank you. Is there...” 
“You’ve done everything we needed you to,” Jim interrupted, a soft and sad smile on his face. “You get home to your husband, and take care of your debts. Be well. Maybe we’ll find each other again, should you come back. Bring your husband this time, and we’ll all share a drink.” 
“You sound so certain that I’ll be back,” Snafu said. 
“Because you will be,” Jim said matter-of-factly. “A visit to one home, from another. Because the city is always home to you, even if you forget that once you go. But places never forget the children that grew up in their streets. Their pain and their happiness and their sadness. She’ll remember this particular sadness, and the pain you met here this time. And be ready to comfort you to make up for it, the next time you come home.” 
He left the house, and found a cab waiting for him outside. The ride to the train station was a bit longer than the ride to the house had been, and he considered using it to count the bills Jim had given him. 
But he didn’t. Somehow, in his gut, he knew there was no need. 
He didn’t on the train ride back either. Instead, he slept, the most he had slept since getting to New Orleans. 
At the station, he called Eugene. 
“I’ve got enough. More than enough.” 
He hung up before Eugene could ask any questions, and settled onto a bench outside the station to wait for him. 
The taste of blood on his tongue, as he chewed at his lower lip anxiously, was not unfamiliar, or unwelcome. 
The iron tasted like life, whatever remained of his, of Eugene’s. 
He wondered if there would be music at the end, for them.

PART 54: | AIN’T NO REST FOR THE WICKED |
There was a party going on at the Fangtasia when Klaus stormed into a club. He was pissed off that they almost killed Cami.
He then ripped two hearts of a vampire and human that were standing in his way. He yelled for Natali and Kol while stumbling through the crowd of people until he reached podium with thrones where the two of them were sitting.
 - “I’m going to need to put a barrier spell again so he can’t come and go as he pleases.” Natali remarked when she saw Klaus and they’ve already knew why he came.
Klaus took one more step towards them, but he was faced with two vampires who were their “bodyguards”. He didn’t think twice before ripping their hearts out in one swift movement. 
When their bodies fell onto the floor he looks towards Natali and Kol and sees that they are angry as much as he is.
 - “Who are you to kill our vampires?” Natali growled losing her temper.
Kol steps forwards and shoves Klaus hard in the chest. 
 - Klaus shoves him back and says, “And you almost killed Cami.”
 - “Who cares about that bartender.” Kol throws a remark that he knew Klaus won’t like.
 - “If we wanted to kill her we would.” Natali tells him.
 - Klaus pointed at them, “If you try to touch her again-”
 - “What then?” Kol questioned his brother, “You won’t be able to defend her from the coffin.”
Speaking about Cami was one thing, but getting a threat of being put back into a coffin was the final straw. Klaus lunges towards Kol and takes a swing at him, hitting him right into his jaw and causing him to hiss out in pain. Kol liked when he manages to piss of his brother and to see the mad glint in his brother's eyes. He then pushes Klaus backwards and Klaus falls off of the podium where they were standing. Swiftly he raises onto his feet and zooms towards Kol again. He grabs him by his t-shirt and throws him into the crowd, causing few people to fall due to Kol falling on them. When Kol got up on his feet the two of them began fighting, throwing vicious blows at one another. And they’ve moved so fast it was like watching a blurry movie.
Meanwhile Natali left upstairs into their apartment. She opened a safe where they were keeping gold daggers. When she came back downstairs she heard a glass shatter somewhere across the room. She flashed there and saw Kol laying on the ground because Klaus snapped his neck, but he was nowhere to be found until she felt a gush of wind behind her but before she managed to turn around Klaus also snapped her neck.
 - He let her body to fall onto the floor and kneels down to take a dagger, “Thank you very much, love.” he says and vamp speeds away.
The party was over after Klaus did what he did. When Natali woke up she was laying in her bed and Kol was standing by the window and watching the city.
 - “He took a dagger.” Natali says to him, “Tell me he didn’t took that dagger.”
 - Kol turns around and looks at her, “I’m afraid he did. But don’t worry we have more.”
 - “I know. I just hate when he takes the dagger.” Natali tells him as she walks closer to him.
 - “What are we gonna do now?” Kol asks.
 - “What? I’m gonna kill that bartender once and for all.” Natali says angrily.
 - Kol smirks, “I’m pretty sure she’s highly protected right now.”
 - “Well I’m gonna strike when they least expect it.” Natali says and smirks wickedly.
 - “But till then..” Kol says placing his hand on her waist, “I know something better we can do.” he drew her in close to him and gently kissed her lips. Her arms wrapped around his neck and she returned the kiss.
She arched up into him and made a little sound, as if pleading with him so he could deepen the kiss, and he did. He ravaged her mouth and gazed his tongue over her lips. Unable to stop himself, he lowered his hands to her bottom and lifted her until her legs straddled his waist. Now her head was higher than his and she leaned over to him, continuing their kisses.

Kol compelled repair mans to fix the club after his fight with Klaus. He was sitting at the bar and drinking a glass of whiskey while Natali was still in bed sleeping. He heard a door of a club opening and turned around just to see Rebekah entering.
 - Sister, what brings you here?” Kol asked.
 - “I’ve heard that Klaus and you had a fight last night.” Rebekah tells him.
 - “Yeah. Well, he started it.” Kol says with a little but of annoyance to his voice.
 - “Why did you two hurt that girl, Cami?” Rebekah asked as she sat next to him.
 - “She had our dark objects, so we just drained her off of vervain and compelled her.” Kol replied to his sister
 - “Right, dark objects.” Rebekah remarked.
 - “I know you also don’t like that bartender, she and Marcel have something going on between them.” Kol told her.
 - “They had.” Rebekah corrected him, “And yeah, okay. Maybe I did came to their first date and choke her.”
 - Kol looks at her with a smirk forming on his face, “You did?”
 - “Yes, I did.” Rebekah tells him.
 - “Well I’m proud of you sister.” Kol told her.
 - “Shut up. It’s not like that did me any favour.” Rebekah says and takes a sip of his drink.
 - “That’s just because Marcel is stupid and would rather date a human.” Kol told her.
 - “You know I don’t like when you talk bad about Marcel.” Rebkah reminded him.
 - “And that’s exactly why I’m doing that.” Kol said with satisfaction.
⚜ ✡ ⚜ ✡ ⚜ ✡
[NEW ORLEANS, DECEMBER: 1914.]
Just as Kol and Natali walked into the Play house, they saw Mary-Alice and Astrid jumping back and holding their wounded hands to their chest.
- “A look of impatience smeared across Kol's face.” You've been working on this for weeks and my family goes even more insufferable during the holidays. We need to finish.
Mary-Alice frowned setting down the silver dagger as Astrid began to clean the spilled potions and shards of broken glass off the floor, the result of their failed spell.
- “We tried everything Kol. We need a bigger diamond.” Mary-Alice scowled, her tone coated with repulsion as Natali’s eyes captured the foolish, love-sick looks she was giving to Kol.
 - “There is no bigger diamond.” Kol said scornfully, tension entering his already rigid body.
 - “There may be.” Mary-Alice said softly, “That gossip Genevieve had a rumor that the dowager Folly keeps a massive gem hidden inside her mansion. That's why she never leaves. She's worried someone will steal it.”
Kol tilted his head to the side, a dangerous smile creeping onto his face, as interest ignited his eyes.
 - “She never leaves, you say.” Natali stated, her eyes darkening at Mary-Alice.
 - “Only once a week, for a Sunday Mass.” Astrid said, her eyes narrowing when she saw the smirk on their faces, “Don't you harm her. She's innocent.”
 - “No one is innocent, Astrid.” Natali told her and Kol grinned at the witch, before they turned around ready to leave.
 - “We're going to slaughter anyone for that diamond.” Kol remarked as they continued their way out of the cemetery.
 - “And we have a luck that tomorrow is sunday.” Natali continued.
 - “Well darling, that's our early Christmas present.” Kol said with an evil smile.
 - “And I hope another present will be Klaus rotting in the box.” Natali said returning an evil smile to Kol.
While they were returning to the compound Natali saw Freya across the street and told Kol, “Hey, let's invite that girl Freya to the Christmas Ball.”
 - “She didn’t even wanted to help us.” Kol said.
 - “Maybe you lost your charm.” Natali joked.
 - “And you're going to lose that dress of yours.” Kol said.

Dozen of bodies were scattered around the church, some with their heads torn off or hearts torn out. They also tried devil's star and it's working perfectly.
 - “You're a monsters!” Astrid stated as she saw all the dead bodies that Kol and Natali killed at the church.
 - Natali smiled happily, licking the blood from her finger, as she looked over the dead bodies, “Well, thank you.”
 - Kol chuckled, taking out a handkerchief from his coat, “We didn't know how the dowager looked like, best is to kill them all.” he said and Natali nodded.

The witches held their hands over their noses to stop the smell of the corpses hitting their senses. It was horrid, bloody picture that they feared they'd never rid of. Kol and Natali stood happily, she wiped blood from Kol's cheek and popped it into her mouth. 
 - “You knew she didn't look like the altar boy.” Astrid remarked.
 - “I was parched.” Natali drawled, Kol glared angrily at the young witch, almost close to snapping her neck when he saw her glaring at Natali.
 - Kol held his hand out to Natali and she took it. He led her down the steps, she held the bottom of her dress with a hand as they avoided the bodies and puddles of blood. Then Kol turned to the witches, smiling happily, “Well, we're off to a family dinner now. We'll see you tonight.”
 - “We're not helping you.” Astrid spat at him.
 - Natali’s eyes darkening at Astrid, as she shouted, “What did you just said?” Astrid flinched and swallowed thickly as Natali’s fangs extracted for a moment, before her human face returned. 
 - Mary-Alice placed her hand on Astrid's shoulder, pulling her back, “We've come this far, Astrid.” The witch sadly nodded and Kol grinned.
Then Natali and Kol walked off. As they left the church Natali mimicked what Mary-Alice said.
 - Kol laughs, as she told him, “God, she is acting like that just because she has some weird crush on you.”
 - “Well who doesn't, darling.” Kol stated, putting his hand around her shoulder and pulling her closer to him. She rolled her eyes not saying anything as they continued to walk towards the compound. They’ve had no regrets about the massacre, happily going to a family dinner soon after.
⚜ ✡ ⚜ ✡ ⚜ ✡
Dinner like usual didn't went well, so Kol and Natali left earlier. They needed to meet with Astrid and Mary-Alice at their Play house, so they walked there. For this particularly cold december night, sky was clear and beautiful, with all the stars illuminating dark night sky.
When they came to the Play house the two witches were already there, waiting for them.
 - “Hello ladies.” Kol said entering the room, “Family dinner wasn’t somewhere where we would stay till the end, so we might as well get back to work.”
 - “And what makes you think we should still hang on with every word you say. Because of your good looks or because you two have a habit of bossing around?” Astrid made a statement more than it was a question.
 - “Bravo, Astrid, bravo.” clapping fills the room, “I'm sure your witchy friend doesn't agree with you, maybe just with that "good looks" part.” Natali remarked looking at Mary-Alice as she keeps on clinging to her awkward silence.
 - But Astrid has a lot to say, like always, “You two are monsters. Cruel, murderous, without the slightest feeling of empathy towards people you kill.”
 - “If you're done, may I suggest getting back to work.” Kol insisted.

Will Hurricanes Irma and Harvey Destroy Property Values? The Answer May Surprise You

It’s looking like a once-in-a-generation hurricane season for the southeastern United States. Harvey has left at least 70 people dead and battered nearly 200,000 homes along the southern border of Texas and Louisiana. Meanwhile, Irma has wrecked several Caribbean islands and is threatening Florida and other portions of the coast with the prospect of more lives and homes lost, and years of painful rebuilding.
Once lives no longer hang in the balance, the attention inevitably will turn to longer-term devastation: What happens to the real estate in those storm-ravaged towns and cities?
It might not be what you think.
While many assume that residents will abandon their homes en masse and property values will plummet after a big natural disaster—as happened in some New Orleans neighborhoods after Hurricane Katrina in 2005—that’s not always the case. In fact, with Hurricanes Jose and Katia brewing offshore behind Irma, a look back at the two most destructive storms in recent U.S. history, Katrina and Sandy, show just how dramatically the levels of destruction and speed of recovery can vary.
“We see a big disconnect between the [neighborhoods] that were hit and those that were not hit” in some storms, even within the same city, says Todd Tomalak, vice president of research at John Burns Real Estate Consulting, a nationwide firm. “The areas nearby not directly hit by the storm continue chugging along.”
And while prices are likely to drop initially, they usually don’t crash entirely. They’re likely to rebound within a few years.
Hurricane Harvey: Disastrous flooding and contaminated water

Houston home sales, of course, have slowed since Harvey deluged the city. But not all homeowners across the metro area are feeling the same pain. Homes in areas that didn’t flood might actually be worth more now than they did before the floods, as folks whose properties were badly damaged begin to look in earnest for safer places to live.
This has happened in previous (albeit smaller) Houston storms. In the city’s Meyerland neighborhood, which has flooded four times since 2015, median prices fell by 16% year over year after the third flood, according to John Burns. However, property values in the rest of the city went up.
“In a flood like this, if you’re high and dry, you’re considered to be a very attractive address,” says Houston-based real estate broker Cheri Fama of John Daugherty Realtors.
Harvey will cost Texans about $40 billion to $50 billion in repairs and rebuilds, according to Enki Holdings, a Savannah, GA–based disaster data analytics firm. An estimated 10% to 15% of those homes are beyond repair and will need to be demolished.
“It’s a mess to clean up. But many structures will probably not be lost,” says Chuck Watson, director of research and development at Enki Holdings. “That’s a very big difference with Katrina. With Katrina, the flooding reached all of the way up to the rafters.”
The problem is that the longer the homes are underwater, the more damage is done, as the water seeps into the walls and compromises the structures. That’s what happened in New Orleans. On the other hand, if the water inundates a home and then runs out all at once, the impact could weaken the already compromised structures and the homes could collapse.
“It’s a Catch-22,” Watson says. “You want it to drain out fast, but not too fast.”
One big advantage Houston has over New Orleans after Katrina is that the Texas city sits above sea level. That means the water will drain out on its own. In New Orleans, the water had to be pumped out.
But the Houston-area water is more contaminated with chemicals, oil, and sewage.
“All of a sudden you have to go a lot further in cleaning the mess up and drawing the water,” says real estate appraiser Orell Anderson of Strategic Property Analytics in Laguna Beach, CA, who worked in New Orleans after Katrina. This is due to the many chemical and oil facilities as well as the 13 Houston-area toxic waste sites that flooded.
“You’ve got bacteria and fungus and sewage in your walls,” Anderson says. “That takes a lot more than just drying up the carpet.”
Despite all of this, local home prices probably won’t fall as much as initially feared, says national real estate appraiser Jonathan Miller, who worked on Sandy-damaged homes after the 2012 storm. That’s because many of these affected homeowners have mortgages they still need to repay, so they can’t afford to sell at a big discount. They’re more likely to fix up their homes and wait a bit until the market improves.
However, the storm might lead to a rash of foreclosures and short sales in Houston from homeowners living paycheck to paycheck who lost jobs or can’t come up with the money for large-scale repair jobs.
And the disaster could have big ramifications in the rest of the state. Texas is currently facing a housing shortage as more companies, and therefore workers in need of housing, relocate to the region for its lower taxes and cost of living. But with construction labor and materials headed to help rebuild Houston, fewer sorely needed homes will go up in the other parts of the state. And that could push prices straight up.
Hurricane Irma: A catastrophe in the making

The scope of destruction that Hurricane Irma will inflict on the U.S. is still unknown. As of this writing, the storm has already killed 18 people in the Caribbean and is projected to reach South Florida on Saturday.
“Little wobbles [in the storm’s path] can make a big difference,” says Enki Holdings’ Watson. “There’s a whole bunch of ‘ifs.'”
Nearly 8.5 million Florida residential and commercial properties have a high, very high, or extreme risk of wind damage from Irma, according to real estate data provider Core Logic. The company estimates that about 3.5 million properties are at risk from storm surge damage.
The luxury, waterfront high-rises along the Florida coast are likely to be battered by the hurricane and storm surges from the ocean. Some condos in Miami could lose 30% of their value—or much more—as a result, says Deerfield Beach, FL–based real estate consultant Jack McCabe.
About three-quarters of the units in these fancy Miami Beach towers are owned by foreign investors, the majority of whom don’t live in them full time, according to McCabe. (Florida is the top destination for foreign buyers, who made up about 22% of the state’s overall purchases as of March 2017, according to the National Association of Realtors®.)
“Investors who hadn’t sold yet are going to start dumping these things even if they have to lose money,” McCabe says. “This is going to cause a lot of people to change their minds about having a condo on the beach in South Florida.”
Worsening matters is rebuilding efforts in Florida won’t be cheap. The city is so far south that finding masses of construction workers and transporting materials will likely cost far more than the rebuilding efforts in Texas.
Delays to rebuilding: Not enough homeowners have flood insurance
Compounding the rebuilding challenges: The majority of homeowners likely to be hurt by these disasters do not have flood insurance. It’s estimated that about 80% to 85% of Houston homeowners don’t have the policies. And only about 42% of homes in Florida’s coastal counties are covered, according to the Associated Press.
That’s partly because only homeowners living in federally defined special flood hazard areas (i.e., flood zones) are typically required to get flood insurance if they want a mortgage. So folks who don’t live on the coasts or have already paid off their homes might opt not to carry it.
Annual premiums for flood insurance can top $1,200 in some parts of the country but are usually about half of that, according to ValuePenguin, a consumer spending information website.
However, even those with the policies could be waiting weeks—if not months—to receive any money as the priority goes to the most damaged homes, says Michael Barry, spokesman for the Insurance Information Institute, an industry-funded group based in New York. And that’s if the damage was clearly caused by flooding, and not winds. Wind damage is typically covered by basic homeowners insurance.
And if the cause of the damage is murky—as was the case with many of the New York and New Jersey homes slammed by Sandy—it could take more time to figure out who’s on the hook for the repairs.
The Federal Emergency Management Agency does provide grants up to $33,300 to repair homes, replace lost property, and provide rental assistance for those displaced by storms for up to two months.
But homeowners must jump through hoops to get the money and often receive much less than the maximum, says Robert Meyer, co-director of the Risk Management, Decision Processes Center at the University of Pennsylvania in Philadelphia.
Lessons learned from Hurricanes Sandy and Katrina

While each storm is different, there are a few lessons to be learned from previous hurricanes.
After Sandy hit the New York City region in 2012, “the expectation [was there’s] going to be a rapid price cut due to all of the devastation—and that didn’t shake out,” real estate appraiser Miller says. “Sales just stopped.”
Prices didn’t reach rock bottom because sellers, who knew their homes weren’t going to fetch top dollar anytime soon, pulled their homes off the market. Even those whose homes weren’t damaged had to contend with trees and power lines down, bargain-seeking buyers, and a reluctance from potential buyers to move into an area that needed years to recover.
“Only sellers who needed to sell would sell,” Miller says. They typically saw a 5% to 15% price reduction.
It took at least three years for the market to stabilize and buyers to return after the storm, says real estate broker Annette Farina of Belle Harbor Realty. Her brokerage is based in the Rockaways, a peninsula in Queens, NY, that got walloped by Sandy.
Now, the number of sales and property values are back to what they were before the storm, with sellers getting full asking prices, she says.
Property values took much longer to go back to normal after Katrina in the hardest-hit parts of New Orleans, many of which were also some of the poorest. But that’s also due to the financial crisis and ensuing recession that pushed home prices down all over the country.

Case in point: the St. Bernard Parish in New Orleans, overtaken by floodwater in Katrina. Nearly 130 people in the parish died due to the storm, and nearly all of the homes were damaged, many beyond repair. In July 2005, a month before Katrina, the average home price was $127,380, according to the Gulf South Real Estate Information Network. A year later the average price plummeted nearly 229% to hit $38,733.
It wasn’t until 2014 that the average price of a home in the parish sold in July topped what it was before the storm. In July 2017, the average home price in the parish was $172,759, according to the most recent data available.
But right after the storm, prices in the New Orleans metro area went up 8.73% from 2005 to 2006, according to NAR data. There were few folks buying in the worst-off areas, but the areas spared the wrath of Katrina suddenly became especially attractive to buyers.
“There was a good number of investors,” says New Orleans–based luxury real estate broker Dorian Bennett of Dorian Bennett Sotheby’s International Realty. “People are always trying to make money off of situations that are problematic.”
No one knows what will happen in the aftermath of Hurricanes Harvey and Irma. But what can be gleaned from past disasters is that the hurricanes aren’t likely to keep buyers away for long.
“People pay significant premiums to be on the water” and likely won’t be deterred by a big storm, real estate appraiser Anderson says. “[Most] people … arrive at the conclusion that that only happens to other people and not me.”
