Year-Old Development at 324-326 Grand Street Listed for $33M
324-326 Grand Street
It was nearly a decade in the making, but finally debuted in the spring of 2017. Now, the new mixed-use development at 324-326 Grand Street is officially on the market.
The new elevator building – complete with exterior art-washing by Cryptik – was listed last week for a wallet-busting $33 million.
There are two commercial units on the ground floor, while the 15 apartments on the upper levels host the German-based Quarters, which is a transient co-living concept. This was the first stateside location for the company, which also boasts a lodge on East 5th Street.
(It’s worth noting that Quarters currently shells out $1.03 million per year in rent with 3% annual escalations until the end of the lease in 2027.)
Arash Rahmani is the owner of record for 324-326 Grand Street, operating under the shell company of Empire 326 Grand LLC (part of Empire Capital Holdings). Public records show that he purchased the dual property in February 2017 for $21.2 million.

Avison Young is the exclusive brokerage pitching the property.
This particular combined parcel was demolished back in 2008. Spearheaded by then-owner, controversial landlord Baruch Singer, the property was initially slated to become another of the posh boutique hotels that circle the neighborhood like a pack of vultures. But the eighteen-story lodge at 324-326 Grand was shelved rather quickly after the market tanked in the downturn.

Op-Ed: StreetsPAC Wants City’s Sanitation Overhaul to Go Further
The following testimony was presented Tuesday by StreetsPAC Executive Director Eric McClure as part of the political action committee’s support for the city’s proposed Commercial Waste Zone plan. We reprint it here as an op-ed. To submit your own take, email [email protected].
StreetsPAC strongly supports New York City’s proposed Commercial Waste Zone plan. As advocates for safer streets, we’re deeply concerned by the frequency with which commercial waste haulers injure and kill pedestrians and cyclists – private carters have killed nearly three-dozen people since 2010. The current system leads commercial drivers to make dangerous choices behind the wheel: running red lights, reversing through intersections, driving in the wrong direction and speeding are endemic, and epidemic. The current free for all also leads to dangerous fatigue, with many drivers and crewmembers working long overnight shifts of up to 18 hours.
While we support the proposed plan, however, we think it can go further. We urge the city to study an exclusive single-hauler zone option in the Environmental Impact Study. The proposed non-exclusive plan is estimated to reduce nightly vehicle miles traveled from 79,000 to 29,000, but an exclusive-zone option might reduce that number even more, which could further improve pedestrian and worker safety, and would likely yield additional benefits in reduced emissions, improved routing efficiency and shorter distances between collection points. Given the potential reduction in crashes that an exclusive-zone system could deliver, it should be included in the EIS.
In addition, we believe any new zoned plan should also require private haulers to make safety upgrades to all commercial-fleet vehicles. The requirement for installation of life-saving side guards should be accelerated, and it should be mandatory for all vehicles to be equipped with state-of-the-art safety technology, including road-safety analytic systems such as those offered by ZenDrive, 360-degree cameras, and GPS tracking. Drivers should undergo extensive Vision Zero safety training, and rear-riding steps should be removed to increase crew safety.
The long-term stability created by an exclusive-zone system will best enable private haulers to amortize these investments in newer, cleaner, and safer trucks and technology thanks to the stable customer base, predictable revenue stream, and long-term, enforceable contract with New York City that such a plan would create. Again, we support the proposed semi-exclusive system, but strongly urge consideration of an exclusive, single-hauler option as the best possible alternative.

SoLa Impact’s Annual Scholarship Awards Ceremony Concludes at USC
SoLa Impact and its non-profit affiliate, the SoLa I CAN! Foundation, along with its philanthropic partner, Romeo Miller, awarded nearly $100,000 in financial aid grants to twenty-seven deserving students at its annual scholarship awards ceremony yesterday held at the University of Southern California. All of the recipients demonstrated academic excellence, strong community service, and plan to pursue higher education in the fall. Among friends and family of the SoLa Scholars as well as leaders in philanthropy, entertainer Romeo Miller, producer Arabian Prince, and Los Angeles County Supervisor Mark Ridley-Thomas, all spoke about their strong connection to the community.
“We are very proud to provide much-needed financial aid to these aspiring students that would help them pursue higher education and break the cycle of poverty,” said Sherri Francois, Director of Social Impact at SoLa. “There is still much work to be done for the South LA community, but we are confident that our Scholars program will continue to encourage residents to achieve their dreams.”
SoLa had initially granted $67,500 in financial aid, but Miller later pledged an additional $1,000 to each student’s SoLa scholarship, bringing the night’s grand total to $94,500.
“As I listened to the compelling and heartfelt stories of the more than deserving scholarship recipients, I realized how blessed I am and wanted to do something to celebrate and motivate them to stay their course of success,” shared Romeo Miller.
At the ceremony, SoLa Impact also shared powerful videos describing the obstacles and hardships each recipient had to overcome. Among the SoLa Scholars: roughly ninety percent are from low-income families; fourteen are the first in their families to attend college; eight have experienced homelessness or were in the foster-care system; four are system involved or have an incarcerated parent; three are single mothers; and several have escaped domestic violence or gang violence on the streets.
“SoLa Impact is going way beyond providing critical affordable housing across South Los Angeles,” said Los Angeles County Supervisor Mark Ridley-Thomas. “They are enabling young college-bound residents to dream big, while inspiring them to give back to the community from which they came.”
“Our non-profit affiliate, SoLa I CAN!, continues to extend the mission of SoLa Impact, which is focused on uplifting the communities in which we operate,” said Martin Muoto, Founder and Managing Partner of SoLa Impact. “The SoLa Scholars program will help enable our young residents to receive quality education and job opportunities regardless of where they started in life.”

An Indian hanging from the Empire State
Many metropolises of the world are cut by the same pattern: buildings of cement, brick, steel and glass, monolithic facades, rows and rows of skyscrapers. What betrays that this advertising photo of 1951 corresponds to New York? In the center the television antenna that crowns the Empire State is distinguished. And, comfortably sitting in the middle of the antenna, as if moving up there was the most natural thing in the world, there is a Mohawk Indian, a metal worker. At the end of the 1880s, a Canadian company specializing in bridge construction hired several Mohawks from the Kahnawake Reserve, near Montreal, to work on a construction site.
The members of that tribe turned out to be immune to vertigo even in the most extreme heights and, in the words of a manager of the company, "agile as goats". That fame earned them job offers in the United States; Mohawks are still traveling to Canada to perform "high" jobs.
Over the last century generations of Mohawks working in the metal sector have been hired to build almost all of New York's skyscrapers and bridges. For their poise when walking on the steel beams at dizzying heights they have earned a reverential nickname: the "eagles of construction."

Elderly couple die in fire at luxury Midtown East high-rise - WABC-TV
MIDTOWN EAST, Manhattan (WABC) --
Two people are dead after a luxury high-rise on Manhattan's east side went up in flames.
Flames could be seen shooting out of the ninth floor of the 27-story River House on East 52nd Street near FDR Drive after the fire broke out around 5:15 a.m. Saturday.
Responding firefighters found Mary Merow, 85, unconscious and unresponsive with severe burns. She was pronounced dead at the scene. John Merow, 89, was rushed to Cornell Medical Center where he was also pronounced dead.
Two firefighters suffered minor injuries.
John Merow was the former chairman of a law firm that represented the Astor family. Neighbors were stunned to learn that he and his wife passed away.
"I could not believe it. I could not believe it was Mr. Merow who passed away in that awful fire. It was just like a nightmare to think he has to go through that," said neighbor Rose Kusack-McLellan.
The apartment had 10 to 12 rooms, one reason why the fire was especially difficult to contain.
"You have a fire on the upper floor and a building off the river, and the windows are already out, so you have plenty of wind and air adding fuel to the fire," said FDNY Deputy Chief James Coyne.
The cause of the fire is under investigation.
The River House is an Art Deco-style cooperative that's home to the exclusive River Club. Building residents have included Henry Kissinger and Uma Thurman, and the average price for a condo is $11 million, according to real estate database Street Easy.

Man’s Throat Slashed in Barbershop Bloodbath on Stanton Street
A 27-year-old man was slashed inside a barbershop on Stanton Street yesterday morning.
The unidentified victim was attacked at about 11:15am while inside First Choice Barbers at 156 Stanton Street. The attacker, 35-year-old Aldo Corniel, slashed the customer in the throat; a third man saved the day by bashing the assailant with a fire extinguisher. Corniel was collared at the scene, and is currently in custody, according to the The Daily News.
The victim was reportedly rushed to Bellevue Hospital in serious condition.
The 7th Precinct did not immediately return a request for comment.

Last Day for ‘Stanton Social’ is New Year’s Eve
One of the more low-key, yet high-end eateries in Hell Square is closing out the year by closing down for good. Tao Group’s Stanton Social, serving its namesake street (between Orchard and Ludlow) for nearly two decades, will turn out the lights for good after New Year’s Eve.
Chef-owner Chris Santos told the New York Post that an expiring lease at 99 Stanton Street is the culprit. And that he and his Tao Group partners, who also operate sister spots Beauty & Essex and Vandal on the Bowery, hope to return with a bigger location nearby.
Stanton Social debuted in 2005, and quickly became a hit. Some credit the sceney restaurant with popularizing the tapas-style communal dining experience seen all over these days. Much like Beauty & Essex, it attracted stars; Amy Schumer apparently worked there as a bartender.
If Stanton Social can’t hold it down here, what can?

A visit to Metropolis Vintage on Broadway

Meeting Richard Colligan at the new location — as of late May — of Metropolis at 803 Broadway (between 11th Street and 12th Street) was a trip down memory lane.
Richard’s vintage shop was my neighbor on Avenue B back in the 1990s and I still have a t-shirt I bought there 20-plus years ago.
We played the “do you remember game” for a while reminiscing about the old days when he paid $1,000 a month for rent on the store, had Hells Angels shopping there for denim and bought from MTV VJs who lived in the area.
Here's what else he had to say...
You first opened the store in 1990 at 96 Avenue B between Sixth and Seventh Streets. Did you envision that nearly 30 years later you’d not only still be doing well in business, but also in a large retail space on Broadway?
Well, I really loved a store called Canal Jean Co. They always had a mix of new and vintage clothing and I wanted to be like Canal Jean. I wanted to open a big space for a long time so I guess, yes — it is a dream come true.
As for 30 years — WOW — I always wanted to make it to 65 and then think about quitting but the question was could I keep up with the younger dealers in vintage as per styles and sourcing?

How long had you been looking for a larger space? Was staying in the neighborhood important to you?
It took about a year between looking and negotiating to get the space. [Metropolis left Avenue B for 43 Third Ave. before heading to Broadway.] Yes, it was very important to stay in the neighborhood. I mean, I did think about Brooklyn or Harlem but my roots are in the East Village.
Your concert/band t-shirts always seem to be popular, accounting for approximately 50 percent of your sales. What are people coming into the store looking for these days?
Besides t-shirts? Definitely 1990s-style clothing. Like Tommy Hilfiger, Nautica, Cross Colours, JNCO jeans, lots of color. Denim is selling good to women, especially smaller-size jeans or high-waisted ones. In t-shirts, classic rock is big, Rolling Stones, Led Zeppelin, Pink Floyd, AC/DC, the Grateful Dead.
Who is your typical customer? Are your in-store shoppers different than your online Etsy shoppers?
In store, the customer age range is 15 to 35, with lots of college students at the old Third Avenue location. But now that I am on Broadway, we get LOTS of tourist. Online Etsy customers sometimes come in but they’re looking for specific items. Inside the store customers can explore and find stuff but still it’s the same basic vintage customer.
How have you seen the neighborhood continue to evolve — at least from a retail perspective?
Well, Avenue B days it was very local, young high school kids from the neighbor and college age or older people who just moved in. The Hells Angels would come in buy denim. It was very very local years ago. The Third Avenue space had lots of college and high school kids from all over the NYC area and some tourists. About 15 years ago we started to get people who had the means to drop a lot of money starting to come in.
What do you think has made Metropolis a survivor here for nearly 30 years?
Very simple: focus on the customer. Go out every week and shop for new items and put things out every week. Don’t keep the best stuff for yourself, offer it to the customer first, let them have that experience of finding that special item. Keep your overhead low and look to new styles and vintage trends. It’s very easy to dismiss new vintage trends as you grow older. Exercise your eyes and train them to look forward and slowly give up on what the past good sellers were.

Trump: Amazon's decision to pull HQ2 is 'a big loss for New York City' - CNBC

Uncharacteristically taking the same side as Amazon, President Donald Trump called the company's decision to abandon it's HQ2 plans in Queens "a big loss for New York City."
Trump, who is known to bash Amazon and its founder and CEO Jeff Bezos, mocking him as "Jeff Bozo" in one tweet, made the case for Amazon during a press conference in the Oval Office Friday. But on Friday, Trump defended the nearly three billion in tax incentives the city and state offered Amazon for its promise of 25,000 high-paying jobs in a deal brokered by the Democratic governor and mayor.
"The three billion dollars wasn't a check, it was a form of taxes over a period of time that now they'll never see because they were going to take in a lot of jobs, they were going to take in a lot of taxes," Trump said.
His perspective lines up with his own experience as a real estate magnate in New York City. Trump argued that while the New York officials "could have made a better deal" with Amazon, the company's decision to reverse course was ultimately bad for the economy and emblematic of liberal leadership.
"It's the kind of thinking that our country is going to on the left, on the radical left, but ultimately it's not good for jobs and it's not good for the economy," Trump said.
That comment may be a hint at some of Trump's biggest critics, like Democratic Rep. Alexandria Ocasio-Cortez, who played a key role in squandering New York's deal with Amazon. Ocasio-Cortez, who represents an area near the Long Island City region where Amazon was planning its new office, praised the company's retreat as a victory.
"Anything is possible:" Ocasio-Cortez tweeted the day Amazon reversed its plans, "today was the day a group of dedicated, everyday New Yorkers & their neighbors defeated Amazon's corporate greed, its worker exploitation, and the power of the richest man in the world."

Recently released brother of John Gotti eyed in murder of Gambino boss

Just-out-of-jail Gene Gotti — released from prison six months ago after serving 29 years for dealing heroin — may be under the watchful eye of authorities looking for links to the brutal execution of a reputed Gambino gangster, sources told the Daily News Thursday.
Cops are chasing down several theories over who was behind the bloody assassination of Frank "Franky Boy" Cali, an alleged Gambino boss — including whether Gotti, the younger brother of late Gambino godfather John Gotti and a capo before going to prison, is now looking to claw back his stake in the family business.
Cali, 53, died in a hail of gunfire outside his Staten Island home late Wednesday. The gunman fired up to 12 times, striking Cali six times in the chest on Hilltop Terrace near Four Corners Road in Todt Hill about 9:15 p.m.
Cops on Thursday were searching the area and Staten Island’s bridges for surveillance video that might have caught the getaway vehicle — a blue or silver pick-up truck — as it fled the borough.
But the vehicle may also have been ditched at a demolition site, a law enforcement source said.
Cali’s family didn’t cooperate with police requests to review the surveillance video captured on their home security system — forcing cops to get a warrant to review the recordings, sources told The News.
His execution ignited fears of a civil war within the Gambino family sparked by the 73-year-old Gotti’s return — or a mob war, if it turns out Cali was killed by a member of a rival family.
“It’s total speculation,” a source said about a possible Gotti link. “But it’s also something to look out for. Was Gene trying to reclaim some of his business and Cali wasn’t going for it?”
Investigators are looking at other angles as well: a rubout by Cali’s underlings or someone who had a personal beef with the Sicilian-born mobster.
Mayor de Blasio on Thursday echoed the shock felt by the city in the wake of the vicious slaying.
"We thought those days were over,” the mayor said. “Very surprising, but I guess old habits die hard."
Neighbors, watching as cops loaded a silver SUV onto a police truck outside Cali’s home Thursday, were equally stunned.
“It’s shocking,” said Karen Curitore, 62. “It’s one thing if somebody’s house was robbed, but to hear that someone around the corner has been gunned down in their driveway, that’s disconcerting.”
Cali, who served on the Gambino family’s ruling panel for several years, was elevated to acting boss in 2015, replacing then 68-year-old Domenico Cefalu, authorities say.
His murder recalled the 1985 execution of Gambino boss Paul Castellano, who was ordered shot dead by John Gotti in front of Midtown’s Sparks Steak House, in the most infamous mob hit in the city’s recent history.
John Gotti, who took over the Gambino family after Castellano’s shooting, died in prison in 2002. Cefalu reportedly ousted Gotti’s kin to head the Gambino family in 2011.
Cali’s ties to the mob ran deep. His wife is the niece of Gambino capo John Gambino. His brother Joseph and brother-in-law Peter Inzerillo are reputed Gambino soldiers.
He rose quickly through the ranks of organized crime, becoming a powerful capo before the age of 40, less than a decade after he became an inducted member, according to court papers. Federal authorities tried to put a stop to Cali’s rise in the late 2000s after he completed a 16-month sentence for an extortion scheme connected to a failed bid to build a NASCAR track on Staten Island.

Occasionally as a NYC metro area resident, you feel the need to vacate. Working in or living in the city is tough! There’s a lot going on at any given moment, and you need to be a part of it. Or, at least feel like you’re part of it. Afterall, if you don’t take advantage of the culture, hustle and interesting things happening 24 hours a day in NYC, why not just live in the ‘burbs or some midwestern town? We who do hustle and work ourselves to death to afford our tiny apartments and large bar tabs often relish the chance to get the hell out of the city when the opportunity presents itself. This week, I’m in North Carolina. I haven’t spent much time in the south since I moved away around 20 and really never looked back. There’s a good reason for that… There is NOTHING to do outside of large port cities. I mean sure, you can relax, but who’s good at doing that? I need noise! I need activity and restaurants open until 4 am ( just in case i need sweetbreads in the middle of the night – blueribbonrestaurants.com ). Most of all, I just want to know these things are available to me when I want to take advantage of them. Listen, I like to go home to my nice quiet street in Jersey City after a long day, put my feet up and drink a glass of wine while reading or watching mindless tv. Relaxing is great. But when there isn’t another option, BORING. I don’t want to read, nap or relax anymore, I want to walk my dog through throngs of people, get coffee from my favorite coffee shop that shoots coffee beans through a pneumatic tube and presses them instantly for the freshest espresso this side of Guatemala (roastingplant.com). I want to be overwhelmed with choices for lunch/dinner/snacks and I want it all deliverable. It’s been great cooking and laying down, but I realise with time away, I love NYC. The over-indulgence, the noise, the rediculousness of it all makes me happy.
