It's not like you didn't check social media or that your algorithm didn't show you edits of your boyfriend driving, trauma dumping, looking cute and hot as always, but after a couple of weeks being exploited as an intern, you didn't really have the time to keep up with the usual gossip from Max's work.
Monaco GP, 2023
It was great to be home. The best of the Monaco Grand Prix was that you could sleep on your own bed, you and Max could walk back home hand in hand, stopping to buy things you may need: sweets to fill your purse to binge while sitting on the garage, the special herbal blend Max liked to have before going to bed, condoms because the last box was almost empty.
Adored and precious routine. almost.
You had to admit Monaco made you a little more nervous, not only because of the narrow streets, but a lot of important, well-known people were all over the place, and Max was the center of it all. Even after years of relationship, you still felt nervous when he looked at your with glowing eyes.
This is my girlfriend, (y/n). She has this great internship because she's the best of her class. I'm sure you've met before.
When all that was over, you chatted a bit with known photographers from the paddock, and right when you were speaking to one of them, you noticed the special white and red look of Charles Leclerc, walking hand in hand with a girl.
It didn't catch your attention immediately, but when you were back home, comfortably sitting on your bed reading an article for work while Max viewed the photographs of the day, the image sneaked in your thoughts.
"You didn't tell me about Charles and Charlotte!" you released the statement a bit harsher than expected, Max's eyebrows furrowing.
"Tell you what?" Max was confused and his face showed it, it was funny.
"Charles Leclerc? Charlotte Siné? Sounds familiar?" you said playfully rolling your eyes.
"I know who they are, schat, but I don't know the thing I was supposed to tell you about? They broke up months ago, they even announced it on instagram, although it was completely unnecessary if you ask me," The last sentence painted a smile on your face, recognizing the change of the tone of his voice, posture and facial expressions, he was ready to gossip.
"But I saw them walking together today! They were walking towards the Ferrari garage, they were holding hands and everything!"
Right in that moment, you observed how his expression changed before realizing a chuckle, his loud and gorgeous laugh that instantly made your insides flutter because it came from his stomach, his lungs; the purest laugh, your favorite.
"She is his new girlfriend, babe," Max told you and your jaw dropped. "Checo said the same thing to me and Daniel when they walked in together for the first time, Checo was sure it was Charlotte until Charles introduced us before the press conference," Now he was in full gossip mode: sitting straighter, phone left behind, blue eyes open wide.
"I'm speechless," you told him, repeating what you saw in the morning over and over again, but your feelings suddenly deviated from surprise to betrayal, playfully hitting Max's thigh. "Honey, why didn't you tell me that sooner?!"
Barcelona GP, 2023
Today you entered the paddock alone, coming straight from the hotel room after landing just an hour ago. You were sad to miss Friday, but your boss said it was vital for you to be in the office on Friday, insisting the meetings couldn't be held on Zoom.
You knew it was because he's a Mercedes fan and hoped Max would be distracted without having you there.
As if. your presence wasn't very vital during the weekend and you were well aware of it.
Admiring the amount of fans cheering for their favorite drivers, a sea of red Ferrari merchandising and flags, you walked by the Ferrari garage to greet Carlos, letting him know you (and Max) were cheering for him to get P2.
P1 belonged to your boyfriend, always.
Quickly scanning the drivers lounge you noticed the Sainz family, very close to each other, Carlos Sainz Sr. listening to everything the engineers were saying about his son's strategy and car.
But something was missing, and it was easy to notice because every friend and family of Carlos was there.
With that idea roaming, you reached your destination, grabbing a sugar free Red Bull before finding your boyfriend with his suit hanging from his hips, tightly hugging him from his waist while carefully extending your neck to meet his lips.
Max was required to stay longer on the track, Christian letting him know they added a meeting to discuss strategy because of the changing wether.
This left you with almost an hour to kill; your head resting on his thighs as he carefully juggling.
"Max, have you heard anything from the party last week? after the gp?" this got Max's attention, already knowing you had a piece of information.
"I know Lando almost hooked up with a girl from Latin America, from Chile I think? but nothing happened because his brother was staying on his flat. Charles and... ex girlfriend 2.0? made it official. Checo didn't go anywhere because last year still haunts him..." Max was mentally remembering every piece of information he'd heard during the week. "Oh, and I think Carlos was with a girl that wasn't his girlfriend? Christian said they didn't do anything, but Max Fewtrell said they left together,"
"Interesting because you know who's not in the Ferrari garage? at his home race? Isa," You told Max, which caused him to drop the colorful balls he was juggling.
"No! So it's true? he cheated?" He whisper shouted.
"Maybe they've been broken up for some time, now that I think about it I haven't seen her since testing?"
Neither Max nor you heard when someone walked in, calling for Max. Because now Max's head was resting on your legs as your fingers caressed his hair, his hands moving around as he came up with a possible theory, tying loose ends and trying to remember anything he'd heard.
The subject was forgotten once you arrived to the hotel room; lights off, eyes almost closing, but Max gasped when he remembered something Alonso mentioned during a press conference, apparently after hearing Lance talking with Esteban.
"Lance said Esteban and his girlfriend are over, do you think it's true?" Max asked you, and this brought up another thing.
"Did you hear anything about Lance cheating or whatever at his sister's wedding?" now you asked him, bodies coming closer to each other.
Now sleep was long forgotten and the only important thing was the gossipy whispers, the loud giggle leaving Max's lips when something sounded too ridiculous, and the security of knowing you'd never be the subject of those rumors.

Summary: When Gwilym lost his wife two years ago he feared raising his daughter alone in a small coastal New Jersey town would be difficult. In the two years since her death, Gwil and Brianne are finally ready to start moving on. Following the words of a child psychologist, Gwil signs Bri up for cheerleading with the local youth squad, something Gwil knows nothing about. As he is thrust in the world of cheer bows and back handsprings, he will learn it takes a lot more than green and gold uniforms to mend his and his daughter’s hearts. Hopefully through the squad they will find strength, friendship, and possibly a spark of new love for the widow himself.

Author’s Note: It’s almost 2 am EST and I thought to myself, why not post part two. We are getting into meat of the story here, y’all! Again, this update is late, but my writing was hard to come by for a while. So without further ado, he is part 2 of Green & Gold. Please let me know if you want to be tagged in future installments. 
In the four short weeks since Brianne had started cheerleading practice, Gwilym had come to learn three absolute truths. First being that cheer made Bri happier than Gwil had ever hoped. In the time since that first practice, he had seen her smile more than he had seen since before Angela had passed away. Her eyes lit up now whenever she spoke about how the routine was coming along or how she was learning all of these different things. Such as stunts or new tumbling passages or jumps that had odd names like toe touches, herkies, and pikes. While Gwilym cooked dinner or checked over her homework, he could always hear her routine music coming from the stereo in the living room. Once he got her to wash her hands and then settled at the table. It would become Gwilym’s inquiry into the world of cheerleading and Brianne was more than happy to oblige his many questions. 
Bri had taken to cheering like a fish takes to water. It was in her blood, Angela’s cheerleading history flowing through Brianne’s veins now. It made Gwil so happy. She spent three nights a week on the mat now and Saturday during the day at either the home field or away fields cheering on the young football players. The football team’s age coincided with the cheerleaders of Bri's team’s ages. Or the Mustang Pee Wees as Gwil had learned. He had finally found out the difference between the game cheers and the competition cheer as Bri had once told him. He usually sat in the game bleachers trying to decipher how American football was more popular than actual football. Or as Y/N lovingly reminded him every time he complained, “It’s soccer here.” she would say with a smile. At first he thought it was kind of annoying but now anytime she reminded him, he found it endearing. The way her lips curled up in a smile as she said it, he found himself mesmerized by it. 
When Brianne wasn’t cheering and once her homework was done, she could be found hanging out with her new friends Jasmine, Joey, and Selma. The carpool Y/N had promised had been fruitful for Brianne and Gwilym on the friendship front. They had been the type of cheer parents Gwilym had hoped for and luckily he got in with them instead of the others. That was the second absolute truth he learned that, cheer parents were absolutely bonkers bananas insane. Karen Diguimi was just the tip of the massive iceberg that was the “Stepford Stangs” as Joe lovingly coined them. Gwil had now become a member of the mailing list. A dreaded place to be that he wouldn’t have agreed to had he known what a nightmare it truly was. 
He had now started to receive daily emails with updates on fundraising and how close they were to the nice buses. Game schedules, rule changes, and low fat recipes to keep your little cheerleader in proper cheering shape were among the other important articles. Plus little snide comments on the surrounding towns’ teams and how far superior the Mustangs were to them. It was like a tabloid magazine that Gwil now had a daily subscription too.
 Y/N had sent him a long paragraph text about the low carb recipes and how dare the “Stepford Stangs” imply that only certain shaped children could be cheerleaders. ‘It is the middle of October and they are nine and ten years old. WHY DO THEY HAVE TO BE SWIMSUIT READY?! Gwil, you will have to stop me from strangling Karen at the next practice.’ It made Gwilym feel a swell of pride for a moment that he read her text. It caused the return of a certain set of emotions. These feelings that he was feeling were something he hadn’t felt in a long time. 
Often he would check over the email for that week’s game schedule then file the email away. His new gang of misfit parents would mock the over ridiculous links in the emails or the fact that they received a new one every day. Joe always sent a meme or two about them, while Rami commented on the complete lack of email etiquette. ‘It’s too many emails and too many people hit Reply All instead of reply. It is chaotic!’ Rami had sent in their group chat. ‘I think its nice to keep us informed with the same information that we knew yesterday.’ Lucy had added. Gwil finally being able to put a face to the name as he met Rami’s other half at the first football game of the year. She was blonde, slim, and in a way almost fairy like. Her movements were graceful but she had this hidden strength to her. Rami and Lucy complimented each other well. Rami was a computer engineer, who like Gwil, could do most of his work from home. Lucy, on the other hand, was a certified midwife and a nurse at the local OBGYN. Often traveling between the hospital and the doctor office. Their schedules mostly allow for their twin girls’ busy sports schedules to work. Joe ran an accounting firm but swore he was bad at math. He stated he liked the business but preferred leaving the accounting to his dedicated small team of accountants.
Finally, the third absolute truth that Gwilym Lee knew was that Wednesday nights were now his favorite night of the week. It was the only night parents were allowed to stay for the whole practice. This meant about two hours of watching Bri have the most fun and grow into an even stronger, more beautiful young woman. It also meant getting to spend time with his new friends including Y/N.  Y/N had quickly become Gwil’s confidant in all things cheer related. Any question or need he had, she had the answer and was always there with a smile. It was just another reason why Gwil was now harboring a crush on this woman. He and Bri had not seen her coming. He thought he would scrap by with googled information and keep his head down. He would be quiet and lonely,  knowing just enough to get by. 
Yet there was Y/N with her intelligence, her helping hand, and her kind heart. Bri also loved her and Jasmine. She was treated with so much love, respect, and care by Y/N. Gwil found it hard to keep himself from melting every time he was in her gaze. He felt like a teenage boy with a crush. He had confided in Ben who told him to get back on the horse. However, to Gwil, the horse was a twenty foot tall bear that was very hungry. Angela was still on his mind, in his life, in his heart. He saw her every day in the brown eyes of his daughter. He feared that any new relationship he would start would be doomed to be branded as the rebound relationship for the man with the dead wife. Even if he found someone, they had to pass the most important test in his book, being well loved by the most important person in his life, Brianne. He shook away the heavy thoughts as the red light turned green. He pressed his foot on the gas as he continued the drive to practice. Bri and Jasmine chatting in the back of his car. 
Y/N had asked him to pick Jasmine up from school and drive her to practice. Y/N had a meeting with the college board about one of her students. She would meet them at the cheer gym later. Gwil’s mind couldn’t help but wander to Y/N. He hoped her meeting went well. He knew in just the short few weeks of knowing her that her job meant a tremendous amount to her. Professor Y/L/N had a very nice ring to it. His mind wandering further to dirtier thoughts. If they were ever to be together would she let him play the teacher's pet. His fantasy slowly took form in his head when Bri’s voice snapped him back to reality. 
“Dad?” No answer came from the driver’s seat. “Earth to dad. Father?” She laughed. Gwil pushed all X rated thoughts from his mind and looked to the rear view. 
“Hmm?” He answered, putting on a small smile to show her that he has really been paying attention the whole time. 
“Could Jasmine and Ms. Y/L/N come to dinner with us?” Bri asked sweetly. The two had joined them for dinner every Wednesday night since that first practice. 
“Please Mr. Lee!” Jasmine used the same sweet voice. Gwil rubbed his jaw with his free hand as the two girls started repeating the world please. 
“Please please please please please please please please please please please please please!” Bri and Jasmine begged together. Gwilym laughed, smiling. 
“It is fine with me but we will have to ask your aunt, Jasmine, when we see her.” He said.  Both girls cheered happily as they looked at each other. 
“Of course Mr. Lee!” Jasmine smiled. “Aunt Y/N likes getting dinner with you and Bri.” Jasmine said. Gwil felt his cheeks heat up for a moment. This came as a surprise to him in a way. Sure he knew she cared about their friendship but maybe this meant she also felt something more for him. He quickly pushed this thought away, no it wasn’t a good time for him to get into a new relationship. I’m not ready. His thoughts continued his mantra. 
“Well we like having dinner with both of you as well, dear.” He answered her. Jasmine’s smile grew. She was a wonderful little girl who Gwilym had grown to care for. She didn’t know what she was doing for Brianne, but Gwil did and how it helped her improve immensely. He had known his daughter had tried to hide her sadness from him. It was something she tried to do to prove she was strong like Angela but she didn’t need to. Gwil and her grandparents knew that Brianne had every ounce of Angela’s strength tenfold. 
As he pulled into the parking lot of the cheer gym he saw Y/N’s Jeep had not yet arrived. He also didn’t see Joe’s or Rami’s cars either which meant he would be alone. He would most likely have to face yet another conversation with Karen. Or he could just hide out in his car until his friends arrived. He shook his head for a moment, he had to go inside, he could handle this. As both young girls made their way inside, Gwil followed behind them making sure both safely got in the building. 
He signed both in at the desk where the young man who Gwil had learned was one of the coaches’ sons sat. He gave the teenaged boy a wave before moving to his usual spot in the bleachers. He had settled into the groove of sitting with everyone, Gwil sat on a lower bench due to his height, while Y/N sat on the bleacher bench above him so she could make eye contact easier. Rami would sit above her and then Joe would sit beside her, the four almost making a little diamond of security. His blue eyes looked around the room before he spotted her. 
Karen was talking to some of the other team parents, her eyes scanning the room for him. He dropped his head down trying to hide himself from her.
“Oh Gwilym!” She exclaimed, moving to him. Gwil sat up straight, damn he had been caught. He politely smiled and nodded. Please don’t come over, please don’t come over, please don’t come over… He repeated in his head, it was too little too late. She made her way over to his place of peace and quiet. 
“Hello Mrs. Digumi.” He said politely. Her smile grew. Damn, his British charm. She stood in front of him. 
“Please call me Karen.” She smiled still. “I wanted to ask how everything was going with Brianne. She is quite the little cheerleader. One of the best on the squad. Almost as good as my little McKenna.” 
“Thank you. I will tell her that later. She certainly seems to be enjoying it and that makes me happy.” He said honestly, maybe he was wrong about Karen. 
“You should have her over for a play date with my McKenna. You and I can exchange parenting tips or tips of some other kind.” She batted her heavily mascaraed eyes at him. He gulped softly. 
“I will have to talk to Bri about it and get back to you Mrs. Dig-Karen.” He corrected himself. 
“I am just saying Brianne seems like a very sweet girl and you don’t want her to get in with the wrong crowd before middle school. Popularity is key and my little McKenna is going to be one of the most popular girls in school. Just like I was. If Brianne settles herself with the likes of those children, her social life is over and I don’t want that for her or for you. Popularity is everything.” She said as she sat next to him. No, he wasn’t wrong about Karen.
Wrong crowd? What the hell, they are children not teenagers. He thought to himself before defending the children of his friends. Popularity is everything. What a bunch of bullocks. 
“Jasmine, Joey, and Selma are good kids. They are smart, fun, courteous, kind and they are Bri’s friends. They were the first ones to welcome her with open arms,” He said. Gwil was a bit taken aback that a grown woman would say something like that about ten year olds. If Bri and Jasmine weren’t on the mat about 50 feet away, he would have forgotten his manners and let Karen have it. 
“I don’t appreciate you talking that way about my friends’ children or about your child’s fellow teammates.”   He continued, his tone was serious and sharp. Her eyes went wide as she heard the manner in which he spoke. 
“Oh! I didn’t mean the kids! I meant, um, the parents.” She was quick to backtrack and try to fix her mistake. Her chance with the Welsh man slipping away. “Gwilly, you are new to all of this. I should have specified that I meant that if Brianne settles herself with the likes of the parents of those children, her social life is over. You both deserve so much but you are still so naive, honey.” 
“My name is Gwilym.” He stated. She had called him Gwilly, a nickname that Angela would lovingly call him after a few glasses of wine. How dare this woman even try to put herself in the same realm of love as his wife. 
“I am so sorry honey.” She smiled to try to cover up the large hole she had dug for herself. “Like I was saying to you that first practice those parents you have chosen to bond with don’t understand the mustang way.” It was clear to Gwilym that Karen intended to keep digging. “Especially Y/N, I mean she likes to pretend she was a good cheerleader because she was once a national champion herself. But she was the worst one of that team, I should know, I did date her brother.” Karen said as jealousy slipped between each word. It was clear to her that Gwilym cared more for Y/N than he would ever care for her. “They carried her to the gold medal and she got the recognition for it like everyone else. Even made her brother break up with me, how dare she. That bitch.” That was the final straw for him.  
“I am going to stop you right there, Mrs. Diguimi. I do not want to hear you ever bad mouth my friends or their children. Please understand I am friendly with you because I have to be. You are the team mom and I do not really like having issues with anyone. However, my daughter is the only reason I am here. Y/N, Joe, Lucy and Rami plus their amazing children came as an incredible bonus to all of this. You did not.” He said calmly. “Now please step away from me and know, this is the last conversation we will have that is not about fundraising or cheering information. I do not take kindly to people belittling others or their children for their own personal benefit. Thank you and have a good night.” 
Karen let out a breath of air through her nose, standing up quickly. Moving from the bleachers, staring him down. 
“Oh I understand.” Her voice dripped with sweetly sickening venom. “If you ever change your mind I am right over there with the good parents.” She moved to the other waiting ‘Stepford Stangs’. Gwil let out a long breath as a smile appeared on his lips. God, how good it felt to let her have it and god how he wished Y/N had seen him. She would be so proud once he told her. It was the sudden sound of two voices that drew him away from his fantasy. 
“I see you are on the list now.” Rami said as he and Joe joined Gwilym in the bleachers. 
“List?” He asked, tilting his head curiously. 
“I’ll let Joe explain.” Rami smiled. 
“It is Karen Diguimi’s way of saying you are cancelled until you apologize.” Joe smirked. “We just caught the tail end of what you were saying but from what we heard, it was fucking brilliant.” He said quietly enough for just the three men to hear. “Welcome to the list. I have been on it since the ‘I won’t let my underage child wash stranger’s cars in the shortest shorts debacle of last summer season.” Joe said. 
“Rami, how did you end up on the list? It seems like she likes you the most out of all of us.” Gwil asked. Rami chuckled. 
“I once asked her if the pom poms for adults were necessary at a competition because it was just one extra thing to carry.” 
“That’s not too bad.”
“She also hates my wife.”
“Ah, I see.”
“So we both reside on the list with Joe and Y/N.”
“What did Y/N do to get on the list?”
“What hasn’t she done to get on the list?” Joe laughed. “First it was being Dominic Y/L/N’s little sister during high school. Then it was becoming Jasmine’s key guardian when he died, then it was a few other arbitrary things I don’t remember, but most recently, it was getting you to be our friend instead of hers.” Joe said. 
“It’s a rite of passage to get on the list.” Rami said. All three men laughed as Gwil felt more at peace than ever before. Even though Karen had basically verbally bashed children in front of him and badmouthed Y/N, she did provide one key piece of vital information. Y/N as a former national champion for the Mustangs, maybe even on the same squad as his late wife. He marked it in his brain to ask her later. 
As practice started and the three men continued their conversation, still no Y/N. Part of Gwilym began to worry that something bad had happened. He checked his phone to see if she had called or texted but nothing. He tried to push the worry to the back of his mind as Joe began to talk about the upcoming competition this weekend. It was the same thing Bri had not stopped talking about for the past week. Even as he got her and Jasmine into the car today, they talked about their nervous excitement for it. 
Joe was going to ride up with Rami and Lucy. Figuring Gwil would want to carpool with Y/N. Actually all three of them, Joe, Rami, and Lucy, hoped something would blossom between the two. 
“Oh I hadn’t even thought to ask her. It is probably too late, I will just drive up myself.” He said he was a bit disappointed he hadn’t asked. 
“She’ll say yes if you do ask.” Rami smled. 
“She might not.” Gwil continued. 
“Oh no, she will definitely say yes.” Joe smiled slyly. Both men looked at each like they both held the same secret that Gwil wasn’t privy to. It was at that moment Y/N moved into the gym still in her work clothes. Her blazer that was once covering the purple silk blouse, was replaced by a jean jacket. She wore black slacks and black vans. 
“I don’t drive in heels, I don’t want to be responsible for that many lives.” She had told him their first Wednesday night dinner out with the girls. He knew that she kept a pair of black lace up vans in her Jeep for the drive home from the university. 
“Speak of the Devil and she shall appear.” Joe teased her as she sat in her usual spot. She laughed and Gwil’s heart skyrocketed into flight. 
“Ha ha. Good to see you, Mozzarella.” She snarked. 
“That’s Mr. Mozzarella to you.” Joe answered. Both tossing their heads back gently and laughed. There went Gwil’s pulse racing for a moment. 
“Did I miss anything?” 
“Gwil’s on the list.” 
“No!”
“Oh hell yeah!”
“How? Tell me! I have to know how Karen’s little lust for you somehow got you on the list.”
“Karen’s little what?” Gwil said. 
“Dude, she wanted to bone you.” Joe said. “Hard.”
“Bone?” He asked.
“Sleep with you, knock boots, cherry pick, dude I know too analogies for sex.”
“She’s married!” Gwil exclaimed quietly to the group. 
“Hasn’t stopped her before.” Y/N said. “Anyway, tell me how you got on the list.” 
Gwilym began to tell the story of her confrontation with Karen. His own smile grew as he watched Y/N’s own smile grow as he got to the words match. 
“Mr. Lee you are bloody brilliant.” She said, her hand rubbed his arm for a moment before she withdrew it. Gwil blushed. 
“It was nothing.”
“This is cause for celebration. You being on the list. We will all go out kid free and celebrate soon.” Joe said. 
“Sounds good to me.” Rami agreed. Y/N nodded, her eyes looking up and waving to Jasmine as the girl waved back. 
“Hey Y/N, did you know Gwilym here was going to drive to Trenton all alone?” Joe stated. Gwil’s eyes went wide as he looked at the man over Y/N’s shoulder. He felt his cheeks heat up.
“Really?” She asked.
“Yeah. He was going to drive by himself.”
“Why don’t you ride with me? It isn’t as long as a drive if you have a partner.” She offered him. Her Y/E/C eyes meeting his blue. A small smile on her lips.
“Um, you won’t mind?” He asked shyly. 
“No, it will be a treat to spend time with you alone.” She said honestly, all the room felt almost like it was silent around them. Joe and Rami watching the two just share prolonged eye contact. Gwil could almost swear there was a light pink tinge on her cheeks as well. 
“Then it's all set. I’d love to ride with you.” He smiled. The tinge got a bit darker. 
Joe poked his head between the two, “Is your, um, neighbor coming?” He asked her. His voice was almost giddy, like Gwil’s when he talked about Y/N on the phone to Ben. Who was this woman  that was making Joe act like the same lovestruck teenager he was?
“Oh no. Unfortunately, Jolene had one of her advanced painting classes rescheduled to Saturday. It is too much money to miss out on but she promised Jasmine she was coming to Regionals.” Y/N said as she raked her hair up into a messy ponytail. 
“Oh.” Joe’s smile faded quickly. 
“You know you could just ask her out. She likes you too.” Y/N patted her friend’s shoulder. Joe shook his head. 
“The divorce is still too fresh to Joey. It wouldn’t be fair to him for me to get involved with someone new so soon after his mother and I split up.” Joe admitted. Gwilym understood that point. A divorce was a similar loss to a child as a parent passing. Everything became different over night for them, changing so suddenly. Joe and his ex were friendly enough to a point for the sake of their son. The one thing that will keep them forever linked. 
“Okay honey. One day though, Joey is just going to want his dad to be happy.” She said with a soft smile to their friend. Joe just nodded looking over at his son. 
How Karen could ever call this wonderful woman a bitch was past Gwilym’s arena of thought. He looked at Y/N and smiled. God how beautiful she is even in the lighting of this gym. He thought to himself. As more time passed for the practice, the three experienced cheer parents told Gwilym everything he would need to know to be ready for Saturday. How he would have to have Brianne ready before 6 am to get her to the gym so that the team could take a bus together to the arena before driving there with Y/N. He would have to make sure he paced enough bobby pins, snacks, water, everything. His worry level that he would mess this all up grew. Especially the idea that he would have to do her hair in a high slick back ponytail. Brianne had hair like her mom’s thick and wavy, he could barely get it into braids without at least three Youtube tutorials. 
“How about this? I bring Jasmine over at like 5. I can do both of their hair and you can make sure they have enough snacks?” Y/N offered, once again being the incredible person that she was. 
“Please. I fear what I would do to my poor girl’s head.” He said honestly. 
“I think you would be fine, but the first competition is the scariest for both the parent and the cheerleader.” 
“It will put not only my mind at rest but Bri’s mind too. Thank you Y/N.” 
“Anything for you, Gwil.” She smiled. “Oh and um, thanks for standing up for the kids earlier with Karen. She can talk all the crap she wants about me but Jasmine doesn’t deserve that. It means a lot to me and it shows me how wonderful of a human being you are.” She said before turning her attention back to the mat. His heart raced again. God, Wednesday nights really were his favorite.

okay story time this is the progression of mine and @papesdontsellthemselves friendship (complete with pictures)
so once upon a time (actually it was november of last year) i was a Sad high school senior drowning my sorrows in my tumblr account as newsies royalty while i stressed over my college applications and auditions. most of my pastimes included 1. writing shitty fics 2. reading good fics and 3. listening to bad music from 2012. and i happened to stumble upon some newsies pics as one does by Someone called @papesdontsellthemselves or, as was listed in the bio “Mikey” 
nevertheless i binge read all of them at approximately 2am on a school night and probably fell asleep in ap euro the next morning. i very much liked his fics. they were slappy. and i started to stalk his account, as any normal person would.
and once or twice or several times, as any person who runs out of ideas does, he asked for prompt requests. and me, being a sad fangirl of this poor bois account, decided to send him some. (he still has one that he never answered) and he wrote a few of them. this one was my favorite go read it (i think i inspired this one) 
and then one day i opened my tumblr acc and THIS was waiting for me:

then you know some time went by as time does and we sort of awkwardly coexisted. i actually was within like 10 minutes of him for a college audition before we knew each other that was pretty wild.
and then
the fateful day
i was sitting in ap stats, bored out of my mind, and decided to ignore the lesson on z scores or whatever it was cause what the fuck else are you supposed to do in ap stats and go on tumblr (seriously do not take ap stats its terrible, its an acid trip, i barely passed that class) and i had a message waiting for me from the one and only @papesdontsellthemselves that said something like:
“lol sorry to bother you chief but how to you put your tag lists on your pics so they dont take forever ooo sorry!!” 
and i was like ssksksksjskskjsk why is tumblr royalty @papesdontsellthemselves talking to me, a lowly peasant, and i may have freaked out for a hot sec but then i responded something like 
“i have it in a google doc and then hit the down arrow and the return key really fast lol”
(only recently he revealed to me that he didnt actually give a shit about my tag list (r00d) and that he just wanted an excuse to talk to me and That was what he came up with and he screamed after he sent the message cause he was so scared. also he was in theater with his weird shoeless teacher not paying attention. we’re good students i promise.)  
and then we got to Talking and we just didnt Stop talking? like i told him about jeff, my shitty english teacher and he told me about his theater teacher who made them do 9/11 shakespeare and we bonded and then we sent each other pictures of our dogs:

a miracle happened
twas christmas eve, about like idk 3pm and the two of us were Awkwardly Conversing as awkward internet friends do and i was getting changed for christmas eve dinner (cause my family Extra and you have to be Fancy or face the Wrath of the Elders) and I'm digging through my closet looking for something Presentable when discover The Pencil Skirt. 
it twas a rather unsuspecting article, green wool with faint plaid stripes, and hand-me-down from some aunt, and i decided to put it on because i had limited fancy clothes and didnt wanna do a repeat from a previous year. so i added my One White Button Down Shirt and some black dance tights and called it a day. 
so then me, being me, was messaging mikey and said (keep in mind were still practically strangers and had been barely talking for a week):
“wow i actually look kinda hot right now like maybe someone would bang me. like, I'm not into that, but I look good enough that someone might consider it.”
yes
me, an asexual, said that to a total stranger on the internet.
what were you Thinking saph.
truly, i have no idea.
but for some reason, instead of being scared away (like a normal sane person should be) mikey laughed and we began calling each other daddy. i dont know okay, it was a wild experience. I'm not sure if it actually happened.
so, my skirt became The Daddy Skirt, a tragic symbol of our strange friendship, and the two of us exited the Awkward Stage.

and then we gave each other nicknames. the sappy kind not the cursed kind. mikey was bean cause he was a coffee bean and cocoa bean addict. and i was originally shrub and then bear and finally peanut. im not sure why. he isn't either.
boi also Literally guessed my real name. like straight up. and i was like “o word.” it was trippy. 
AND THEN twas a cold february day when we decided to exchange faces. i send him a picture of me eating a christmas tree. he sent me a picture of him in his kitchen wearing sun glasses frat boy posing. truly iconic.
we also liked to look up weird things late at night and have revelations about dumb shit, as seen by these Unexplained Screenshots i have on my phone:

then we decided to finally talk on instagram instead of this hell site and i was exposed to mikeys finsta *shudder*
nothing much else interesting happened until: College *dun dun dunnnnnn* 
(except for that one time i had a mental breakdown at 1am and he drove home form some party to ig call me and tell me about the time his dog ended up in solitary confinement. a true g)
so for Safety Reasons, i finally gave milky my number when i got to school and we started texting and Facetiming which was a Trip.
i also sent him a Box of Cursed Content. he tried to send the box back to me in october and it still hasn't arrived. we think it may be in antarctica.
and then we tried to coordinate to meet up like three (3) separate times before We Got Lucky, the Stars Aligned, and we held hands in the back of an a&f

What Being a CPA Has Taught Me About Becoming a Millionaire
Usually my articles are all about taxes and how real estate investors and business owners should approach various scenarios and apply sets of tax regulations. I always try to share my knowledge to help you improve your bottom line. What Ive come to realize through speaking with and advising hundreds of real estate investors and having a front row seat to their financial lives and mindsets is that Ive learned quite a lot about wealth over the past two years. Ive learned about creative and unique means to generate wealth. Ive learned about market niches that are rarely brought up in the BiggerPockets Forums that turn out to be quite lucrative. Ive learned about ways to mitigate exposure to various financial and market risks. However, one of the most beneficial thing that Ive learnedand the topic of todays postis how millionaires build their wealth. Im not talking about the mega-millionaires. While Im sure everyone would love to be in the mega-millionaire category, frankly its unattainable for most. Im talking about the Millionaire Next Door type of millionaires. This type of millionaire is, as Ive found, relatively easy to become. Full disclosure: Im not a millionairenot even close. However, I have been lucky enough to interact with and advise many homegrown millionaires. Hopefully, youll still be able to take away something of value from my article. So what does the everyday millionaire do differently than the rest of us? They develop key habits, defer their gratification, and treat their passive income like the most important business theyve ever run. The #1 Non-Money Habit of Millionaires The number onenon-money habit that will make you a millionaire is waking up earlier than the rest of the world. I know its hyped up and over-sold. I always rolled my eyes when I heard about this habit, too. Im not a morning person, and the thought of waking up before the sun was dreadful. But that was before I got into the business of advising successful real estate investors and business owners. That was also before I established this habit for myself. Waking up early has plenty of benefits;however, the two that stand out the most when Im conversing with clients are that it gives you time to work on projects you never have time for and it jump starts your productivity. The difference between people living mediocre lives and people living successful lives is that the successful people create time to work on the projects that the mediocre people dream about. Dont have time to review three real estate deals a day? Wake up early! The projects dont have to be real estate-related; in fact, they dont even have to be business-related. Maybe you dream about starting a podcast or writing a book about the tea and food pairings. Maybe you just want to paint more often or get in shape. When interviewing my clients, other investors, and business owners, Ive realized the most successful ones have some sort of cool project theyre working on. As I noticed the trend, I began inquiring not only about the projects, but also about how they have time. The answer almost all of these successful people provided was that they wake up early. Its that simple. And think about itwhen you wake up early to work on the project youre always putting off, do you think youll be excited to wake up? Not only will you be motivated to get out of bed, but your entire day will essentially see a jump start in productivity. You will create this sort of productivity momentum, which will result in you performing better throughout the day at your job, business, real estate, or whatever it is youre working on! I dont have scientific data. I dont know the neurology behind it. But I do know that almost all of the successful investors and clients Ive collaborated with wake up early to work on their various projects. I was skeptical at first, but I tried it. I read Miracle Morningfor some motivation, and Ive now created a habit of waking up early. My productivity has exploded, and Ive seen the benefits spill over into other areas of my life life business, investing, relationships, and overall health and happiness. Best of all, waking up at 5:00 a.m. isnt bad at all after a week or so. Im used to it and have a routine that motivates me to jump out of bed every morning. If you get nothing else out of this post, I highly recommend trying this for 30 days. The benefits will exceed your expectations. Deferring Gratification and Value-Add Spending All, let me repeat, ALL of the successful people Ive spoken with understand the art of gratification deferral. The thought process goes like this: That purchase will make me happy, but is it necessary today? Do I really need that product or service? Will it help me reach my goals? Oftentimes, the answer is a simple no. So they put off buying the new shoes, fancy dinners, and concert tickets. They buy used vehicles rather than new and expensive cars. They focus on saving and investinggrowing their dollar and paying their future selves. This allows them to get out of the rat race and snowball their investments into financial freedom territory. Buy the Tesla once your net worth reaches $1,000,000. Your future millionaire self will thank the present you for waiting. Another key trend semi-related to this topic is that the successful investors and business owners focus on value-add spending and savings. For instance, one of the investors I know built up an enormous amount of wealth by simply owner-occupying multi-family properties and slowly rehabbing all of the units. He would buy a four-plex, live in one unit for a year, rehab it, then move to the next unit and rinse and repeat. While he was flipping the unit, the other three would be rented out, covering his mortgage and then some. He used this strategy for two four-plexes, and it took him about eight years to complete. He was able to 1031 exchange those properties into a much larger apartment complex, which is valued at over $1,000,000. However, she has a high net worth and has determined she can do this without it negatively impacting her financial position. Her business is centered on building a network of people, and shes quantified the value of every $1,000 she spends at these seminars and found that she will eventually earn revenue about twice the size of the cost to attend. But it wasnt always this way. Had she spent thousands of dollars going to a seminar while her business was trying to get on its feet, she may not have succeeded at all. In the early days, her money was better spent creating content, advertising, building a local network, and implementing business systems. She understood that while the seminars may be valuable, there were better things to spend her money on at the time to grow to a level where it was financially feasible to attend these larger events. Treating Real Estate Investing Like a Business One of the more eye-opening conversations Ive ever had was with a gentleman who invests in apartment buildings. I was showing him a property I thought was a good deal, and before he even looked at the deal, he asked me how the local economy was. The investors that see large-scale success analyze real estate in a completely different way than the rest of us. The successful investors start by analyzing economic conditions of various cities, towns, etc. When they find one they like, they narrow down their search and identify the best locations and neighborhoods in the area. They dont start with Realtor.com. They also dont necessarily start by contacting a real estate agent. They want to understand the macro and microeconomic conditions that may affect their investment performance to determine if its even worth their time to continue looking in the target area. Then they worry about building relationships and getting boots on the ground. And when you think about it, that simple reversal of the typical methodology many of us employ makes complete sense. Why invest in the best neighborhood in a city that has declining economic conditions? Its backwardlogic. On top of that, before they even attempt to identify a property, they learn all they can about the competition in the area. If they want to invest in apartment buildings, they will find out exactly what the other apartment buildings in the area have to offer. If they find a value gap, they exploit it. For instance, the gentleman I briefly mentioned above told me that his apartment building has washer and dryer hookups, and no other apartment building near him has washer-dryer hookups. Something that simple can give you a huge competitive advantage over all the other investors in your area. Thats how businesses are run. Theres a constant jockeying of positioning to have the best value-add offerings. The investors who understand and can identify competitive advantages will win every time. The Wrap-Up Being a CPA has allowed me to peer into the financial lives of many successful real estate investors. Though Im not a millionaire myself, Ive identified habits, mindsets, and logic that I believe can make anyone a millionaire if they are all applied. Time has arrived – we are preparing for our finals. A exam which will decide if you have either wasted 6 month of hopefully hard work or if you can move on …. how are we going to master our anxieties?????
I have finished my first degree in business many, many years ago. I am working (25 years later) on my second degree- kids are growing up and it would be fun to have a second opportunity to make a difference out there. Learning habits – study habits have not changed I noticed but the way we learn today surely has. Lucky you!!!! I am in my second year – in Germany we study three years since most of the general studies are done in Highschool. Another exam; I am getting a little excited. Here are my inputs and recommendations on  how to use the last little bit of time we have left before the exam:
I don´t think we can master by leaning back during summer – I tried that once ….. did not really lean back …. My husband and I moved a family of 5 twice that year internationally. DONT TRY to pack too much into the weeks before, it is just not worth it. Plan well – everyone knows that right?! Martin Schuster, a psychologist and author of the book “Better learn habits” (in German “Besser lernen”) says, if you just realised what needs to get done, don´t think, just DO IT. Get your book and notes and get started.
We really need to get started with a study guide friends – even God had a plan before he sent down his helpers to create earth!!! 🙂 A plan is a must and so easy.  Make sure you know what the teachers wants you to focus on. Bullet points and maybe page numbers or URL names so you don`t wast time looking around when you get to it. Ask student who have written the test before – often exams stay the same to make it easy for the people correcting.
Take your planer and see in how many weeks you have left and how many chunks of time you have on those days. (Please don´t forget to schedule your GYM time as well – better to write it right in) Why??? It has been proven that your focus will be much stronger if you take care of your body too. Mind and body are connected. why do we need to exercise when we study hard. “Recent human and animal studies show that regular aerobic exercise has profound effects on the brain. A recent New York Times article, “How Exercise Could Lead To A Better Brain” , describes experiments performed on mice at the University of Illinois. Mice who ran regularly on a wheel had more neurons—brain cells—than those who did not.” (http://www.aiuniv.edu/blog/september-2012/5-reasons-college-students-should-make-time-for-exercise) I am sure you can find even better sources then the one above. 
Summaries what ever your need to know – time might be a little short – you have a few options my dear:
Asks someone who has done it already and use your friends work as study notes.
Write it up yourselves, the more effective way, since what ever you write will also stay with you ) According to
a recent study in a forthcoming issue of the journal Psychological Science, using pen and paper, not laptops, to take notes boosts memory and the ability to retain and understand concepts.)
Record your notes and listen to them everywhere you go. (We went on a family bike ride for over a week – I had recordings of my books and listened to chapters one at a time. I am really surprised how much has stayed with me!!!!

If you can not memorise certain parts of the stuff you need to know – try making a personal connection. I am studying sociology, Bourdieu is one of the most important sociologist we will remember for a long time. He talks a lot about the HABITUS, the power of social change. He approaches power within the context of a comprehensive “theory of society” which like that of Faucault. Bourdieu said that a created HABITUS is created through a social process, rather than individual process leading to patterns that are enduring and transferrable from one context to another. Basically if you are born into a family who likes to live simple, education were limited due to financial reasons or tradition,  Bourdieu said that you will only under rare circumstances change who you are, you wont be able to change that since moving up a level in society will make you rather uncomfortable, noticing the unfamiliarly of it, further more, you need more money and connection to get the same education or live like the group above you or better the group who plays in a different field (he difference in different forms of “capital” in his theory) .. long story, very interesting and go and read  his books. .

Study-help is important, index cards, posters, mind maps, recordings, Skype chats with other fellow students. ( I work with other students a lot via Skype to repeat material and discuss – very produktive!!!)
Structure is kind of essential believe me. I have children which like to interrupt. Finding blogs of study time will help you to fallow your list. Working alone in a library can be boring and demotivating, but a few hours alone time in the library will not hurt you. Take a break in between, to be honest, every hour at least, just for 10 minutes or so. Picture your brain like a muscle, they also need to rest  and stretched so often. Healthy behaviour: If you can not purchase lots of fruits and vegetable (typically for students) make sure to take subelements. Your body and your brain is very complex and need good mix of healthy nutrition –  not just pizza and chocolate.

A study has shown that a freshman, one in four students, gain 10 lbs or more in their first year of college. Ultimately, fast food and unhealthy snacks simply don´t provide you with the nutrition you need to perform well in school. A good diet can enhance your academic performance. Go for it!
I believe that your daily calorie intake should not be more than 2200 calories a day if you are between 19 and 30 years of age. (according to USDA). I don´t have that pleasure anymore … so, much less for me since I am much above 30 … and unfortunately my system has slowed down … nevertheless … I cheat by working hard at the GYM. Some sweets are good for the soul! By going to the GYM, I can avoid the the pounds I don´t need to have on my hips and clear my mind. (My mother was really obsessed with her weight for many  many years …. I inherited that part and get very sensitive about it. Still, you have to find your own comfort level, just make sure its healthy for you – since you are worth it :)!!!!
Get rest, more than 24 hours of sleep has the same weakening result than 1.0 level of alcohol in blood. Get your 7 – 8 hrs a night and built a routine. Best of luck. I will stop here and prepare for my own exam now. Writing is a wonderful task and I hope this blog might help you a little. Nothing magical and every has been said many times, but here just a slide reminder.

Make no mistake: content errors harm your brand and SEO
How to optimize for audience trust. Plus, four tips for dealing with mistakes that can kill your brand’s reputation.
Trust matters. Whether you’re creating content for a standalone brand publication or a company blog, you want people and search engines to trust the information on your website is accurate and current.
Now, with engagement metrics seemingly becoming a larger factor in SEO, you can’t have one without the other. Google won’t trust (and reward rankings to) a website that doesn’t attract and engage an audience, and visitors won’t trust (or even find) content that doesn’t rank well on Google.
Trust is how you build that audience.
For publishers, content is your product and your brand. You establish a relationship with your audience through the content you publish.
Sometimes your content will simply fail to generate the traffic, rankings, shares, and leads you were hoping for.
But something even worse could happen. For most publishers, it’s inevitable. It’s not a question of if, but when.
You could publish content that contains inaccurate information. Not just small typos or spelling mistakes – stuff that’s worthy of an apology and a correction (or even a retraction).
Will such a huge mistake be forgotten by the following day? Perhaps, especially if you’ve built a really strong brand and you don’t make any more huge mistakes.
But if your brand consistently publishes content filled with errors, will it make your core audience start to question whether your brand can be trusted? Absolutely. Your brand will look amateurish.
People have zero tolerance for content that wastes their time.
Losing the trust of your audience will ultimately damage your brand and cause serious harm to your SEO efforts.
Optimize for your audience
You need to have a clear idea of your target audience. Who do you want visiting your site on a regular basis?
What are the demographics of your target audience? Age, gender, location, job title, and income level are just a few elements that might matter to you.
What topics are of interest to your target audience? What are their wants, needs, and pain points?
What’s your content goal? Why are you creating this content – will it be the best answer or solution to a question or problem your audience has?
Figure out what topics your target audience wants to read about and will engage with. Provide that content to them and speak to them in their own language.
Optimize for authority
Although author authority may have gone out of style, authority still matters to your audience. They want to know the content they’re reading or watching comes from people who know their stuff. In other words: authors who are experts in their industry or niche.
Do your authors have full biographies? At minimum, they need a byline, photo, and details on their career and areas of expertise. If any of these elements are missing, it raises serious questions.
Do you make it easy for people to find contact information for your brand? Give your audience ways to connect with you how they want, whether it’s via social media, a contact form, email, or phone.
Do you link to your sources? Doing so gives credit to the work that helped make yours possible, helps strengthen your argument, and can be helpful for anybody reading who might want to go deeper into that subject.
Optimize for accuracy
Your audience demands you to be accurate. When you get it wrong, you’ll hear about it – in your comments section, on social media, and (should things spiral too far out of control) on other websites.
Or, even worse, you won’t hear anything at all. Traffic will just slowly erode.
Have you ever tried out a new restaurant and experienced terrible service or received the wrong order? Or both? Did you go to a review site like Yelp or TripAdvisor to give the restaurant a scathing 1-star review – or did you simply just never return to that restaurant? (Either outcome is bad for you, obviously!)
After you’ve done all the hard work of optimizing your content to get someone to visit your site, don’t greet that user a terrible content experience. Don’t let one of your worst moments be their first experience with your brand. They likely won’t be back.
Is your content edited well? Hire a great editor and content team or outsource your content marketing to a proven agency that will handle it for you.
Is your content objective? Acknowledge any biases you may have, explore multiple viewpoints whenever possible, and always try to avoid potential conflicts of interest.
Is your content current? Make it part of your regular routine to check old content. Update as needed.
Optimize for reputation
Building up a loyal, engaged audience or community has big benefits. Direct visitors spend far more time on your site and consume far more pages per month, according to Pew Research.
Readers who find your content valuable (because it is useful, solves a relevant problem, provides insight, shares a new discovery, or is just entertaining in some way) are also more likely to share that content, which leads to more people discovering your great work, subscribing, and sharing future content pieces, further expanding your reach.
The surest way to fail to halt any momentum or see your audience abandon you is to publish subpar content. As the old saying goes, bad news travels fast.
If a site declines in quality, for whatever reason, people will notice. If you screw up, people will talk about it.
In an era where fake news, alternative facts, gossip, and anonymous claims are reported as fact, your brand must hold itself to the highest standard. “Publish first and apologize later” is a losing model in the long-term.
Ultimately, people can love you or hate you for what your content says. But if your loyal audience loses trust in you, they simply won’t be there anymore.
4 tips for dealing with harmful content errors
Whether it’s mainstream media or an industry/niche site, editors are the last line of defense. Be ready.
1. Have a Plan
We all know the importance of having a social media crisis management plan. Do you have a plan in place should your content create a crisis?
Just as you should have a fire escape plan if the worst happens at your home, it’s better to have a content “fire” plan and not need it than to never have one. Decide who will own it. Ideally it should be one of the top editors or the trusted “face” of the publication.
After the crisis has passed, review whether your plan worked or failed. Adjust for the future (though hopefully you won’t have a repeat, right?).
2. Act Quickly
Internally, make sure everyone who needs to know what is going on is apprised of the situation.
Externally, acknowledge the problem across your digital channels and platforms. Explain what you’re doing to address or fix the error. Apologize.
Update the post or be present in the comments and on social media around discussions about your content crisis.
Aside from being combative toward upset readers or customers, appearing unresponsive is one of the worst things you can do now.
3. What Should Happen To Your Post?
When things go so wrong the only option you have is to remove/retract the post, what should you do? Generally, it comes down to three options:
Leave the post. Take your lumps publicly. Make sure an editor’s note or a correction appears at the top of the article. In theory, when you admit you screwed up, it will restore some level of trust. See Rolling Stone’s “A Rape on Campus” as an example of a publication that left a controversial article on its site.
Leave the page. But only with a correction or apology, explaining what happened. Here’s an example from Upworthy, which had to retract a post on artificial sweeteners.
Delete the content. Ideally, 301 redirect the page to a page on the same or a similar topic, or if that doesn’t work, to the homepage. If the information is inaccurate, you may decide to just get rid of it. You have to decide if it’s worth bringing people to a page that has zero value to you.
4. Reduce the Odds of Having a Disaster
A few quick tips to prevent some major and minor errors:
When in doubt about the claims made in an article, ask the writer for evidence (e.g., images/documents).
If still in doubt, ask for more evidence (and consider legal advice, depending on the topic).
Publish images as evidence (don’t just claim you “have images”), especially when there is no previously existing documentation.
Check names (people, places, things).
Check job titles.
Attribute ideas/quotes to original source.
Verify and link to useful sources.
You are what you publish
One major content error could be a fluke. Twice might be a coincidence. But after this point, clearly there’s a bad pattern. Your editorial process needs fixing.
It’s sort of like that famous scene from “Monty Python and the Holy Grail” where the Black Knight is fighting with King Arthur. You can say your content errors are “just a flesh wound,” but really your brand is being sliced to bits.
There’s a lot of pressure to provide readers with a steady dose of content that is educational, informative, inspiring, or entertaining. But that doesn’t mean you should ever lower your standards.
You are what you publish. All the SEO in the world won’t help if the content you publish compromises the health of your brand.

What Being a CPA Has Taught Me About Becoming a Millionaire
Usually my articles are all about taxes and how real estate investors and business owners should approach various scenarios and apply sets of tax regulations. I always try to share my knowledge to help you improve your bottom line. What Ive come to realize through speaking with and advising hundreds of real estate investors and having a front row seat to their financial lives and mindsets is that Ive learned quite a lot about wealth over the past two years. Ive learned about creative and unique means to generate wealth. Ive learned about market niches that are rarely brought up in the BiggerPockets Forums that turn out to be quite lucrative. Ive learned about ways to mitigate exposure to various financial and market risks. However, one of the most beneficial thing that Ive learnedand the topic of todays postis how millionaires build their wealth. Im not talking about the mega-millionaires. While Im sure everyone would love to be in the mega-millionaire category, frankly its unattainable for most. Im talking about the Millionaire Next Door type of millionaires. This type of millionaire is, as Ive found, relatively easy to become. Full disclosure: Im not a millionairenot even close. However, I have been lucky enough to interact with and advise many homegrown millionaires. Hopefully, youll still be able to take away something of value from my article. So what does the everyday millionaire do differently than the rest of us? They develop key habits, defer their gratification, and treat their passive income like the most important business theyve ever run.

The #1 Non-Money Habit of Millionaires The number onenon-money habit that will make you a millionaire is waking up earlier than the rest of the world. I know its hyped up and over-sold. I always rolled my eyes when I heard about this habit, too. Im not a morning person, and the thought of waking up before the sun was dreadful. But that was before I got into the business of advising successful real estate investors and business owners. That was also before I established this habit for myself. Waking up early has plenty of benefits;however, the two that stand out the most when Im conversing with clients are that it gives you time to work on projects you never have time for and it jump starts your productivity. The difference between people living mediocre lives and people living successful lives is that the successful people create time to work on the projects that the mediocre people dream about. Dont have time to review three real estate deals a day? Wake up early! The projects dont have to be real estate-related; in fact, they dont even have to be business-related. Maybe you dream about starting a podcast or writing a book about the tea and food pairings. Maybe you just want to paint more often or get in shape. When interviewing my clients, other investors, and business owners, Ive realized the most successful ones have some sort of cool project theyre working on. As I noticed the trend, I began inquiring not only about the projects, but also about how they have time. The answer almost all of these successful people provided was that they wake up early. Its that simple. And think about itwhen you wake up early to work on the project youre always putting off, do you think youll be excited to wake up? Not only will you be motivated to get out of bed, but your entire day will essentially see a jump start in productivity. You will create this sort of productivity momentum, which will result in you performing better throughout the day at your job, business, real estate, or whatever it is youre working on! I dont have scientific data. I dont know the neurology behind it. But I do know that almost all of the successful investors and clients Ive collaborated with wake up early to work on their various projects. I was skeptical at first, but I tried it. I read Miracle Morningfor some motivation, and Ive now created a habit of waking up early. My productivity has exploded, and Ive seen the benefits spill over into other areas of my life life business, investing, relationships, and overall health and happiness. Best of all, waking up at 5:00 a.m. isnt bad at all after a week or so. Im used to it and have a routine that motivates me to jump out of bed every morning. If you get nothing else out of this post, I highly recommend trying this for 30 days. The benefits will exceed your expectations.

Deferring Gratification and Value-Add Spending All, let me repeat, ALL of the successful people Ive spoken with understand the art of gratification deferral. The thought process goes like this: That purchase will make me happy, but is it necessary today? Do I really need that product or service? Will it help me reach my goals? Oftentimes, the answer is a simple no. So they put off buying the new shoes, fancy dinners, and concert tickets. They buy used vehicles rather than new and expensive cars. They focus on saving and investinggrowing their dollar and paying their future selves. This allows them to get out of the rat race and snowball their investments into financial freedom territory. Buy the Tesla once your net worth reaches $1,000,000. Your future millionaire self will thank the present you for waiting. Another key trend semi-related to this topic is that the successful investors and business owners focus on value-add spending and savings. For instance, one of the investors I know built up an enormous amount of wealth by simply owner-occupying multi-family properties and slowly rehabbing all of the units. He would buy a four-plex, live in one unit for a year, rehab it, then move to the next unit and rinse and repeat. While he was flipping the unit, the other three would be rented out, covering his mortgage and then some. He used this strategy for two four-plexes, and it took him about eight years to complete. He was able to 1031 exchange those properties into a much larger apartment complex, which is valued at over $1,000,000. However, she has a high net worth and has determined she can do this without it negatively impacting her financial position. Her business is centered on building a network of people, and shes quantified the value of every $1,000 she spends at these seminars and found that she will eventually earn revenue about twice the size of the cost to attend. But it wasnt always this way. Had she spent thousands of dollars going to a seminar while her business was trying to get on its feet, she may not have succeeded at all. In the early days, her money was better spent creating content, advertising, building a local network, and implementing business systems. She understood that while the seminars may be valuable, there were better things to spend her money on at the time to grow to a level where it was financially feasible to attend these larger events.

Treating Real Estate Investing Like a Business One of the more eye-opening conversations Ive ever had was with a gentleman who invests in apartment buildings. I was showing him a property I thought was a good deal, and before he even looked at the deal, he asked me how the local economy was. The investors that see large-scale success analyze real estate in a completely different way than the rest of us. The successful investors start by analyzing economic conditions of various cities, towns, etc. When they find one they like, they narrow down their search and identify the best locations and neighborhoods in the area. They dont start with Realtor.com. They also dont necessarily start by contacting a real estate agent. They want to understand the macro and microeconomic conditions that may affect their investment performance to determine if its even worth their time to continue looking in the target area. Then they worry about building relationships and getting boots on the ground. And when you think about it, that simple reversal of the typical methodology many of us employ makes complete sense. Why invest in the best neighborhood in a city that has declining economic conditions? Its backwardlogic. On top of that, before they even attempt to identify a property, they learn all they can about the competition in the area. If they want to invest in apartment buildings, they will find out exactly what the other apartment buildings in the area have to offer. If they find a value gap, they exploit it. For instance, the gentleman I briefly mentioned above told me that his apartment building has washer and dryer hookups, and no other apartment building near him has washer-dryer hookups. Something that simple can give you a huge competitive advantage over all the other investors in your area. Thats how businesses are run. Theres a constant jockeying of positioning to have the best value-add offerings. The investors who understand and can identify competitive advantages will win every time.
