Have you recently inherited a probate property from a close relative in your family? The decision to sell the property can be difficult, especially if the property has certain emotional bearings on you. Having a clear plan of action can go a long way in making the best of the situation. An inheritance of real estate may seem fortunate, but vacant properties can quickly become liabilities instead of assets quickly.

Saltwater: How to Read the Water from a Pier - A Guide to Spotting Fish Habitats
Welcome to the world of saltwater fishing, an adventure where the art of reading the water can be as rewarding as the catch itself. At Fish Whisper, we're dedicated to sharing insights and fostering a community where anglers can connect and revel in the shared passion for the aquatic world. Understanding the subtle signs of the water goes beyond intuition; it involves keen observation, pattern recognition, and respecting the environment we cherish. In this extended guide, we'll explore advanced techniques that will enhance your ability to spot fish habitats from the comfort of your favorite pier. Observing the Surface: Signs of Life Below - Watch for ripples, waves, or splashes indicating fish activity. - Surface disturbances could be from fish feeding or moving just below. Color Changes and Water Clarity - Notice shifts in water color to find changes in depth and bottom composition. - Clear water provides better visibility; turbid waters often harbor a rich variety of species. Structural Tells: Piers as Prime Fish Real Estate - Piers attract fish by providing structure such as pilings and submerged features. - These structures serve as hotspots for species seeking shelter and forage opportunities. Currents and Tides: The Moving Map - Understand tidal movements and current flows as pathways for fish. - Predict fish congregation points by observing the sea's highways. Seabirds: The Angler's Aerial Scouts - Seabird behavior, such as circling or diving, can hint at fish schools below. - Use these birds as scouts to position yourself for a fruitful catch. Temperature and Salinity: Invisible Boundaries - Use tools to detect temperature and salinity gradients that fish may prefer or avoid. - Find areas where fish are more likely to be active. Baitfish and Predators: The Food Chain in Action - Presence of baitfish indicates larger predators may be nearby. - Watch for schools of smaller fish and anticipate predatory species. Time of Day: Understanding Peak Activity Periods - Dawn and dusk are often peak times for fishing due to higher fish activity levels. - Plan your fishing times around these periods for better chances of success. By mastering these techniques and respecting the rhythm of the sea, you're not just fishing; you're connecting with a community that shares your respect for the aquatic world. As you stand on the pier, immerse yourself in the environment, observe, learn, and enjoy the connection with nature. Remember, "Nothing makes a fish bigger than almost being caught," and every outing is an opportunity to "Bridge the communication gap between fish and fish enthusiasts." Join the conversation on our message board, share your experiences, and learn good fishing etiquette from fellow anglers. For more detailed weekly fishing reports and additional tips on how to read the water, keep your lines tight and your spirits high with Fish Whisper. It’s the Most Wonderful Time of The Year
Stirring in your sleep, you rubbed your eyes as you felt a pair of arms around your waist. Thinking nothing of it, you shifted to your other side and turned around in the long arms, nuzzling into the man’s neck.
“I had the strangest dream,” You said groggily.
“Oh yeah? About what?” the voice responded.
With your eyes still closed you smiled. “It was so weird. You slept with my sister, and then I went to my neighbor, Mark’s house for Christmas.”
Hearing small laughter, you felt the man’s chest rumble slowly before you both began to realize…
Opening your eyes, you were shocked to see that it was Mark’s arms that you were wrapped in.
“AHHH!” You yelled, jumping out of bed.
“AH!” Mark yelled, shocked at your reaction. “Wha? What? Why are you yelling?”
Holding the pillow to separate the two of you again, you scooted as far away as you could from Mark until you were almost falling off the bed.
“We- you… I. I’m… We were…” You squeaked out.
Sitting up in bed, Mark looked around to see that you two had managed to get rid of the barrier between you two.
“Oh… do I smell that bad?” He asked, raising his arm to do a smell test.
“No- it’s not that.” You said slowly. “I just- I’ll sleep on the floor tonight.”
Mark frowned. “Absolutely not. I’ll sleep on the floor.”
“Mark really I-“
“Mark! Y/N! Breakfast is ready!” You heard Dorine call from downstairs.
Thankful for the interruption, you hopped out of bed and pulled on a sweatshirt. Mark followed your lead and the two of you headed down to find an elaborate display of food.
“Mom, how much food did you make?” Mark asked, stretching his arms out. “You know that there are two other meals in the day that I need to save room for right?”
“I don’t want to hear a peep out of you Mark,” His mother said sternly, “You’ve lost too much weight, frankly you should be having at least 5 meals a day.”
Defeated, Mark held his hands up and took a seat at the dining table.
“Y/N dear, please eat as much as you’d like.” She beamed at you.
“Can I help you with anything? You look like you’ve already done all the hard work.” You offered, hoping to distance yourself from Mark.
“Not at all, just sit and eat!” She insisted.
Nodding and then thanking her, you took a seat next to Mark. With the morning newspaper in hand, Raymond came and joined you at the table.
“Did you guys sleep well?” He asked, looking up from his paper.
You turned to glance at Mark, remembering how the two of you had woken up this morning. “Yes, a little too well actually.”
Thinking nothing of your answer, Raymond sipped his coffee and nodded, he then returned to enjoying reading his paper. Dorine paced between the dining table and the kitchen before finally sitting down to eat.
She dug into the pancakes before turning to Mark. “You should show Y/N around town! You know, show her your high school and all that. Our Christmas festivities don’t start until tomorrow. Don’t you think that’s a good idea Raymond?”
Without missing a beat, Raymond responded, not looking up from the article he was engrossed in “Uh-huh, sounds great.”
Mark looked at you, and then at his mom “I don’t know mom, I doubt she’s interested, right Y/N?”
“Actually I’d love to go.” You said, taking a bite of your toast. “I barely know anything about your past.”
Raising an eyebrow, Mark gave you a funny look before agreeing. “Okay, I guess we can go after breakfast.”
You smiled at him before returning to your breakfast. The more time you were out of the house, the less time you’d have to lie and keep up this charade with Mark’s family.
+++
“We don’t actually have to go to see my high school.” Mark told you as he drove the car out of the driveway. “We can just drive around.”
“No,” You shook your head, “I want to see it. Besides, it would be nice to feel like I’m a truthful person again.”
“Okay.” He nodded his head. Mark then turned on the radio, as the two of you drove out of his neighborhood and through the local streets.
When he finally pulled up to the parking lot of the school, you were again amazed at the plainness of the building. Prior to becoming a trainee, Mark truly was like any other kid.
The two of you stepped out of the car and began to walk around the football field of the school.
“So what were you like in high school?” You asked, desperate to fill the silence between you.
“Me? I was kind of a loner.” He said, smiling at the memory.
“Ah, I can see you haven’t changed then.” You teased.
“Hilarious.” Mark narrowed his eyes at you. “But seriously, I wasn’t very athletic, so I never really joined any team sports. I liked gaming, but it was more of a solitary pastime. I liked music, but it just seemed unrealistic career-wise. I thought I’d just become a real estate agent or something.”
“So then when you were scouted, it must have been a dream come true.”
“Well, yes and no. Yes because I got the chance to pursue something I loved professionally, but no because it wasn’t necessarily the route I thought.” He explained. “I actually didn’t even want to do it, but my family and friends pushed me to go.”
“Imagine if you hadn’t taken the opportunity.” You mused aloud. “Your life would be infinitely different.”
“Yeah, I guess you’re right.” He said, smiling. “What about you? Did you always know you wanted to do PR?”
Your smile quickly faded as you recalled you original dream. “I wanted to be a ballerina.”
“Really? I didn’t expect that.” Mark shook his head. “So what happened?”
“I don’t really talk about it but, when I was sixteen, I tore my anterior cruciate ligament in my knee during a performance of The Nutcracker. Once you suffer through a knee injury like that… it’s impossible to continue. In an instant my dance career was over.” You reflected sadly. “I never danced again after that.”
“I’m sorry,” Mark said quietly.
“I’ve made my peace with it.” You shrugged. “Besides, working for the PR department of the Ballet Theatre is close enough.”
“So you really never danced again? Ever?” Mark asked.
“After my recovery, I was just too scared. When I realized I could never be a professional, I didn’t see the point in torturing myself.”
Nodding silently, You and Mark walked side by side on the track.
“I loved it though. The thrill of being on stage and feeling the music. It took a long time for me to get over it, dancing was my first love.”
Mark watched you face as you spoke, he’d noticed how excited you became when you began to reminisce. Attempting to lighten the mood he spoke, “Well, if you had become a ballerina then we never would’ve met.”
“That’s true,” You smiled softly. “Hey, I may not be a dancer but at least now I can say I’ve been someone's fake girlfriend.”
Laughing, Mark nudged you with his shoulder and teased “You’re a natural. My family loves you. I think they’re really going to be sad when I tell them I dumped you.”
“Excuse me? You’re not going to dump me, I’m going to dump you.” You turned to him.
“Well I’m going to be the one telling my family so obviously I’ll break up with you, I don’t want to sound like a loser.” He pointed out. “Actually, on second thought, I’ll tell them you dumped me. That way there’ll be more sympathy for me and they won’t ask me about getting another girlfriend because I’ll be too heartbroken over you.”
“Wow, you sure think ahead.” You laughed. “Don’t move on too quickly from me. You can have another girlfriend after a year.”
“A whole year?!” He said, shocked. “That’s a bit too long don’t you think?”
“Hey, you need to respect our relationship.”
“Whatever you say Y/N.” Mark shook his head, chuckling.
+++
“Mark I’m tired.” you complained.
“It’s only a little bit further up.” He turned back to tell you, “trust me. It’s worth it.”
You rolled your eyes, huffing and puffing as you trekked up the hill.
After showing you around a bit, Mark had saved his favorite spot for last. Pulling up into the parking lot of the hiking trail, you raised an eyebrow when he’d unbuckled his seatbelt and began to walk up the steep hill.
Turning around, Mark quickly ran behind you. “We’re here. But I’m going to close your eyes.”
He placed two hands over your eyes. Guiding you to the top of the peak.
“I better not fall to my death.” You joked.
“Keep talking and you just might.” Mark said sarcastically. “Okay I’m going to take my hands off and you can open your eyes.”
“Alright.” You said quietly.
Hearing Mark slowly count behind you, your eyes widened at the sight before you.
He’d brought you to the top of Sturtevant Falls. As you peered below, you could see the waterfall streaming below into a small body of water. The sun had turned the sky into a vibrant mix of blues and oranges as it began to set.
“This is amazing.” You breathed out, turning to look at Mark.
“Isn’t it?” He grinned. “I used to love coming here.”
“It’s beautiful. How did you find this place?” You asked.
“Tammy loves hiking so she’d make me and Grace go with her, halfway through the hike I’d ditch her and come up here until it was time to go home. I’ve spent hours at a time up here, just thinking.”
“You do that a lot.” You commented.
“What? Thinking?”
“Yeah. I think people don’t realize that, you may not say much but you’re always thinking.” You nodded.
Taken aback that you’d noticed such a small detail like that, he blinked a few times unsure of what to say. He’d never felt so seen.
“That’s true. By the way, you’re the second girl I’ve brought up here.”
“The second?! Who was the first? A girlfriend?” You pouted playfully.
“My sister.”
“Well you should bring more girls up here, this is a great make out spot.” You commented.
“Should we test that theory?” Mark winked.
“Ha! You wish.” You shoved him lightly, rolling your eyes.
“Anyway, are you ready to head back home, my dear girlfriend?”
“Oh of course, my wonderful boyfriend.” You stuck your tongue out at him.
+++
After your outing, the remainder of the night was mundane. You sat in the living room with Mark and his parents after dinner simply enjoying each other’s company.
“So Mom,“ Mark started “What’s the plan for Christmas Eve and Christmas?”
“Well, everyone’s coming over tomorrow at twelve o’clock. We’ll do all the usual Tuan traditions, we’ll cook and bake tomorrow’s meal.” She laid out the plan “Everyone will stay the night for Christmas and then we’ll do presents and dinner together at night before sending everyone off home.”
“Sounds great.” You smiled. “I can’t wait.”
“It’s going to be a long day tomorrow, so rest up!” Raymond told you and Mark.

5 Simple Tips to Find Properties for Sale at Great Deals.
Tumblr media
It is normal to be cautious when looking for properties for sale. After all, buying a property is a considerable investment, and everybody wants to make sure that they are making the right decision. To know whether your decision is good or bad, vary by person. Some people have a sound knowledge of buying properties for sale, while some are newbies. To make your task simple, here are some simple tips for finding quality properties for sale with incredible real estate deals:
Comparable Properties on Market: You can gain valuable information by comparing the residential properties for sale to the ones you actually wish to buy. A comparable property should be similar in size, conditions, neighbourhood, and amenities to the one you are buying. To find more suitable deals on your own real estate, this is an easy way to make a wise decision.
Consider Bank-foreclosed Property: Bank-foreclosed properties are the ones that are auctioned by banks to recover loans that homebuyers fail to repay. A foreclosed property is the prime reason that you can buy any Affordable flat for sale or residential properties for sale at a discount. Buying a bank-foreclosed property can be a good deal as it offers the best bargains in the market.
Real-estate Agent: To make incredible real estate deals, negotiation skills are a must. A well-experienced real agent has amazing negotiation skills, and his job is to get you a great feasible deal for the property you wish to buy. You can save more money if you have an agent who prevents you from taking an unnecessary financial plunge.
Learn about Market Conditions: In a seller's market, properties are generally somewhat overpriced, and in a buyer's market, properties are likely to be underpriced. If the market is on the upswing and not near its peak, prices will not be overpriced even in a seller's market. Conversely, properties can be overpriced in the buyer's market if prices have recently begun to decline. It all depends on where the market sits on the boom and bust curve of real estate.
Look at many Deals: If you are looking for any flat for sale or any     residential property, then always remember that finding good deals is     largely a "numbers game." To make a better deal, you need to filter many properties for sale as you can to get the one you actually wish for. You have to scout for many options to find that one great deal.
These were some simple tips that will help you make an incredible real estate deal. Whether you are looking to buy an investment property, a home for yourself, or any real estate for another reason, always remember to stick to these essential tips. As we know that in real estate, "You make your money when you buy," which means your purchase is the main factor that will determine your profit later on.

How to make Hawk's childhood even worse. As you do.
(TBH, this is just me placing all my thoughts about Hawks down.) Fandom people such as ourselves like making or reading about our favorite characters suffering, you know it, I know it, (and if anyone denies it, they're probably a liar.) It's basically a psychological need at this point.
So, onwards:
We all think Hawks is a great character; one who's been pushed into a position he's not really fond of, in part because the Hero Committee control over him and in part because he can't stop himself from helping people however he can.
A lot of us take to these great (angsty) headcannons(or just cannon):
We can infer from the manga that Hawks’s parents were alcoholics, (leading to the likely possibility that he was also neglected or even abused.) - Additionally, we know the Hero Committee approached his parents to take him in, and there’s a lot of feels to be had with the idea that Hawks’s parents essentially sold him. - (Bonus feels for baby!Hawks being a sweetheart who just wants to help people, including his parents, so he just goes along with everything.)
Because he was so young when he was taken in by the Committee, Hawks does not have (or remember) an ACTUAL human name besides his hero one. (Gold star for our feels and angst desires achieving peak point.)
The Hero Committee prevented Hawks from having an actual childhood, instead it was always pushing him to be a Hero; just day after day after day of training his body, his quirk, and his public persona. (A persona that never comes off to the point Hawks doesn’t even know if that was always been the real him, or if he lost himself a long time ago.)
Now onto some more original thoughts I’ve had;
OP Hawks is something I really like; already in cannon, he’s got a basically OP quirk with a mishmash of abilities that potentially belong in different quirk-types.
His wings suggest a heteromorph-type quirk.
However, his feathers also have a hardening ability that is more similar to transformation types.
Additionally, he’s got an amazing telekinetic ability over his feathers which I think is more along the lines of an emitter-type quirk.
He’s got a lot of bases covered that help boost his overall performance; wings allow him speed and flight, his telekinetic ability allows his feathers to actively help multiple situations at once while he’s just casually walking along the sidewalks, and he can harden his feathers to the point of having sword-like weapons.
All of this, does not stop me from thinking about how I could add more depth and abilities to his already OP quirk.
This is my Concept: Hawks’s feathers are formed from his own blood. (I’m just going to tag it as WingsOfBlood Quirk...)
Where his wings attach to his back, is where blood automatically flows to form said wings/feathers. - It shouldn’t affect anywhere else of his body, (say if his hands got cut, then he wouldn’t start automatically blossoming feathers from them...) - Though, if we wanted to take his abilities a step further, then maybe he would be able to form feathers from his cuts if he SPECIFICALLY thought about it, but otherwise it’s only his back that does so.
It would tie in as a major reason why he can’t just replenish his feathers and it takes so much longer in recovering them; since he’s literally loosing his blood when he sends them off. - He has to recover all that blood, so if he goes overboard or forces his blood into forming more feathers than he can handle; it leaves him shaky, light headed, disoriented, and overall not fit to help out in battle. Which means he’s got to stick to his feather limit...
I mainly think about this as a reason why he wouldn’t just use his blood to form more feathers during his fight with Endeavor vs. the Nomu. - Making more feathers to help, wouldn’t do much good if it just resulted in him being further too exhausted physically, along with mentally not being able to fully control or direct his feathers in a battle where it matters most. - So keeping himself at his feather limit, and preventing himself from worsening his shape to the point of passing out, is the best shot he has at still having the potential to pitch in a hand.
Hawks’s Hero Committee Training:
Already I’ve mentioned that we headcannon the Hero Committee essentially owning Hawks, that he’s just constantly training to become a hero without access to leisure time or normal things for people his age.
We know that Hawks was picked up when he was really young to start training, I personally feel like he was around 5 - 7 during his appearance as a child in the manga, (Probably older tbh, but hey, it’s free real estate if you don’t give me the exact numbers.)
Time-frame wise, this would give me about 11 years to mess with his background. (If he left to train at 7, then started a hero agency at 18.) - [As a note, I’m not sure if opening a hero agency is the same as his pro-hero debut, but I’ll headcannon it as Hawks became an official pro-hero around 17/18 too.]
There are two ways, (though I’m more partial to mixing them together,) that I can make his Hero training worse;
The first idea comes from my “Hawks’s wings are made of his blood” concept. - Since I decided using feathers = blood loss, but still with the ability to forcefully create more feathers if needed, this gives me the potential for Hawks’s training under the hero committee to be outright APPALLING. - Imagine his handlers just telling him to keep going, test your limits, go past them, JUST KEEP GOING. Forcing Hawks to keep ripping his own blood from his body until he hits the point where he blackouts from blood-loss. Teaching him that it doesn’t matter how bad his body gets, he HAS to keep going. (Teaching Hawks its alright to purposely destroy his body in the name of getting stronger.)
The second idea is that before debuting as a pro-hero, the Hero Committee had him work as an underground hero. - I’d assume, (and if not, then there is for this,) that the bnha universe has an official age restriction on when kids could officially become pro-heroes. (Not a very high one, considering Hawks could debut at 17/18... so maybe it would be possible to debut at Hero-Academy age, but very much pushing it.) - But the Hero Committee want to use Hawks’s talents NOW. So they keep it very hush-hush, to prevent possibly being charged for child endangerment, (yeah, because all the other training totally wasn’t already, right!?) or breaking the age-restriction law. - Snaking their way around actual laws in addition to their already questionable training practices, the Committee could start sending out someone as talented as Hawks to join in some underground missions as young as 11 and upwards. - You want to know what the higher-ups use as his underground hero-name? ICARUS. (Icarus holds a special place in our hearts as one of the ultimate angst-factors we could include due to the parallels we all notice... I can’t NOT use it.) - Hawks specifically avoids being too flashy with his quirk; working at night to better hide in shadows, and sending his telekinetic feathers to do most of the work for him. I feel like as an underground hero, Hawks would be used more for scouting missions or infiltration, (not to be confused with undercover work like with the LOV; nope, I mean straight up breaking into an enemy’s base.) An example: If the police were working on a case where they needed to go in for a siege of a mob boss’s house at some point, Hawks’s feathers would be incredibly useful. - His feathers can sense vibrations and the like, so he could send them into a building, and inform the people he works for exactly where “hostiles” are in a building. Saving a lot of time, effort, and better informing his allies so that there’s less risk. - Alternately, Hawks might just straight up break into that mob boss’s house without anyone being the wiser, to find some incriminating documents or the like. (I’ve read some fanworks that have the idea of Hawks being able to pick locks with his feathers, which is absolutely something he would do in this situation.) - Then on missions where he needs to actually take out people, in real-time pro-hero work he’s already so fast that people are left disorientated about what exactly transpired between them being rescued/captured, so it wouldn’t be too much of a stretch to say he does something similar with underground work. Striking so fast that criminals only know they’ve been caught, and Hawks being extra careful to retrieve all his feathers and wipe his presence from the crime scene. The last bit to underground hero thing is that I’d like other underground heroes such as Aizawa to be AWARE of Icarus existing, but maybe later on, it hits a lot of people to discover that Hawks and Icarus are the same person, (and furthermore that the Hero Committee had a CHILD doing the same DANGEROUS hero work they they’ve done.)
(I’ve made a monster ramble and I apologize to anyone who went through and read this entire mess of ideas in one go.)

The Devil’s Holed Up in Redcliffe
Darren Shan shot back the first half of his second Rob Roy. He had asked the bartender to pour boozy, be generous with the scotch, and cheap with the bitters.
But he wasn’t feeling a damn thing.
The night was still young by university and baby-alcoholic standards, but he desperately wished his tolerance was lower. Maybe then he’d forget the absolute hellscape this day had become.
He found himself in a musty corner booth of Seven Star Pub in Redcliffe. It was Saturday night, approximately 11:15 pm —peak pub crawl hours—and not even the bar’s basement lighting and thick, cancerous clouds of Newport smoke could hide his crumbling disposition. Smashed between grimy leather upholstery and Steve Leonard’s grimy leather jacket with barely legal freshers from Bristol University and Chelsea fans screaming their heads off over missed goals was not how Darren envisioned his Valentine’s eve.
But what can you do when the love of your life is an arsehole?
Honestly, Darren was more surprised by the fact that Tom Jones and Alan Morris even wanted to go out tonight. It made sense for Tom since this was the first Valentine’s in two years that he’d be alone. But Alan was so married to his studies at Bath University he barely had time for anything that wasn’t lizard scale samples.
But when the redhead texted Steve and Darren about cheering up their mate, Steve being the good friend he rarely is, answered for them—as if they didn’t already have plans!
Darren cursed Tommy’s superstar status. If not for Tom Jones, the four would have never gotten a table. But as the star goalie for Bath’s football club, Jones and company enjoyed pseudo-celebrity perks after rumor got round that Chelsea, Manchester United, and Tottenham were scouting him.
Darren wanted nothing more than to go home to their little flat and roll between the sheets with his handsome Jewish boyfriend. Instead, he sipped on weak cocktails and silently glared at said handsome prick.
Steve sat on the outside of the booth with his arm spread over the back. His legs mirrored the care-free stance and took up most of the real estate underneath the table as well. His face held a gentle flush that colored the top of his broad chest. He was already intoxicated; the fact that he chose stout drinks only hammed up his low tolerance.
Darren occasionally felt his thigh rub against his own, as if to say “sorry, babe” without having to out themselves to Tom and Alan. Or without having to apologize or admit he was a jerk.
Darren sat closer than he knew he should for public outings. He found himself, at times, resting his head atop a built arm or leaning into the partly open embrace despite Alan and Tom chatting across from them. But Seven Star was so crowded, and the February winds stuck to his bones in a perpetual chill. How could he not cuddle up with that platinum blond devil?
He told himself that the guys would think it a consequence of too many drinks, the cold, and the fact that Steve had virtually no sense of personal space.
With how Tom barreled through his third pint of Guinness and Alan nursing his watered-down rum and coke, he doubt they’d notice.
Darren and Steve had managed to keep their friends and family out of the loop for the past few years. Not by fear of rejection from the community at large, but more so by anything interrupting their routine. Steve was convinced that Alan and Tom wouldn’t treat them the same if they knew; they would tiptoe around the subject, give them glances every time they did something remotely ‘cute,’ buy them those stupid ‘His & His’ coffee cups and towels that Steve just loved to pitch a fit about every time they popped up in his recommended search history.
“Are you searching for this shit, Dare?!”
They had their fair share of rows, but whether to tell their friends was always an all-out battle. Usually, it would end with Steve storming out of the flat to cool off with a smoke. He’d come back after an hour or so, curl up with Darren in bed, and give a quick apology shag before passing out for the night. Honestly, it was a routine that Darren thoroughly enjoyed.
The platinum blond terror had calmed down quite a bit since they got together, mellowed by domestic bliss and brain-frying university life to cause much trouble. He didn’t throw things like when he was a teenager, he talked his feelings out (for the most part), him and his mum were on wonderful terms, and he kept up with his aggression therapy after all these years.
But Steve was still, as Officer Crawley put it, ‘a bloody menace.’
Now, Steve didn’t do anything to get himself arrested anymore (like attempted arson, public battery, and joyriding) but he was still a royal git. Which was particularly infuriating with Steve being so bloody charming. The way he belted Black Sabbath and Metallic in that crooning baritone on the train, how he didn’t give a rat’s arse about the sideways glances, how he re-enacted whole scenes of An American Werewolf in London right down to the American accent and blood-chilling howl in the dead of night stalking Kings Street.
Darren always thought Steve would’ve made a spectacular actor. He had the face, the smooth vocals that were damn sinful in Yiddish, the body—Lord, his pecs and arms!— a flair for melodramatics, a sharp grin, but yet a soft smile, a real smile that he’d toss over the kitchen counter while nuking a box of hot pockets at 3:00 A.M. or when he’d roll over in bed and pull Darren tight to his chest just to smile into his neck and grind his morning wood into—
“Think that girl’s got the look on you, Steve,” Alan noted over his straw before sucking down the last of his rum and coke.
Darren’s blood flared through his cheeks in a rolling boil. He didn’t even try to hide behind his jumper sleeve.
Tommy’s perked expression and sharp, goalie-box trained eyes revved on him. “Oi, what’s with the face, Darren?” he asked with some frothy head caught in his baby-stache.
His ex Sharona hated that fuzzy upper lip, but now that she was gone, Darren noted, Tommy let that, and a multitude of other things, slip. His ash-brown crew cut had gone shaggy along with his untrimmed whiskers. He reeked of the field, he developed dark bags under his eyes, and he never seemed to have a clean shirt.
Steve glanced at the flush on Darren’s cheeks, then made a clipped, rolling cackle low in his throat. His shoulder lazily bumped the black-haired Irishmen, and Darren just knew he was bloody smashed.
“That iron tolerance failing you, Shan?” Steve cackled again, losing nearly half of his third Old Fashion over the rim with each jerky sway. “Or you jealous?”
“Oh, definitely,” Darren snapped, “just positively green over here from all the jailbait they were too stupid to card drooling over your Jewish prick.”
“Deepest apologies, mate,” he grinned, “maybe while I’m shaggin’ one of ‘em you can swoop in and comfort their poor, cryin’ beaus with your arse.”
Darren went about nine shades of red ranging from ‘embarrassed’ to ‘furious.’
Then the absolute evil laugh that rumbled out of Steve’s chest added the shade murderous.
He saw Tom go red from secondhand embarrassment, and Alan wouldn’t make eye contact over the rim of his glass. On top of the guys not knowing about their relationship, they also had no idea that Steve wasn’t completely straight. Darren could gather what this looked like: Childhood best friends having a go at each other and one going way over the line. But if they knew what this was (a closeted bi-man hamming up his straight-schtick) then maybe they’d feel a bit of pity.
But all Darren could feel was rage.
“You’re sloshed, Steve,” Darren downed the last of his Rob Roy in a smooth toss. “Maybe you should slow down before you get yourself killed.”
“Think I’m a shot away from that,” Steve said with a shake of his now empty glass. “Hey,” he called over the throngs of people, “in the Megadeath jumper!”
The waitress, a thin woman with fake tits that could double as floaties when the breeze knocked her imbalanced arse into the Thames, glanced the boys’ way.
She nearly dropped.
Darren gave himself an aneurysm suppressing an eye roll. Yes, Stephen Ezekiel ‘The Leopard’ Leonard was bloody fit; get it together and take the damn order!
But he couldn’t really blame the girl. When a Jewish bad-boy with a shocked-blond undercut, two-day stubble, suped-up glamour muscles busting through a (lifted) leather jacket, and a deadly grin leers at you over several empty cocktails, what else can you do?
Frankly, despite the waitress having no fault in this, she was kindly welcome to go drop her arse on someone else’s boyfriend.
“Hi there, love,” his voice dropped another octave when the waitress slid between the booths.
She leaned over the table right into Steve. Her band jumper was torn up and distressed around the neck, letting her ample cleavage spill through and work for those extra fivers. Her name tag said ‘Gina,’ but the occult tattoos rolling up her arms in complete sleeves, splotchy dye-job, and vampy, silicone plumped lips screamed ‘Sex-Metal Barbie.’
“What can I get you, boys?” she asked out of politeness. Darren could see that her attention sparked only on Steve.
“Can I get another old fashion here? Still a bit thirsty,” he jingled the ice cubes in his glass with a wink.
Darren rolled his eyes, shoved his empty glass to the end of the booth, and willed the goth centerfold out of existence.
“An’ a Rob Roy for my mate here,” Steve quickly added, “Famous Grouse scotch, light on the vermouth, three black cherries.”
Gina giggled at the order, possibly finding the specificity endearing. “Wish my girlfriends knew me like that,” she said with an effortless smile. She wrote it down far too quickly on a loose napkin. “I’ll have those right out.”
When she stepped away, Darren saw her hand smooth over Steve’s shoulder.
He bristled at the sight. Her fingers gripped at the taut muscle, massaging the stress knots drilled in by his engineering course load.
Then she left the napkin there, right in front of Steve. Clear as day, for all the table to see, was her phone number and her name with a little heart over the ‘i’ in ‘Gina.’
Tom clapped his thick-bottomed glass on the table with rounded out laughter. “On the prowl already!”
Alan roused back up from his one-drink stupor, jostled his tragic bowl cut around looking for the waitress. “Did she take our drink order? I want another rum and coke,” he asked in a sleepy tilt, sprawling flat on top of the table once more.
Steve looked over the booth, and Darren just knew he was watching her walk away in those skin-tight jeans. But then, the blond tossed a sly smile to Tom and Alan. He slipped the digits right inside his jacket pocket then tapped it with a knowing look.
And that was the final straw for Darren Shan.

Builders with a Long History in India
Tumblr media
Kolkata - A city synonymous with rich cultural heritage and historical memento's, Kolkata is one of the most famous builders of India. The city is home to some of today's most famous designers/top developers in India that have made a niche for themselves in this growing market. This trend has led to some amazing developments that are redefining the landscape of contemporary real estate. Now, whatever your preference may be, whether you want luxury apartments in Delhi or luxury villas in Bangalore, there is no denying the fact that builders are quickly rising to the occasion. From a few years ago, when we were launching our project in Hyderabad, all the developers in this region were considered new names in their respective field.
Today, almost every major metro city in India has its own little twist on the story. And here too, we find builders taking the lead. We are launching a new residential complex here in Goa, and soon, we will be announcing another new luxury project. But today, the story is different. We are proud to announce that renowned and famous builders like Raheja and Ansal, who previously operated only in Bengal, have now come to live in Delhi's swanky residential hotspot-Lutyens' elite Banaras, offering innovative and cost-effective living spaces to their existing clients as well as prospective buyers.
These developers have now become one of the most preferred names for luxurious apartments in India. Not only do they offer world-class space but also indulge in providing customized solutions to each and every client. With the introduction of apartments to suit every budget and taste, Kolkata continues to emerge as a leading residential destination for both domestic and international tourists. As a result, these developers are now looking forward to expand their reach into other parts of India, in order to cater to the increasing demands.
The real success behind these developers lies in the way they treat their clients. They understand the needs of their customers perfectly well, and go ahead to ensure they provide only the best - keeping in mind their budget as well. This explains why most of these luxury flats in Kolkata are located in central areas, near important business centres and schools. The presence of topnotch shopping malls further boosts the appeal of these properties for buyers from other parts of India. It is no wonder that these developers are fast emerging as a leading name in luxury flats in Delhi, India.
There is no doubt about the fact that luxury properties in Kolkata continue to attract visitors from across the country. Tourists from all across India visit this part of Goa, especially during the peak tourist seasons. Some of the famous and top developers in Kolkata here include Ansal India Limited, Swastic Group, Raheja India Limited, Emaar Properties, HCL, Sunnet India Limited and Unitech. Amongst these, two names stand out as being the top developers in India when it comes to luxury flats in Delhi: M.F. Segal and DLF.
In order to get in touch with one of these top developers in India, it is necessary that you scout the market effectively before you zero in on any particular developer. You can search online and gather information about the various developers in India. You can also look into the backgrounds of these developers so that you are sure that you are dealing with an authentic company. This will also ensure that you are getting the property that suits your taste and requirements perfectly. With so many choices in hand, it is very difficult to find a property that you cannot afford to own.

Ueli Steck (German: [ˈyːli ʃtɛk]; 4 October 1976 – 30 April 2017) was a Swiss rock climber and mountaineer.
ULI is the oldest and largest network of cross-disciplinary real estate and land use experts in the world. He was the first to climb Annapurna solo via its notoriously challenging South Face, and set speed records on the North Face trilogy in the Alps. He won two Piolet d'Or awards, in 2009 and 2014. Having previously summitted Mount Everest, Steck died on 30 April 2017 after falling during an acclimatizing climb for an attempt on the Hornbein route on the West Ridge of Everest without supplemental oxygen. He fell off from mount Nuptse.

Career[edit]
At the age of 17, Steck achieved the 9th difficulty rating (UIAA) in climbing. As an 18-year-old he climbed the North Face of the Eiger and the Bonatti Pillar in the Mont Blanc massif. In June 2004, he and Stephan Siegrist climbed the Eiger, Mönch and Jungfrau within 25 hours. Another success was the so-called 'Khumbu-Express Expedition' in 2005, for which the climbing magazine Climb named him one of the three best alpinists in Europe.[citation needed] The project consisted of the first solo climb of the north wall of Cholatse (6,440 m) and the east wall of Taboche (6505 m).[1]
Steck set his first speed record on the North Face of the Eiger in 2007, climbing it in 3 hours and 54 minutes.[2] The record was lowered by Steck himself to 2 hours 47 minutes 33 seconds the following year.[3]
In May 2008, climbing Annapurna, he broke off his ascent due to an avalanche threat, but the next week climbed to assist Spanish climber Iñaki Ochoa de Olza, who had collapsed. Medical help was slow in coming and the Spanish climber died despite Steck's help.[4][5]
In 2008, Steck was the first recipient of the Eiger Award for his mountaineering achievements.[6]
In April 2013, Steck and two other mountaineers, Simone Moro and Jonathan Griffith, were involved in an incident with several Sherpas who were fixing ropes for commercial expeditions on the Lhotse face above camp 2 on the Mount EverestSouth Col route which subsequently escalated into a dangerous confrontation with many Sherpas after Steck and his companions returned to camp 2, and became an international media event.[7][8][9][10][11]
On 8 and 9 October 2013 Steck soloed the Lafaille route on the South Face of Annapurna.[12] on the main and highest part of the face;[13] this was his third attempt on the route and has been called 'one of the most impressive Himalayan climbs in history',[14] with Steck taking 28 hours to make the trip from Base Camp to summit and back again.[15] The face had previously been climbed by the 1970 British Annapurna South Face expedition using siege tactics and taking nearly two months.[16] Steck's was the first solo ascent of Annapurna, which won him his second Piolet d'Or.[17]
In the winter of 2014/15, Steck and Michael Wohlleben [de] linked up the three north faces of the Tre Cime di Lavaredo/Drei Zinnen in 16 hours.[18] In the summer of 2015, he climbed all 82 summits in the Alps higher than 4000 meters in 62 days without the use of motorized travel.[19][20] Two days slower than the 60-day record, his time included a period when Steck had suspended the tour on July 22, after his climbing partner on the Aiguille de Rochefort, Martijn Seuren, had fallen to his death on this final peak to make him the first Dutch person to climb all 82 4000ers.[18][21] Later that year Steck set a new record for the North Face of the Eiger, soloing it in 2 hours 22 minutes and 50 seconds.[2][22]
In April 2016, Steck and his German mountaineering partner, David Göttler, found the bodies of Alex Lowe and paraglider David Bridges.[23] Lowe and Bridges were killed in an avalanche in 1999 while searching for a route up Shishapangma to attempt the first ski descent.[24]
Personal life and death[edit]
Steck was born as the third son to a copper smith in the town of Langnau in the Emmental valley in Switzerland. As a child he played hockey and joined his father on ski tours.[25] He was a carpenter by training and in adulthood lived in Ringgenberg near Interlaken, Switzerland.[3]
Steck died on 30 April 2017 while acclimatizing for an attempt of the Hornbein route on the West Ridge of Everest without supplemental oxygen.[26] This route had been climbed only a few times, the last of which was in 1991. His plan was to climb the Hornbein Couloir to the summit, then proceed with a traverse to the peak of Lhotse, the world's fourth highest mountain. This combination had not been achieved.[27]
Tumblr media
On April 16, during preparations for the attempt, his climbing partner, Tenji Sherpa, suffered frostbite, which would take some weeks to heal. Steck carried on with scouting and acclimatisation, climbing up to Everest's Camp 2, en route to the South Col. On April 29, he changed his plans, texting Tenji that he would climb the nearby peak of Nuptse instead, and did not respond to a follow-up question.[28]
On April 30, he began climbing at around 4:30 AM with a French climber named Yannick Graziani [fr] who was attempting to climb Everest. When Graziani headed towards Camp 3, Steck broke off to the right to climb Nuptse. [27] He was last seen partway up the face around dawn by several Sherpas and expedition members around the valley.[28] Approximately 300 metres (980 ft) below the summit, he fell an estimated 1,000 metres (3,300 ft). It is not known what caused the fall. His body was found in the Western Cwm, between camps 1 and 2, and transported back to Kathmandu where memorial services were held.[29][28]
Steck was survived by his wife Nicole.[30]

White Christmas AU with Bellarke being Bob and Betty and Linctavia being Phil and Judy!! Thanks!!
Bellamy didn’t like the Hollywood idea from the beginning.
He gets why it was appealing to Octavia, of course; Octavia’s always had big dreams and ambitions, always talked about making enough money to leave Arcadia and her family home behind. And it wasn’t as if he didn’t understand. Octavia barely knew her father, never got much of an education on the importance of the family estate. Not that Bellamy remembers it that well either, but he liked Octavia’s father, and he loves the house.
But Octavia’s selling it off to some heartless Hollywood producer, and getting married to another one. She’s set, clearly. She doesn’t need him. And he doesn’t need her.
Miller meets him at Penn Station, takes one look at him, and says, “So, booze?”
Bellamy snorts. “Nice to see you too.”
Miller grew up in Arcadia, but unlike Bellamy, he left after high school. The two of them have stayed close, though, and while Miller always said come to New York any time you want, Bellamy knows he wasn’t really expecting it to happen with so little notice.
“You texted me to say you were leaving Arcadia effective immediately and needed a place to crash,” Miller says, confirming his suspicions. “Clearly some shit went down.”
He rubs his face. “Yeah, you know what? Booze sounds great.”
They end up at some dive bar near Miller’s place, and Miller lets him get two drinks in before he says, “So, let me guess, something happened with your sister.”
“She found out about some TV show doing location scouting, looking for a place like ours. They weren’t actually going to look out here, but O called in a favor with–” He waves his hand. He understands the nitty gritty details of how his sister got Indra to get in touch with Lincoln, but it’s not that relevant, to tell the truth. “Some producers. Whatever. It doesn’t matter. She got them up to look at the house and–” He swallows hard. “I thought they liked it. They seemed, uh–they seemed good.”
“Dude,” says Miller, and Bellamy flips him off.
“Yeah, shut up. One of them, Clarke–” He sighs. “We hit it off. I thought she got it, you know? She studied art history, she loved the property, it seemed like she was really into it, by the end.”
“By the end?”
In spite of himself, Bellamy smiles. “You know me. I never get along with anyone I didn’t kind of want to murder at first.”
“Yeah, that sounds right. So, you fell for some Hollywood producer and she screwed you over? Come on, you must have seen that one coming.”
He scrubs his face again. “Yeah, it sounds obvious now. I wasn’t planning to, but–she was cool. I liked her. And O liked Lincoln, and I thought–it seemed like it was going to be good. Like shit was finally going our way, for once.”
“But she screwed you over.”
“She told us she wanted to use the house for the show, and then I heard her on the phone talking about all the changes she needed to make. The exterior isn’t period-appropriate, the servant quarters are–something, I don’t know. They’re planning to redo the whole place, and O is fucking engaged, so–whatever. I’m happy for all of them. It worked out for everyone but me.”
“So you caught a bus to New York without telling anyone where you were going?”
“Who says I didn’t tell anyone?”
“Your sister has my number, she was texting me. Apparently, they’re worried.”
“They’ll be fine,” he says, poking the ice in his cocktail with his straw with more force than is really warranted. “She’s been telling me for years I need to get a life of my own, she should be happy. She finally pushed me out of hers.”
“Come on,” says Miller, mild. “I don’t know what happened, but I know that’s not right. Maybe your sister’s done with the house, I’m not sure, but she doesn’t want you to never talk to you again. She’s worried. You should talk to her.”
He’s been ignoring his sister’s texts, which is admittedly petty, but he’s pissed.
The thing is, the Blake House is Octavia’s. When his mother married her father, Bellamy got the man’s last name, and even his affection, but he was never a part of the family. He left the house to Octavia, and just because Bellamy loved it more than she ever did, that didn’t make it his. And she always seemed to feel like that was a reason he shouldn’t help, that she was imposing on him.
It’s hard to not feel resentful that she just decided to give the place up, without even asking him. To say nothing of Clarke, who said all the right things about how much she loved the house, how perfect it was, lied right to his fucking face as he was starting to–
He keeps on ignoring Clarke’s texts, but he does open up the messages from his sister.
Octavia: Hey where r u??You’re missing the partySeriously are you okay???What the fuck BellYou left a NOTEWHO RAISED YOUWHY ARE YOU LIKE THISOVERDRAMATIC ASSHOLETEXT ME BACKfucking NEW YORK
It shouldn’t make him smile, but it does. He is kind of an overdramatic asshole, even if he feels justified, in this particular case. He did still leave for New York without telling anyone, in the middle of his sister’s engagement party.
It might not have been his finest moment.
Me: new phone who dis
Octavia: BELLAMY BRADBURY BLAKE
Me: Sorry OI know it was a dick moveBut it’s your life, and you’ve got it sorted outI’m really happy or youBut I need to do my own thing
Octavia: WHY
Me: You’re selling the house, so it’s not like I have anything to do thereI’m not saying I’m going to stay in New York for the rest of my lifeBut I couldn’t be thereI really am sorry
Octavia: Someday they will write a definite history of dumbassesAnd you will get an entire chapter to yourselfBellamy Blake: Peak Dumbass
Me: ThanksAlways love getting kicked when I’m downHope the TV thing goes wellDon’t tell me what they do to the house
He turns off the phone and looks back at Miller; he doesn’t know exactly what his expression looks like, but all Miller does is wordlessly slide him another drink, so it must be pretty bad.
“Thanks,” he says, and Miller shrugs.
“Any time.”
*
He doesn’t really want to live on Miller’s couch for the rest of his life, so he is, at some point, going to have to come up with a plan, a real one, beyond just “get the fuck out of dodge.” He hadn’t trusted his self control if he’d stayed there, but he also can acknowledge he was kind of a diva.
And, okay, storming out on his sister’s engagement party was, to put it mildly, a dick move.
But that just makes it harder to think about going back. He’d be returning to Arcadia with his tail between his legs, admitting he had overreacted, and trying to be an adult about the whole thing.
Which wouldn’t be the worst life choice, but it’s not a choice he’s planning to make. He’s regrouping here and possibly never going back until he’s rich and successful and over it.
Or a better plan that he comes up with in a few days, when he’s feeling a little less righteously indignant.
He’s doing pretty well with wallowing, imposing on Miller’s hospitality, and failing to come up with a clear life plan when Octavia shows up. Which, in retrospect, he should have seen coming. She knew Miller’s address, and she’s pissed at him.
What he wasn’t expecting was for her to have Clarke with her.
“I don’t know what the fuck you think happened,” says Octavia, “but we’re going to figure it out.”
Clarke’s looking awkward and uncomfortable, and he feels a vicious stab of triumph. She should feel bad. She lied to him.
“What’s to figure out? You guys made a deal. Clarke gets to do whatever she wants with the house, and you get to marry Lincoln and stop worrying about it. It’s not our responsibility anymore, right? Just like you wanted.”
“That’s not what happened at all. Holy shit, Bell, I’m not selling, and Clarke’s not doing anything to the site.”
“You sure about that?”
Clarke’s jaw works, but just for a second. He can actually see her working to get her temper under control, and then she says, “Of course she’s sure. What I don’t understand is why you think I’m suddenly the enemy.”
“Because I heard you! I heard you on the phone with whoever your boss is, talking about how the exteriors wouldn’t work and the location was fine but everything else needed to be scrapped. I got it, okay? Loud and clear.”
Clarke opens and closes her mouth a few times, but it’s Octavia who regains her voice first. “Is that true, Clarke?”
“I did say all those things,” she says, slowly. “But not how you think.”
“How many ways are there to say that?”
“I love the house so much we’re changing the show. My boss was trying to tell me it would work, but the period’s wrong. We need to make changes. It’s not hard, at this point, changing the script, moving the time period back a couple decades. But we’re not scrapping the house. The house is perfect.”
It’s always hard, when righteous, justified indignation deflates, and he feels it happening as he watches Clarke.
“You’re rewriting the show to keep the house?” he finally asks.
“It’s a great house.”
“It is.”
“I had no idea you were listening.”
“I wasn’t doing it on purpose. Just passing through and heard you talking.”
Her smile is all fond exasperation. “And you couldn’t have asked me?”
“I thought everything you’d ever said to me was a lie,” he shoots back. “I didn’t really want to hang around so you could lie to me more.”
“If you just come back, I can show you the contracts,” she says. “I’ll be the onsite producer, and you’ll be there to okay everything. Octavia’s putting you in charge.”
“I know you love that house more than I do,” Octavia adds. “And it’s not like I care about staying there. I don’t know why it took me so long to figure out you could take the house and I could be the one to leave, but I thought it was my responsibility.”
“It’s ours,” he says. “But yeah. You can trust me to take care of it.” He swallows hard. “So you’re telling me if I’d waited around for a couple hours, I would have found out I was getting everything I wanted.”
“Like I said, your own chapter in the book of dumbasses.”
“You’re the one who asked Lincoln to fake an engagement because you thought it would set a good example for Bellamy,” Clarke shoots back, and his sister goes red.
“Jesus Christ, O, what?”
“You should be settling down!”
He rubs his face. “How about we both just stop worrying about what the other one is doing and just live our own lives, okay? That sounds a lot easier.”
“Okay. But your life is in Arcadia, right? You’ll come back and stop eating Miller out of house and home?”
“I’m not eating Miller out of anything.” He steals a glance at Clarke, sees she’s smiling a little. “But yeah, I’ll come back.”
*
“So, uh, I’m not ready to propose or anything,” Bellamy tells Clarke, the next time they’re alone. He’s been practicing the speech in his head since they left New York, and it doesn’t exactly feel good, but he’s ready to get it over with. “But I wanted to make sure you knew that you staying here, that’s part of everything I wanted. You still in my life. I didn’t need a role model to know that.”
Her smile is the softest one he’s ever seen from her. “I was pretty sure, yeah. I’m also pretty sure your sister and Lincoln are going to be engaged again in less than a year.”
“Yeah? And what about us?”
She tugs him down for a kiss, soft and sweet. “I think we should see how it goes.”
It’s a year and a half for them, nine months longer than O and Lincoln, but that doesn’t bother Bellamy.
After all, he’s still getting everything he’s ever wanted. The timeline isn’t really that big a deal.

Empty malls are getting some surprising new tenants – Boston News, Weather, Sports
Tumblr media
(CNN) — Consumers will still be heading to malls in the future. But their trips might have little or nothing to do with shopping.
With mall vacancies accelerating at a rapid clip amid a surge in online shopping, landlords are quickly looking for other ways to reuse the glut of empty stores that will help boost traffic to shopping centers.
According to data from research firm (REIS) Moody’s Analytics, the rate of mall vacancies is at a historic high of 9.8% in early September, exceeding the previous peak of 9.3% in 2011.
“I suspect that this rate will continue to float upwards over the next five years,” said Victor Calanog, head of commercial real estate economics with (REIS) Moody’s Analytics.
“The coronavirus crisis kicked the long-simmering rise of e-commerce into high gear,” said Calanog. “As we start to recover from the pandemic, it is highly unlikely that vacancy trends will swing back to pre-Covid-19 levels” he said.
The stakes are high for mall developers, who are now repurposing the vacant space in a variety of ways.
Stores out. Doctor’s office in.
In this environment, replacing a shuttered store with another store could likely backfire.
Alternatively, mall developers say they’re scouting for businesses other than retailers to replace shuttered stores, anything from schools to doctors offices and short and long-term storage facilities both for residential and commercial customers.
“Pre-Covid there was an oversupply of retail space across the US,” said Ami Ziff, director of national retail for Time Equities, which owns and manages hundreds of retail properties across the United States, including enclosed malls, free-standing stores and open air malls.
“Now, supply of available space is up and retailer demand is softer. So you have to be nimble and creative with who to lease it to and go out there and pull in a different type of tenant,” he said.
At one of its properties — The Landings in Columbus, Georgia — Ziff said the company is signing leases with local retailers and restaurateurs but noted that there’s been an increase of doctors and dentist offices signing leases across Time Equities’ portfolio.
The Landings is a complex of three shopping centers in Columbus, Georgia encompassing approximately 300,000 square feet of open-air retail.
And at its indoor mall in Maryville, Tennessee, Ziff said a vacating JCPenney store is also drawing a lot of interest from non-retail businesses, including a tenant in the healthcare space.
“As mall operators, we can’t just sit on our hands and wait for people to come to us. We have to go out there and sell these ideas because supply is greatly outstripping demand for space right now.”
Wanted: Micro warehouses
The popularity of online shopping and same-day delivery has also boosted demand for spaces to serve as last-mile delivery fulfillment centers.
Ziff said retailers, including direct-to-consumer sellers, are racing to find empty spaces closer to their consumers in urban areas to create micro warehouses in order to speed up order deliveries.
“The empty stores in malls can be turned into these micro fulfillment centers,” he said.
According to a recent Wall Street Journal report, Amazon is looking to convert former or current JCPenney and Sears stores into distribution hubs to deliver packages. Amazon declined to comment on the report.
Using vacant mall space to stock inventory is a smart idea, said Dan Neiweem, co-founder of Avionos, which provides digital commerce expertise to companies.
“Retailers are struggling to become super local so they can more quickly deliver to their customers,” said Neiweem. Vacant stores in malls are already located near customers and they have the infrastructure set up.
What’s more, he said retailers can set up the micro warehouses to not only be fulfillment centers for shipping out orders, but because malls already have shoppers coming in, they can conceivably let shoppers order and pickup from the warehouse on the spot.
‘It’s about using the concept in multiple ways,” he said.
Sears left. A high school is moving in
Brookfield Properties, a subsidiary of Brookfield Property Partners and the second largest mall operator in the country, is bringing a school into one of its malls.
A former 70,000 square foot Sears anchor store at its Grand Teton Mall in Idaho Falls, Idaho is being repurposed to be a charter school set to open in fall of 2021.
Part of the mall’s parking lot will converted into an outdoor play and recreation area for students.
The Alturas International Academy in the Grand Teton Mall will house close to 600 students grades 6 to 12, said Michelle Ball, executive director of the school.
“We wanted to start to add a high school but we couldn’t afford to build a new one,” said Ball. “The option to take this big box space that used to be a Sears store and renovate it excited us.”
To maintain safety, she said any entry access into the renovated space through the mall will be closed, she said.
Ball said the new school’s location is a win-win because “we are supporting the community here that needs a high school and the businesses in the mall could get more traffic because of it,” she said.
Once completed, the school in the Grand Teton Mall won’t be the only mall school in the area. Gem Prep Pocatello, another charter school about an hour away from the Grand Teton Mall, opened in a former Sears store at the Pine Ridge Mall in Chubback, Idaho last year.
The deal for the Alturas school was set in motion pre-pandemic, said Jeffrey Aronoff, senior vice president of leasing with Brookfield Properties.
He said Brookfield is also exploring bringing in other tenants like self-storage services, and indoor sporting facilities such as soccer fields to its malls.

TSG Member Coffee at Hedgewood Plastic Surgery
Tumblr media
A torrential downpour hit the streets of New Orleans on the morning of our TSG Member Coffee at Hedgewood Plastic Surgery. An event with 25 RSVP’s quickly turned to one with 13, and the most powerful lesson we learned is you don't need to fill a room to make magic happen. Its sometimes having the opportunity to gather with a small group helps make a greater impact on personal and professional goals. And thus, our one hour meeting turned to two as we sat down with coffee and king cake from Gracious Bakery to discuss ways to elevate the local business by advocating for and supporting one another.

I often assume that the members of The Scout Guide know each other because they are aligned with each other in our beautiful, annual print publication. That doesn’t always seem to be the case, so it is my job to facilitate these introductions so partnerships can happen. Our local and national network are often the biggest selling point for why people join The Scout Guide. We are so much more than a print publication. We have cultivated a network of like minded business owners at a national and local level that are committed to supporting one another. And that’s just B2B networking. Our readership is just as loyal, locally and nationally, too.

Thank you to our host Hedgewood Plastic Surgery. Their facility on St. Charles Avenue is arguably one of the best in the country. With Dr. Christian Jacob and Dr. Thomas Moulthrop at the helm, they are honoring the rhinoplastic technique that Dr. Calvin Johnson honed many years ago. They offer overnight accommodations to ensure their patients are cared for until they feel comfortable sending them home for the duration of the recovery. Take a peak inside here.

the process: photoshoots
We’re coming off of a successful 2-day photoshoot on Miami Beach for one of our real estate clients, 57 Ocean. As a branding studio, we pride ourselves in curating the full brand experience, from concept to identity to all forms of visual communication. For 57 Ocean we spearheaded a photo and video shoot to support the sales and marketing team with new content that would help tell the brand story and highlight the lifestyle. Photography played a huge role as an extension of their visual identity.
A great photoshoot is more than one person with a camera, it’s a full team effort.  Here at helium, we have a variety of photography + video partners we enlist depending on the look and feel we’re trying to achieve. We have a hand in every part of the process: vision, storyboarding, planning, coordinating teams and, of course, being on set to help art direct and manage the process to ensure the concept comes to life.
For 57 Ocean, helium enlisted one of our favorite photography + video teams to execute the sophisticated look and brand narrative.
Here is a sneak peak into our process.
Tumblr media
Shot list
A shot list acts as a playbook for day. Call times, locations, wardrobe needs and photography direction are all parts of a well put together shot list.
Tumblr media
Storyboard
The storyboard is a visual guide that is created to lead the direction of a video piece. This is just one of many slides we put together to layout the storyboard for the video portion of this shoot.
Tumblr media
Model Selection
Selecting models is a long and thoughtful process. We take into account many factors to ensure the target audience can relate.
Tumblr media Tumblr media
Location Scouting
Location, location, location. Finding the perfect location [and props] to tell the story is key. How is the lighting? Will weather be an issue? Will models be sweating up a storm? Does it match the vision of the shoot? All of these questions are addressed when scouting locations.
Tumblr media Tumblr media Tumblr media
Crew Coordination
Cameramen, lighting + equipment grips, models, hair + makeup and wardrobe professionals are all part of a successful shoot day. We couldn’t do it without them!
Tumblr media Tumblr media Tumblr media Tumblr media
Creative Direction
Weaved throughout the entire process is our team; organizing crews, selecting locations and putting together storyboards that will achieve our goal. On the day of the shoot, we’re right there to help bring the story and vision to life.
Tumblr media Tumblr media
Well, that’s a wrap!
Be on the lookout for the final photos and video for 57 Ocean on our instagram and facebook pages, as well as on the newly designed site for 57 Ocean by helium creative.

Spring is in full bloom here in the Sunshine State!  The Scout Guide Tampa Bay has rounded up 7 Things We Love About April in our great city.
1.  The sun is setting later and we’re ready for lively dinners with family and friends.  Create an INSPIRED TABLE by adding one of a kind items like sweet and simple bud vases by Hawkins New York available at The Shop at THE OXFORD EXCHANGE.
2. Lately, the weather has been absolutely beautiful and perfect for dining al fresco.  We absolutely love spending our Sunday mornings at Armature Works and picking up brunch at GRAZE 1910 ... there’s nothing better than enjoying their amazingly delicious food while overlooking the river and our city’s gorgeous skyline.
3. We love a good manicure, especially in our favorite spring color “Frenchie Likes to Kiss” by OPI .  When our paws are in need of a refresh, we always pop into MELT OUT for one of their amazing Express Gel Manicures.  No need to make an appointment ... just stop in and melt out!
4.  The spring housing market is out in full force! The inventory of homes for sale is increasing, buyers are ready to pounce, and interest rates have remained low, peaking the interest of buyers and sellers previously on the fence about making a move.  According to realtor.com, the first week of April is actually the best time to list your house for sale!  Listing your home in the first week of April contributes to 14x more property views, 5% less competition from other home sellers, and results in the home being sold 6 days faster!  Call one of our SCOUTED Real Estate experts for all of your Real Estate needs!  HARVEY PETTY, Keller William Realty |||  STEPHEN GAY, Smith & Associates Real Estate
5. One of our favorite springtime traditions is stopping by POSIES FLOWER TRUCK to pick up our weekly bouquet of beautiful blooms.  Stop by and see Stephanie at one of her pop-up locations like H.  Click here to view her calendar to find out exactly where she’ll be throughout the week!
6. Easter is April 21st and we can’t wait to celebrate with family & friends.
7. Putting the finishing touches on our spring home refresh with some BEACH CHIC white coral from MIS EN CHIC.
