When an agent represents both the buyer and the seller, they’re called a dual agent. In some places, dual agents are actually illegal. But even if they are legal where you are, you should stay far away from a dual agent. Dual agents present a problem because your real estate agent is support to fight for your best interest. By the nature of the real estate agreement, the buyer and the seller do not share interests. As a result, a dual agent cannot fight for their clients’ best interests if they’re representing both the buyer and the seller. Buyers, this is why it’s so important to find an agent before going to see houses. First, you have to make sure that your space is eligible to be rented. This differs from city to city due to local regulations, so look into the laws before you go any further. You’ll also want to check with your HOA if you have one. Then, it’s time for the fun stuff. Get an inspection and do a deep clean and upgrade the space to make it feel fresh. Get your lender on the phone if you’re thinking about selling! Talking with your lender before selling is a smart move because it will arm you with the information you need to be successful if you sell. Your lender will give you all the details on your current loan–like how much you still owe and if there are any penalty fees for paying it off early, which you will do when you sell. They’ll also be able to give you information about opening a line of credit to get you some cash for repairs so you can sell your home for top dollar. Since you’ll likely be buying a home while or after you sell your home, you can get pre-approved for a new mortgage. Your pre-approval information will be invaluable because you’ll be able to see if selling now is the right choice–or if you should wait a year or two to build more equity.
