Lord Satanus resembled a traditional demon, save that he wore a heavy Roman-style helmet, and either had black skin or the helmet buried his face in shadow. He and his sister Blaze fought for possession of the latter's domain, using Superman as a pawn. At the end of it, it was revealed that Satanus was disguised as Colin Thornton, the publisher of Newstime magazine, who had previously hired Clark Kent as editor.
Lord Satanus, meanwhile, had created DMN, a magical drug that transformed people into demons, which he arranged to be sent to areas of the world where people were in desperate straits. After the Fall of Metropolis, the city became one of these areas. Horrified by what had befallen his home, Satanus sent a disguised magical message to Zatanna, who used Perry White and Superman's knowledge of the city to restore it. Satanus would use the DMN addicts again, however, to distract Shazam from detecting his presence when the wizard visited Metropolis.
Following Brainiac-13's recreation of Metropolis, Satanus made an ambitious effort to capture the soul of the entire city. Superman offered his own soul in exchange, but eventually thwarted Satanus with the help of a young psychic and a mysterious shaman named Night Eagle who, it was implied, might be Blaze.

Day of Vengeance
Satanus recently revealed to Superman that he was Colin Thornton when the Spectre arrived in Metropolis as part of his mission to destroy all evil magic during the Day of Vengeance. Whether Lord Satanus was destroyed or not was not revealed. He does appear at the magician's seance to summon the Spectre during the Infinite Crisis.

Reign In Hell
Satanus and his sister Blaze have decided to make an attempt for the throne of Hell by causing a revolt against Neron. They preach to the damned about the hope of getting beyond being a simple realm of suffering eternally and becoming a place to atone for past sins and then to be free of torment for the debts long since paid. Satanus preaches of a hell not bound by laws handed down long ago, stating that the only ones keeping the laws in place are those who continue to toil under them without hope. He pledges to change this.
Lord Satanus led his forces against those of Neron in a battle that raged throughout the Infernal Dominion, throwing Hell into chaos the likes of which it has not known for centuries. While at first his forces were holding their own, as time went by, the overwhelming number of warriors and demons under Neron's command became too much for his forces to handle. While his sister Blaze faced off against the sorcerer Doctor Fate, Satanus set the last of his plans in motion.
Coming to his sister after the end of her duel with Fate, Satanus revealed the truth of his plans to her. Reminding her of the magical drug he had created years ago, DMN, he reminded her of its properties for turning mortals into demons, it could also work in reverse for turning demons into humans. He explained that the entire war had been a ruse, a way for his plague-carrying troops to reach throughout Hell, spreading his plague. He also simultaneously used his power to create a conjuring for Neron to witness their conversation, a direct challenge to his power.
Neron accepted, and broadcasting his intentions to the entirety of the Infernal Dominion, teleported to Satanus to bring him to task for his actions. Satanus fought Neron in a magical duel that spread across the realm of Hell. Satanus was able to barely stand against Neron, and just as his enemy prepared to end their fight, he triggered his trap, speaking aloud "Shazam". All the demons infected with DMN were transformed into humans, and each one drew power from Neron, reverting him back to the pitiful demon he had started out as.
Lord Satanus wasted no time beheading Neron. Proclaiming himself ruler of Hell, he gifted his sister with the head of their enemy, and prepared for his rule to begin.
Transporting to Neron's former citadel, Lord Satanus and his sister Lady Blaze moved in, taking over. Trading in his battle armor for robes, Satanus is waited on by numerous servants. Waiting for the Infernal Dominion to re-align itself to his will as it had for Neron, Satanus cut it off from all other planes while his power was consolidated.
He explained to Blaze that instead of placing demons over the souls of the Damned to watch and torment them, he would instead allow them to torment each other. He explained that needing to pass blame on to others, because of their curse of Pride they would keep each other in check, blaming one another for their failures in life and damning themselves even further. Entering his throne room, where thrones waited for both him and his sister, he picked up the dispatched head of Neron and forced it to say the words that would hand over control to him.
He then used his power to re-constitute one of his former demonic servants, sending him forth to find Doctor Fate so that he could be properly punished for the disfigurement of his sister. Waiting as his power grew, Satanus used a burst of strength to remodel and reshape the citadel. Sitting on his throne he began to plan, ready to bring all past debts in to call.
Black Alice later appeared in an attempt to force him into returning a part of her soul that was dragged to Hell during the war by Lilith. She attempted to absorb Satanus' power but was intercepted by Blaze who absorbed Satanus' power for herself and overthrew him as the ruler of Hell while leaving him chained to her side as a shriveled husk.

Popular Midcentury Modern Homes Are Fetching Top Dollar

Architect Reja Bakh specializes in international mega projects, such as the cultural center and hotel complex he is designing in Beijing. But the project that has captured his imagination involves a tiny glass and stucco house in New Canaan, Conn., built in 1953. Known as the Alice Ball House, the home was designed by Philip Johnson—an icon of Midcentury Modern architecture.
“I looked at the house and said, ‘I must have this,’ ” said Mr. Bakh, 49 years old, who paid $2.3 million for the 1,500-square-foot rectilinear house in 2015. “We’re not building onto or doing anything to the original house—it would be like buying the Mona Lisa and taking a magic marker to it.”
Midcentury Modern architecture—a catch-all term that encompasses a wide range of styles, from Bauhaus-inspired glass houses to the California ranch home—has gained cultish popularity in recent decades.
For devotees, the classic Atomic Age house—picture a compact geometric design, an open-plan living space and a lot of glass—is as much an art object as a place to call home. But with their modest square footage, outdated kitchens and often idiosyncratic layout, classic Midcentury Modern homes can be a challenge to actually live in. Homeowners face a dilemma: How to modernize a modernist house without diluting its distinctive features? And where are they going to put all their stuff?

“It’s a more reserved, more streamlined way to live. It’s great for someone who is very neat, very organized,” said Hilary Lewis, chief curator of the Glass House—Philip Johnson’s former home in New Canaan—which opened as a museum in 2007. “A lot of people find it a little too restrictive, they want to have nooks and crannies in their home where they can pile up stuff.”
Mr. Bakh, who lives in New York City with his wife and their twin infant sons, has no plans to live in the Ball House. Instead, he is designing a contemporary glass house nearly 10 times its size at an estimated cost of $3 million, which will be tucked behind it on the woodsy 2.2-acre site. The Ball House, which the family uses as a weekend retreat for now, ultimately will become their art gallery.

Architectural connoisseurs such as Mr. Bakh have been drawn in increasing numbers to New Canaan—a wealthy suburb distinguished by its trove of modernist houses designed by a group of Bauhaus-inspired architects dubbed the Harvard Five, who settled there in the 1940s and ’50s.
“In the 1980s, you couldn’t give them away. There would be regular families living in these houses,” said John Hersam, a real-estate broker with William Pitt Sotheby’s International Realty in New Canaan, noting that dozens of the midcentury homes were torn down in the ’80s and early ’90s to make way for new construction. “The ownership has really changed. It’s really more a luxury market.”
Mr. Hersam and his colleague Inger Stringfellow are the listing agents for Mr. Johnson’s Wiley House. Built in 1952, it features a cantilevered glass cube with a double-height central living area, set atop a fieldstone base with four small bedrooms. The house, which last sold in 1994 for $990,000, is on the market for $12 million.
“It’s a really significant, internationally known property,” Ms. Stringfellow said.
Nationwide, the West Coast has the largest inventory of Midcentury Modern homes, according to data compiled by realtor.com. (News Corp, owner of The Wall Street Journal, also owns realtor.com.)
Listings of homes for sale that mentioned Midcentury Modern as a selling point were most prevalent in California, Washington and Oregon in 2017, and they were priced at a premium. In Seattle, for example, Midcentury Modern houses were 44% more expensive than comparable homes.
“It’s become so trendy in L.A., a lot of art-world people want Midcentury Modern,” said Barry Sloane, who heads a department specializing in architecturally significant properties for Sotheby’s International Realty in Beverly Hills.
Nevertheless, an undiluted modernist aesthetic poses certain challenges in the current luxury market, as Mr. Sloane discovered when he was the listing agent for a house designed by Richard Neutra, a leading modernist.
“One of the biggest problems was the kitchen. Neutra was never very strong on kitchens. It had linoleum counters, very basic,” Mr. Sloane said. “No one wanted to be the philistine that would come along and rip that out.”

Artists Lari Pittman and Roy Dowell own a 1953 glass house that Mr. Neutra designed for his secretary Dorothy Serulnic on a 5.5-acre hillside property in La Crescenta, Calif. “It’s the type of house that requires you to be conscientious about how you physically deal with it,” said Mr. Pittman, a painter and professor at UCLA, noting Mr. Neutra’s use of “humble materials” such as birch plywood and Formica.
Rather than remodel or upgrade the Neutra after living in it for more than a decade, the couple built a second house on the property—a seven-sided contemporary with an interior courtyard designed by Michael Maltzan —for $2.5 million in 2009. “We quickly realized that to preserve the house and honor the house it would be best to move out of it,” said Mr. Pittman, who now uses the Neutra as a guesthouse.

The couple, who want to be closer to their L.A. studios, have listed the compound with its two homes for $4.5 million. Due to their efforts, the Neutra was designated a historic-cultural monument in 2006, safeguarding it against developers who might want to tear it down and preventing future owners from significantly altering its exterior.
“The house is set up for a person who is inclined to a certain connoisseurship of architecture,” Mr. Pittman said. “If you want a screening room and six bedrooms, you shouldn’t buy a Neutra.”

“It’s pretty ideal in terms of indoor-outdoor living, which is nice for California,” said Ms. Lin, a 40-year-old mother of two who designs children’s clothing for her own label, Youth Independent Party.
The family’s 1,421-square-foot “Californian” is part of Mr. May’s Lakewood Rancho Estates development of about 700 tract homes, built 1953-54. Many of the home’s hallmark features were intact, from its Douglas fir post-and-beams and redwood siding, to the translucent mistlite glass panels used throughout as room dividers.

“A lot of those homes underwent some pretty bad additions with second stories being put on,” said Nate Cole, a real-estate broker whose Unique California Property firm specializes in homes by modernist architects.
He recently sold a sleekly renovated Californian in Rancho Estates for $920,000. “One block away,” outside the May development, “a similar sized house would be probably $675,000 to $725,000,” he said.
Consulting old magazines, sales brochures and photographs, Mr. Leaver, a 44-year-old graphic designer, had doors and windows fabricated to match the originals, stripped decades of paint from the birch woodwork, and replaced the shingle roof with a period-correct rock roof.
In one concession to the 21st century, the couple opened up the narrow galley kitchen, removing a pony wall that divided it from the living room and replacing it with a large island. “Women are not behind the kitchen wall anymore,” Ms. Lin said.

But living with all that glass, transparency and openness means that the couple is engaged in a constant battle with clutter. As Christmas approached, Ms. Lin told her daughter to expect just one gift from Santa.
“It was a watch,” she said.

Hyperallergic: A Guide to Architects’ Mundane and Monumental Graves

On my first visit to Chicago, I spent some time wandering Graceland Cemetery, which is something of an Elysian Fields for architects. Ludwig Mies van der Rohe rests beneath a simple granite marker designed by his architect grandson Dirk Lohan; Daniel Burnham is remembered with a large boulder on a lake island; and Louis Sullivan is interred at a formidable granite monument with skyscraper-esque carvings. Amid this burial ground of big names in American architecture, I was surprised to see a familiar glimmer of blue rising from the green grass. It was a shard of aquamarine cullet retrieved from the charred ruins of Bruce Goff’s Shin’enKan house in Bartlesville, Oklahoma, my hometown.
In 2000, almost two decades after Goff’s death in 1982, his ashes were relocated to this marker designed by a former student, Grant Gustafson. It was not the city where he was born or died, yet Goff’s friends and followers considered the Chicago cemetery to be a fitting place for the architect to be interred, alongside these other influencers on the American built environment. Goff is one of over 200 architects whose posthumous fates are featured in Henry H. Kuehn’s Architects’ Gravesites: A Serendipitous Guide. The compendium of tombs, recently published by the MIT Press, was initially self-published in a smaller edition as a passion project by the retired medical industry executive. Although it includes some international names, the focus is on architects who had an influence in the United States, with Kuehn’s own photographs included above brief descriptions of their lives and deaths. While Goff’s gravestone, through its shape and material, references his organic modernist work, many of the sites in Kuehn’s book are indistinct, plain, or sometimes nonexistent. Charles and Ray Eames, for example, have no individual markers at their family plot in St. Louis; Philip Johnson’s ashes were scattered at a rose garden across from his Glass House in New Canaan, Connecticut. By concentrating on the graves of architects, Kuehn is considering what people who dedicated their careers to design chose as their own final statements. “It seems strange that these great architects, who created landmark structures during their lives, put so little thought into how they would be memorialized for time eternal,” Kuehn writes in a preface. “Apparently most of these architectural giants, like most of us ordinary people, either did not feel like dealing with death or felt that a lasting memorial for them was not important.”

For instance, after Paul Rudolph died in 1997, his cremated remains were dispersed at several sites, none with markers. “Knowledgeable sources suggest that a portion was deposited within the ventilating system of his Arts and Architecture Building [at Yale University],” Kuehn writes. Meanwhile, Rudolph Schindler’s ashes were placed in the crawl space of his house in Silver Lake, California. According to Kuehn, these weren’t located when the home was remodeled so “Schindler resides eternally and ethereally in the house he designed and in which he lived.” Marcel Breuer was likewise buried at his former home in Wellfleet, Massachusetts, below a humble granite block, with this epitaph: “Here lies Breuer who broke his knee entirely of his own stupidity.” Still, not all these understated memorials were by choice. Louise Bethune, who is recognized as the country’s first woman architect due to her 19th-century practice, long had only her husband’s name on her headstone at Forest Lawn Cemetery in Buffalo, New York. (A later plaque recognizes her pioneering career.)
There are some grand, on-brand last gestures in the mix, like Le Corbusier’s multi-colored stone tomb overlooking the Mediterranean in Cap Martin, France, or Michael Graves’s more recent red granite memorial in Princeton Cemetery, New Jersey, its playful geometric forms based on sketches he was working on at the time of his death. In Buenos Aires, Eduardo Catalano’s ashes are in both a family mausoleum of his design in La Chacarita Cemetery, and inside the colossal “Floralis Genérica” sculpture that opens its metal flower petals every morning and closes them at night.
This quiet punctuation to the end of an architect’s life is not necessarily out of humility or a denial of death, but, more likely, that their legacy is elsewhere. As architectural critic Paul Goldberger writes in an afterword, “A successful architect, after all, need not fear that he or she leaves nothing behind: the smallest building is usually larger than the most elaborate grave, and most of these architects have left plenty of buildings, most of which are not at all small, for us to remember them by.”

Top 10 Markets With the Highest Hidden Costs of Owning a Home

When it’s finally time to get off the starting blocks and buy a new home, one of the first thing most folks do is … the math. How much do you need to in order to get a place—and how much do you need in order to keep it?
People tend to focus an awful lot on that towering down payment. Then they carefully calculate their closing costs and monthly mortgage payments. Maybe they’ll even factor in the cost of a plush new sofa, and a hot new SUV to park in the driveway. But before they settle into sweet domestic bliss, they really need to come to grips with something else, too: the true costs of homeownership.
Because they aren’t aways so obvious.
Property taxes, leaky roofs, home insurance, and termites — oh my. Truth be told, there are all sorts of hidden costs that could turn your bargain basement deal into a den of financial horrors. Unless, that is, you go in with eyes open wide. We’re here to help!  Our data team at realtor.com® ran the numbers to figure out the cities with the highest hidden costs of homeownership, all in the interest of helping fend off major coronary episodes once the bills come in.
Before you panic and renew your lease, remember that in most places, buying still beats renting in the long run—even with all the costs of ownership included. You’re building equity, remember?
The bottom line is: Be prepared for all the costs of ownership. Financial adviser Jenna Rogers with Mission Wealth Management often advises first-time home buyers to make a list of all the expenses that are expected for at least the first year.
“Open a new savings account, and designate it as the ‘home account,'” Rogers says. “Send the necessary amount to this home account every month. That way, when you have to pay property taxes, for example, you’ve already had the cash build up.”
Still, those costs can vary dramatically, depending on where you live. We ranked the 100 largest metropolitan areas by the following criteria:
Property tax rates
Home insurance premiums
Remodeling costs
Maintenance and repair costs
Hourly rate of housekeepers, home cleaners, gardeners, and landscapers
Pest control costs
Electricity, heating oil, and natural gas bills
Household goods, like a 40-inch flat-screen TV, laundry detergent, and toilet paper.
Hidden cost No. 1: Property taxes
Property taxes are one of the biggest home expenses you’ll have after a mortgage. Long-time homeowners have gotten used to this harsh reality, but newbie homeowners could be surprised to discover just how costly their tax bills can be, especially in the Northeast.
And sometimes, property taxes can seem surprisingly high. Homeowners in the Buffalo, NY, metro area, which covers the upstate counties of Erie and Niagara, pay a whopping 2.9% of their home’s value in tax. Rochester, Buffalo’s next-door neighbor, has a 2.8% rate on average.
Despite their top-ranking property tax rates, though, those cities did not make our overall top 10 list, because their cost of living is otherwise pretty low.
So what determines the home tax rate in a given area? They’re set and collected by state, county, or municipal agencies—in fact, multiple agencies often tax the same property. They’re tied to home values in an area, and used to pay for services, such as schools, and fire and police departments. That’s why they can be tough to predict. For example, some cash-strapped cities will charge a higher rate in order to fund better services.
And sometimes, they’re just indicators of ultra-expensive markets. Property taxes are particularly high in the New York metropolitan statistical area, which spans New York City, as well as Jersey City and Newark in New Jersey. Homeowners there pay an average of $7,300* in property tax, roughly 2% of their home’s value. (Metropolitan statistical areas, as defined by the federal Office of Management and Budget, are highly populated areas made up of one or more city cores, surrounded by suburban and rural communities that share economic ties.)
That’s way over the national average of just over $2,100, according to the Census Bureau.
This is where the equation gets simpler: “In states where you have wealthier people with more expensive homes, that tends to drive property taxes higher,” says John Buhl, spokesperson for the Tax Foundation, a Washington, DC-based think tank.
The heavy tax burden is among the leading reasons that taxpayers are fleeing New York—the state is losing more residents than any other, according to a study by newgeography.com.
Connecticut also has two metros that made our top 10, mostly because of high tax rates. Homeowners in metro Bridgeport pay 1.7% of their home’s value in tax, and those in metro New Haven pay 2.1%. Because the Bridgeport metro area stretches into wealthy Fairfield County enclaves like New Canaan and Greenwich—where hedge-fund managers and CEOs drop millions on real estate—the area has an average property tax bill of nearly $7,000 a year.
Texas, with its sprawling properties and famously affordable real estate, has surprisingly expensive property taxes. The Lone State doesn’t collect income taxes, meaning that the government relies more heavily on property taxes to fund agencies and services. The tax rate in Houston is 1.8%.
Hidden cost No. 2: Home insurance Skip the flood insurance, and you could be looking at a deluge of expenses.

Even if you’re a gambler at heart, home insurance is indispensable when it comes to protecting major assets. And they don’t get much larger than a home. For those who take out a mortgage, it’s required by the lender. For everyone else, insurance is highly recommended—who wants to risk a six-digit loss? Because stuff happens.
Florida, with a long coastline that bears the brunt of hurricanes and tropical storms, has the country’s highest average home insurance cost, at $298** per month. That’s nearly three times the national average of $102, according to Insurance.com. The pricey premiums add to the financial burdens of homeowners in Cape Coral and Miami, which both rank high on the list.
Insurance also takes a big bite out of the paychecks of New Orleans homeowners. Think two names: Katrina and Rita. After those hurricanes, not being able to find affordable insurance has become a hurdle for home buyers, especially first-timers. Why do they call this place the Big Easy again?
“In high flood-risk neighborhoods, the insurance is so expensive that it’s nearly impossible for a young couple to buy,” says Richard Jeansonne, a broker at French Quarter Realty in New Orleans. “With mortgage, flood insurance, and other expenses, it’s just not something they can afford.”
Because the cost of flood insurance is based on on the elevation of the house, buying a home on higher ground reduces the premium. Homes along the Mississippi River, like in the French Quarter and Uptown neighborhoods, are built on an elevated riverbank and are therefore cheaper to insure.
Everything’s bigger in Texas—and so are insurance premiums. After all, Texas residents are susceptible to a myriad of perils, from hailstorms to tornadoes to wildfires to floods. All the risks amount to an average of $162 in home insurance every month. Ouch!
In disaster-prone areas, homeowners could get a discount on insurance for securing the foundation and installing a metal roof, according to Insurance Council of Texas spokesman Mark Hanna. A good security system and close proximity to highly rated fire departments also reduce the premium. And maintaining a high credit score can lower your insurance rates too—sort of a housing win-win.
Hidden cost No. 3: Maintenance and remodeling Need a new roof? It’ll cost ya.

One of the biggest fears of cash-strapped homeowners everywhere: an issue they might not have noticed, like a leaky roof or cracked foundation, will snowball into a catastrophe, and cost a fortune to repair.
No wonder conventional real estate wisdom (CREW) dictates that you should set aside 1% of your home’s value for maintenance each year. But the real amount depends on the condition and location of your home. Repairs to storm-beaten New Orleans homes cost $31,650 on average, among the highest in our study.
In addition to repairs, homeowners need to continue investing in their homes to maintain—or better yet, increase—valuations. That’s why American homeowners are shelling out more and more on improvements. In 2016, they spent $361 billion, according to the Joint Center for Housing Studies of Harvard University. That’s up 13.5% from the previous peak in 2007.
Serious renovation, of course, goes way beyond picking out curtain patterns in Home Depot. A standard kitchen remodel project costs around $21,680 nationally, and even repainting a home’s interior costs around $1,700, according to HomeAdvisor’s True Cost Guide. And the number goes up exponentially where labor and material costs are high. In Los Angeles, the average cost of kitchen renovation is $31,177.
“When the house price is higher on average, it feels more justifiable to spend more on the house itself,” says Brad Hunter, HomeAdvisor chief economist. “Somebody in Los Angeles and San Francisco is going to be willing to pay a lot more on a kitchen than, say, Provo, Utah.”
Hidden cost No. 4: Utility bills
Homeowners can’t forget those bills for water, power, and trash that arrive each month. If you’re moving from an apartment to a home for the first time, know that the increase in square footage can pack a real punch, in a bigger utility bill.
Connecticut homeowners spend the most on heating oil, at $104 a month, according to a WalletHub analysis. In the Bridgeport metro, heating oil plus natural gas and electricity totals $309 a month, the highest in our study.
Florida’s sunny climate means that residents aren’t likely to have high heating bills. But the summer heat and humidity means that Floridians are likely to be cranking those air conditioners. Homeowners in Cape Coral pay some of the country’s highest electricity bills, at $216 a month. Not too far away, in Miami, they pay $184 a month for electricity.
In Hawaii, electricity is produced by petroleum-fired power plants. As you might imagine, petroleum must be shipped onto the islands, adding to the cost of production—and utility bills. Frugal homeowners usually install solar panels. This helps to cut down on their electricity bills, which average $172 a month in Honolulu.
Hidden cost No. 5: Domestic labor Those windows won’t wash themselves…

After a few months lugging canister vacuums up and down two flights of stairs, you may finally give up and decide to hire someone to maintain your sanity. But don’t underestimate the price of this peace of mind.
The average rate of a housekeeper is $12.50 an hour across the country, according to Care.com, an online marketplace for housekeepers and care providers. If you hire a housekeeper for three hours every month, that adds up to $450 a year.
Depending on where you live, the rate could also go up considerably—to $15 an hour or above in New York, America’s most expensive city.
Dealing with pests like mice, termites, cockroaches, and bedbugs costs $178 on average, according to HomeAdvisor. In Honolulu, the cost goes up to almost $300. The cost of living in paradise vermin-free is steep.
Mowing the lawns and blowing leaves are traditionally DIY projects, but they’re easy ones to neglect. Before you know it, your nosy neighbor has already blabbed to the neighborhood association, and fines are accruing. Bummer! The cost of outsourcing varies, depending on lawn size and the extent of the work. On average, homeowners spend about $156 on lawn services, according to HomeAdvisor.
Does it make sense to shell out for such upkeep? Says financial adviser Rogers, “It’s really all a matter of budgeting, and finding out what’s most important to you.”
