Hello! Thank you for joining me on this exciting journey to home owning! About 1.5 years ago, my newlywed husband and I began looking to buy our first home and something that really jumped out at me in our quest was the lack of information on home buying from a young professional perspective. Now, if you're not from Southern California or looking to buy here, you might be thinking "how is it different from any other first time home buyer anywhere else in the nation?" Well, the biggest difference is going to be price. Houses here, whether new constructs or "character" homes" are disproportionately more expensive than in other states. Even if you stay out of the city, a 3 bedroom, 1.5 bathroom house will still be in the 500K range in a not-so-great area. So all the young couples on HGTV looking to buy a 5 bedroom, 3 bathroom house with a budget of 250K just isn't going to swing here. 

We were also looking at new constructions only because I am very much into fixing things up and my husband is very into move-in-ready so a new construction home just fit the bill.

FIRST STEP: decide on a location. We pulled up google maps, looked at what location would bring us closer to our parents but still won't literally drive us crazy commuting to our jobs and we happened upon Chino. Now, Chino is a cow-town (what!? those exist in CA? - YES!), rather inland, and very up-and-coming (at least we hope so!). Every direction you look will have model homes and new construction. It wasn't ideal that there were still cows everywhere, or that it wasn't within 5 minutes to any freeway but we both see the potential Chino has in the long run. 

SECOND STEP: decide on a builder. The first 20 model homes you look at will be exciting and fun. You'll likely start off with amusement with all the beautiful interior decorating, taking photos of every room. Then, after around model home #10, you'll think to yourself, "I should be more organized because all these photos don't tell me anything if I can't remember what model this was in," so you have your pad of paper writing down things like "no upstairs loft" or "small master bathroom." Then, after model #20 you will need approximately 4 minutes to observe the house to decide if you want to ask the salesperson the what the HOA is. We decided after 3 months of house hunting that we only liked the Cal Atlantic home builder (aka. Standard Pacific in Orange County). We liked the materials, the quality of the build, and the floor plans. 

THIRD STEP: get on their priority list. You need to get pre-qualified to be on this list but it can be done through any lender for the moment. You can change lenders later. It typically takes 1 online submission, and 1 15-minute phone chat with the lender. This is a necessary step - you cannot buy a bottom up, new construction home without getting on their priority list. They then will have "phase release" days. Everyone who wants a home shows up at 10AM Saturday morning. They go down the list one-by-one and when your name is called, you can either "defer" to the next phase, or you can dib your new home! It's as fast as that. More on our experience with this big day in my next post. 

After you put your earnest money down ($5000 for our house), everything begins moving very quickly. We just put our earnest money down 4 days ago, already have a design center appointment coming up next week, and already chose our electrical (recessed and can lighting - will explain more in a later post). The deadlines for these customizations happen quickly! 

TLDR: pick a location, pick a builder, get on their priority list, get a house
