Understanding closing costs helps first-time home buyers make sure they save enough money for a down payment as well as the additional costs involved when buying a home. Closing costs are all the extra fees and expenses in a home purchase, including mortgage-related fees and property taxes. Mortgage-related costs include loan origination fees, document processing fees, home insurance for the first year, and mortgage insurance. Title-related costs incur when the lender performs a title search. Tax monitoring service confirms that the seller is current with the property taxes. Other costs include appraisal fees to find the value of the property and credit report fees to determine the credit-worthiness of the borrower.
Buyers may also have to pay inspection costs for evaluating the property’s exposure to risks such as pests and floods. Some lenders give buyers the option of reducing the interest rate on their loan by purchasing what are referred to as points. If the buyer pursues this option, the amount they pay for points will form part of the closing costs.
Additionally, closing costs may include property taxes for the six months following the close of the sale. Further, many counties and states charge a fee to record the title transfer.
Within three days of filing for a mortgage, lenders must give home buyers an estimate of closing costs. These estimated costs will change, so a few days before the closing, lenders give the home buyers a disclosure confirming the final fees payable at closing.

Generally, closing costs run from just below 1 percent to 6 percent of the property’s price. The exact amount varies depending on the location, the property value, and the lender.
A 2021 study by CoreLogic’s ClosingCorp showed that the average closing payment for a US home in 2021 was $6,905. Washington, D.C., had the highest closing costs with $29,888 (3.9 percent of the average home price). States with the highest closing costs were Delaware with $17,859 (5.4 percent of the average home price) and New York with $16,849 (3.1 percent of the average home price).
States with the lowest closing costs were Missouri with $2,061, Indiana with $2,200, and North Dakota with $2,501. These costs were 0.8 percent, 0.9 percent, and 1 percent of the average home prices, respectively. The average rate in California was $5,665, or 1 percent of the average home price in the state.
Often, the buyer pays the bulk of closing costs along with their down payment, or their lender rolls these costs into the mortgage loan. However, buyers can negotiate with sellers to cover some of the closing costs. In a market with few buyers, sellers sometimes offer to pay all closing costs to make the deal more attractive to buyers.
Buyers may have other options to reduce closing costs. For example, they can shop for lenders with better terms and lower fees. Some banks and credit unions offer temporary deals on closing costs to attract borrowers.
Buyers can also depend upon the expertise of their real estate agents. These professionals may have relationships with mortgage brokers who can give buyers loan discounts.
