Buried 500-Year-Old Gold Coins Hidden by Monk Discovered in Germany
Archaeologists have uncovered several 500-year-old gold coins during excavations at the ruins of a medieval monastery in Germany.
The discovery was made in the former Himmelpforten monastery near the town of Wernigerode in Saxony-Anhalt state, German news agency Deutsche Presse-Agentur (DPA) reported.
Wernigerode is renowned for its well-preserved historic center, with its colorful medieval buildings, as well as its 12th-century castle.
In total, researchers identified four gold coins in the monastery ruins that would have been very valuable.
Archaeologists think that the coins, some of which are heavily worn, may have been hastily hidden by monks when the monastery was stormed by rebellious farmers in 1525.
"The gold coins were of great value, and the small fortune was probably hidden by a monk in an acutely dangerous situation," project manager and archaeologist Felix Biermann of the Saxony-Anhalt State Office for Monument Preservation and Archeology told the DPA. "The whole thing did not end well because the coins could not be recovered."
The artifacts are known as guilders-the name of several gold coins used during the Holy Roman Empire. The HRE was a political entity spanning western, central and southern Europe that lasted for around 1,000 years from the tail end of the first millennium until its dissolution in 1806.
At the empire's greatest extent, its territory covered the entirety of modern-day Germany. Rather than being a single unitary state, the HRE was a confederation of numerous small- and medium-sized political entities.
The coins found at the monastery in Wernigerode, which was once located within the territory of the HRE, measure just over 1 inch across. They include a guilder minted in Frankfurt before 1493 by the Holy Roman Emperor Frederick III, as well as one produced in Schwabach, near Nuremberg, between 1486 and 1495. The other two guilders were minted in Bonn, a city in western Germany, around 1480-1481.
In addition to the coins, archaeologists have uncovered numerous artifacts dating from the 13th to the 16th centuries during their recent work at the monastery site. These items include brass book clasps from the monastery library, ceramics, animal bones, a cavalry spur and ornate cloth seals made of lead. Archaeologists said these artifacts indicate large-scale trade and a prosperous monastic community.
The Himmelpforten monastery was founded before 1253 by the noble von Hartesrode family and once housed Augustinian hermits. The Augustinians are members of Catholic Christian religious orders who live in a manner inspired by Saint Augustine's rules of life.
In 1516, the Himmelpforten monastery was visited by German priest, theologian and Augustinian friar Martin Luther, a seminal figure in the Protestant Reformation.

The US has its first presidential rematch since 1956 (AP) Just when Americans thought they were out, Joe Biden and Donald Trump pulled them back in. The sequel to the 2020 election is officially set as the president and his immediate predecessor secured their parties’ nominations. Biden and Trump have set up a political movie the country has seen before—even if the last version was in black and white. The last presidential rematch came in 1956, when Republican President Dwight D. Eisenhower again defeated Adlai Stevenson, the Democratic opponent he had four years prior. Grover Cleveland, meanwhile, was the nation’s 22nd and 24th president, winning elections in 1884 and 1892.
Congress is becoming less productive (Reuters) The U.S. Congress is navigating yet another government funding deadline—the eighth in less than six months—and are at an impasse over sending aid to key allies in Ukraine, Taiwan and Israel. Divisions among Republicans in the House and Senate killed a major bipartisan border policy bill. Reforms to bedrock programs like Medicare and Social Security are desperately needed but no closer to getting passed. Meanwhile, the House of Representatives spent close to a month without a speaker last year due to infighting between moderate and hard right factions of the Republican party. When U.S. Representative Chip Roy, a Republican from Texas, begged his colleagues in November to “give me one thing I can campaign on and say we did,” he was articulating what many lawmakers and observers were feeling: Congress isn’t working. The simplest expression of this is the number of bills passed by Congress. Just twenty-seven bills were passed last year—a record low.
In yearly Pennsylvania tradition, Amish communities hold spring auctions to support fire departments (AP) A couple hundred used buggies—horses not included—were lined up and ready for the auctioneer’s gavel last weekend when day began at the Gordonville mud sale, a local Amish tradition dating to the 1960s. Mud sales are country auctions that benefit volunteer fire departments across what the Amish community refers to as the Lancaster settlement, located some 70 miles (113 kilometers) west of Philadelphia where the devout Christian group began to settle about 300 years ago. They don’t sell mud, although a cold rain brought plenty of it. The name refers to early spring, when wet fields have begun to thaw but may not be ready for the plow. Gordonville’s mud sale, one of at least a dozen being held this spring in the region, drew thousands of bidders and was expected to net the fire department about $100,000, about 10% of the total proceeds. Amish people make and donate much of the food and sale items and are the buyers of most of the buggies and the array of horse-drawn farm equipment.
As leader resigns, Haitian politicians rush to form new government (Washington Post) Haitian leaders scrambled Tuesday to meet a 24-hour deadline to set up a panel that will lead the deteriorating country to new elections following the resignation of Prime Minister Ariel Henry. Kenyan officials, meanwhile, said they were putting the deployment of a U.N.-approved multinational security force to the beleaguered Caribbean nation on pause until a new government is in place, according to media reports. A senior U.S. State Department official said the transitional presidential council would select an interim prime minister and government in “the very near future” and the mission should “go forward without delay.” Perhaps the greatest question: Would the gangs that helped push Henry allow the transition to a new authority?
Germany hit by new wave of airport, train strikes (DPA) Germany has again been hit by a double wave of strikes in the transport sector, as train drivers and aeroplane cabin crews stopped work on Tuesday in ongoing wage disputes. Around 80% of long-distance trains were cancelled on Tuesday as train drivers from the state-owned rail company Deutsche Bahn went on strike. At major air hubs Frankfurt and Munich, tens of thousands passengers were having to reschedule their flights due to a two-day strike by the cabin crew union Ufo at Lufthansa. Individual flights were also cancelled at other locations such as Berlin's international airport.
‘Jamming’: How Electronic Warfare Is Reshaping Ukraine’s Battlefields (NYT) The Ukrainian soldier swore and tore off his headset. His video monitor had gone blurry at first, the landscape of shattered trees and shell craters barely visible, before blacking out completely. The Russians had jammed the signal of his drone as it was flying outside the town of Kreminna in eastern Ukraine. For a while, the Ukrainians enjoyed a honeymoon period with their self-detonating drones that were used like homemade missiles. The weapons seemed like an effective alternative to artillery shells for striking Russian forces. Now, the bad days are starting to outweigh the good ones: electronic countermeasures have become one of the Russian military’s most formidable weapons after years of honing their capabilities. Electronic warfare remains a hidden hand in much of the war, and like Ukraine’s disadvantage in troop numbers and ammunition supplies, Ukraine suffers in this area as well in comparison to Russia. Russia has more jamming equipment capable of overpowering Ukrainian signals by broadcasting on the same frequencies at higher power. It also exhibits better coordination among their units.
Naval drones versus Russian warships (BBC) The secretive G-13 unit of Ukraine’s military intelligence agency was behind the sinking of the Sergey Kotov warship last week, its fifth downing in the year since it’s been in operation. The group’s not-so-secret weapons are naval drones—cheap, unmanned and lethal. The Magura V5, named after a Slavic goddess of war, looks like a small motorboat with a flat surface instead of passenger seats. “It doesn’t emit a lot of heat, so it’s almost invisible for thermal cameras. It’s made from plastic, therefore even radars struggle to see it,” says the unit’s commander. Produced by the Ukrainian armed forces, the drone’s claimed range is 800km (500 miles), so it can easily reach the Crimean peninsula and even the Russian coastline. It can allegedly carry 250kg of payload, enough to sink a warship.
Putin warns the West: Russia is ready for nuclear war (Reuters) President Vladimir Putin warned the West on Wednesday Russia was technically ready for nuclear war and that if the U.S. sent troops to Ukraine, it would be considered a significant escalation of the conflict. Putin, speaking just days before a March 15-17 election which is certain to give him another six years in power, said the nuclear war scenario was not “rushing” up and he saw no need for the use of nuclear weapons in Ukraine. “From a military-technical point of view, we are, of course, ready,” Putin, 71, told Rossiya-1 television and news agency RIA in response to a question whether the country was really ready for a nuclear war. Putin said the U.S. understood that if it deployed American troops on Russian territory—or to Ukraine—Russia would treat the move as an intervention.
Chinese trust goes bust, reflecting turbulent economy (AP) Some investors in a troubled trust fund in China are facing financial ruin under a government plan to return a fraction of their money, casualties of a slump in the property industry and a broader economic slowdown. Sichuan Trust, headquartered in the southwest city of Chengdu, announced it was insolvent in 2020, stricken by sketchy accounting and failed investments in shopping malls and other projects. A deadline earlier this month to accept a 20%-60% “haircut” or loss on their investments has left some investors in deep financial trouble. China’s economy, the world’s second largest, depends heavily on real estate development to drive growth and create jobs. Property prices and sales have languished after a crackdown on what leaders viewed as dangerous levels of borrowing, causing dozens of developers to default on their debts. The ruling Communist Party faces a dilemma: Debt is a problem, but falling home prices lead people to scrimp on spending. That squeezes companies’ sales, so they lay off workers and cut back on investment. The result: slowing growth and less wealth to go around.
Medics say they were ‘humiliated’ in raid (BBC) For several weeks, Alice Cuddy and several of our colleagues have been investigating what went on when the Israel Defense Forces (IDF) raided Gaza’s Nasser hospital last month. It was at the time one of the few medical facilities still functioning in the Strip. Intelligence, the IDF said, indicated the presence of Hamas operatives—a claim denied by Hamas. Some hostages who got out of Gaza said they had been held at Nasser. Since the raid, Palestinian medical staff in Gaza have told the BBC they were blindfolded, detained, forced to strip and repeatedly beaten by Israeli soldiers. Doctor Ahmed Abu Sabha, whose account closely matches those of two medics who wished to remain anonymous, described being detained for a week. Muzzled dogs were set upon him and his hand was broken by an Israeli soldier, he said. The three men told the BBC they were beaten, doused with cold water, and forced to kneel in uncomfortable positions for hours. The IDF did not comment on the specific allegations, but said “any abuse of detainees is contrary to IDF orders”.
A Ramadan of ‘sadness’ as war-weary Gazans go hungry (Washington Post) For Mahasen Khateeb, the Muslim holy month of Ramadan used to be a time of lavish dinners, family gatherings, communal prayers and gift giving. “All of that is gone,” the 31-year-old graphic designer said by phone from Jabalya, in northern Gaza, which humanitarian groups warn is on the brink of famine after months of Israeli siege and bombardment. Khateeb doesn’t have enough food for suhoor, the traditional meal eaten before dawn, when the day-long Ramadan fast begins. On Tuesday for iftar, the post-sunset meal when people break their fast, she planned to make rounds of bread topped with canned tomato sauce. Her brother risked his life, she said, to get a bag of flour during a rare and chaotic aid delivery last week. “This situation isn’t new with Ramadan,” she said. “We’ve already been fasting for more than a month. … There are no food products to buy and eat.” Khateeb said she has mainly been subsisting on green leafy plants that grow with the winter rains and die out as spring approaches. 16 children have died of malnutrition in aid-starved Gaza, health officials say
A ship carrying 200 tons of food is heading to Gaza (Washington Post) A ship carrying nearly 200 tons of food left Cyprus on Tuesday to deliver desperately needed aid to the Gaza Strip, where concerns are mounting over the worsening humanitarian situation. The journey, if successful, would mark the first shipment of aid into Gaza via a new maritime route—but the supplies the ship is carrying represent only a fraction of the amount of aid needed after five months of a devastating war that has killed more than 31,000 Palestinians, according to the Gaza Health Ministry. The mission is being undertaken by World Central Kitchen, the aid organization founded by celebrity chef Andrés, who is based in Washington. “We have served more than 35 million meals in Gaza & the maritime corridor will allow us to provide millions more,” the group said.
Zimbabwe, After Expelling U.S. Officials, Accuses Them of Promoting ‘Regime Change’ (NYT) The government of the southern African nation of Zimbabwe detained, interrogated and deported officials and contractors working for the United States government last month, and this week accused them publicly of promoting “regime change” in their country. The incident is the latest in the Zimbabwean government’s aggressive efforts to thwart both domestic and international challenges to its authority. The incumbent government claimed victory in a chaotic election last year that several independent observer missions said lacked fairness and credibility. But it also points to a deeper tension over the United States’ proclaimed efforts to promote democracy around the globe. Some nations, including Zimbabwe, have accused America of meddling in their affairs and attempting to impose its values—as well as of hypocrisy, given the threats at home to its own democracy.

Officials in western Germany are launching an investigation into the case of an eight-year-old girl who was kept locked in a room for more than seven years of her life.
The probe will examine how child protection services could have missed clues that the child was being hidden by her mother and grandparents in the small town of Attendorn.
What do we know so far?
Officials said the child, known only as Maria, showed no sign of malnutrition or abuse. However, she was reportedly so underdeveloped that she was not able to climb stairs or make her way across uneven ground.
The girl said she had never been in a car or seen a meadow or a forest, authorities said.
Senior prosecutors said that, given the fact that the girl had not been able to leave the house since she was a year-and-a-half, she "cannot have consciously been aware of much of the outside world."
Maria's mother and grandparents have so far declined to answer police questions about why she was kept hidden for so long, according to officials.
The mother, named only as Rosemarie G. and thought to be aged 47, told local authorities in 2015 that she had moved to the southern Italian region of Calabria.
Maria's father told local child services that he had repeatedly seen Maria and her mother in Attendorn in September 2015.
However, child welfare services officials say that, when they spoke to Maria's grandparents in 2015, they were also told that Maria was in Italy.
Child protection authorities said they were repeatedly turned away by the grandparents, and police were also denied access to the home, having never produced an official warrant.
The girl's whereabouts were investigated again in July this year, when police received a tipoff about a rumor that she had been locked away. Relatives of the mother told police that she and the child had never lived in Italy.
Italian authorities also told youth welfare officers that the child had never lived at the address that the mother had given German officials.  A court order was granted, and the child was eventually found at her grandparents' home.
What happens now?
The child, now nearly nine, has been placed in a foster home. Her mother and grandparents are under investigation for deprivation of liberty, an offense that carries a maximum sentence of 15 years imprisonment.
A separate probe will examine how child protection services could have missed clues that the child was being hidden by her mother and grandparents.
Child welfare officials were said to have received reports that the girl was being kept at the location two years ago and one year ago. However, they said they had no solid evidence to follow up the case.
"We have to shed light on whether the youth welfare office did everything did everything necessary to uncover the case," senior public prosecutor Patrick Baron von Grotthuss told the DPA news agency. "If an eight-year-old girl is presumed to have been hidden in a house for almost seven years, the question inevitably arises as to whether the child could not have been found earlier."

what country is best for vpn
Privacy-friendly VPN jurisdictions
Protecting your online privacy is paramount in today's digital landscape, and one way to safeguard your data is by using a Virtual Private Network (VPN). However, not all VPN jurisdictions offer the same level of privacy and security. Some countries have strict data retention laws or are part of international surveillance alliances, which can compromise user privacy. Therefore, opting for a VPN based in a privacy-friendly jurisdiction is crucial for ensuring your online activities remain confidential.
Switzerland is often regarded as one of the most privacy-friendly VPN jurisdictions due to its strong privacy laws and respect for user anonymity. The Swiss Federal Data Protection Act (DPA) prohibits the collection of personal data without consent, providing a solid foundation for VPN providers to operate without compromising user privacy.
Another notable jurisdiction is the British Virgin Islands (BVI), which boasts favorable privacy laws and a lack of mandatory data retention requirements. VPN companies based in the BVI are not subject to invasive surveillance measures, offering users a high level of privacy protection.
Similarly, countries like Panama, the Seychelles, and Iceland are popular choices for VPN providers seeking privacy-friendly jurisdictions. These countries have minimal data retention laws and are not part of any major surveillance alliances, making them ideal locations for VPN services focused on protecting user privacy.
When choosing a VPN provider, it's essential to consider where the company is based and the jurisdiction's stance on privacy and data protection. Opting for a VPN headquartered in a privacy-friendly jurisdiction can significantly enhance your online privacy and security, ensuring your data remains confidential and protected from prying eyes.
VPN regulations by country
VPN regulations vary by country and can have a significant impact on internet users. In many countries, Virtual Private Networks (VPNs) serve as a crucial tool for individuals and businesses seeking to protect their online privacy, access geo-restricted content, or maintain secure communication channels. However, the legality and restrictions surrounding VPN usage can differ widely across the globe.
Countries like China, Russia, and Iran have strict regulations on VPNs, requiring providers to obtain government approval and enforce censorship measures. In contrast, nations such as the United States, Canada, and most European countries generally have more relaxed attitudes towards VPN usage, with minimal restrictions in place.
In some regions, VPN services are completely banned, making it illegal for individuals to use them. This can pose challenges for expatriates, journalists, or activists who rely on VPNs to bypass government surveillance or access blocked websites.
Furthermore, data retention laws vary from country to country, impacting VPN providers' ability to store user information and respond to government requests for data access. European countries under the GDPR legislation, for example, have strict data protection regulations compared to nations with less stringent policies.
As the demand for online privacy and security grows globally, navigating the complex landscape of VPN regulations becomes increasingly important. Users must stay informed about the legal implications of VPN usage in their respective countries to avoid potential penalties or restrictions on internet freedom. By understanding VPN regulations by country, individuals can make informed decisions about their online privacy practices and choose VPN services that align with their needs and legal requirements.
Optimal VPN server locations
Choosing the right VPN server location is crucial for optimizing your online security, privacy, and browsing experience. With numerous server locations available, it's essential to understand the factors that determine the optimal choice for your needs.
One primary consideration is your intended online activity. If you're accessing region-specific content, such as streaming services or websites restricted to certain countries, selecting a VPN server location in that region is necessary to bypass geo-restrictions effectively. For instance, if you want to access US-based streaming platforms like Netflix or Hulu from outside the country, connecting to a VPN server located in the United States would grant you access to the desired content.
Additionally, distance plays a significant role in VPN server selection. Generally, connecting to a server closer to your physical location ensures faster connection speeds and lower latency. Therefore, if your priority is speed and performance, choosing a nearby server is advisable.
Moreover, consider the server's jurisdiction and privacy laws. Opt for VPN servers located in countries with stringent privacy regulations and a track record of respecting user privacy rights. This helps ensure that your online activities remain confidential and protected from surveillance or data logging.
Furthermore, for enhanced security, you may want to select VPN servers located in countries with robust cybersecurity measures and advanced encryption standards. These servers offer an additional layer of protection against cyber threats and potential data breaches.
In conclusion, when choosing the optimal VPN server location, consider factors such as intended online activities, proximity for speed, jurisdiction for privacy, and security measures. By making an informed decision based on these factors, you can maximize the benefits of using a VPN while safeguarding your online presence effectively.
VPN services comparison by country
Comparing VPN services by country can be crucial for users seeking to maximize their online privacy and security. Different countries have varying regulations, censorship laws, and levels of internet freedom, influencing the effectiveness and suitability of VPN providers.
In countries with strict internet censorship, such as China or Iran, users often require VPNs with advanced obfuscation techniques to bypass government restrictions effectively. Providers like ExpressVPN and NordVPN are known for their robust encryption and obfuscation features, making them popular choices in such regions.
For users in countries with stringent data retention laws, such as Australia or the United States, VPNs with a strict no-logs policy are essential. Services like Surfshark and Private Internet Access are renowned for their commitment to privacy, ensuring that user data is not stored or shared with third parties.
In regions where online privacy is a top concern, such as Europe, VPNs adhering to strict privacy regulations like GDPR are preferred. Providers like CyberGhost and ProtonVPN prioritize user privacy and offer features like DNS leak protection and a kill switch to ensure maximum security.
Speed and server coverage are also critical factors to consider when comparing VPN services by country. Users in countries with limited server locations may prioritize providers with a vast global network to access content from around the world without sacrificing speed. VPNs like ExpressVPN and NordVPN boast extensive server networks, providing fast and reliable connections regardless of location.
Ultimately, the best VPN service by country depends on individual needs and the specific online landscape of each region. By considering factors like censorship laws, data privacy regulations, and server coverage, users can choose a VPN that meets their requirements for security, privacy, and accessibility.
Government surveillance and VPN legality
Government surveillance has become a growing concern in recent years as authorities around the world aim to monitor online activities for various reasons. In response, many individuals have turned to Virtual Private Networks (VPNs) as a means to protect their online privacy and data security.
VPNs work by encrypting internet traffic and routing it through a secure server, masking the user's IP address and location. This makes it difficult for government agencies and cybercriminals to track the user's online activities.
In terms of legality, the use of VPNs varies from country to country. While VPNs are legal in many nations and are widely used for legitimate purposes such as safeguarding sensitive information and accessing geo-restricted content, some governments have imposed restrictions on their usage. For instance, countries like China, Russia, and Iran have strict regulations on VPNs, requiring VPN providers to obtain government approval and banning unauthorized VPN usage.
In the context of government surveillance, the legality of VPN usage can be a complex issue. While VPNs can help individuals evade unlawful surveillance and censorship, they can also be used for illegal activities such as hacking and online fraud. As such, it is essential for users to understand the legal implications of using VPNs in their respective jurisdictions and to ensure that they comply with local regulations.
Ultimately, the debate surrounding government surveillance and VPN legality underscores the importance of striking a balance between national security interests and individual privacy rights in the digital age.

Home Purchase Mortgage Process For First-Time Homebuyers
Buying a home is an essential milestone in every part of life, but for first-time home buyers who don't know what to expect, the process is often as intimidating as it is exciting. If you are a first-time home buyer, you must understand each step involved, and the various options available can make the journey more accessible and manageable. This article will explore the home purchase mortgage process and first-time home buyers programs that can help you achieve your dream of homeownership.
Tumblr media
Analyze your financial situation: Before buying your first home, it's crucial to analyze your finances. Take a closer look at your income, savings debt, and credit score. This will help you and give a clear picture of how much house you can afford and what type of mortgage you qualify for.
Get Pre-Approved for a mortgage: This is a crucial step in homebuying. It involves submitting financial documents to a lender who will assess your creditworthiness and determine how much they will lend you. Pre-approval gives you a clear idea of your budget and makes you a more competitive buyer in the eyes of sellers.
Find a Real Estate Agent: First-time homebuyers benefit from working with an experienced real estate agent who understands their needs and priorities. An experienced agent can help you navigate the housing market, identify pocket-friendly properties, and navigate on your behalf.
Start Looking for a home: After pre-approval, trust your agent and then start exploring homes that meet your criteria. Make sure to consider factors such as location, size, amenities, and resale potential.
Make an Offer: Once you have found your dream home, your real estate agent will help you make an offer to the seller. This offer will include many details, such as the purchase price, contingencies, and proposed closing date.
Secure Your Mortgage: If the seller accepts your offer, it's time to finalize your mortgage. Make sure you work closely with your lender to lock in your interest rate and give them any extra paperwork they may need. Your lender will examine the property's value to ensure it matches the loan amount.
Close the Deal: The final step in the home purchase mortgage process is the closing. This is where you sign all the necessary papers and become the land owner. You may have to pay closing costs, including fees for getting the loan, title verification, and property taxes.
First-Time Home Buyers Programs:
Various first-time home buyer programs are available to assist individuals in purchasing their first home. These programs may offer down payment assistance, lower interest rates, or reduce closing costs. Some standard programs include:
Down Payment Assistance (DPA) :
A down payment is a significant initial expenditure representing a portion of the cost of the house. It is required for most types of mortgage loans. These programs are typically grants or low to no-interest loans. First-time home buyers may be eligible to receive down payment assistance. These programs include national and statewide programs offered exclusively in cities and countries. Program eligibility requirements for loans and grants may vary.
A close study of over 2,000 down payment assistance programs concluded that 87% of homes are eligible for some form of down payment assistance. Many assume these initiatives are exclusively for low-income, but most middle-class households qualify for down payment assistance.
Tax Deductions:
Several tax deductions allow you to reduce the burden of taxes. Deductions from federal and state revenue may reduce your taxable household income.
Closing Cost Assistance:
As with DPA (Down Payment Assistance), government-sponsored and private programs can help you pay closing costs. However, Closing Costs are additional fees you must pay at the end of the mortgage process. These costs are typically some percentage of the total loan amount. Closing Cost Assistance can come through a grant or loan, the same as down payment assistance.
You can also ask your seller for a seller concession to help with closing costs. The seller may cover attorney fees, real estate tax services, and title insurance. They may also assist with paying property taxes and mortgage points upfront to reduce your interest rate.
Home Buyers Education Programs:
Home Buyer Education Programs can be a good resource if you aren't sure how to start your home search. The best homebuying classes can be free or low-priced and also help students learn about loan options, the buying process, and how to apply for a mortgage.
Federal First-Time Home Buyer Programs:
One of the best programs is the Federal First Time Home Buyer program, Which is open to anyone who is a citizen and legal resident of the U.S. Some of the most popular federal programs for first-time home buyers-
Government- Backed Home Loans:
A government or mortgage loan sponsored by the federal government can also help acquire first-time home buyers programs with no down payment. It can also allow you to buy a home with poor credit. Government-backed loans are less risky for mortgage lenders since the government insures them.
Lenders may now provide borrowers with cheaper interest rates due to this.
These are three Government-Backed Home Loan options-
FHA Loans:
FHA loans are a good option for borrowers needing help to qualify for a conventional loan. The qualification requirements for FHA loans are much more lenient than conventional loans. This includes options for home buyers with credit scores as low as 500 (to qualify for a 3.5% down payment, you must have a credit score of at least 580).
V.A. Loans:
V.A. Loans offer the potential to buy a home without any down payment, lower interest rates, and other special loan terms offered exclusively to members and veterans of the U.S. military.
USDA Loans:
USDA loans allow home buyers to purchase a home without any down payment. These loans are intended for borrowers with low-to-moderate income. In addition to not requiring any money down, you can also finance the loan's closing costs.
Navigating the home purchase mortgage process as a first-time homebuyer may seem complicated, but with the proper guidance and resources, it can be a rewarding experience. By taking the time to educate yourself, secure pre-approval, and explore available programs, you can confidently take the first steps towards homeownership.

Nikken Sekkei Bridges Dubai's New Landmark With The World's Longest Cantilever
The recently constructed One Za’abeel mixed-used complex in the United Arab Emirates, crafted by Japanese design firm NIKKEN SEKKEI, features the world’s longest cantilever, spanning 66 meters above the city. The development consists of two elegant skyscrapers (the Tower and The Residences) connected by an enclosed horizontal bridge called The Link, enhancing the city’s architectural landscape. Situated at the gateway to Dubai’s central financial district, the project serves as a landmark for travelers arriving from Dubai International Airport and symbolizes ambition, innovation, and connectivity. Its prime location facilitates easy access to the downtown area, underscoring Dubai’s ongoing progress. One Za’abeel aims to foster a vibrant community catering to residents and global visitors, with a diverse offering of dining options, retail outlets, office spaces, and distinctive urban hotel experiences. The Link, suspended 100 meters in the air, features a 230-meter viewing platform that spans the east-to-west axis between the towers, offering visitors breathtaking panoramic views. ‘One Za’abeel is now the first building that greets visitors as they travel from the airport to the city centre, and will be the last sight as they leave. We wanted to create an elegant building that both represented the spirit of Dubai and provided a strong gateway for the city,’ describes Kokona Nakamura, Chief Architect of Nikken Sekkei Ltd.
Tumblr media
Arising AS A Strong Gateway For The City
Constructed with a robust tubular steel member system arranged in a diamond grid pattern along four sides, The Link ensures structural stability while providing a spacious, column-free interior. The construction process involved lifting the first section of The Link, weighing around 8,500 tonnes, over a 12-day period, marking one of the region’s heaviest recorded lifts. The 900-tonne remaining cantilever tip was lifted and attached over a four-day period. Placed between the towers, The Link enhances safety and reduces wind-induced swaying, a frequent issue with tall buildings. One Za’abeel covers 530,000 square meters of mixed-use space, with 12,000 square meters of retail, 26,000 square meters of offices, and new luxury residential spaces. The towers are connected by the Al Mustaqbal Bridge, easing commuting as they drive directly into the downtown area. Creating a lateral new gateway to the city, One Za’abeel Tower reaches a height of 305m, while the second tower, One Za’abeel The Residences, reaches a height of 235 meters. The exteriors by NIKKEN SEKKEI feature Low-E glass with high transparency and high solar shielding performance, with glass fins providing visual interest and solar shielding. The Podium offers retail and dining options, surrounded by green spaces and walkways. Urban parks, a playground, and a garden pool enrich the entrance experience.

Plant for the production of lithium opened in Germany
Tumblr media
A valuable raw material is stored underground on the Upper Rhine: lithium. The alkali metal is a component for batteries in electric cars, for example. A company is now planning extensive funding in the southwest.
The raw material lithium, which is important for car batteries, among other things, is to be extracted from the Upper Rhine Graben[1] on a significant scale. The company Vulcan Energy (Karlsruhe)[2] opened a plant for the production of lithium on a ton scale in Landau[3], Palatinate on Thursday 23-11 - as a preliminary stage of a commercial plant.
From 2026 onwards, lithium chloride will be pre-produced and refined into the end product lithium hydroxide in Frankfurt-Höchst, as Vulcan founder Horst Kreuter said in Landau. “We are expecting 24,000 tonnes per year in project phase one, which is enough for 500,000 car batteries per year.”
The system presented on Thursday cost around 40 million euros; Kreuter put the total investment volume for the first project phase, including drilling, at around 1.4 billion euros. “Estimates suggest that 40 percent of the European demand for lithium and even 100 percent of the German demand could be covered in the Upper Rhine Graben,” said Kreuter.
Like cobalt, lithium is considered one of the most important raw materials for batteries. There it is important for storing electricity in charged form. The lithium-ion battery is also used in smartphones and computers.[4]
Materials scientist Volker Presser sees advantages of extracting lithium in the region, with short distances to car factories. “The extraction of lithium from water, which is used for electricity and heat anyway, also enables significantly improved economic efficiency,” said the Professor of Energy Materials at the INM - Leibniz Institute for New Materials[5]. This is important in order to reduce the overall CO2 footprint of batteries and electric cars. “A real location advantage.” At the same time, the dependence on international supply chains and “critical” countries of origin is reduced.
“The focus on lithium currently makes a lot of sense - and the Upper Rhine Graben area in particular is characterized by economically interesting lithium concentrations,” emphasized Presser. Beyond geothermal energy, battery recycling is of enormous importance. “It is enforced by EU rules and economic interest is promoted in order to develop further lithium sources,” emphasized the expert. The currently small amount of used batteries is a challenge. “But that will change in the foreseeable future.”
The German Federation for the Environment and Nature Conservation (BUND)[6] also believes it makes sense to set up its own local production facilities to meet the high lithium demand for mobile power storage systems such as vehicles. “When importing from countries with lower social and environmental standards, injustice and exploitation can quickly occur,” said speaker Michael Ullrich from the Rhineland-Palatinate regional association[7]. Extracting lithium from the deep water obtained from deep geothermal energy could be a sensible option. “There are of course precautionary measures to be taken to protect the groundwater, such as securely sealing the boreholes,” said Ullrich.
At the plant in Landau, Vulcan Energy wants, among other things, to train its team with a view to the planned commercial production. The aim is to use deep geothermal energy to extract CO2-neutral lithium from thermal water in the Upper Rhine Graben. In geothermal systems, the heat from water from the depths is used. In the Upper Rhine Graben, the thermal water contains lithium, which is to be filtered out before being pumped back into the ground.
The lithium chloride obtained in the current plant is converted in Höchst into the end product lithium hydroxide, which is then tested by Vulcan partners such as Stellantis, Volkswagen and Renault.

German police said on Thursday that an explosion in a high-rise apartment block had injured both firefighters and police officers who had been carrying out an operation in the building.
The incident took place in the western German city of Ratingen, located outside of Düsseldorf.
The blast injured at total of 12 officers and firefighters, some of whom sustained "life-threatening" injuries. A dead body was found in an apartment, with authorities working to identify the person.
A police spokeswoman told the dpa news agency that officers were injured because they were already in the building for an operation.
She said that police had been called to the building originally to assist a person supposedly in distress when an explosion took place in the apartment.
Man arrested with injuries, corpse found in apartment
A police spokeswoman at the scene said a 57-year-old man, the occupant of the flat from which the explosion came, had been arrested.
Police had stormed the apartment and arrested him, she said. He was injured, but she said she could not comment on whether his injuries were sustained before or during his arrest.
Later on Thursday, North Rhine-Westphalia's (NRW) Interior Ministry said that a dead body had been found in the apartment as well.
The state Interior Minister Herbert Reul said this while briefing the state parliament in Düsseldorf on the operation, saying preliminary information pointed to 10 wounded firefighters and two police officers.
Further comments were expected later on Thursday from federal Interior Minister Nancy Faeser.
Reports of continued gunshots, sharpshooters deployed
The explosion took place at around 11:15 a.m. local time (0915 UTC/GMT).
Initial dispatches from reporters and photographers in the region pointed to a major police mobilization with multiple rescue helicopters and specialist teams on site.
Dpa cited its reporter at the scene as saying armed officers had entered the building and that sharpshooters had deployed on rooftops. A large area around the site was cordoned off.
Like an independent correspondent online, the dpa correspondent also reported hearing multiple noises akin to gunshots during the later emergency services operations.
Two locally-based reporters specializing in police operations in the western state of NRW also reported the presence of multiple helicopters.
Sebastian Weiermann, an NRW security and extremism correspondent, shared the information and said the two accounts "generally inform rather accurately about events in the area."
"What they're reporting after the explosion in Ratingen does not sound good at all," he said.
Ratingen is a large town in western Germany with a population of around 85,000, not far from NRW's state capital Düsseldorf.

By • Olalekan Fagbade At least 22 persons shot dead as gunman goes on shooting spree, policemen hunt for killer The latest mass shooting to afflict the U.S. claimed about two dozen lives and left more than 50 others wounded Wednesday night, sending a small New England town into terror. The carnage in Lewiston, Maine, began around 7 p.m. (00:00GMT) when the first of at least three shooting attacks was reported. According to the Lewiston Sun Journal, at least 22 were reported dead. A manhunt involving hundreds of officers was underway late Wednesday, Maine Department of Public Safety Commissioner Mike Sauschuck said at a news conference. Cops first received calls about a shooter at a bowling alley, the Sun Journal reported. A short time later, another shooting struck a nearby bar and grill. A children’s event was happening at the bowling alley at the time of the violence, Lewiston Councilor Robert McCarthy told CNN. Maine State Police urged residents to shelter in their places following reports of an active shooter in multiple locations. “Please stay inside your home with the doors locked,” they wrote on social media. “Law enforcement is currently investigating at two locations right now. “Again please stay off the streets and allow law enforcement to diffuse the situation.’’ A third shooting was reported at a Walmart Distribution Centre shortly after 8 p.m. The Androscoggin County Sheriff’s Office posted a photo online of a suspect with an assault rifle wearing cargo pants and pointing a weapon. The Bureau of Alcohol, Tobacco, Firearms and Explosives in Boston was assisting the response, while local cops named a 40-year-old man as a person of interest in the mass shooting. At the late Wednesday news conference, Sauschuck stopped short of calling him a suspect or providing any details about him. (dpa/NAN)

Exploring the Benefits of Having a Power of Attorney Near Me
Introduction
The power of attorney is a legal tool that grants someone the authority to act on your behalf in various financial, legal, or personal matters. While it's a valuable instrument, many people often overlook its significance until they face situations that necessitate it. Understanding the power of attorney and knowing where to find it is crucial, and in this blog, we'll delve into the concept of "power of attorney near me".
Tumblr media
We will explore the power of attorney, its types, how to locate and appoint an attorney, the potential benefits, and frequently asked questions about this vital legal document. By the end of this blog, you'll have a comprehensive understanding of the power of attorney, empowering you to make informed decisions and take the necessary steps to secure your future.
The Power of Attorney: An Overview
The power of attorney is a legal document that designates an individual, often referred to as the "attorney-in-fact" or "agent," to make decisions and take actions on behalf of another person, the "principal." This arrangement is useful in various situations, including medical emergencies, business transactions, or estate planning.
There are different types of powers of attorney, each serving a specific purpose:
General Power of Attorney (GPA): This grants the agent broad powers to act on the principal's behalf, covering a wide range of financial and legal matters. However, it becomes void if the principal becomes incapacitated.
Limited Power of Attorney (LPA): In this case, the agent has limited authority and can only perform specific actions or make decisions within a predefined scope.
Durable Power of Attorney (DPA): Unlike the general power of attorney, the durable version remains valid even if the principal becomes incapacitated. It is often used for long-term planning, especially in situations where the principal anticipates future incapacity.
Medical Power of Attorney (MPOA): This grants the agent the authority to make healthcare decisions on the principal's behalf, particularly in situations where the principal cannot express their wishes.
Springing Power of Attorney: This type "springs" into effect only when specific conditions are met, such as the principal becoming incapacitated. It is a useful option when individuals want to ensure their affairs are managed only if they are unable to do so themselves.
Finding a Power of Attorney Near Me
Locating a power of attorney near you is an essential step in ensuring that you have the appropriate legal framework in place when you need it. Here are some steps to help you find and appoint a power of attorney:
Legal Consultation: Consult with a local attorney who specializes in estate planning, family law, or elder law. They can provide guidance on choosing the right type of power of attorney and help you draft the document according to your specific needs and circumstances.
Online Resources: Many legal resources and online platforms offer templates and guidance for creating a power of attorney. These can be useful for individuals with straightforward needs, but it's essential to ensure the document complies with your state's legal requirements.
Notary Services: A power of attorney document typically requires notarization. Local notary services are widely available and can assist you in completing the legal formalities.
Government Offices: Some government offices, like the Department of Aging or Department of Health, may offer guidance and resources for individuals looking to establish powers of attorney, especially in the context of healthcare decisions.
Legal Aid Organizations: Depending on your financial situation, you may be eligible for assistance from legal aid organizations, which can help you create a power of attorney without significant costs.
Estate Planning Seminars: Local organizations or law firms may host seminars or workshops on estate planning, including powers of attorney. Attending these events can provide you with valuable information and resources.
The Power of Attorney's Benefits
Now that we've covered the basics, let's explore the benefits of having a power of attorney:
Protection in Emergency Situations: A power of attorney ensures that someone you trust can make decisions on your behalf in case of sudden illness or incapacity. This helps prevent complications and ensures your affairs are managed according to your wishes.
Financial Management: Whether it's managing your bank accounts, paying bills, or overseeing investments, your agent can take care of your financial responsibilities when you are unable to do so.
Healthcare Decision-Making: With a medical power of attorney, you can designate someone to make healthcare decisions for you if you become incapacitated. This can alleviate the stress on your loved ones and ensure your preferences are followed.
Estate Planning: Powers of attorney play a crucial role in estate planning. They allow for the seamless transfer of assets and ensure that your wishes regarding inheritance and property distribution are upheld.
Business Affairs: If you own a business, a power of attorney can be crucial in ensuring that your business operations continue smoothly in your absence.
Frequently Asked Questions (FAQs)
Let's address some common questions people have regarding the power of attorney:
1. Who can be an agent in a power of attorney?
Your agent can be any adult you trust, such as a family member, friend, or attorney. They should be capable of making sound decisions on your behalf.
2. Do I need an attorney to create a power of attorney?
While it's not mandatory to hire an attorney, it's advisable, especially for complex or significant matters. An attorney can ensure that the document complies with state laws and is tailored to your specific needs.
3. Can I change or revoke a power of attorney?
Yes, you can change or revoke a power of attorney as long as you are mentally competent. To do so, you need to complete a revocation form and provide a copy to your agent and any relevant institutions.
4. When does a power of attorney become effective?
The effectiveness of a power of attorney depends on the type. A general power of attorney typically becomes effective immediately, while a durable power of attorney can be effective immediately or upon a triggering event, such as your incapacity.
5. Is a power of attorney the same as a will?
No, a power of attorney and a will serve different purposes. A power of attorney covers your financial, legal, and healthcare decisions during your lifetime, while a will outlines your wishes regarding property distribution after your passing.
6. What happens if I don't have a power of attorney and become incapacitated?
If you don't have a power of attorney and become incapacitated, a court may appoint a guardian or conservator to make decisions on your behalf. This process can be time-consuming, costly, and may not align with your preferences.
7. Can I have multiple powers of attorney?
Yes, you can have multiple powers of attorney, each designated for different purposes. For instance, you can have one for financial matters and another for healthcare decisions.
Conclusion
The power of attorney is a versatile and powerful legal tool that empowers you to plan for your future, protect your interests, and ensure your wishes are followed, even in challenging situations. It is a vital component of responsible financial and healthcare planning.
