The dead valley was expertly treated to prevent leaks in the most vulnerable part of the roof system. Valleys are treated with metal and self adhesive underlayment exceeding Florida building code. AMERICAN WEATHERSTAR FLAT ROOF RESTORATION LIQUID COATING 

Another day, another Flat Roof Restoration using the American WeatherStar Ure-A-Sil system over modified bitumen. The team is currently wrapping up a small commercial standalone building, a historic home in Delaney Park (Downtown Orlando) and a beautiful estate in Lake Nona, Florida. 

Three very different buildings but they all had a failing flat modified bitumen roof which was a perfect candidate for the American WeatherStar Ure-A-Sil system to restore the old roof, repair any existing leaks, and all with a 10+ year warranty. This comes at less than half the price of a reroof, easier repairs in the future and a fresh top coat can be applied in about 10 years extending the warranty at a fraction of the cost.

EAVE LEAK ROOF REPAIR – COLLEGE PARK, FL Anatomy this system: * Architectural Shingles * Felt Paper Underlayment * Low Pitch Roof System * Painted 1x6” Fascia * Aluminum Gutters Buyers home inspection noted “soft area” in the roof by the gutters. Visually easy to spot because of the long depression on the eave which is typical of water damage on the roof deck. Critical flaw is improperly installed gutters. Installed too high, slightly angled towards the roof and with improper pitch which caused a “backwater lap” of the underlayment. Also commonly seen when gutters are not maintained and full of organic debris. In Florida this damage can be seen in 2 years! The remedy: Remove 4 courses of shingles, damaged underlayment, drip edge and extract damaged roof deck, trusses and fascia wood. Replace wood with sound carpentry techniques and quality hardware. Critical step is to install new modified bitumen low slope roofing system as underlayment to terminate and waterproof. Install new drip edge and shingles per manf. instructions. Care must be taken when re-installing the gutters to ensure they are tied into new solid material as well as properly pitched so the original problem does not persist. We do also highly recommend covering fascia with aluminum vs. painting, especially under gutters and low slope roof systems! TILE ROOF VALLEY REPAIR - WINDERMERE, FL Anatomy this system: * Double Roman Concrete Tile * Direct-to-Deck Fasteners (screw fastened directly to roof deck) * Hot Mop down Underlayment System (builder layers tar paper, melts tar and pumps it to the roof, then rolls out cap sheet on top netting a thick underlayment) * 15 year old roof A flaw of this system is as the portland cement breaks down on the tiles the lost sand will accumulate in the high water flow areas, like valleys, pre-maturely weathering the underlayment causing leaks and rotted roof decking. The remedy: remove the tiles and extract the damaged underlayment and roof decking. Replace with new wood decking and critical step is to install new like in kind underlayment; in this case a modified bitumen low slope roofing system to terminate and waterproof. (Note, modified bitumen is actually a common flat roofing system). The modified bitumen must be tucked under the existing underlayment and if good adhesion isn’t made it is necessary to heat the old system to bring the petroleum out of the tar to “weld” the old to the new system. Care must be taken to re-terminate flashings and use a high quality fastener to reset the tiles to avoid corrosion/rust which will cause your next leak. Around the 15 year mark we recommend a good soft wash and sealing to help extend the life of your tiles. PSA: Attention Home Owners in golf course communities!

While your tile roof (ceramic, clay, slate, concrete or other) is impact rated, it is NOT impervious to golf ball damage. 

How do I know the damage is from golf balls? Simply look for a very defined round hole. Weathering causes linear cracks. Foot traffic causes the tiles to crack in irregular pieces. 

Doesn’t hail cause the same type of damage? In short, “No”. 

Golf balls travel over 100mph, have a weight of 1.62oz, and don't shatter on impact. To create a similar impact with hail, size would need to be in be well in excess of 2” which travels at 44 - 72mph, weighs less, and more prone to shatter on impact. These events are considered “rare” by the National Severe Storms Laboratory (nssl.noaa.gov) with very few instances in recorded history in Florida.

The real give away? Golf ball damage will only be seen on one or two planes of the roof while hail damage will be seen all over the tile roof, screen enclosures, and neighboring homes. 

Good news is the tiles are not primary weatherproofing and if repaired timely it should pose little threat to for water intrusion. 

If you live on a golf course we recommend planting trees or hedges as a barrier and talk to your HOA about prevention or a maintenance plan to help protect your home.

TILE ROOF ORGANIC DEBRIS

A critical component to keeping your tile roof (ceramic, clay, slate, concrete or other) leak free and achieve the maximum lifespan, is regular cleaning and maintenance of the tile roof system.

A crucial part of this is removing organic debris especially if you have lots of tree cover like the oak trees in the well established towns like Winter Park, Windermere, Longwood and Lake Mary. This organic debris builds up in the valleys and other spillway areas where large volumes of water need to freely move. This causes damning and can back up the valleys causing them to overflow.

TILE ROOF REPAIR

A tile roof (ceramic, clay, slate, concrete or other) has the highest cost of Maintenance of any Roof we use commonly in Central Florida. Although the concrete or ceramic tiles, for instance, themselves are not a waterproofing aspect of the roof, they do play a critical role in keeping the underlayment and other waterproofing membranes protected from sun and rodents.

One of the most common questions is do I replace or repair a cracked tile?

Logically, replacing tiles that are cracked would be better than repairing them with a roof tile epoxy. Looking at this independently of other factors that is correct.

However, most home owners do not have leftover tiles from the original install. In many cases even if you do they have not been stored in the same way and will still look different than the tiles installed on your roof.

Cosmetics aside, the real consideration comes down to risk vs. reward. The act of removing a tile can often break the tile next to it. You risk damaging the true waterproofing barrier and adding penetrations that need to be sealed which adds more risk long term. So you have to weigh the pros and cons when deciding whether or not to replace or repair tile.

An often-overlooked roof interface feature is the traditional return. This is when the eave fascia terminates into a sloped roof, there's a flashing in this area called a return flashing. This is another situation where I feel roofers in Central Florida are inhibited by their dependency on factory made metals. At Northman Roofing we have our own sheet metal fabrication facility; we are able to make custom metals including return flashings to properly waterproof this crucial intersection that is exposed to all the heavy water flow of the valley. The return flashing should be both long and tall enough to completely cover the fascia where it touches the roof, and it should extend past the return fully terminating under the valley liner and valley metal. We like to make ours out of heavy gauge gutter aluminum to prevent rusting and ensure that it can be used next time the roof is redone.

Liquid applied roof systems are a fantastic option for low-slope roofs (flat roof) with a suitable substrate. The previous generations of elastomeric coating had the severe drawback of needing to be reapplied every few years and quickly breaking down under ponding water. This was particularly challenging in Central Florida where the storm season last at least half the year. 

One of our preferred products is Gaco roof (https://gaco.com/). These advanced liquid coatings now have a 50-year manufacturer warranty, do not emulsify in ponding water, it is hydrophobic and UV resistant.
