Building a High Performance Home
A High Performance home is also known as; Green Building, Sustainable Construction and
represents an industry movement toward building homes that require less energy
consumption and / or the use of environmentally safe products. The home will have been
either been newly constructed or completely renovated to have incorporated the most
energy effective construction practices and energy efficient products. These energy
efficient products and practices are merged into a process to yield less consumption of
natural resources like water, electricity, propane and natural gas.
There are many theories and practices which result in different levels and ranges of high
performance housing. They can be as simple as increasing the SEER's on your HVAC system
to solar powered homes with battery storage capabilities and backup generators. The later
example is referred to as a Net-Zero Home. The concept of a Net-Zero Homes is based on the
best practices of energy efficient building practices that result in home operating at little to
no grid provided electricity consumption during any weather condition. The name NetZero Home can also be loosely used in describing a home that also consumes no grid
provided electricity in normal weather conditions, but must rely on the grid electricity
during cloudy or inclement days.
So what does this all mean? What it should mean to home owners that are preparing for

Busting the Heat Pump Myth Busters
Everyone and their dog wants us to switch to heat pumps. So I did a little google research on it. Bc Hydro has a site listing the benefits of heat pumps Heat pumps (bchydro.com). Generally everything they say is legit. City of Vancouver has a site giving recommendations on how to upgrade to heat pumps Heat pumps | City of Vancouver. Generally the city stuff smells like a giant load of bull shit.
I have three real world scenarios for heating: a small apartment building that is 75 years old, a 400 sqft park model trailer that is 30 years old, and a small house that is 85 years old.
here is what I have found out so far about heat pumps.
from my dad (who did hvac installs and maintenance for 55 years): heat pumps are a great idea, but he never used them in his homes.
new models of heat pumps will function down to -30C (not optimally but they will work); the specs and real world comments indicate they work just fine down to -20C without any issues.
pricing is reasonable: a 12,000 BTU ducted mini-split is $1,200 CDN; this is suitable for -30C and 400 sqft; can replace an existing propane furnace at essentially the same cost.
below -30C the heat pumps may not function as the units will probably freeze up. Below -30C you absolutely need a backup system
heat pumps require electricity. this can be in short supply when it gets cold out. Texas grid froze up a few years back and collapsed. This week the Alberta grid almost collapsed during the -55C weather (as my mom said, she is not going outside in that). Heat pumps only work if the grid is functioning; grids that rely on "green" sources such as wind and solar dont function very well in Alberta during the winter; so you might want "ahem" a standby diesel generator to run those heat pumps when it gets cold out.
The city of Vancouver recommends that apartment buildings replace hot water heating with a mini-split per unit. This article highlights the stupidity of that recommendation $1.2M heat pump bill shows gap in B.C. climate plan - Vancouver Is Awesome. It literally would cost more to install heat pumps in my condo than the condo is worth.
Doing further research (ignoring the idiots at CoV) turned up no suitable heat pumps for apartments with hot water heating (which is about 90% of all apartment buildings in Vancouver). There are in-ground heat exchangers for buildings; lots of press on those going into new buildings. The additional cost of these units is about 2% of the total building. So if you have a $500M building, then the heat exchanger will add about $10M... on a new building not a big deal. To retrofit a small apartment? my guess is it will cost more than installing mini-spits. I dont know what the cost is, because I haven't found anything published by someone who has done this in Vancouver.

Types of Drainage
Drainage is a vital part of landscape design. It helps prevent soil erosion and protects plants and animals. It’s often out of sight, but it’s crucial to your property’s health.
The components of drainage systems include an outlet at the lower end; a main and submain ditches that collect water and convey it to outlets; and lateral drains, which remove water from the soil. Laterals can be arranged in either a uniform or random pattern.
Main Drains
Located in the deepest part of the pool or spa, main drains are designed to draw water into the recirculating pump. When working properly, this is a simple and effective way to provide drainage solutions.
Pool main drains work off of the suction created by the recirculating pump to suck water through them and into the PVC piping that leads to the skimmers and the pool or spa’s circulation system. Unfortunately, main drains have also been the cause of a fair share of tragedies in swimming pools and hot tubs, including human and animal entrapment deaths.
Because of this, main drains are required to comply with VGB regulations aimed at reducing the risk of entrapment. Each drain should have a proper surface-water inlet, which can be a metal cone grate or a metal mesh, to float debris and protect the bottom of the drain. Inlets should be located on grades sloped away from the field to prevent silt and other materials from building up around them. A sediment trap should be used where water flows into a drain from above.
Each drain should be blinded and backfilled before work is suspended for a day, to protect the drain from damage during the construction process. So we have covered Project ATLAS, basically the tag text says it all, renewables to power desalination in order to revive the streams of the Atlas Mountains chain, which reach far to the south, and in doing so greening the country as a whole
The general idea is that past the important investments in infrastructure large scale renewable energy, wind and solar, should offset the cost of running 8 large desalination plants located on the Mediterranean and Atlantic coast of Morocco, they are sized up to also provide drinking water so they have a dual utility
ATLAS is huge by any consideration, it's a huge renewable energies amount, and cost, it's billions of cubic meters of water pumped into the Atlas Mountains hydric system, it's one of those projects that define a country for generations
And has the potential to engineer not only the environment of Morocco but also of neighboring countries as these streams are not capped, so in all it's either this or depending on precipitations alone that have become an uncertain thing while we undergo a sustainable transformation of the global economy
Maybe someday ATLAS will be dismantled or maybe it will continue to play a role in reviving the hydric system of North Africa, I guess it should be running as long as it is cost effective and it is up to renewable energies to make it so
It is intrusive, large pipelines feed into the main riverbeds high up in the Atlas Mountains chain, but from there it is all streams so that is the unintrusive part and it's most of it, which should take care of themselves to revive arid soils, all they need is water
That's a lot of salt which has industrial use, there's also the oceans salinity that is rising, so it's different things and they all make sense considering Morocco's extensive Atlantic facade and Mediterranean facade
The project logo is telling of how water is a chain, in the end whatever quantity of seawater is desalinated ends up in the water cycle again, meanwhile it can be used to fight desertification, mostly we are allocating seawater for a specific task, and for the period that is necessary
You create a problem you fix it there's no other way around that, even countries further north such as Spain have droughts, if precipitations are less they have to be substituted, incidentally a cooler greener Morocco has benefits even for Spain
