Digital House Search Experience
Last September I shifted to Hyderabad, Telangana. Like everyone I searched for a flat online on property sites. Here is my experience with different top sites which I would like to share. Hope might help anyone in need.
 v  Magicbricks.com: Mother of all Indian Real Estate sites with respect to data. Better to first choose this site & precisely get Broker’s phone numbers. Broker always have more than one property option. It has huge collection of Owners & Brokers data.  Website’s speed should be improved & there should be a way to remove absolute & out-dated (Sold / Rented) property data. Site is suitable for all types of properties.
 v  99acress.com: This site gives both Owner’s & Broker’s phone numbers. Interestingly, it even has phone numbers from few extension areas. That means, it is even a first time seller’s destination. Very pleasing UI & UX. Can be said to the best in performance role. Due to which site works fast.
 v  Housing: Since destinations are shown on a map it is easy to get a look of locality. It has a very good interface to check locality photos. They even respond quickly when contacted through Facebook. But per account there is a limit to see phone numbers. You can re-activate by contacting them on Facebook.
 v  Nestaway: Very good site for new home search. One plus point here is that their package even includes cleaning of new house before shifting. One drawback is that agents meet only after 4 P.M. They frustrate a lot by calling. If you are really interested then schedule a meet with them.  
 v  JustDial: As Bachaan sahabh calls JD. This cool app or website is a destination for property agents based on location. Say, “Real Estate Agents in Banjara Hills”. This site replies you in the very right way. You can even do a phone call to their toll free phone number & get in reply phone numbers via SMS. But, just getting numbers is not enough. You need to meet them in person & pay their charges to see the property. It has some professional people doing damn good business.
 v  Quickr Homes: This website fails with both UI & UX. Data on this website is very old & of very expensive houses. Beware of frauds on this website. They take money & don’t show you a house. Don’t give any advance. Don’t transfer e-cash; pay money in personal meets, that too at a public place with a companion. We were lucky for losing just Rs. 500.
 v  OLX: Basically. It’s buying & selling website. There are even some people who sell houses for rent. Say for example any old man not knowing about other sites or people who have some kind of problem with their property, can be found here too. Good site particularly for people looking for sharing rooms or hostels.
 v  Sulekha: It is in actual a Local Search Engine, just like Just Dial & Urban Clap. A digital platform for local businesses. But it’s been there since a long time now. You can get things like house for rent, maid servant, etc. If you are lucky enough you can find some property being posted by Owner himself or any Broker. Sulekha according to me lacks marketing tactics, when comes to Real Estate.
 v  Propertywala: Even this is a budding website, But, I doubt on them! As I created my account on other websites, Propertywala they themselves saw my listing & called me over my phone. Later, I was feed-up with calls for new furniture, furniture on rent, etc calls.
 Once you done collecting phone numbers, you can try calling them. Many houses will be sold / rented. But, brokers many a times have more than one choice. They travel with you on two wheeler. So, do take care of them & pay them. As, their living depends of commission. After all this, you have to travel to see the property locally as none of these sites have video facility option. May be with 5G coming, we can wait to see what happens.  
Even we can get property from certain Facebook Groups. People have created Buy & Sell groups using Facebook’s feature.

बंगलौर शहर, मैं ठीक २ अक्टूबर, २०१९ दोपहर को यहां पहली बार पंहुचा था| ६ महीने पूरे होने को हैं| सारा देश गाँधी जी को उनके जन्मदिन पर अच्छे कामों के लिए याद कर रहा था| स्वच्छ भारत अभियान, जोकि प्रधानमंत्री श्री नरेंद्र मोदी जी ने २ अक्टूबर, २०१४ को राजघाट, नई दिल्ली में शुरू किया था, का असर सब तरफ मुझे अच्छी तरह दिख रहा था| ये पूज्य बापू जी के जन्मदिन की १५०वीं सालगिरह थी|  
स्टेशनं पर पहुँचते ही मैंने ऑटो रिक्शा ड्राइवर के साथ साउथ एन्ड सर्किल तक के किराये की बात की और कुछ ही देर में, होटल ओयो में रिसेप्शन से अपने रूम की चाभी प्राप्त कर ली| दोपहर के तीन बजे मैं होटल में था| बैग रूम पर रखने के बाद, नहाने का मन बनाया और दिन का खाना खाया| अब शाम के पाँच बज चुके थे जब मैंने एचआर से कंपनी का पता माँगा और पूछा था कि होटल से यह कितनी दूरी पर है|

३ अक्टूबर २०१९ को ठीक पाँच बजे सुबह उठना हुआ, कुछ समय शरीर को चुस्त-दुरुस्त बनाने में दिया, स्नान और सुबह का नाश्ता किया और कंपनी के लिए निकल दिया| सभी जरूरी कागजी कार्यवाही पूरी की गयी और फिर सभी से संक्षिप्त परिचय करवाया गया| चूँकि होटल में कंपनी की तरफ से रहने और खाने का इंतजाम मात्र तीन दिन के लिए था तो मैंने अपने लिए रहने का ठिकाना ढूँढ़ना शुरू कर दिया| ज़ोलो और नेस्टअवे अच्छे विकल्प थे लेकिन मैंने दोस्तों की बताई जगह पर रहना ही उचित समझा| पाँच तारीख सुबह होटल रूम खाली करने से पहले मैं सोमेश और संतोष की मदद से अक्षया पीजी में एडवांस सिक्योरिटी डिपॉज़िट और महीने का किराया दे चुका था| अक्षया पीजी से कंपनी मात्र आधा किलोमीटर की दूरी पर है| बीच में सुन्दर सा माधवन पार्क भी पड़ता है जिसमें आप सुबह-शाम अच्छी तरह से घूम-फिर भी सकते हो|

Bengaluru city, I arrived here for the first time on October 2, 2019 at noon. 6 months to complete. The whole country was remembering Gandhiji for good works on his birthday. The effect of Swachh Bharat Abhiyan, which was started by Prime Minister Shri Narendra Modi on 2 October 2014 in Rajghat, New Delhi, was well visible to me. It was the 150th anniversary of Pujya Bapu's birthday. 
On reaching the station, I spoke with the auto rickshaw driver about the fare up to South End Circle and shortly after, I received the key of my room from the reception at Hotel Oyo. I was at the hotel at three in the afternoon. After placing the bag on the room, made up my mind to bathe and eat the day's food. It was now five o'clock in the evening when I asked HR the company's address and asked how far it was from the hotel.

At 5:21 PM sharp, I received the location in Google Map, which was like this:

Woke up at exactly five o'clock in the morning on 3 October 2019, gave some time to make the body fit, took a bath and breakfast in the morning and left for company. All the necessary paperwork was completed and then a brief introduction was given to all. Since the hotel was arranged for lodging on behalf of the company for only three days, I started looking for a place to stay for myself. Zolo and Nestaway were good options, but I thought it was better to stay at the place where friends told me. Before vacating the hotel room on the 5th morning, with the help of Somesh and Santosh, I had paid advance security deposit and month's rent at Akshaya PG. The company is only half a kilometer away from Akshaya PG. There is also a beautiful Madhavan Park in between, in which you can roam well in the morning and evening.

India’s NoBroker raises $50M to help people buy and rent without real estate brokers
An Indian startup that is attempting to improve the way how millions of people in the nation lease or buy an apartment — by not paying any brokerage — just raised a significant amount of capital to further expand its business.
NoBroker said on Wednesday it has raised $50 million in a new financing round. The Series D round for the Bangalore-based real estate property operator was led by Tiger Global Management and included participation from existing investor General Atlantic. The five-year-old startup, which closed its previous financing round in June, has raised $121 million to date. The new round valued NoBroker at about $325 million, a person familiar with the matter told TechCrunch.
NoBroker operates in six cities in India: Bengaluru, Chennai, Gurgaon, Mumbai, Hyderabad and Pune. The startup has established itself as one of the largest players in the local real estate business. It operates over 3 million properties on its website and serves about 7 million users. It is adding more than 280,000 new users each month, Amit Kumar, cofounder and CEO of NoBroker, told TechCrunch in an interview.
Real estate brokers in India, as is true in other markets, help people find properties. But they can charge up to 10 months worth of rent (leasing) — or a single-digit percent of the apartment’s worth if someone is buying the property — in urban cities as their commission. NoBroker allows the owner of a property to directly connect with potential tenants to remove brokerage charges from the equation.
The startup makes money in three ways. First, it lets non-paying users get in touch with only nine property owners. Those who wish to contact more property owners are required to pay a fee. Second, property owners can opt to pay NoBroker to have its representatives deal with prospective buyers — in a move that ironically makes the startup serve as a broker.
NoBroker also offers end-to-end services such as rent agreements, home loans, and movers and packers, for which it also charges a fee. The startup says it uses machine learning to speed up the transactions and make it service low-cost.
The startup processes about $14 million in rent each month, Kumar said. This is increasing by 25%-30% each month, he said. NoBroker’s business in Bangalore and Mumbai, two of its largest cities, are already profitable, Kumar said.
The startup will use the fresh capital to expand its business and build more products. It recently launched a community and digital management app to keep a digital log of all the entries — say a Flipkart delivery personnel comes to your house — occurring in a society, and maintain a dialogue with other people in a vicinity. The app also allows users to exchange goods with one another and pay their utility bills, startup’s executives said.
The new financing round is oddly smaller than $51 million NoBroker had raised in June this year. Saurabh Garg, chief business officer of NoBroker, told TechCrunch in an interview that the founding team did not want to dilute their stake in the startup, hence they opted for a smaller round.
NoBroker is competing with a number of players including Proptiger, 99Acres, and heavily backed NestAway, which counts Goldman Sachs and Tiger Global among its investors. NestAway operates in eight Indian cities and has raised north of $100 million to date. Budget hotel startup Oyo, which has already become one of the largest hotel businesses in the world, also operates in NoBroker’s territory with Oyo Living.
But NoBroker’s Kumar said he does not see Oyo and other startups as competition. Instead, “these other players are some of our largest clients,” he said. India’s real estate industry is estimated to grow to $1 trillion in worth by 2030.
The business model of NoBroker has also created new local challenges for the startup. Brokers are unsurprisingly not happy with startups such as NoBroker and have grown hostile in recent years. In recent years, they have attacked and harassed NoBroker employees. So much so that the startup had to delist its address from Google Maps. But Kumar said the mindset of people is changing.
