State-owned NBCC Ltd is likely to offer more land to lenders and reduce timeline for completion of about 20,000 flats in its final bid to acquire bankrupt realty firm JaypeeInfratech, sources said.

NBCC is considering to give additional land to lenders in lieu of its offer to provide profit share in unclaimed flats and some land parcel, which is pledged as well as under litigation, they added.

For homebuyers, NBCC is looking to reduce the deadline for completing pending flats from four years timeline proposed in the bid submitted on November 17.

In the last meeting of the Committee of Creditors (CoC) held on November 28, lenders asked NBBC and Suraksha Realty to make a final offer by next Tuesday (December 3) after revising their earlier bids by removing impediments and making it more lucrative for homebuyers as well as banks.

Lenders had asked the NBCC to provide more land with clear title in lieu of its current offer of over 600 acres land that is under litigation and some unclaimed flats. Also, they wanted complete Yammu Expressway Project without any debt obligation.

To settle an outstanding claim of nearly Rs 9,800 crore to bankers, NBCC, in its bid submitted last month, offered 1,426 acre land worth Rs 5,000 crore.

That apart, it offered 75 per cent of 858 acre land, which has been pledged by promoter Jaiprakash Associates Ltd and now claimed by Jaypee Infratech.

Moreover, NBCC offered to share 50 per cent of the sale proceeds of unclaimed flats after deducting receivables from earlier buyers and any expenses related to tax/duties/legal.

Yamuna Expressway, which connects Noida to Agra, will be transferred to lenders, but before that NBCC has proposed to take Rs 2,500 crore debt against the expressway for completion of pending flats.

The sources said that NBCC in the final bid could withdraw its offer related to unclaimed flats and pledged land. In lieu of these two offers, it might provide more land parcels, over and above 1,426 acre offered in its latest resolution plan.

Not only NBCC, Mumbai-based Suraksha Realty was also told to increase the upfront payment to lenders from the existing offer of mere Rs 25 crore.

Suraksha Realty has offered 1,934 acres worth Rs 7,857 crore to lenders. It has proposed to bring in Rs 2,000 crore as working capital to complete construction in the next three years and will retain the Yamuna Expressway with itself. The Mumbai-based developer has proposed to complete flats in the next three years.

Jaypee Infratech, a subsidiary of crisis-hit Jaiprakash Associates, went into insolvency process in August 2017 after the National Company Law Tribunal (NCLT) admitted an application by an IDBI Bank-led consortium.

Anuj Jain was appointed as an Interim Resolution Professional to conduct insolvency process and also manage the affairs of the company.

In the first round of insolvency proceedings conducted last year, the Rs 7,350-crore bid of Lakshdeep, part of Suraksha Group, was rejected by lenders. The CoC rejected the bids of Suraksha Realty and NBCC in the second round held in May-June this year.

The matter reached to the National Company Law Appellate Tribunal (NCLAT) and then the apex court.

On November 6, the Supreme Court directed completion of Jaypee Infratech's insolvency process within 90 days and said the revised resolution plan will be invited only from NBCC and Suraksha Realty.

As many as 13 banks and over 23,000 homebuyers have voting rights in the CoC. Buyers have nearly 60 per cent votes. For a bid to be approved, 66 per cent votes are required. Homebuyers claim amounting to over Rs 13,000 crore has been admitted.

NBCC to start work at Amrapali projects in Noida and Greater Noida - real estate

The state-run company NBBC (India) Ltd on Monday floated a tender to hire firms that will finish and deliver flats in seven incomplete housing projects of the Amrapali Group in Noida and Greater Noida. Once the firms are hired, construction will resume at the projects, NBCC officials said.NBCC took over the project in July on the Supreme Court’s orders after homebuyers petitioned it following the Group’s failure to deliver around 30,000 flats in 15 projects. The promoters of the Group were jailed, and the court receiver is controlling the firm. In the first tranche, NBCC has invited firms to compete for tenders to the following projects: Centurion Park in Greater Noida’s sector Techzone-4; Silicon City-I and Silicon City-II in Noida’s sector 76, Zodiac in Noida’s sector 120, Sapphire-I and II in Noida’s sector 45, and Princely Estate in Noida’s sector 76. According to NBCC, Centurion Park has a budget of Rs 169.27 crore, Silicon City-I Rs 131 crore, Silicon City-II Rs 76.67 crore, Zodiac Rs 65.32 crore, Sapphire-I Rs 21.34 crore, Sapphire-II Rs 59.61 crore and Princely Estate Rs 39.35 crore.The last date to apply for the tender is December 30, 2019 for five projects— Centurion, Silicon City-I, II, Zodiac and Sapphire-II. The last date for Princely Estate and Sapphire-I is December 26, 2019, officials said.“We have started the process to hire a construction company to finish and deliver incomplete housing projects of Amrapali in compliance with the Supreme Court directive. Once the construction companies are hired, work at the site will begin immediately as per rules,” said a NBCC official not authorised to speak to media.On July 23, the Supreme Court had appointed the court receiver to carry out various activities, such as registration of ready flats, accepting money from buyers, selling unsold flats, and ensuring completion of the stuck housing projects. The court gave one month’s time for execution of registry. But later it extended the deadline for three months as more time was required for verification of documents related with the flats. The court receiver said that after the floating of the tender by NBCC, they are arranging the funds.“We are arranging funds so that the construction can be started at the site and incomplete flats are completed. We are having meetings with all stakeholders to finalise things and pave way for flat registration and construction,” said Supreme Court-appointed receiver, R Venkataramani.These 16 projects include Sapphire I and II, Silicon City, Princely Estate, Zodiac, Platinum, Castle, Leisure Valley, Centurion and Eden Park, among others, in Noida and Greater Noida. However, around 32,000 flats are yet to be finished or delivered to apartment buyers in these projects, officials said.“We hope NBCC will select construction company at the earliest as per rules and work will start so that the homebuyers can get justice,” said Venkataramani.Homebuyers said the government should provide special fund to Amrapali projects.“We are happy that after Supreme Court order and appointment of court receiver things are moving in positive direction for homebuyers. But we demand that the central and the state government should also provide adequate funds to finish Amrapali flats without delay. Without funds construction will get delayed,” said Abhishek Kumar president of Noida Extension flat owners welfare association that has written to government on the issue. Base Game, Not Basic Lookbook 3/?

The star was the shirt. My only thing about this shirt is that it 1) could use a satin and leather swatch and some more patterns and 2) It needs a couple of swatches with a less pronounced open back or a layer of lace or something to make it more modest. They have too many cropped tops and low-rise pants in CAS in general, but definitely base game. This one gives 'first book tour' to me lol. It was honestly pretty easy. I just wanted to make sure the plain swatches had textured and patterned bottoms and different shoes. I did use one skirt twice, but I really like the pleated skirt's plaid swatches. Also didn't want to use tights and socks as gratuitously as I have in the past lol. All base game as usual, including the accessories.

There are so many shirts with too limited swatches. They needed a few with no bra poking out, but what can you do? lol Anyway, the swatches basically force you to do a rock star inspired lookbook. As usual for this series, the entire look is base game, even the makeup. Experimenting with makeup and really trying to make the looks unique was what made this lookbook fun.
