16 Moule Avenue Brighton Is Priced At $50 Million

Today, the median price for a three-bedroom Melbourne house stands at $925,000, down from its all-time peak of $1,133,000 at the tail end of last year. So it might come as a surprise to learn the three-bedroom home at 16 Moule Avenue, Brighton has just been listed with an eye-watering price guide of between $45 million and $50 million – proving once and for all that when it comes to the real estate game, it really is all about location, location, location. The property in question – known as Teychel – is located on Brighton’s Golden Mile with uninterrupted views of Port Philip Bay and a palatial land size of 4,577 m². It’s quite a desirable location given Brighton ranks fourth on the list of Melbourne’s most expensive suburbs behind Toorak, Canterburry and Kooyong. Combined with beach frontage and the sheer size of the block, this property is likely to double Brighton’s current price record of $25 million, which was set just a couple of months ago. Over the century-long history of Teychel, it’s only changed hands twice, with the most recent being back in 1971 when the property was sold to Melbourne developer Bruce Terry for a measly $205,000. This fella was a well-known Rolls-Royce collector for many decades and also owned another property on the other side of Moule Avenue where he kept his collection of cars. Terry passed away suddenly in 2008. RELATED: On The Market: This $40 Million Hamptons-Style Mansion Is Palm Beach At Its Finest Turning out focus back to 16 Moule Avenue, Brighton, and the elongated property features a snaking driveway through its verdant front gardens, which are resplendant with trees that provide shade over the competition sized grass tennis court. At the rear of the property is another magnificent garden, the centre piece of which is a heated pool and rolling laws that make their way down toward the sands of Brighton Beach. The back garden also contains a number of towering trees, which are used by boats as a landmark to navigate the residential coastline. The main residence contains just three bedrooms and three bathrooms, while there’s also a separate guesthouse for visitors and a garage that provides cover for eight cars. While images detailing the interior of the home are yet to be released, it has a distinctly French flavour to it, with chantilly parquet flooring in the foyer of the single story residence and timber panelling in the living room that opens up with double doors onto the terrace that surrounds the pool. With the upper segment of Melbourne’s property market weathering interest rate headwinds better than much of the rest of the market, such a significant home is likely to attract interested buyers from around Australia and beyond. As the buildings on the enormous Brighton block are not heritage protected, it’s expected that the new owner will build a new home overlooking the waterfront. Recently listed by the team at Kay & Burton, 16 Moule Avenue, Brighton, is currently seeking expressions of interest with a price guide of between $45 million and $50 million. Bog’s Blog 5 : “les petites quotes”

  En lisant Dune avec Kate, on a eu le plaisir de pouvoir récolter des phrases (plus ou moins philosophique) très intéressantes. Il en y a également sur nos sachets de tea. Je vous en fais part de quelques une que j’ai pu garder en mémoire :

- « la liberté, c’est la solitude ». Si on applique cela à notre voyage, nous avons pu observer que la densité de population à nos endroits d’étapes étaient toujours corrélé avec la quantité de règles. Nous avons eu l’occasion d’encaisser quelques remarques : à Londres parce que je m’accrochais à un poteau pour faire une photo, dans un parking de grand magasin parce que je tournais dans le sens inverse des flèches, une amende pour ne pas avoir payé notre parking, une table de picnic où on ne pouvait pas picniquer (au camping de canterburry pour ceux qui suivent), ... et plein d’autres que j’ai oublié. Chaque endroit est susceptible dans une surégulation lorsqu’il est trop fréquenté. Un exemple : quand je faisais du kitesurf au Pays de Galles, j’étais tout seul dans la baie (ou presque). Les gens qui baladaient leurs chiens étaient curieux et venaient me taper la discute. Je suis certain que si la plage était remplie de riders qui gonflaient leurs ailes, j’aurais seulement eu droit à des grimaces. Un endroit saturé mène à des tensions entre les communautés qui se dispute le territoire, à un besoin d’ordre et in fine, à une autorité régulatrice dans des situations qui n’en nécessitait pas à la base. Une belle façon de décrire le concept de liberté.

  - « Act, don’t react ». Ma bonne résolution cette année est d’être plus proactif dans mes choix et décisions donc c’est comme ça que je l’ai interprété. Bien sûr, tu agis toujours en fonction de quelque chose, donc, d’une certaine manière, tu react. Je traduis donc ça en « aie toujours l’avantage de l’initiative ». Je pense qu’il peut s’appliquer partout. Dès que tu as assez d’information pour agir de manière raisonnée, la décision /l’action doit être prise. En surf par exemple, il faut toujours avoir l’initiative sur l’océan aussi non il te lessive. Attendre l’accalmie pour passer à travers la ligne de vague, nager contre les forces qui veulent t’entrainer vers le fond, observer là où casse les vagues et se placer, … Toutes ces choses sont de la proactivité stratégique. Elles te permettent d’arriver frais pour, in fine, faire ton sport au mieux. Si tu te laisses ballotter comme un bout de bois, tu deviens une victime du courant et des vagues qui te cassent dessus.  Autre exemple, on est arrivé à un parking à land’s end (cornwall) où il y avait un petit mec dans une cabine. Le prix du stationnement affiché était de 7pounds ! Il y avait des gens derrière moi, j’étais engagé dans l’allée, le demi-tour était impossible. Kate faisait son blog donc n’avait pas pu évaluer correctement la situation. Je savais que c’était du vol au grand jour mais j’ai été incapable de ne pas donner la carte visa et/ou de dire au gars qu’on allait passer notre chemin parce que c’était hors de prix. Au lieu de ça j’ai passivement espéré que Kate fasse quelque chose. J’attendais sa réaction qui n’est pas venue. J’ai passé deux heures à ronchonné et à m’apitoyer puis je me suis juré que c’était la dernière fois que ça arrivait. J’avais toutes les cartes en main pour prendre LA bonne décision.

-   « L’impression de savoir est le plus parfait obstacle à la connaissance ». Pour celle-là, je prendrais en exemple mon oncle qui passe son temps à fanfaronner plutôt que d’écouter. Avec lui, aucun débat n’est possible ou alors, un débat « style politique » où tout le monde se coupe la parole et fait du bruit. Je me demande la dernière fois qu’il a appris quelque chose sur un sujet qu’il croyait connaitre. Ses certitudes lui bloquent l’accès à beaucoup de choses. Il y a quand même des informations qui s’infiltre à travers la lecture et les expériences de vie mais le canal oral-auditif semble bloqué.

-   « Le silence est souvent ce qu’il y a de mieux à dire ». Je ne suis pas trop d’accord avec celle-là. Les disputes qu’on peut avoir avec Kate découle toujours d’un silence, d’une information qui n’est pas bien passée. Plus le silence se prolongent et plus il se charge de mal entendu, il s’électrifie. On passe notre temps à chercher les problèmes plutôt que d’identifier les solutions. Cependant le silence peut être un outil qui force l’utilisation d’autres sens que parole-audition. Etre « aware » comme dirait Jean Claude Van Dam. Il permet d’affiner la qualité de nos interactions et pouvoir s’adapter aux gens qui sont moins vocaux. Aussi non, ils sont condamnés à ne jamais être entendu.   

- « Les trois branches d’un accord sont l’intention, l’information et l’incertitude. L’intention réunit les participants, l’information délimite le débat et l’incertitude crée les questions. » Une belle façon de définir les bases d’un accord. Je ne me suis pas encore penché profondément sur la citation mais je me suis dit qu’elle ferait un bon « bonus ».
