If 10 or fewer candidates qualify, the debate will take place on only one night. Candidates will need to have 130,000 unique donors and register at least 2 percent support in four polls. They have until Aug. 28 to reach those benchmarks. These criteria could easily halve the field.” • The seven are: Biden, Booker, Buttigieg, Harris, O’Rourke, Sanders, and Warren. Castro, Klobuchar, and Yang are close.

Institute For Supply Management Manufacturing Index, July 2019: “Extending a straight slope down, ISM’s index fell” [Econoday]. “This report, together with very similar results from the manufacturing PMI sample released earlier this morning, do support the Federal Reserve’s concerns over manufacturing and specifically confirm Jerome Powell’s remarks at yesterday’s press conference that business contacts in the manufacturing sector, citing global slowing and tariff effects, are reporting trouble.”

Purchasing Managers Manufacturing Index, July 2019: “Markit’s US manufacturing sample has been moving steadily from slowing conditions to nearly stagnant conditions” [Econoday]. “The lack of confidence is affecting staffing levels which for this sample posted their first reduction in six years. Production moved forward last month but at the expense of backlogs which edged lower.”

What was the FTC thinking when it drafted it? Wikipedia notes: “Most people get little benefit from paying for regular credit reporting.” Who on earth wouldn’t want the [family blogging] cash?

Housing: “LGBTQ-centric neighborhoods offer home price premiums, studies suggest” [Los Angeles Times]. “[G]ayborhood residents can cash in big — up to 294% more value for their homes compared with those in surrounding metro areas, as shown in the [Zillow] analysis of 36 housing markets, released in May.”

Shipping: “The world’s biggest shipyards are forging a new landscape for buying and building ocean vessels. The impending mergers of the shipbuilders in South Korea and in China will create two behemoths that will control around 46% of the global market among the world’s top 10 yards” [Wall Street Journal]. “That will give the combined Hyundai Heavy Industries Co. and Daewoo Shipbuilding & Marine Engineering Co. and the merged China Shipbuilding Industry Corp. and China State Shipbuilding Corp. weightier control of the global market for ships over smaller competitors.”

Manufacturing: “Airbus SE is trying to speed up its supply chain while rival Boeing Co. is just hoping to get part of its production line moving at all. Airbus increased its quarterly profit more than fivefold despite bottlenecks that have hobbled the company’s ability to step up the delivery pace… Airbus has been struggling to produce more of the largest version of its A321 single-aisle aircraft, and delays in deliveries have aggravated airlines’ capacity issues caused by the grounding of Boeing’s 737 MAX” [Wall Street Journal]. “Airbus increased its deliveries by 28% in the first half of the year to 389 planes but still must deliver about 500 jets the rest of the year to meet its financial targets. Fodder for the Bulls: “The Next Bailout May Come From Consumers” [Conor Sen, Bloomberg (FluffytheObeseCat)]. “Now that we know the saving rate is at 8.1%, rather than 6.1% as believed a month ago, we can see how different this environment is for households versus the past two cycles. In December 2000, on the brink of the 2001 recession, the saving rate was 4.2%. In December 2007, as the great recession was beginning, the saving rate was 3.7%. The saving rate would have to fall by around 4% — equivalent to around $750 billion i.. n annual consumption — before households would find themselves as tapped out as they were then…. With the saving rate high relative to the last 25 years, households aren’t in the position where they need to save more. So if an economic shock originated elsewhere — if corporations or the government found themselves needing to save more — households could spend more.” • The comments are interesing: “Too bad all that saving is only in the top 10% of incomes,” “The problem with the suggestion that savings rate is up… up for who? We have auto loan defaults higher than ever. “Explosion, fire at Exxon Mobil Baytown plant injures 37” [Houston Chronicle]. “A fire at an Exxon Mobil plant in Baytown Wednesday morning injured 37 people and sent a plume of smoke over a Houston-area chemical facility for the fourth time since April. It was the second fire this year at an Exxon Mobil facility in Baytown. The company’s operations in the east Harris County city have a history of environmental violations stretching back to 2013. The cause of Wednesday’s fire was not immediately known, although the company said the blaze began with an explosion.”

“Boom Goes the Plastics Industry” [Sierra Club]. “Facing intensifying global efforts to curtail the use of oil and gas for transportation and energy—and at the same time seeking markets for the torrent of oil and gas from the US fracking boom—the fossil fuel industry is looking to plastics as a lifeline. Today, 14 percent of oil and 8 percent of gas is used for the manufacture of petrochemicals, the essential feedstock of plastic production. The International Energy Agency predicts that by 2050, 50 percent of the growth in oil demand will be related to petrochemicals… ExxonMobil and Saudi Aramco, among the world’s largest fossil fuel companies, are betting big on plastics. … The American Chemistry Council reports that since 2010, plans for 333 new chemical-manufacturing projects have been announced in the United States, representing more than $200 billion in capital investments; the industry association notes that “much of the investment is geared toward export markets for chemistry and plastics products.’”

Class Warfare

“As Alaska’s budget uproar rolls on, a top Dunleavy adviser has seen it before” [Anchorage Daily News]. “But say the name “Donna Arduin” to an Alaskan these days and they’re likely to know exactly who you’re talking about. Arduin has been in the spotlight since Gov. Mike Dunleavy hired her as his top state budget executive shortly after his election in November, at a salary of $195,000. Her reputation preceded her: Arduin, 56, has an almost 30-year career as an itinerant ‘budget fixer’ of sorts, working for a series of Republican governors to balance state budgets, often by instituting drastic spending cuts…. “I joined government to shrink it,” Arduin said in a profile published in her Duke University alumni magazine in 2006. (The profile ends with Arduin whispering under her breath “get a job” to a panhandling man.)” • She sounds nice. The same alert reader who submitted this link also sent this note about the Alaska ferries:

I am one of the ferry passengers who has been stranded due to the shutdown of the ferries. I am currently on an island which is only accessible by boat and plane, and since the government-operated ferry is out of service, and there is no private ferry which can get me closer to my destination, plane is the only option. I have booked a flight ticket out, which will be my first time on an airplane since 2014. I am in a better position than many of my fellow passengers. Many other passengers have vehicles, which cannot be moved by airplane. Some of them were also riding the ferries to get medical care not available in their home communities, and are concerned about being able to make their doctor’s appointments. Some of them are also going to take a much bigger financial hit than I will. Of course, those of us who are not Alaska residents (or who are leaving Alaska) will not need to deal with this situation anymore once we manage to leave Alaska. The coastal communities of Alaska will continue to feel the repercussions as long as there is a loss of ferry service, especially if the severe budget cuts make the loss of ferry service permanent.

“Labor of Love”‘ [The Baffler]. “”Full Surrogacy Now,” the rallying cry, is a radical demand for the dissolution of notions like ‘biological parents’ and their opposites, (underpaid) (hired) (invisible) gestational surrogates. ‘We are the makers of one another,’ [Sophie] Lewis writes. ‘And we could learn collectively to act like it. It is those truths that I wish to call real surrogacy, full surrogacy.’ …. Tar Sands Math

Learned some shocking things about the Alberta tar sands* this week. You know the tar sands - that which has been dubbed “the most environmentally-destructive project on Earth.” But most Canadians think it’s also an economic necessity that drives the country’s entire economy, and certainly Alberta’s. So much so that their federal government was happy to buy a $3.5 billion dollar pipeline to help get the dinosaur juice to far-flung markets. That, of course, is over-and-above the $3.3 billion dollars the country provides in annual subsidies to the fucking oil & gas industry??? OK. $3.3 billion in taxpayer subsidies to the oil & gas industry + $3.5 billion to buy a goddamn pipeline nobody wants. $6.8 billion dollars down the oil & gas drain in one year. But hey, it’s necessary because oil & gas are hurting right now with the drop in oil prices, right? 1) Wrong. In 2017, right when oil prices were in the middle of the slump, the five biggest tar sands companies - who together own 46% of the oil reserves contained therein - made a combined profit of $13.5 billion dollars! What? Excuse me? Why in the hell would Canadians provide $3.3 billion in tax subsidies to an industry where the top five producers made an average $2.7 billion profit each during an oil slump? Well, ok, but think of all the jobs they create! That’s gotta count for something, right? Surely all those tar sands jobs are worth the subsidy we give to the industry and also worth the 70 megatonnes of carbon emissions the tar sands creates annually as the least-efficient, most-polluting way to extract oil (which, BTW, represents 10% of Canada’s total carbon emissions). 2) Wrong again. The total number of jobs that are dependent on the tar sands? 22,340 jobs. Which turns out to be fewer than are employed in green energy in the country these days. Let’s think about these numbers for a second. Canadian taxpayers pay $3.3 billion annually + another $3.5 billion for special deals like the Keystone pipeline purchase bailout to keep an industry running that is responsible for 10% of the country’s carbon emissions, even though that industry clearly does not need the subsidy, since the five biggest companies in the industry posted an average profit of $2.7 billion during an oil price slump. All of this is justified in order to keep 22,340 Canadians employed in the industry, at a cost-per-job of $147,717 per job (= the $3.3 billion annual subsidy divided by the number of tar sands jobs out there). If we shut down the tar sands tomorrow and instead created 22,340 jobs in the green energy sector that each paid an annual salary of $100,000, it would save Canadian taxpayers over a billion dollars annually and drop our carbon emissions by 10% overnight. Let an industry posting $13.5 billion in profits during a downturn subsidize itself! Put those new green jobs into projects converting Alberta to a 100% green electricity grid and create a bonus 5-6% drop in Canadian carbon emissions. Think about that last idea for a second. Alberta is abundant in wind & sun. Edmonton gets as much sun as Miami; Calgary gets as much sunlight as Rio de Janeiro. If we taxed the profits of the five biggest tar sands companies at 50% and then put the resulting $6.75 billion into converting Alberta’s electrical grid to 100% green energy, the province could close all of its coal-fired power plants in less than six years and reduce it’s annual carbon emissions by at least 15% (and Canada’s by 5-6%). And those five biggest tar sands companies? They would still walk about with $1.35 billion in profits. Each. Let’s look at it another way: the total combined profits of the 32 tar sands companies out there is likely $30 billion per year during this period of low-oil prices. Which means we could bribe these 32 companies to cease operations, keep the oil in the ground, and refrain from releasing 70 megatonnes of carbon emissions for an annual cost of $30 billion. So, what have we learned? We’ve learned that we could shut down the tar sands completely and reduce Canada’s carbon emissions by 15-16% while keeping all 32 tar sands companies profitable & replacing every lost tar sands job with a green energy sector job at a salary of $100,000 by focusing those jobs on converting Alberta’s electrical grid to 100% green energy. All that for the cost of $32.2 billion/year. $32.2 billion = 9.4% of the 2019 Canadian federal budget. Or: 6% of Germany’s federal budget. Or: 2.3% of the UK’s federal budget. Or: 1.1% of the U.S. federal budget. Or: .8% of China’s federal budget.

Are we going to choose to do the responsible thing, dramatically reduce carbon emissions, and keep everyone employed and the corporations profiting from killing us all profitable but not killing us all for the price of a fraction of the budget of any one of the world’s largest economies? Or are we going to continue to speed towards mass extinction? *yes, I know that the friendly people at the Canadian Association of Petroleum Producers would prefer that I use the term “oil sands” instead of tar sands. No, I do not give a fuck what those fuckbags think and I hope they, as a lobby group activating promoting the total destruction of the environment and the extinction of all life on the planet for the short-term benefit of their benefactors’ bank accounts - all immediately choke to death on their own vomit.

Comparing The East-End vs. The West-End In November

Well, there are a couple of items to address at the onset of today’s blog.

First, I’m certainly opening myself to more suggestions by responding to a Friday-commenter’s request for a blog post with exactly what he/she asked for. What can I say? The suggestion made me realize that by only providing the November data on “holdbacks” for houses on the east side, I’m merely telling part of the market’s story.

Secondly, the idea that I have an “east side bias” isn’t fair. In fact, I’ve sold more homes on the west side than on the east side this fall, and this year. The only reason I go to the east side quite often as a “default” of sorts is because it provides us with a great representation of the market. There’s always ample data (ie. sales, and you’ll realize that as soon as I lay out the data in today’s blog), and the price point represents what a majority of freehold-buyers are looking for.

In terms of which area I prefer, I assure you, I have no preference.

So with that out of the way, let’s get to the meat and potatoes of today’s blog.

On Friday, I posted statistics about sales on the east side in November, and paid specific attention to which houses had “holdbacks” on offers (ie. the most common strategy for selling a freehold home, by under-pricing and setting an offer date).

There were a few takeaways, depending on exactly what you’re interested in.

But rather than rehash those now, I figured I would re-run the same ten “questions” about the market, referencing the west side this time, and then see how the data compares to the east side.

For your reference, I have chosen to look at freehold sales in W01, W02, W06, W07, and W08.

I didn’t want to look at W06, since it’s really pushing the boundaries of what one might consider “Toronto” or “the core,” but if we’re looking at areas of W08 that push the western boundary (ie. Markland Wood, Eringate-Centennial), then we may as well look at the whole lot. We’ll break it down into “prime” locations later on.

1) What percentage of sales were for houses with a “holdback” on offers?

36.1%.

Of the 122 homes, forty-four had a holdback on offers.

Compare this to the east side, which saw 50/100 with a holdback on offers.

I do believe that this is because there are specific locations on the west side which do not partake in the holdback strategy (for reasons we’ll get into), but for now, let’s follow the same outline as Friday.

2) Of the 44 sales, how many were via bully offer?

Five.

That’s 11.4%.

I find this very interesting, consider the data for the east end on Friday showed that 6/50 sales were via bully offer, or 12%.

We might not have a lot of similarities between the two areas by the time this is done, but I think you could argue a good case that the “bully offer acceptance rate” in the city of Toronto is around 12%.

3) How did the bully offer prices compare to the rest?

The average sale-to-list ratio for the 5 bully offer sales was 113%.

The average sale-to-list ratio for the other 39 sales was 109%.

Compare this to the figures of 115% and 114% respectively in the east-end areas we looked at on Friday, and I see even more of a pattern!

First, consider that there was a “premium” via the bully offer in both areas. And while 1% vs. 4% might seem like a gap when compared together, in the context of the overall percentages, I consider there to be a nominal difference here.

Second, consider the average sale-to-list ratios, east-versus-west: 115% vs. 113% for properties sold via bullies, which again, is a rounding error. And 114% vs 109%, which shows a gap, but nothing significant.

4) Was there a pattern among the houses bullied?

Unlike in Friday’s east-end analysis, where 5/6 properties that sold via bully offer were under $1,000,000, and thus a pattern could be identified, there is no pattern in the west end.

The list prices of the five properties that sold via bully offer: $699,888, $849,000, $1,290,000, $1,499,000, $2,498,000.

And these were in four different communities.

Not really. But perhaps we could try to find one.

5) What was the average sale price for the houses with no offer date?

97%.

The figure for the east-end in Friday’s blog was 99%.

No real difference here, except that there were a handful of really, really low sales, ie. 88% of list price (a figure we almost never see), and we didn’t see anything like this on the east side.

6) Did any of the houses without offer dates sell over list?

Yes, this time it was 7.

7 out of 44, or 15.9%.

This is about two-thirds of what we saw in the east-end, as 12/50 houses over there sold for over asking, with no offer date.

It’s also important to note that the highest sale-to-list ratio here in the west end, for a property that sold over asking without an offer date, was 112%. This was 127% in the east end.

But the average sale-to-list ratios line up well: 107% on the east side, 105% on the west side.

7) What was the difference in timing for those listings with/without holdbacks?

The average days on market for properties with a holdback was 9.6 days.

The average days on market for properties without a holdback was 21.0 days.

These numbers were 6.8 and 18.9 respectively on the east side.

To be honest, and this might sound like absolute lunacy, but I see a pattern among the west end listings where many of them aren’t updated or marked “sold” for 2-3 days after the offer date. I suspect perhaps the agents run a different show out there? That’s generalizing, but save for the top dogs in High Park and Bloor West Village who are on the ball (I checked…) I saw a lot of fly-by-nighter agents taking their sweet time to update listings on the west end.

So maybe that explains why, when most of us hold-back offers for exactly seven days, we’re seeing 6.8 days on the east side, and 9.6 days on the west side.

Or maybe I’m making something out of nothing.

Also interesting is that the average DOM for properties without a holdback on offers is only 2 days, or 10%, more on the west side. That’s still within a reasonable range of difference, in my opinion.

8) What was the difference in average list price? Any inferences to be drawn with regards to strategy?

The average list price for houses with a holdback on offers was $1,060,450.

The average list price for houses without a holdback was $1,323,470.

These numbers were $930,180 and $1,202,276 respectively on the east side.

Once again, see a pattern here when we look at east versus west!

On the west side, the average price of a house without a holdback on offers was 24.8% higher than the average price of a house with a holdback. And on the east side? 29.6%.

24.8% vs. 29.6%. Again, we’re looking at a very comparable range!

And as with the east end, we see that the more expensive a house, the less likely there’s a holdback.

On the west side, only one of the 18-most-expensive homes had a holdback on offers.

59 houses were listed under $1,000,000, and 25 of those had a holdback on offers – 42.4%.

63 houses were listed over $1,000,000, and 19 of those had a holdback on offers – 30.2%.

This absolutely bucks the trend from the east-end data, where we saw a whopping 70.1% of homes priced under $1M result in a holdback on offers, against only 22.9% of homes over $1M. I suspect this is because of a few very weak areas, which I’ll address shortly.

9) Was there any difference in listing strategy by house type?

90 houses were detached, and 29 had offer dates – 32.2%.

32 houses were semi-detached or row-houses, and 15 had offer dates – 46.9%.

As with point #8, the west end sees far less difference here than the east end. 71.1% of semi-detached or row-houses on the east side had holdbacks on offers.

10 Any difference between E01, E02, and E03 themselves?

There were 16 sales in W01, and 6 had holdbacks on offers – 37.5%

There were 27 sales in W02, and 18 had holdbacks on offers – 66.7%.

There were 28 sales in W06, and 7 had holdbacks on offers – 25.0%.

There were 10 sales in W07, and 3 had holdbacks on offers – 30.0%.

There were 41 sales in W08, and 10 had holdbacks on offers – 24.4%.

As I suspected from the onset, W06 (Mimico, Long Branch Alderwood, New Toronto), and W08 (bordering Mississauga to the west, Eglinton to the north, and Humber River to the east) are just not in the same league as the areas closer to the core.

And consider that of the 10 properties in W08, out of 41, that had holdbacks on offers, the six-lowest-priced properties were all included in those 10.

The same isn’t true of W06. There are all kinds of detached bungalows selling under-asking.

As a refresher, here is a map of the West TREB districts:

So there you have it, folks.

I see a lot of similarities in terms of how the market works, ie. the percentages of bully offers, the sale-to-list ratios, the corresponding difference in list price for houses with different listing strategies, et al.

I actually find these similarities exceptionally interesting! Some of them point to a highly efficient market, one where you could probably come up with a highly-predictive model if you put enough time into it.

As for the differences, I think that in a nutshell, we can say that the east side is busier than the west side, and that even takes into account the prime areas like Roncesvalles, High Park, Junction, Bloor West Village, and Kingsway.

Of course, much of this depends on price as well.

Can you compare a $1,800,000 house in High Park to a $950,000 house in Danforth Village? Should we expect these houses to be sold in the same way, with the same strategy?

Note that I said the east side is “busier” than the west side above, I didn’t say “hotter.”

I might argue that the east side is, in fact, hotter. But that’s completely subjective, and the higher demand would be based purely on the lower price point for homes that area closer to downtown, ie. Danforth Village versus Mimico.
