开放自建房和耶鲁大学经济学教授陈志武的权利经济学。
前两年我说过的，开放自建房。让居民拥有自己建设房子的基本权利。
自建房，将会改变了以往20多年，居民建房子的基本权利被剥夺了的情况。
自建房，将会替代巨大的商品房需求。
让商品房不再成为市场的一个唯一供给。商品房不能再垄断供给市场。
自建房不在于是否买得起，而在于市场多了供给类型，
自建房将会加大供给，让商品房不再一家独大。
商品房将会降价。就能让更多人买得起。
自建房改变了市场供给结构，商品房要卖出去，将要大降价，让消费者受惠。
集资房，也要走起来运行起来。让供给多元化。
不能让商品房垄断了供给和价格。
重新开放自建房，集资房，是替代商品房的好办法。
商品房之所以贵，是因为我们过往几十年都被剥夺了自建房的基本权利，我们要居住房子，只能向开发商高价购买房子，赎买居住权。
所以商品房才贵。
现在，重新把自建房的基本权利赋予每一个人。就是一件利民的大好事。
就像以前生育二胎要罚款，其实就是赎买二胎生育权。
这些经济学理论，在耶鲁大学经济学教授陈志武的书里已经论述得很清楚。
整个东亚，都是权利经济学，先剥夺你的权利，再向你收钱赎买。
我在想，是不是浙江的师爷，偷偷看过我以前的文章。
我们不需要自建房便宜，我需要的是，重新拿回那个可以自己建设房子的基本权利，而不需要向开发商高价赎买。
人的基本权利增加，人的福祉就增加，成本就降低。
商品房其实很邪恶。
他的价格里，包含了你孩子接受教育的基本权利，你建设房子的权利，你的就医和生育权利。
这些基本权利，你必须向开发商赎买。
所以，当市场只有一个商品房作为供给类型，你的购买成本肯定高。太多的基本权利寄生在商品房里要求居民赎买。所以就贵。
我举一个简单的例子：
以前农民散养猪和大农场养猪，一起供给达到市场平衡。
前几年，有些道德败坏的人，为了多赚钱，借环保名义，一下子把散养的农户小猪栏全部拆了。
后来，猪肉涨价到35元一斤，村干部又求着散养的农户重新养猪。
这就是因为供给多类型被限制了，被砍掉了，所以猪肉价格暴涨。
只有重新鼓励允许散养农户养猪，猪肉价格就会慢慢回落。
自建房和商品房也是一样的道理。
他们的人，不是不明白这个道理。
而是他们为了借商品房多赚钱，才搞到居民连基本的居住权，自建房的权利，散养猪的权利都失去了。
多看看陈志武的书，他一句话就把整个东亚的经济体系说明白了���
先剥夺你的权利，再向你收费赎买。
又一个例子：在股票市场里，普通投资者连最基本当天买卖的权利T+0都没有。
需要T+1。
机构却可以T+0。
这就是不公平的。
普通投资者失去了公平交易权。你的公平交易权被剥夺了。
还有很多现象，大家可以总结发现。
T+1不是保护普通投资者。是剥夺了普通投资者公平交易权。
社会的发展，经济的发展，经济的活力，
必然是 因为个人权利的越来越丰富，才令到经济越来越有活力的。
再举一个例子：
你回想，以前改开前，连养几只鸡几只鸭的基本权利都没有。
有人贩卖几斤面粉大米，就被限制了定罪了。
人的自由交易权都没有了，所以才穷。
人的权利的丰富和自由，
人和企业的生活和经营成本才低，经济才越来越有活力。
试想，当浙江的人有了更丰富的基本权利，
慢慢就会超过那些没有基本权利的地区。浙江的经济活力也会比权利受到限制的地方好很多。
权利，基本权利，是有价值的。
如果你类似广西的农民，你连自由选择种植哪种经济作物的权利都没有（网上调研发现）。你只能种植甘蔗（种植甘蔗以外的农作物，糖厂不允许），所以广西农民必然穷。
如果你类似肇庆的农民，你连搞工业出租土地给商家的权利都没有，你只能种地养鱼，所以你必然比珠三角的农民穷。
你穷，不是因为你地理位置落后。而是因为你连基本的选择权，交易权都没有。所以肇庆和广西的农民必然比珠三角农民穷。
人家珠三角核心区，南番顺的农民，他们有丰富的基本权利。
他们可以选择种地，可以养鱼，可以出租土地给工厂，可以自己盖房子出租给工人。
人家珠三角核心区农民的权利越丰富，人家就越富裕。
这就是例证。
个人权利越受到限制的地方，人的基本权利被剥夺了的地方，人就越穷。
个人权利越丰富的地方，人就越富。
你连自由生育的权利都没有，你连自由交易的权利都没有，你连自由选择的权利都没有，你连自己建设房子的权利都没有。你想想，你是不是一个人。

最近有很多骗子冒充沙特王子，来中国行骗。阿联酋，迪拜的居多。
具体骗局，
��准备在中国或者香港建立一个投资基金，1亿美元--5亿美元。
中国的接洽人，邀请他们到中国来考察公司，或者考察土地。他们都不来。
他们邀请中国接洽人到沙特阿拉伯或者迪拜签合同。
其中签订投资合同前，需要中国的接洽人缴纳100万美元的保险费，还有各种公证费。
中国的接洽人拒绝这样的不合理要求后。
这些骗子又说中国人没有钱，中国人穷，中国人的抗风险能力低，不靠谱。
最近很多这样的骗局。大家要小心。
