Your Fabulous New Dream Home is Now Available
Over the last several years, many “baby boomers” have undergone a metamorphosis. Their children have finally moved out and they can now dream about their own future. For many, a change in lifestyle might necessitate a change in the type of home they live in.
That two-story, four-bedroom colonial with three bathrooms no longer fits the bill. Taxes are too high. Utilities are too expensive. Cleaning and repair are too difficult. When they decide to travel to be with friends and family, locking up the house is too time-consuming and worrisome.
Instead, a nice ranch home with 2-3 bedrooms and two baths might better fulfill their new needs and lifestyle. The challenge many “boomers” have faced when trying to downsize to the perfect new home has been a lack of inventory.
The average number of years a family stays in their home has increased by fifty percent since 2008, causing fewer houses to come to the market. During the same time, new home builders were concentrating most of their efforts on large, luxury, expensive houses.
However, that is starting to change.
According to the U.S. Department of Housing and Urban Development and the U.S. Census Bureau, sales of newly built, single-family homes rose to a seasonally adjusted annual rate of 692,000 units in March. The great news is that more of those homes were sold at the lower end of the price range.
In a press release last week, the National Association of Home Builders (NAHB) explained that:
“The median sales price was $302,700, with strong gains in homes sold at lower price points. The median price of a new home sale a year earlier was $335,400.”
NAHB Chief Economist Robert Dietz offered further detail:
“We saw a large gain at lower price points where demand is strong. In March of 2019, 50% of new home sales were priced below $300,000, compared to 39% in March of 2018.”

2 Trends Helping Keep Housing Affordable
Two positive trends have started to emerge that impact the 2019 Spring Housing Market. Mortgage interest rates for a 30-year fixed rate loan have dropped to new lows, right as reports show that wages have increased at their highest rate in decades!
These two factors have helped keep housing affordable despite low supply of houses for sale driving up prices. First American’s Chief Economist, Mark Fleming, explains the impact,
“Ongoing supply shortages remain the main driver of the performance gap as the housing market continues to face an inventory impasse – you can’t buy what’s not for sale.
 However, an unexpected affordability surge, driven primarily by lower-than-anticipated mortgage rates, rising wages and favorable demographics, has boosted housing demand.”
Mortgage interest rates had been on the rise for most of 2018 before reaching their peak in November at 4.94%. According to Freddie Mac’s Primary Mortgage Market Survey, interest rates last week came in at 4.20%.
Average hourly earnings grew at an annual rate of 3.2% in March, up substantially from the 2.3% average pace seen over the last 10 years.
These two factors contributed nearly $6,000 worth of additional house-buying power for median households from February to March 2019, according to First American’s research. Fleming is positive about the prolonged impact of lower rates and higher wages.
“We expect rising wages and lower mortgage rates to continue through the spring, boosting housing demand and spurring home sales.”

The Agency Celebrates Earth Day with Santa Monica Beach Cleanup
In honor of Earth Day, members of The Agency family stepped away from their desks and showings to clean up the Santa Monica shoreline. Below is a look at some of The Agency’s favorite historic, must-see destinations.CORAL CASTLE - Legend has it, one man, Edward Leedskalnin, built the Coral Castle sculpture garden in Miami from 1923 to 1951. He claimed to have single-handedly and secretly carved more than 1,100 tons of coral rock to create one of the world’s most mysterious accomplishments without the conveniences of modern construction. He attributes his method to knowing “the secret of the pyramids,” a topic that garners much debate among scientists. Open daily, the Coral Castle Museum welcomes visitors from around the world who enter through a 9-ton gate that moves with a touch of a finger.DEERING ESTATE - Situated along the coast in South Dade, the Deering Estate preserves the 1920s-era estate of Charles Deering, Chicago industrialist, early preservationist, art collector and philanthropist. The cultural site is listed on the National Registery of Historic Places, housing Deering’s extensive art collection and hosting a variety of events, concerts, classes, bay cruises, and guided trail, kayak and canoe tours. But beware, the mansion has long-been rumored to be among Miami’s most haunted properties, even offering ghost tours, paranormal investigations and overnight experiences. (Don’t say we didn’t warn you.)VIZCAYA MUSEUM AND GARDENS - Vizcaya was the winter home of Charles Deering’s half brother James during the 1910s. Today, the national Historic Landmark and accredited museum showcases a fascinating history of the beautifully serene estate. Once described as “the finest private house ever built in America,” Vizcaya showcases the lavish waterfront villa, tranquil, European-inspired gardens and exquisite interiors filled with artistic treasures. Tour the villa, gardens and village to experience the incredible juxtaposition between nature and architecture.THE KAMPONG - Located on Biscayne Bay in Coconut Grove, The Kampong is the former estate of Dr. David Fairchild, a famed botanical explorer who traveled the world’s tropical regions collecting exotic plants. The gardens feature exotic fruits, numerous species of palms, cycads and flowering trees, with collections from Southeast Asia, Central and South America and the Caribbean. What is fractional ownership? The simplest description of Fractional Real Estate Ownership is shared ownership of a deeded property, with usage rights based on time. The purchasers have a stake in an asset without having to pay for the entire property. Because each owner holds an equal part of the Title, the buyer owns partial equity in a valuable asset. What Would Make You Sell Your House?
There are many reasons why a homeowner decides to sell their house and move. The latest Generational Trends Report from the National Association of Realtors asked recent home sellers to share their reason for moving.
The younger the respondents, the more likely their top response centered around needing a larger home (ages 29 to 53). Relocating for a job was the top reason for those ages 54 to 63 and the second most popular response for those under 53. The chart below shows the breakdown for these two reasons.
For homeowners over the age of 64, wanting to be closer to friends and family served as the top motivator to move. Downsizing to a smaller home or moving due to retirement came in as a close second and third.
