Things to consider when leasing a commercial space. ⠀ I have summarized a few of the main points to consider prior to signing that lease ⠀ ⠀ 1. Square Footage: Be clear and realistic on your NEEDS. How much space is enough? How much is too much? ⠀ ⠀ 2. Type of lease: There are multiple lease types out there but understanding yours and what it means (🤑) is important. What is the lease type? ⠀ ⠀ 3. Lease rate: Your monthly payment will depend on the rate per square foot. Is the lease rate within your budget? Does the price include utilities and maintenance fees?⠀ ⠀ 4. Lease term: Most commercial leases last within 3 - 5 years or even more. What term are you looking for?⠀ ⠀ 5. Availability: Prior to falling in love with a property you must find out if it’s still available. Also, consider if your team grows, does the property have enough spaces available in which to expand?⠀ ⠀ 6. Parking: Consider if you will require additional parking. What is the parking ratio? Do you need to reserve parking spaces? ⠀ ⠀ 7. Visibility: High visibility is specially important for storefronts. Is the building located in a high traffic area?
