The housing market has tanked in Central Florida and throughout America compared to last year. The Consumer Price Index (CPI) data for September will be reported on Oct. 13 by the U.S. The Bureau of Labor Statistics. Analysts at JPMorgan Chase & Co and former U.S. Secretary of the Treasury Larry Summers weighed in on what is happening and what could happen.
Why It Matters: This CPI release will be a key catalyst heading into the Nov. 2 Fed meeting, as 75 bps is the consensus after the past two Fed meetings.
JPMorgan’s Forecast: According to JPMorgan, the market is expecting the headline CPI to be 8.1% prior to August’s 8.3% reading, and core CPI to be 6.5% compared to 6.3% in the prior month.
JPMorgan’s 2022 inflation forecast is predicting headline inflation of 7.1% for the November reading and 6.4% for the December release.
After last Friday’s non-farm payroll numbers remained above expectations, it caused further concern that the Fed will remain hawkish for longer.
When looking at the bear case for the S&P 500 to hit 3,300 by the end of October, JPMorgan reported the market would need a combination of higher CPI, poor third-quarter earnings and a shock to oil prices such as the OPEC+ cutting production by 2 million barrels per day.
In the scenario of poor earnings leading into earnings revisions, the JPMorgan analysts mentioned the bank sector would need to miss expectations and issue lower guidance with a precarious view of the consumer and financial conditions.
Analyzing the bull case for the S&P 500 to go back to 4,000, investors would have to see the CPI soften, and upside earnings surprises in the Financial and Consumer sectors, reported JPMorgan.
The analysts commented that in order to see a rally in the markets, the CPI print would have to be below 7.8%, which could set up for more dovish surprises, although allowing the Fed to raise rates by 75 bps to 100 bps in its November meeting. 
Rent was the only segment JPMorgan expected to remain tight, as it forecasted tenants’ rent to rise by 0.72% in September while owners’ equivalent rent increased by 0.69%.
If headline CPI data prints above 8.3%, the market could be set up for a decline of 5%, reported Mike Ferloi.

Dallas-Fort Worth posts fastest-rising home prices in Texas
While sales volume in the second quarter decreased by 6.6% year over year to 28,354 single-family home sales, prices continue to soar in DFW. Not only are prices continuing to climb in DFW — with an annual gain of more than 9% ― but many sellers continue receiving multiple offers at or even above their asking price," said Rick Haase, president, and CEO of Dallas-based United Real Estate Group Inc., a full-service brokerage firm. Despite much steeper mortgage rates than a year ago, the DFW market is still hot, according to Haase. "Houses priced under $1 million are in especially high demand," he told the Dallas Business Journal in an interview on Wednesday. “The entry-level to median price point homes are still getting multiple offers and selling very quickly,” Haase said. “From median up to the mid-range and into the higher-end markets, the market is seeing fewer multiple offers. When a property is priced right in that entry to the median price point it's extremely sought after and multiple offers are still happening.” The good news for buyers is that housing inventory levels are finally increasing in most areas of the country, including DFW and Texas as a whole, according to Haase. According to the Texas Realtors survey, there were 16,455 active listings in Dallas-Fort Worth last month, up 48.7 percent from a year ago. That's a 1.8-month supply. Ideal as a 6-month supply. The demand for housing in Texas increased by 0.8 months in the second quarter of 2022, resulting in a 2.1-month supply. US Housing Prices Fall for First Time Since 2012

Say goodbye to the housing bull run. US home prices -- for the first time in a decade -- are falling. A national measure of prices in 20 large cities fell 0.44% in July, the first drop since March 2012, the S&P CoreLogic Case-Shiller index showed Tuesday. The last real estate crash ended in 2012, ushering in 10 years of price gains, capped off by the two-year pandemic buying frenzy. But the Federal Reserve has put a swift end to the party as it fights to curb inflation. Mortgage rates this year doubled, pricing out many buyers and causing sales to plunge. Now values are heading south. The biggest month-over-month declines in July were in San Francisco (-3.6%), Seattle (-2.5%) and San Diego (-2%). “The cooling has come hard and fast,” Stephen Stanley, chief economist at Amherst Pierpoint, said in a note. But that was the smallest gain since April 2021, and the slowdown from the 18.1% jump in June was the largest deceleration in the history of the index. It was the strongest pace of new-home sales since March, perhaps reflecting a race by buyers to beat further increases in borrowing costs and take advantage of price cuts by some builders. New-home sales rose in all regions, including a 29.4% jump in the South, where the pace was the firmest this year. The declines in home prices have been steepest in the most unaffordable locations, especially on the West Coast, where buyers were already strained early this year when rates were still near historic lows.
